Over my 4 years in a property managed by Taylor hill and bond I had minimal issues but when I did have problems or questions, they were responsive and attentive and things got sorted promptly and with no dramas. Emails were always responded to promptly and calls returned rapidly! Initial move in date (2nd Jan) was cancelled a few days prior due to issues with referencing. Then on 1st Jan, receive correspondence saying that we can move in on that date. Didn't have a van rented or everything packed up - yet they said the contract date would start on the 1st still, despite the extremely late notice. During tenancy, multiple issues with the house. Where the property manager did nothing to assist, instead just being a messenger in between. The shower was of such a poor standard and multiple areas of the housing windows suffering with mould, that I asked for help on many occasions throughout, but nothing was done to help us as tenants out. AND be careful when you check out! They use a third-party inventory official to check the conditions instead of themselves. The check in and check out reports completely contradicted themselves. And again, the property manager did absolutely nothing to help us. Just side with their client and demand that we pay the unnecessary excess charges. They even tried to say that the issues with mould around the windows were a cost to us, and desperately tried to add on as many depreciation costs - which are the landlords, not ours! - to our deposit. They knew what they were doing was wrong, especially as we were a new family with a tiny baby on our hands. I fought this all the way and told them repeatedly that I was prepared to go through to the TDS as I was happy with the evidence I had. And unsurprisingly, they went from trying to claim over £300 worth of "deep cleaning charges" to settling for £50. I only settled with the £50 because I wanted this unnecessary situation to be gone out of my life. Will definitely NOT be using Taylor Hill & Bond again in the future.... Read more

**Disappointing and Unprofessional Experience with Taylor Hill & Bond at Crofton View** Our experience with Taylor Hill & Bond at Crofton View, near Stubbington, was frustrating from the start. On my initial visit, I met with Angela Morris (Land & New Homes Manager) who I found to be quite off-putting and somewhat dismissive. She informed me that the first three properties had sold for the asking price, which I found difficult to believe. This is where it felt like the games began. In August, my husband and I put in an offer, but it took four days for Angela to respond, despite multiple follow-ups. This delay coincided with an open day at the development, leading me to believe they were holding out for a better offer. I even expressed my concerns in an email about the situation feeling like a game, and soon after, our offer was accepted. Once the purchase process began, I was handed over to Tracy Albion, who asked if I had a mortgage in principle. I explained that we were porting our mortgage, and it was a straightforward process. Despite this, Tracy implied she wouldn’t request key information from the developer until I provided the mortgage in principle, which felt very unfair given that we were offering £825,000 for the property. Her approach came across as controlling and uncooperative. Additionally, Angela’s manner throughout the process was consistently unprofessional. She repeatedly addressed me as “hun,” which I found both patronising and inappropriate for a transaction of this magnitude. Several weeks into the process, we discovered that the house was *possessionary title* freehold rather than *freehold absolute*—a critical issue that was never disclosed upfront. I asked Angela if she was aware of this, and she claimed she had no idea. On the same day, the Managing Director of Taylor Hill & Bond called me, also stating that they were unaware and would look into it. However, I find it hard to believe that Angela, as the Land & New Homes Manager, who took on the project, did not know this crucial detail about the title. This lack of transparency is unacceptable. After spending around £1,000 on solicitors and £500 on searches, I was informed that we could still purchase the house, but I am not prepared to pay over £800K for a property without a full and absolute freehold title. Both Taylor Hill & Bond and Driftstone Developments, the developer for Crofton View, informed us that in 12 years we could make a claim on the land, and if no one contested ownership, we would then be able to apply for *freehold absolute*. However, 12 years is a long time to wait for a property costing well over £800,000 to have the deeds fully in our name. This uncertainty around the title is unacceptable for a purchase of this scale. When I called Angela to inform her we wouldn’t be proceeding, her response was unprofessional. The conversation was filled with long, awkward silences, leaving it up to me to drive the discussion. Tracy’s demeanor throughout the process was consistently rude, arrogant, and dismissive, which only added to the stress of the situation. Overall, I found both Angela and Tracy’s behavior to be unprofessional, and the lack of transparency around the property’s title issue was deeply disappointing. I would not recommend working with Taylor Hill & Bond based on our experience.... Read more

I'm someone who was trying to rent a property from the other side of the country, in the middle of a house sale, and with a complicated credit score - all things that made things really difficult in my interactions with letting agents in Hampshire.... ...Until I linked up with these guys! We moved into a property managed by Taylor Hill & Bond back in July and every step has been faultless! Pippa showed us around the property and was extremely responsive and helpful through the viewing and application stage of the process. Ann was excellent in the lead up to us moving into the property, she was always there to answer any of our questions and was always very quick to respond! We had a mix up with the delivery companies on the day of the move, leading to items being delivered before our move in time. Taylor Hill and Bond were so accommodating that something that could have been extremely stressful was nothing to worry about and ensured someone was at the property for the deliveries. Now that we are living at the property, our point of contact is Brittany and she has also been excellent. Whenever we have any query she is very quick to respond and is always ready to provide advice when we need it. We saw our dream house to rent online with Taylor Hill & Bond. However... Unfortunately, for many weeks we had bad experience after bad experience with other estate agents. Because we needed some benefits taken into account, we were dismissed, ignored and heavily discriminated against by everyone. So, we prayed that we would at least get an understanding estate agent who wouldn’t look down their nose at us and instantly dismiss us. Our prayers were answered... We got Pippa Croucher from Taylor Hill & Bond. She listened to us, took time to understand our situation and eventually we got to move into our dream home. We couldn’t have asked for anyone better!
