I write in response to the posting from Wards regarding their appalling service.
1. We had successfully let our property for 4 years @ £835 pcm.
2. Wards took 6 months and bemoaned the property condition despite that property having had the benefit of a brand new bathroom and kitchen - the bathroom was floor to ceiling tiling and cost £10,000 including many luxury fittings.
3. Wards had previously been in control of another property I own where the tenant burned the property to the ground due to Wards inadequate checks to the premises.
4. They had the property for six months and attempted to let to individuals who had no employment records, who were self confessed self employed with no employment history
I will not tolerate the lies peddled by this amateur organisation that failed to rent my properties. They employed 3rd party persons to view - some of which were so fat they couldn't even climb a set of stairs to view the property.
THEY ARE AN ABSOLUTE DISGRACE.
We have now begun legal action against them and a complaint to their Ombudsman to hold them to account for their failures. Instead of owning their absolute rubbish about us as landlords (and we rent penthouses in Didsbury without any problems) they seek to besmirch our reputation instead of owning their own failures.
Rest assured we will do everything in our power to hold them to account.

At the beginning I had some issues with repairs and I thought it was the agent not sorting it, but Wards Property explained it needed landlord approval and they were always chasing this for me. Communication was good throughout and they kept me updated until the works were finally completed. Everything did get sorted in the end and I appreciate the effort they made to follow this up. Overall I have had a positive experience renting through them.

As a landlord it’s really important for me to know my property is in safe hands and that’s exactly what I get with Wards Property. They keep me updated with everything going on and deal with tenant queries and maintenance quickly which saves me a lot of time and hassle. The whole process from advertising the property to move in was smooth and straightforward. We had also discovered that our previous agent had failed to protect deposits on six of our nine properties, something Wards Property helped resolve with both the tenants by ensuring the deposits were correctly registered and all of the required paperwork was reissued, the tenants signed a disclaimer and everybody was happy with the end result.

As a Medical Doctor relocating to Stone to join a local practice, I found the experience with Wards Property to be incredibly disappointing and unprofessional. I cannot recommend their services to any serious professional or essential worker moving from outside the immediate area.
Despite providing proof of a guaranteed high annual income and excellent professional references, the agency showed zero flexibility. I spent time filling out their required forms and explaining my situation, that I am currently finishing my notice abroad before starting my role in March. Only to be told they "do not offer virtual viewings" and require an in-person visit to even apply.
In 2026, it is standard practice for reputable agencies to facilitate virtual tours for relocating professionals. Wards Property should mention this rigid "in-person only" policy on their listings or at the very first point of contact to avoid wasting the time of serious, high-quality tenants.
If you are a doctor, dentist, or healthcare professional relocating for work, save yourself the frustration and look elsewhere. This agency is clearly not equipped to handle professional relocations or accommodate those serving the local community.

An absolute disaster of a company. I own 4 properties in Stoke on Trent - 1 which was let by Wards only when I showed prospective tenants around - a brand new refurbished property with only 1 viewing by a person who was unemployed (!!) and another which they've had on their books for 6 months 35 viewings which has had a full £25,000 refurbishment and they couldn't let in that time £100 less than it has been let for the last 4 years!!<br><br>My advice - do it yourself - at least this way you'll know it will be done right!

Went to view a flat around a month ago and payed my deposit for it. Turns out I had been paying for a flat I didn’t even apply for!. The one i went to view was the correct one so I have no idea where this studio had come from. I found out a DAY before that somebody on their behalf has made an error simply by me seeing a Facebook post. Somebody was living in the flat I thought I was paying for and I actually went to view. Absolutely shocking. I would have shown up to a flat where people were living with all of my stuff. I have no idea where they got the idea I wanted a studio flat the size of a shed when I definitely did not apply or look at. I even have pictures of me in the correct flat. Luckily the woman on the phone was very understanding and sent me a full refund. Just shocking as I found out a day before and never even applied for this said studio flat.

I viewed two properties with Wards Property and was disappointed by the lack of professionalism throughout the process.
Both viewings were conducted by a contractor rather than a letting agent, which was not disclosed in advance. He was unable to answer basic questions about the properties.
During one viewing, when I asked whether the attic space was for tenant use, he commented that it was not for “hiding a bunch of people up there,” and added that “you’d be surprised — some people do this.” As an immigrant, this remark felt inappropriate and carried clear racial undertones in a housing context.
During the same visit, he also joked about me nearly tripping at a previous viewing, despite the fact that I was visibly using a mobility aid. This felt poorly judged and insensitive.
When I raised these concerns with management, my experience was framed as a misunderstanding and the contractor was defended, rather than my concerns being taken seriously.
I was also not proactively informed that my referencing required a guarantor and only learned this after calling the office myself.
Overall, the experience lacked clear communication, professionalism, and awareness of how comments like these land for prospective tenants. I hope Wards reflects on how viewings are conducted and who represents them.

Such a bad agency in Stoke. They didn’t inform us about how much deposit they are going to claim. No information on what costs its going to be incurred on each works. There was nothing said to us in the pre inspection of the house before leaving instead one lady came and gave some sarcastic remarks. We lived two years in that house paid a total of £18000 to the agency and yet they captured our whole £720 deposit. Shame on such a greedy acts. If you need money earn by doing good service to the society and families instead of looting of their money. No one ever should experience such a ridiculous situation so I am writing about mine. Beware of your deposits tenants. When it comes to taking money from us they do hundreds of calls and follow ups but when it comes to giving back our money they give no information nothing and just loot. When will people learn to be courteous.

I have a Choice.
I sought Wards Property’s help in finding tenants for my newly refurbished property in mid-Sep.
Being an inexperienced landlord, I struggled with the choice of tenants, rental income and house preparation. Finally, my family decided to pull out.

It was important I took my time over this review , I came into the property market many years ago as a change of career. I had no experience in this field and felt very isolated and lacked the ' nouse ' needed in this very challenging vocation. It was pure luck that I walked into Justin's office in stoke and I wouldn't be here ( having made a few bob) without this man, his son and his team. From the outset Justin gave his advice, experience, strategic planning and knowledge of the market free with no agenda. He was always on the other end of the phone when ever I needed him, I've been in this game for years and have been fairly successful and this has provided me with an array of contacts. Many in this industry are there to make money ( no problem) but will do it at others expense, Justin is honerable, diligent, conscientious and fair, I cannot recommend his company enough, I owe him a big debt, thank you justin

Absolutely abysmal company. I've been a tenant for 7 years and upon moving out, they're trying to charge me £350 for animal damage to a carpet when I don't own pets. The property was let me to in poor condition and already damaged. Bunch of no-good, money grabbing thieves. Also ignored 95% of my issues with the property when i was there. Constantly failed to send anyone out to fix issues and put everything on you. The amount of money that I have had to pay out to fix their issues. Time to lawyer up.

On the whole a good company, been with them for 3 years now and have had no major issues, one consistent theme that crops up however is communication.
When it came to Maintenance and contractors, the communication dipped and seemed to rotate between various people with no clear indication of who was responsible for my property. Sometimes we have to chase them ourselves on updates that are underway.

Contacted them to look at my inherited family terraced house in Stoke, because they solved problems arising from next door when my family were living there, even though we were not their clients at the time. Justin and his team afforded me a lot of time when I was at a crossroads between renovation for a family home, or for students, or to sell as a project. Lots of advice in all areas, sold as a project, they obtained a better price than I expected, and Justin was as calm as could be every time I had a panic over something, he seemed to resolve it without breaking a sweat .... We rented with Wards and when we left they tried to claim we owed rent and other issues to the DPS with costs up to £1,200
We disputed this and won!
Proving we paid rent on time every single time but they tried to scam us out of more money!
We tried multiple times to call and ask for proof we didn’t pay rent and they kept fobbing us off!
Wouldn’t rent because they’ll just try to scam you out of your deposit and more!

Absolutely terrible. Lived in a property for nearly two years under these. Where do I begin?
Firstly we sent multiple reports of problems and issues with the property which were there before I moved in, nothing ever got done about any of them and was ignored multiple times.
Was told I had a house inspection, actually turned out the landlords were selling the house that I didn’t find out until an estate agent turned up at my door telling this.
Staff are blunt, not helpful and just seem outright lazy. Asked for my deposit back three times, was never even told the process of how to until my ex house mate called aswell. Still no real time of when I’ll get it back as the lady on the phone barely spoke, was very unhelpful and just seemed to have a general lack of any motivation for her job.
I highly recommend going with another agency as I’ve had nothing but persistent issues and two years down the line nothing was done about it.

I have dealt with other local letting agents before and they really don't care about the service they provide aslong as they get their commission quickly!
Justin and Mellodi (including the rest of the team) were much much different! They pride their service and work differently. They are at hand at all times, even in the evening when help was needed. Not only that, they were professional and polite at all times. The most important thing was they communicated every step of the way and returned every phone call!
Wards Property were excellent when I wanted to let my property out. They were extremely professional, courteous and had an extra keen eye for detail. They really went up and beyond with their service by ensuring all the T's and C's were crossed correctly and there was no loophole whatsoever. It really helps when the agent has actual knowledge of the letting market.
Wards Property don't just care about volume and their commission like other agencies, Wards pride themselves on the service provided and also ensure landlords investments are protected and looked after.
The level of service provided by Wards Property, installs me with confidence that there are genuine businesses out there who pride themselves in the field they specialise in.
Avoid the branded agents and use Wards Property, you will get a much better personalised service for your needs as a landlord or tenant.
