Unwilling to negotiate despite having crap rating. Hurled insults and tried to recall emails before even being instructed. Not willing to work with local clientele and thinks that with a 3star rating 10% is going to be acceptable

If there were a BAFTA for estate agents, Jake Benezra would be polishing his award right now. Not only did he secure me the rental property of my dreams, but he also navigated the process with the patience of a saint and the tenacity of a terrier. It was touch and go at times—entirely thanks to my own chaotic personal circumstances—but Jake was always there, on hand to help, reassure, and somehow make me believe it was all going to work out. Spoiler alert: it did!
I’m now writing this review from the most beautiful flat I found on their website, feeling like I’ve won the property lottery. Jake, I owe you several rounds in the pub—although judging by the stress I caused, it’s probably a couple of barrels. Thank you to you and the fantastic team at Stones Residential Belsize Park. You’ve made a process that’s usually as enjoyable as watching paint dry into something I might actually look back on with a smile (and maybe a shiver of relief). Cheers! ????

After our 2 years letting contract has come to an end I have contacted the agency as I was expecting an important letter to arrive which I was happy to come and collect. It has been impossible to get in touch for the last couple of months with both- the director Ricky Stone or the agent assigned to the property. Very upsetting to see how the approach changed. I wouldn’t recommend this agency.

I highly recommend Stones Residential, in fact I can honestly say they are the best agents I've worked with - as a tenant and as a landlord, over a few decades. Ricky, Dahlia and the team were always exceptionally helpful over a three year tenancy, every question or request was addressed really fast, I knew where things were at, when and how things would take place and overall I felt incredibly supported throughout the tenancy. Not only are they helpful, friendly and highly competent professionals, they also go out of their way to build a really good tenant-agent-landlord dynamic - in my experience this is rare and I believe it is immensely valuable, they go the extra mile even when they really don't have to. I take my hat off to Ricky and his team for getting it right!

Stones Residential have no care for their tenants and are only concerned about pleasing the landlords they represent. They took ages to fix various things in our flat, including the hot water last autumn. They took very long to get back to us when we raised issues and even then we received replies that were sharp and rude, with zero empathy. Once we finally moved out they took 3+ months to resolve our dispute and continued to take 0 ownership or responsibility. Avoid at all costs.

The agent I spoke to (Sara Cane) was rude and unprofessional. I was rushed round the viewing whilst she interrupted my questions to answer her phone without acknowledging me. Unfortunately the rental market is so hot that these agents don’t need to care about you as there are hundreds more people waiting.

Went to do a viewing, location maybe not bad but agents trying to link you, at first they say someone offered £800 but the rooms advertised as £750. Waste of time not even professional, acting cheap & desperate.

We had a viewing, put the offer in & it was accepted by the landlord. As required we paid the 1w holding deposit (so the property will be taken off the market). And next day the real estate agent calls me to tell me that they received another offer.... Lack of professionalism! wasting people's time! I do not recommend!

I've had nothing but support and quick responses from Stones. They took over the management of the properties owned by my landlord midway through my tenancy, owing to the previous agency going bust, and they made the transition seamless. I was kept informed of the changes, and it was easy to keep on top of bills (which were issued reliably each quarter, unlike those from the previous agency, which were haphazard at best). I've now ended my tenancy at the property, and there was no issue with me delivering my 30 days' notice to leave the property. The deposit was issued back to me two days after the end of the tenancy agreement, and communication remained swift and reliable throughout. I'd have no issues going back to a property managed by Stones Residential in the future.

Please stay away from this estate agents. They are very unprofessional. Booked an appointment to view a property. Waited for ages just to be told there was no access. Landlord was not available. Agent did not have keys. Terrible service! Wasted my whole day. Took the day off work for nothing. Worst estate agents in London, by miles.

2 times wery bad experience. Forts time was wieving and after 3 weeks wait lanlord answer.. And agency don't answer.. Just 3 weeks told me need wait what lanlord answer. And if you have children or some of part benefits don't talk with you.. Only finish call straightaway. Big discrimination.

This is the worst and most unprofessional agency I have ever had to deal with. They brought along tenants that damaged the property, did not do any checks to the property and we ended up losing a lot of money as they had not kept the correct contact information from those who were renting the property. Their charges are very high and their service is slow and unprofessional. On top of that, for works that had to be done, they stole money from us by overcharging (e.g. 100 gbp to take out trash). I would recommend everyone to avoid them as much as possible

She made us walk up to the property and then she said we cannot access as the landlord provided the wrong keys. We would have deserved a call, "hey guys, dont waste your day and walk a lot".. all this happened a day after she rescheduled our viewing appointment close to the agreed time.. so I have wasted two days because of their unprofessional attitude.
At least she could drop us to the station with her car... lol

Happy, helpful and professional agents! Unlike many other agents we dealt with in London, Stones were the most responsive and great intermediates between ourselves and our landlords. We felt as though we were a massive pain in the bum with all our requests and hurdles but we were never made to feel as if it was too much for them. Even after the deal went through they have been in touch, showing their interest in their clientele and care for their portfolio of properties. I would highly recommend this agency to any landlords or tennants looking for a home in London.

I wanted to leave an honest review about Stones Residential from an ex staff members viewpoint as you rarely see this on online review forums. I worked for Ricky Stone for just under 4 years and I can not speak highly enough about Ricky and his ethos as to how an estate agency should be run. I met many different estate agents over the course of being one and I still have not met another person in the business who offers as good a service to clients as he does or who will work harder or be more effective in getting the job done than Ricky would. His passion for the business is second to none and there seemed to be nothing he would not do to make his clients happy, whether it was speaking to them at 11 at night or replying to emails at 6 in the morning he was there just getting the job done with a smile on his face. As a boss he was great, lots of fun and really made you feel like you were part of something special. I can whole heartedly say that there is not a better person in the industry that you could deal with if you are looking to find a home to rent or to buy or if you have a home to sell or to rent.

From the second I walked in the door Ricky Stone made me feel at ease .
Finding the right rental property in London is no easy ride but Ricky firstly was amazing , I wasn't aware at first he owned the company as he sat me down and went through all my options not only in a professional way but treated me like a human being , and after dealing with a lot of different agents its actually a rare quality .
Not only was Ricky super efficient getting our deal done as quickly as possible but friendly and always available to talk to, the whole team from the lovely girl Miriam as you walk in to the guy that showed me around different property's . All in all a great experience , my next move to buy I will be contacting Ricky and the guys for sure.

Buying a property with Ricky Stone could not have been easier. As it's his own business he was extremely hands on, communicated 24/7 and was courteous and straightforward.
