Extremely Unprofessional and Manipulative Agent At first, Mostafa appeared friendly and helpful. During the viewing, he promised that all facilities would be checked and the flat would be thoroughly cleaned before I moved in. However, my actual experience was extremely disappointing: 1. False promises – On the day I moved in, he admitted he hadn’t even visited the property. He even asked me to take photos and videos for him. The flat had clearly not been cleaned, and rubbish was still left in the gaps. 2. Serious negligence – In the middle of summer, the shower booster was broken and I could not shower for several days. When I called, his attitude was rude, he refused to take responsibility, and told me to contact other departments myself. 3. Frequent no-shows – He repeatedly scheduled viewings but failed to turn up, wasting my time. Even when I cleaned the flat carefully for viewings as he demanded, he simply didn’t show and never apologized. 4. Gaslighting and blame-shifting – • Once, after failing to show up, he sarcastically asked me, “Do you really want people to view your privacy?” as if it was my problem. • Another time, he forgot his own keys and then claimed it was because I “required to be present” — something I never said. • Every mistake was twisted into being the tenant’s fault. 5. Ongoing disrepair – Beyond the broken shower booster, the bathroom tap, shower head, and even the carbon monoxide alarm were faulty. 6. Infestations – The property had black ants, yellow ants, carpet beetles, and eventually even mice. In summary: This agent is a textbook “smiling tiger” — pleasant before you sign, manipulative and dismissive afterwards. He never takes accountability, constantly twists words, and tries to make tenants doubt themselves. If you value professionalism, privacy, and a safe living environment, I strongly advise you to think twice before dealing with this company.... Read more

Unfortunately, I am forced to leave a 1-star review – reluctantly – because Google doesn’t allow zero stars, which would be far more appropriate for the experience we had in this uninhabitable property. It all started during the viewing: we weren’t allowed to see all the rooms because, according to the agency, the previous tenant was "sick". Maybe they were sick because of the state of the flat – who knows. Either way, under pressure and short on options, we made the mistake of moving in. Here’s a non-exhaustive list of what we went through: The flat was handed over in disgraceful condition: pigeon droppings all over the balcony, broken lights, and general filth. Throughout the tenancy, problems kept piling up: the boiler stopped working in the middle of winter, and the hot water behaved like a math function – swinging from freezing cold to scalding hot. We had unauthorised visits from the agency who would show up without our consent to give viewings of our private space. But the worst part came at the end: £850 deducted from our deposit with no valid justification. According to them, the balcony was not clean enough, the mattress was damaged (it already was when we moved in), and other made-up excuses. After more than four weeks of emails and disputes, we managed to lower the deduction slightly, but we never got our full deposit back. Their favourite excuse? — No hot water? ? "It’s the landlord." — Scalding water? ? "It’s the landlord." — £850 deducted for no reason? ? "Really sorry, but it’s the landlord." No thanks. If you have any doubts, walk away.... Read more

I had a very bad experience with a property managed by Venice Properties. When I initially viewed the studio flat, everything seemed fine. I signed the contract, left my belongings in the flat, and went on a 20-day holiday. However, upon returning and moving into the property, I had a terrible experience with the other tenant. He was acting strangely—banging on my door in the middle of the night and behaving in a very creepy manner, which made me feel unsafe. I lodged a police complaint and sent numerous emails and made several calls to Venice Properties. I informed Mustafa that staying at this property was causing me anxiety and panic attacks, and I expressed my desire to leave. He agreed but told me that I would not get my deposit back, as per the landlord's decision. I had paid two months' rent and a deposit, yet I only stayed in the flat for one day. It was a truly terrible experience, and Venice Properties did nothing to help. I lost nearly £1,200, and they never returned my deposit. It was not my fault for leaving the property—when safety issues arise, our well-being must come first. I sincerely hope no one else has to go through what I did. I left the property on December 12, 2024, and it has taken me this long to write this review.... Read more

We rented a flat through Venice Properties which we looked round and initially thought it was nice and all in working condition. However, to our surprise, it was not. When we arrived, the paint on the walls were not the same colour and you could clearly see where someone had painted over marks, making the property look messy. Along with this, there was a bug problem around the kitchen, windows and bathrooms which is an appalling way to start off any tenancy, along with the hob and lights not working, though they had someone previously come round to check the condition of the flat and had noted that these things weren’t working, yet Venice did not bother to fix anything until we had also flagged it. Along with this the air vents in both bathrooms and kitchen didn’t work so we called up and emailed multiple times for them to fix it. After a gruelling 6 months, they finally sent someone out to fix them. The boiler had a leak which i sent photos of and said that it was “an old leak” which it was not so made us wait another 2 weeks of emails to finally send someone out to fix it. The boiler’s time switch didn’t work for months on end but refused to believe us telling us it was fine until a plumber came round and also agreed that it was broken and had to be replaced. The underfloor heating was broken before renting and so electric radiators were fitted which were extortionate and useless to say the least. The flat would be less than 8 degrees during the winter months even when using these heaters and that is beyond living conditions. All in all, the service at Venice Properties is atrocious - no company who rents out houses and flats should take months to fix serious problems within their accommodations.... Read more

Having rented a flat with Venice Properties for the past 2 years, I feel the need to express my discontent. To say the least, my experience with them was awful. Not only are they condescending but also incredibly unprofessional. I would never recommend this agency to anyone. The problems began as soon as we moved in! The flat was in horrible condition: dirty, broken appliances… So, we rightfully asked them to solve these issues. But, they ignored our emails and phone calls—leaving us with no other choice but to seek them out in person (as if we had time for that). They later even had the nerve to accuse us of causing some of these issues. It took them months to repair the damages, some of which they never did. As a consequence of their unresponsiveness, my flatmate had to tape her broken window shut so that she could sleep in her room without freezing. We also had to spend most of our tenancy with faulty fire alarms that would beep and set off randomly throughout the day and night. Other honorable mentions include them never conducting an inventory upon check-in, despite our multiple requests, and then trying to use their mistake to scam us. Or them arranging viewings at our flat with less than a day’s notice, which they would cancel without letting us know. The main problem here being that they had lost their spare key over a year ago and never replaced it, forcing us to be at the flat despite our busy schedules. If that was not enough, they attempted to swindle us at the end of our tenancy by claiming that we had caused 800 pounds worth of damages. At the risk of writing a novel about their incompetence and disrespect, I will stop with the examples (of which there are many more). If you are looking for unprofessional agents who will not respond to you, gaslight you and take advantage of you, Venice Properties is the place for you. Unfortunately, we were much too lenient with them. But, this will hopefully serve as a warning to anyone who is looking to get involved with this agency.... Read more

It baffles me how many positive reviews this agency has, considering how nightmarish was our experience with them. Perhaps Venice Properties thinks they can simply get away with sheer unprofessionalism and disrespect when it comes to renting to students. Some examples are: - upon moving in, the flat was filthy (previous tenant’s hair all over the place, grime and mould) and quite frankly, inhabitable. The washing machine was filled with grey water and the kitchen sink was clogged. NO INVENTORY was ever done, despite us repeatedly emailing and calling to arrange one. Please note this “detail”, as it becomes relevant later on. The sink issue was only resolved more than 1.5 months later, which according to our contract made us eligible for a rent refund as the flat was technically inhabitable. As a response, we got the silent treatment, and then some excuse like “the landlord is abroad so he cannot refund you”. - The fire alarm system was faulty THROUGHOUT THE WHOLE YEAR. It chirped everyday, sometimes for hours straight, and it would also set off the alarm at random hours. Numerous workers were solicited for this issue yet it persisted even up to the next year, as my flatmates who renewed the lease told me. Once again, this issue did not seem to concern Venice Properties too much despite the obvious safety hazard. - now, the deposit. Venice Properties magically pulls out their so-called Inventory: some time stamped photos (metadata is easily modified, btw), which were never made known to us. Of course, they don’t show the faulty appliances left to us when we moved in. Venice Properties asked me for the outrageous 300 pounds for painting some light stains on one wall. Same for my flatmates. I would like to add that after moving out, my wall has never been repainted before the new tenant moved in. - honourable mentions: they ordered my flatmates to pay for a professional cleaner before moving out; they inflated rent like crazy; they lost their access key to the flat and had imposed one of us be here for viewings (to open the door); cancelling and organising viewings with little to no notice; promised verbally they would refurbish flat before moving in (cleaning was barely included). I have all the emails and photos that attest to everything said above. Renting with them has been stressful and time consuming.... Read more

I was finding it so hard to find a nice/affordable place in London until I found Venice Properties on rightmove. From the moment I called, Hussein and Yaser were really helpful and responsive with everything I asked. They helped me find the correct flat at an affordable price for me as I was living alone. Every single time there was an issue with the flat e.g. power sockets or the bed mattress, they send people to fix them in a matter of hours. The room was pretty good, however please be very careful and record all the details of your room when you first move in. They argued over some black spots on walls which were already there, when they had to return my security deposit, after the end of my tenancy. They only returned the full amount after several emails of complaints, showing them clear evidence that the damage was not done by me. An absolute joke. The agent Yasser that i have been in contact with to which i said i will take the room responded to my emails and the "details" that he has asked for after about 8+ hours, just to tell me that somebody else has taken the room. No guidance whatsoever on how to secure a room and an absolute joke of customer service. If you as a renter want to beg for the attention of the agent who is supposed to sell you a "product" then you came to the right place.... Read more
