Where does one begin with a company so breathtakingly incompetent and one sided for his mate the landlord Day one of My dealings with WP Fitzpatrick Properties Ltd.—and in particular their representative, Colin—have been a masterclass in how not to run a property business.i can see why all the terrible reviews Colin embodies everything wrong with this firm: openly hostile, dismissive of tenant concerns, and operating not with professionalism but with the smug assurance that “doing favours for friends” is an acceptable substitute for legal compliance. He would not answer one question just repeated that another EICR needs Doing and EPC but the landlord had told me she has all this paperwork done already. I have all the proof her messages They used the same tactic to harass us to the point of calling the police on the landlords and Colin said he will Be letting him self in to carry out the checks already confirmed by the Landlord she has every single piece of paperwork in her possession so why another when no one has bothered in 9 years!! That is how long the property I occupy went without a single legally required safety inspection—no gas certification, no electrical safety checks, no EPC, no lawful deposit protection. Nine years of negligence. During that time, it fell to me to install fire alarms, a carbon monoxide detector, and to carry out basic maintenance that the landlord and simply ignored. When inspections were finally carried out for the first time —on 21 July 2025—since the day I moved in on the 12-4-18 they were conducted by the landlord’s personal associates. The gas engineer produced a report, which was duly provided. The electrician from MF Electrical twice confirmed the property was safe and compliant. And yet, in a twist that reeks of manipulation, the same property was suddenly declared “unsafe” weeks later, now said to require a full rewire.and no party will provide the original report If this were mere incompetence, the law would at least require transparency. Yet nine weeks on, the legally mandated electrical safety certificate has been withheld from me for 9 years Every party involved—landlord, MF Electrical, and WP Fitzpatrick Properties—admits the report exists. Every party refuses to provide it. Instead, Colin now demands yet another inspection, this time by yet another personal acquaintance. One inspection ignored for nine years; two demanded within nine weeks of each other The irony would be laughable if the stakes were not tenant safety. As does then EPC the landlord says she had a copy of it but you guessed it refused to supply me a copy The pattern is clear: concealment, collusion, and harassment dressed up as “procedure.” The law requires that safety inspection reports be provided within 28 days. We are now well past that deadline, 9 weeks on and still nothing. This is not oversight—it is deliberate obstruction by the landlord and agent Colin Colin’s excuse? That they must have simply “forgotten” to carry out safety checks, “forgotten” to protect the deposit, “forgotten” to maintain the property. Strangely, they never once forgot to collect rent. But forgot every single legal requirement and refuse to provide one piece of the documentation she says she has every copy of all on a download chat log and emails so why refuse to provide what you say you have a what’s been done…. I wonder why these documents never appear!! WP Fitzpatrick Properties Ltd. is not merely unprofessional; they are untrustworthy. Their conduct has been reckless, contemptuous, and cynical.For landlords, benefit his mate entrusting your property to them is an invitation to legal risk. For tenants, dealing with them is little more than sustained harassment because the landlord has been told by the police after threats and harassment, alarm and distress now it’s Colin’s turn to do checks again even though they have been done on the 21-7-25 that the landlord says she has all copies of but refuses to provide to anyone I would urge any prospective landlord or tenant to stay well clear of this company.... Do NOT consider renting a property from this agency. I was not happy with any aspect of their customer service! _______________________________________________________________________ Comprehensive feedback was left for the agency after my tenancy. The managing director acknowledged, saying 'it has been duly noted', but did not respond to any of the points I raised. Been great for me, but I'm no moaning mini, little jobs get done by myself, any other issues are sorted in amicable time, Colin and Mike are great down to earth and any issues usually have replies within 24 hrs( fine with most normal people) landlord on the other hand is charging the "going rate" for a property that is not the standard but it's an ok area, it does need windows doing, damp sorting properly, carpets stained from previous leaks etc but again nothing major, and wpf deal with it all via landlord ???? Will definitely use wpf for all our future rents etc, Can't fault wpf , it's the landlords that take time deciding on any fixes or repairs, bear that in mind ????... Read more

Contacted on several occasions regarding a property for sale - the seller cannot be happy that this company are getting them the best price as I rang several times to be told the agent would get back to me, something very dodgy the property listed no 25th January and now sold STC, but how anyone got a viewing is beyond me as having tried on many occasions, I am still waiting for the agent to get back to me... The phone is answered by people who don't know what they are doing. They tell you that the agent will get back to you. And he never does. You call them endlessly asking about a property, you already have title of deeds, so you tell them who the owner is, what is the post code, they still cannot find the property they advertised. Pure rubbish, not an agency.... Read more

I rented a property via WP Fitzpatrick and never had any major issues. I had problems with the boiler on a few occasions which were challenging due to the actual landlord but they done everything they could at their end. I would use them again.... Read more

Good luck to anyone who has to deal with this letting agent. I have the misfortune to live next to one of their properties which is a 3 bed semi detached house, currently home to at least 10 people they moved in nearly 2 years ago. The property has had virtually no maintenance carried out on it in the last nearly 10years and is the eyesore of the street we live on. The people living in the property make constant noise everyday (early morning to late at night), and despite numerous complaints over the last 2 years to Fitzpatrick it has just gotten worse and worse. Their manager just doesn't care. I strongly recommend that you avoid this company like the plague. I would rate their attitude as less than a minus if I could.... Read more

Rented a property via this agency. Several issues especially around move-in and move-out. The property had electrical issues at the start, which they were not helpful in rectifying. They did not provide information on the freeholders, which should be provided when renting a leasehold proporty. Moved out during the early days of covid. Since I live 200 miles away, and we were under lockdown, I had difficulties in emptying the flat. I spoke to the managing director during my last few days of tenancy. I felt intimidated by the way he spoke to me. Certainly no empathy or understanding shown around the situation. While there are financial implications if I could not fulfil my obligations, I do not see the need for aggression when speaking to tenants. I fed back to the agency after my tenancy, and this have not commented on the points I raised.... Read more

Unimpressed by customer service, lack of attention to the flat, how much I had to do to supervise jobs, and general communications. The parts of the flat were very messy when I obtained it, contrary to them claiming it was clean. They failed to provide the leasehold terms, which later turned out to be a problem for me. Also, they were very unhelpful during my move-out, which was at the start of lock-down. I even felt intimidated by the way their managing director spoke to me. Would never wish to deal with again.... Where to start with this absolute scam! after doing research for nearly 3 months W P Fitzpatrick properties Ltd is one of the worst property rental companies i've investigated in my 15 years of doing this job a NUMBER of tenants have complained about subsidence and damp after then contacting the agency WP then bully tenants into threatening an eviction they decide to evict the tenant in whats called a retaliation eviction this is ILLEGAL some of the complaints i've heard include one tenant being asked to file a fraudulent moving in date so they can get paid an additional month which is ILLEGAL one tenant complained to housing standards when the tenant said she was going to call WP evicted her another tenant who's proceeding with legal action her wall was COVERED! in damp the tenant complained and said if wasnt resolved she'd contact stockport homes she also was then evicted the properties WP are offering young tenants on benefits who are desperate are below standard and there taking advantage of single mums on benefits because there vulnerable Mike Kidd one the agents is what i call a crook! hes ran off to turkey leaving behind desperate tenants that are trapped in dangerous homes the staff who work there are not helpful rude and obnoxious please anyone who sees this please stay away they are a scam !!! Please notify the housing association in your area we are looking for more tenants that have been duped by this company to come forward as there going to feature on slum landlords and nightmare tenants hence why we have been investigating them for 3 months we would love WP to get in contact for a quote...
