The most exhausting, dismissive, and unprofessional letting agency experience. Ever.
If you’re a student thinking about renting through Let Right then don’t. tbf none of the other options are any better.
Over the course of our tenancy, this agency showed zero regard for tenant wellbeing, and went out of their way to make everything as difficult and unpleasant as possible.
When our properly was being view for the students next year, they lady showing them around didnt knock and let her self in, and even let herself into my room in which i was getting changed, when i asked for them to give us a second, she proceeded to let the other student look in my room!!! like who do you think you are not respected my private rights!
We had an ongoing leak for over a year. It left clear marks on the kitchen ceiling very high, nowhere near where food could reach . They tried to charge us, claiming it’s “food stains.” It’s laughable. We raised the issue multiple times, and they never knew what it was, Yet now they want us to pay for their own neglect.
We also had a dryer that simply didn’t work. it took literal days to dry a single load of laundry. When we reported it, instead of support, we got threats: if someone came out and “found no issue,” we’d be charged. Imagine being told you’ll be penalised for asking for basic repairs in a house you pay hundreds per month to live in.
On top of that, they tried to charge us over £400 in deductions, including for lightbulbs we reported as broken on day one. They were high up, unreachable, and even their own contractors had to come change them, which they then tried to say thay why we are being charged for them in the end of contract, they still tried to bill us. And when challenged? Argumentative and defensive
Even worse, every time they visited the house, they’d make weird comments like, “Is anyone still in bed?” as if we weren’t allowed to be home or rest. It came across as patronising and intrusive, and made us feel like we were being treated more like naughty kids than tenants. (im in my late 20s)
Let Right is exactly the kind of agency that banks on students being too tired, too stressed, or too inexperienced to fight back. They neglect issues, push blame, and try to recoup costs wherever they can, even if it means twisting the truth or gaslighting tenants.
I will never rent with them again and if you’re smart, you won’t either.

If I could give zero stars, I would. Let Right is the kind of agency that gives the entire lettings industry a bad name. Their business model seems to revolve around exploiting students and first-time renters who don’t yet know how to protect themselves from shady practices.
During our tenancy, we faced numerous issues — the worst being their blatant attempt to charge us for damages that were already there when we moved in, including broken lightbulbs we reported from day one. It’s painfully clear they rely on tenants lacking proper documentation or evidence. If you absolutely must rent through them, make sure every tenant gets written proof of all communications and take time-stamped photos of every inch of the property before moving in. Even then, don’t be surprised if they still try to charge you for things that aren’t your responsibility — even in properties with extortionate rent that tenants kept in perfect condition.
They’re quick to take your money and even quicker to find excuses to keep it.
We paid outrageous rent but still had to live with ongoing issues. After reporting a leaking shower multiple times, Let Right refused to hire a qualified professional. Instead, they kept sending their own staff weekly to look at the issue when it continued to persist- accomplishing absolutely nothing, this went on for a full year until the leak was fixed.
This level of neglect is unacceptable — especially considering what they charge.
Professionalism clearly isn’t their priority — extracting as much money as possible from tenants is.
Do NOT accept bogus deposit deductions for ridiculous or made-up damages. Take detailed photos before moving in and out, and be ready to fight. Let Right preys on tenants who won’t push back. Don’t let them get away with it.
Unprofessional, dishonest, and exploitative — use a different agency if you value your time and money

Let Right Properties is, without question, the most dishonest, money-grabbing, and vile letting agency I have ever dealt with. From start to finish, they have lied, manipulated, and tried every trick possible to steal money from tenants’ deposits.
• Deposit Theft: They attempted to charge us for light bulbs that were already broken when we moved in—something they admitted in writing yet still tried to bill us for.
• Fabricated Damage: They invented damage that simply didn’t exist, claiming hundreds of pounds for painting and cleaning while never providing invoices or proof. The photos they provided clearly show no such damage.
• Patronising & Rude: Their emails are unprofessional, condescending, and clearly designed to intimidate tenants into paying bogus charges.
• Backed Down When Challenged: The second we threatened to escalate the matter through the official deposit protection dispute process, they immediately backed down and reduced the charges, proving they knew their claims wouldn’t hold up.
This company operates with zero integrity, preying on renters and trying to steal deposits under false pretences. If you value your sanity, money, and basic honesty in a letting agency, stay far away from Let Right Properties.

For god sake do not have a property with these people, I had a bedsit with this letting agency and trust me when I say I shared a floor with a bunch of animals, hygiene went out of the window, one of them did his washing in the shower and the other one would not clean the kitchen after him and would not put a toilet brush around the toilet, I left the flat in a better condition than when I took it on, and one of the other guys that moved out would piss in the shower. And by the way the office staff can't do simple maths, I put £230:00 bond down,, after charges of £136:00 I got back £51:00 so there was a hidden charge of £43:00 which I was not informed of. Dont go with these people.

5 Stars - Excellent Experience with Letright
I lived in a property managed by Letright for two years and had a genuinely positive experience. Despite the negative reviews some letting agents receive, I found Letright to be exceptional.
Upon moving in, both my room and the communal areas were spotlessly clean. Throughout my tenancy, Letright's communication was excellent. They kept me well-informed about all matters concerning the property and its surroundings.
One of their strongest points was their responsiveness to concerns. Whenever I raised an issue, it was resolved swiftly - often on the same day, or at the latest, by the next day. This level of service was truly impressive.
The property offered good value for money, which is crucial for students. I only moved out because I'm no longer a student, but I would have happily stayed if circumstances allowed.
Based on my experience, I would highly recommend Letright to other renters, especially students. They proved to be reliable, efficient, and genuinely cared about providing a good service to their tenants.

Previously I have managed my own properties, but keeping up with continued changes to legislation lead me to find a reputable letting agent. LetRight took care of everything. They were efficient at photographing, marketing and ultimately securing an excellent tenant. Rent has been collected and paid to me on time every time. I cannot recommend Barry and the team more highly. I have used them to manage my properties for over 15 years which speaks volumes in itself.
We have the unfortunate issue where a tenant has refused to pay and we have as a last resort had to go legal, as you can imagine this could have been really stressful, however Let Right have taken full control and taken ownership of the situation which as you can imagine is a legal minefield.

The biggest company of conmen posing as a legitimate company you are ever likely to meet - or have the unfortunate 'pleasure' of doing business with.
Tried scamming tenants with photo's of other properties claiming they had done damage to their own property - luckily we had photo's of our rooms before we moved out, so it didn't work for them this time.
Oh, and the bloke who does what passes as 'maintenance' has played a bit of rugby in his day and thinks he's the equivalent of Mike Tyson (shrinks away when offered though)
Students - avoid this place like its got COVID-19.
Use at your peril.

Good experience from start to finish.
From the first meeting, Josh was very professional, very well organised, he had good knowledge incl examples of price comparisons in the area. They were prompt in organising the photo shoot the following day to enable the property to go up for sale without delay. They took care of all the viewings, we were even given options of open days, if needed...and kept up to date everyday with viewing appointments etc...
What impressed me personally, was the communication between Ben & Josh. Whoever you spoke to in the office, they were both up to speed with the latest on your property. Good teamwork and communication.
We are more than happy to recommend Sellright (Josh & Ben) and allow them to take care of any other property sale we have in the future.

Let Right - they are an okay letting agency, I’m a student studying at USW and they have been understanding some times, there have been instances where they haven’t been helpful and the cause issues, they like to make small problems into Big big issues, students who study at USW they are an okay letting agency - you get what you pay for you see, I live in a nice building in Pontypridd for students - there have been times when let right have caused me anxiety and made me quite upset - but overall they are an Okay letting agency but I would have recommend them if your renting.

I rented a house in February this year through this agency. Everything was fine. Today I just wanted to pay the rent to my landlord but I made a mistake and I sent the money to the bank account of Let Right. After confirming the transaction with my bank, I sent an email to Let Right Properties explaining the situation and asking them to transfer me the money back. They answer me a couple hours later and informed me the money was sent back to my account. This was amazing! Usually I am carefully when I am doing online transactions, but today I was very stressed and tired. At the end of the day everything was solved and I could take a rest.

Unless you’re the landlord this company is absolutely useless and if you’re a student they will make money from you through your deposit! If there’s a problem with your property they will take their time fixing it but as soon as they want your money they are quick to sort that out! A scuff no bigger than a 5p coin they will charge you £20 for a whole wall - the same with the carpets! Only use this company as a last resort.

Never dealt with an estate agent due to friends and family saying they’re a lot of hassle, I’ve always rented privately.. I saw a house, fell in love with just the pictures and was confirmed to move in 2 days later.

Never had a property with them but I have neighbours next to me who are with this agency. The neighbours broke into My garden to *do my garden* but they also attempted to break into my flat and cause damage to my wall. All I've have had from let right is that it was the landlord, wasn't us etc. It's your property and you should deal with your tenants. Thank the lord my agency got the police involved. Let right also let tenants move into mouldy damp properties, my friend has to leave her house it was that bad. Staff are extremely rude there. Be weary of this agency.

Sold my property with Sell Right in August 2019 and would recommend them to anyone.
From the outset Josh appeared to care more and actually seemed to want to help me sell my property when compared to all the other “salesmen” from other local estate agents.
He took the photographs which were great and had it listed on rightmove and zoopla within less than 24 hours.
The price was much cheaper than other local agents but the level of service was impeccable. I received regular updates via email for potential bookings for my property which was much more useful than dozens of phone calls.
The property was sold very quickly, Josh once again was there to assist with any minor problems when they arose and everything went smoothly.
I’d recommend Sell Right over any local estate agent in Pontypridd, there’s no sales patter and game playing like the others I’ve had the misfortune of dealing with. Give them a chance and save yourself a lot of money.

Alright, so this review has been edited because the agency called me back about the issues I had. I actually forgot about it until I received a call this morning. They told me the full details about why I hadn't been registered immediately for the council but it turns out that they did, in fact, send all the needed documents. They even offered to show me the evidence.
Right, having lived in a Let Right house for a while now, here are my thoughts:
For the positives, Let Right offered us a nice place for a decent price. Having lived here for a while now, I can safely say that the customer service is great. If there was ever a problem, the landlord would come and fix it. We always get a notice when an inspection is about to occur and if there is a problem, it gets quickly sorted out.
The reason why it is not a full five star review is that I kind of wish the process in the beginning was more straight forward but given that the agency fees covered the most of the first instalment of the rent, I can't really complain.
Honestly, I did not expect them to offer us such a nice place for the amount of rent we are currently paying. It is warm, comfortable and cheap in terms of utilities. My only gripe is the council tax but this is not the agency's fault.
Overall, the fact that I got a call for the issue I previously had leads me to believe that the agency is taking criticism and is constantly trying to improve.

We decided to go with sell right due to the amount of signs we saw near our house with sold on them and knew we had made the right choice from when we first spoke with Josh. He wasn't pushy like others, happy to listen and answer questions. He was full of information and the pack with statistics were very accurate as the time we took from going on the market to sale was fast and relatively easy.
Took amazing photos and got us over the line.
When our first buyer pulled out he was confident we could sell again and within 2 weeks we did. When we thought it would all fall apart he kept our heads up and got us where we needed to be. There are so many students being conned out of money by this company. I was a student a while ago but after finding out that people are still being sold the absolute rubbish they portray before you sign the deal to the devil I felt a review could potentially stop students from being completely mugged off by these bunch of melts.
They will treat you as if you are 3. They will not do anything until you have to get your parents/guardians involved and then tell you that you are children for getting them involved.
They think they have some form of right over students to treat them like utter rubbish.
They will find any reason to not return your deposit. For example I had my house professionally cleaned before we left. It was cleaner than when we actually moved in. Yet they thought they could charge us £60 to steam clean the stairs - ridiculous.
They will come across friendly, you may even read this review and think “What are they on about? They were so cool at the viewing, there’s no way they could be like that” THAT IS HOW THEY GET YOU, THAT IS HOW THEY GET YOUR MONEY.
They are a prime example of taking advantage of a vulnerable student who has never had to rent a house before.
Please please please whatever you do. DO NOT GO WITH LET RIGHT.

Rude and unhelpful staff. My partner was in let right properties for 3 years and all of them terrible condition. For his property this year the let right staff left them with a leaking roof in the kitchen for over a week, and the house was without water for a majority of the year because let right couldn't be bothered to actually replace the boiler.

Worst letting agents ever. Ex-student who rented with them for two years. They just want your money and it's run by an absolute idiots. If you can, rent with ANYONE ELSE. They let our roof fall in and refused to believe it was against environmental health code, and charged us over £75 off the deposit for non-existant blu-tak marks. Absolute morons.

With the price of other high street estate agents being sky high and online estate agents offering a below par service, we thought we would try sell right and they didn't disappoint.
We honestly thought their evaluation was too high, but they were spot on with the price we sold. We also sold the house far quicker than we thought possible and they were always prompt with getting back to us. A truly top class service. I would highly recommend.

Mel and the Sell Right / Let Right team worked tirelessly to secure the sale of our property. Their fees were very competitive when compared with their local competitors and considering the effort involved in the sale of our property (it took approx. 12 months and a considerable number of viewings) the fee represented excellent value for money. Furthermore, the service provided was significantly better than another local agent charging a fee twice that of Sell Right (for a period we marketed the same property with Sell Right and the second agent). I would have no hesitation using Sell Right in the future and greatly appreciated Mel's enduring patience with my frequent requests for an update.

After recently buying and selling a house with sell right estate agents I found on both occasions that the agent that handled it Mel John did so very well I had no issues at all and any queries that I had were quickly dealt with by Mel with speed and efficiency every time. As a tenant I have found Let Right to be unreliable, unresponsive and just awful. Whenever they say that something will be done, chances are it wont. Just an awful lettings agent that doesn't really do much for tenants other than take your money.
During viewings for our house when we were still living there, they should have given us 24 hours notice of the viewings. Instead they would just turn up and say sorry, is it ok to do this viewing. They would also call in at inconvenient times and would be rude if I was still in bed at 10 in the morning. I would have preferred to pay the ninety pound fee to Pinnacle then deal with let right again.

Been in my house for 2 months.
Staff aren't helpful not to say that they aren't seen, in fact they visit A LOT.
24 hours notice? who needs that? Not let right, right?
Not just that they will visit with an aggressive attitude, being woken up by a letting agent walking into your room and shouting at you seems like a tactic that should be reserved to a military camp, not to be used on student recovering from a weekend of work.
Both rude and made me feel uneasy in my own home, not to mention a breach of agreement

Another year of Uni students are coming to Treforest and if you are looking to rent a place these are the last bunch of idiots you want to be dealing with. The staff are rude, miserable and have no clue. You have no chance getting any bond back and the two blond women who work there are literally the biggest (REAL BAD WORD) ever. Would love for them to be shut down because they are the only bad thing I experienced while in Uni.

I recently rented a property through these guys in Trallwn and I have to say that they were a great company to deal with. I've had a few disasters with agents in the past but everything was simple and easy and the staff were so friendly and helpful and the agency fee was £100.00 less than another agent!!!!!Hopefully I wont need to move house again soon but if I do I would use this company :-)

I rented a student house off Let Right for 2 years while at uni. I didn't have a problem with them-all problems were sorted quickly. I received the full bond back each year as the house was left clean and tidy and the staff were always very friendly to me.

Worst company I have ever dealt with in my life. Never helped with any maintenance of the property whilst renting. Demanding pre-dated cheques for rental payment, charged the highest fee out of all the letting agents in the area.
The worst part was trying to get the bond back. After a general enquiry about the state of the bond a member of staff got right up in my face and shouted at me for a good few minutes before being restrained by another member off staff after being asked "how much is being taken from our bond?"
Do not EVER use this company they are awful in every way.

let right where the first letting agents I used in Pontypridd and the whole process was professional, friendly, quick and on top of that I had a great landlord. Now just over a year later, I've moved to another area and experienced the service through another letting agent. The whole experience cannot even be compared to that of the high level of service provided by Let right. It's only now that I can really appreciate all the extra steps they took to make my move easy and dare I see it enjoyable! It certainly does make them stand out above the rest, I cannot recommend them enough and only wish my latest property had been handled by them. Thank you!

Staff very rude, poor communication and problems reported often go on for 2-3 weeks before they will send someone out to fix it.
End of year inspections are often petty and charges are incredibly OTT for the issues raised.
My advice... go directly to landlords or use any other letting agency anywhere in the world.
