We initially went to look at a house to rent where Kye showed us round. We moved in weeks after, occurred a few issues within the property being there 2 years - the communication and care from Fiona was UNMATCHED. She was there understanding from a personal level as well as a professional. They are the most lovely pair and if anyone in the near future would be looking to Sell/Buy/Rent etc I would 1000% be sure to point them in Villager Homes direction.
Moving out of the property is bitter sweet just for the pure fact we no longer have a ‘Fiona’ in our lives. Christine & Sam.

Moving to a rental house from Sheffield to Brampton was a fantastic experience for our whole family with the incredible assistance of Villager Homes in Brampton especially with Fiona and Kye who greatly helped us in finding a lovely place. We moved from America for my husband to work at RAF Alconbury and were so excited to live on the economy and experience life in a real British home.<br><br>However, all of the places we toured just didn’t offer what we needed. Then we set up a viewing with Kai from Villager homes to see a house. We were close to giving up and just living on base but then my husband speaks to Kai on the phone and Kai says “you won’t want to miss this house.” Sure enough, we tour the home with the lovely Fiona and we are sold! Fiona gave us a tour of the home and then played with our 2 small children while we wandered around some more.<br><br>It’s been nearly 2 years and we still love it! The house is a great size and comfortable. Easy to maintain. Any issues we have we can easily submit a work order online and it’s completed promptly. We love it here and we have loved working with Fiona and Kai from Villager Homes.

Villager Homes were excellent. Gave us a fair value, but also set out what the likely outcome would be given the market at the valuation we were given. It happened exactly as Kye had set out, with lots of viewings on one day on Saturday then offers in on the Monday. The set up of the on line marketing was quick and the photos looked great. Lots of email updates on when appts were being set up for viewings etc.
Once the sale was agreed, the were excellent at chasing and keeping things moving. Our buyers solicitors were EXTREMELY slow but they helped us keep things moving, and tried to keep us as updated as they could throughout up to completion. Laura did a lot of the day to day and was fantastic, and Kye did a great job when we needed to escalate due to the pace downstream. Can throughly recommend these guys. Thanks for all your help!!

If I could rate them less than a star, I would. I am visiting forces so was not aware of the specific legal requirements for deposits until recently, because I've had to fight Villager Homes for my deposit back. I moved out of the house I'd been letting in December and requested my deposit back at that time. My landlord stated he was happy with the house and my deposit should be returned in full. Over the course of the last three months, my landlord, my on-base housing office and I have all reached out through email and telephone frequently to ask about the status of the deposit. It is now March and I still do not have the deposit back nor any details on the deposit account they used. I am currently in the process of contacting a property ombudsman to hold them legally responsible. This has been a nightmare, which their poor attitudes and lack of communication has only made worse. To contact them about this at all, my housing office has had to go in person to their office because they are no longer answering phone calls or emails. Although the legal process will show whether they ever registered my deposit in the first place, the fact that they can't find it, haven't returned it for several months, and have been avoiding the entire situation leads me to believe that they are an extremely unethical company. I would advise anyone considering using this company to avoid any ties to them.
EDIT: I decided an update was in order. My original review was posted on 8 March. Villager Homes has reached out since this review was posted, not to return my deposit but to request that I take this review down. I still have yet to receive my deposit back, two weeks after this review was posted, or to get an email regarding the current status of this issue.

Kye was professional, helpful, enthusiastic and encouraging all the way through!! His fresh approach to marketing the property and all his creative ideas were outstanding! I never write reviews but these guys just pushed me to it... I think buying/ selling a property is such a massive deal to most people and communication is vital, something I don’t think is valued by this company at all. If you find a property you like marketed by villager homes, I’d cut out the middle man and go and knock on the door yourself, for what use they have been for all involved parties. Terrible shame. Avoid like the plague.

After numerous agents attempted to sell my home to no avail. I broaden the scope of my agent search outside of the 'chain agents'.
I noticed that Villager had been successfully working with very similar properties to mine so I approached the office. In particular dealing with Kye throughout the sale, however, also some very valued in put from Ben to support along the way.
The attention to detail provided on the marketing, feedback and throughout the process was second to none and was not comprised one bit by the challenging times we found ourselves in.

A fantastic effort from Kye and the team. From the very first appointment with Kye we felt extremely comfortable with Villager Homes representing our home, we had Fine & Country and Savills to give comparisons, all three gave a similar valuation.
The main reason for me writing this review is that before the photographer had even visited, Kye had introduced me to a buyer, who we agreed on a sale with. Three months later we have moved house, and I could quite honestly say that I have never felt so comfortable with an estate agent. Yes, Villager Homes is smaller than the other two estate agents, but the personal touch and intention to detail on the sale was perfect.

Unfortunately our experience with Villager homes was poor.
I have sold a number of houses over the last 15 years, all with different agents & my experience with Villager was by far the worst & the most stressful. Kye was very good at selling both Villager & himself but in our case he failed to deliver the quality of service promised.
We lost count how many times he did not acknowledge or respond to calls or emails, including follow up requests for a response. Sometimes a quick update assuring us that all was proceeding to plan was all we needed & wanted, but was lacking & we certainly did not receive updates unless repeatedly requested.
There was also a lack of attention to detail - missed appointment, property’s lights left on &/or doors not locked/double locked after viewings/visits, agreed amendment to the invoice not added. During delays to finalising exchange & completion dates it transpired the buyers situation had fundamentally changed since their offer was made & accepted: Villager were either unaware of or failed to communicate these changed circumstances.
Ben tried to be helpful but was limited in his ability to assist when relying on Kye for information.
The house sold, so I guess job done, but the reality is this was the worst experience I have had with an estate agent & so unfortunately I cannot recommend them.

After viewing a house through Villager Homes, which wasn't quite right for me, Ben was able to find me something, that initially didn't quite fit my criteria. He was very understanding with my hesitancy at first with the new property, but upon viewing the property I fell in love with it!
The whole process of selling and buying a new house, has been very smooth and as stress free as I could have wished for. I want to thank Ben and the team for keeping my updated every step of the way, and always happy to answer my many questions.

I don’t normally write reviews but having experienced a poor service from Villager Homes , I could not let this pass by without a comment, the lack of communication from this Estate Agent is worthy of an Oscar , it didn’t matter whether we phoned the office or the mobile or emailed and always left messages asking for a return phone call, we got absolutely nowhere, I think I tried to make contact 20 times one day , asking Kye to contact me even if only at the end of the day ( surely not too much to ask , but apparently it was ) Even when we got through to the office and spoke to Ben who was always helpful , he either didn’t know where Kye was or knew nothing about our current situation. On so many occasions Kye was not in the office I did wonder if this was his only line of business. We wished we could have spoken to a member of staff that could help but this was never the case .
This also shows the communication between the 2 estate agents is non existent, how can you run a business like that ?
Sorry Kye , I know in the end after a very fractious phone conversation with my husband with him nearly having to tell you how to do your job you did start replying to our calls , within seconds, funny that isn’t it ?
You were also always in total denial when we confronted you and with no realisation of how much stress you were causing us , your paying clients . However you did sell our houses for us in the end ,
So to save anyone else experiencing this farce , please improve you communication with your clients and your staff and stop making excuses for everything , and even if you can bring yourself to apologise sometimes
We hope as a small local business you can take on board any criticism and grow from it

I have thought long and hard about writing this but unfortunately we have had just about enough. I would give them a 0 if I could please avoid these estate agents at all costs! First of all when we were initially interested in the property they failed to show any interest in us and we constantly had to chase them for information. They were quick to take our money though! Next they were over 1.5 hours late for the inventory and to give us the keys!! Luckily the landlady lives in the same village and she happened to walk past when we were stood outside and let us in (villager homes just told us they were “on the way” over the phone). After the 1.5 hour wait they finally turned up without even an apology! Just a “and how did you get into the house then” comment? Unacceptable. What’s worse the house was supposed to be professionally cleaned as it was left in a really bad state by the previous tenants which the landlady asked them to do. When she questioned them they didn’t seem to initially have a clue, then suddenly they said oh yeah the cleaner will come today. How could they not know them suddenly remember the cleaner is coming? Of course the cleaner never came. Me and my partner spent over a week on our hands and knees scrubbing the place clean. It was in a really bad state. Next the pipe in the sink was leaking, I called them they said they will send someone in 24 hours (this was the day after we moved in, I assume to checks were done on the property either). Of course no one turned up to fix and kye was ignoring my phone calls and messages. After getting really quite upset and in fact in tears about my experience the land lady said she will step
In and talk to them. I have never ever contacted them again. I don’t trust them I have only ever spoken to the land lady since. So finally this is almost a year later and due to family circumstances we have to move away. The landlady informed them that they need to readvertise. Oh and let’s not forget that they also failed to provide us with the correct information about length of contract-they said to us 6 months but the landlady never agreed to it she wanted 1 year. So now we are having to leave a month and a half before our contract expires-kye has completed ignored our phone calls and messages asking for
Updates as initially he did have someone wanting to view who rearranged-all we wanted to know was for when. Anyway yesterday we get a knock on the door at 10:50 and there’s a couple claiming they want to view the property?? With kye running 20 mins late, and let’s not forget we were NEVER INFORMED OF ANYONE COMING ROUND, the couple decided to walk, presuming due to how unprofessional this looked on villager homes. So now they have potentially cost us £1,600 in rent fees because they let potential new tenants walk away. I’m upset and disgusted with them and I don’t really know what else to do but to leave this review.

When Ben was there he provided a good service but now he has left and Kye is in charge the service is appalling. I wouldn't recommend to my worse enemy. No feedback, arranging last minute viewings and I could go on!

All of the Villager Homes people I dealt with before and during the sale process were attentive, professional and punctual. They accompanied all potential buyers on their visits and ensured that they had all the key facts 'at their fingertips' so that they could answer questions with confidence. Anything which had not been covered in the 'brief' was promptly checked and the answer relayed to the interested party.
I was given a routine weekly telephone update and intermediate calls and emails as required allowing me to focus on planning my relocation with the minimum number of distractions. Now that I am settled much closer to family I would like to say, very sincerely, thank you Villager and please come and visit if you are in my area!!

Sadly very poor service from them as a landlord failure to provide proper written documentation when requested would not recommend them . Even did a check out and never took the keys off the old tenants then failed to sort the locks out .
