Here is a list of 5 ridiculous things they have done in my first 6 months with them. Also, find attached a screenshot from someone else in our building explaining how X1 will try to get money out of you for anything and everything.
1. We were meant to go in on the 15th and ended up having to wait 2 weeks for them until the 24th before we could move in. The flat was given to us dirty, so we then had to uber all the way back to their offices, tell them to clean it, and wait another day on top of their delay.

When we asked for a key to the cinema room that they showed us during the viewing, they said we can’t get one. Only when we threatened cancelling the contract and taking them to court for lying about what they are selling, they then agreed to give us a key. They excused themselves by saying the only issue is they don’t get that request often.

A few months into the tenancy, I got a leak from the air vent and lightbulb in the bathroom. I reported it on a Sunday as an emergency and had to leave town that same day. I didn’t get a reply on Monday, and I was in Wimbledon from Tuesday to Wednesday. When I checked my emails again on Wednesday they were threatening to close the case because I hadn’t replied on Tuesday.
Think about it my friends: a leak from the bathroom roof AND THE LIGHTBULB. You have to check it asap no matter what, right?. It could go terribly very fast. It could become very expensive. And they wanted to close the case without checking it because I didn’t reply in a day.

Hot water broke. I opened a case to get it fixed. They first replied threatening to charge me for the call-out if the issue was that it wasn’t configured properly. Bear in mind we had been using it for 6 months already. When they eventually sent someone, he did a quick fix but left saying that someone had to come back to finish fixing it because there was still an issue with the power. Next thing we know. They closed the case saying the work was completed. A month later the hot water broke again, and that is where we are standing right now with X1.

This didn’t happen to me but to a friend: THEY MADE HER PAY FOR PAINTING THE HALLWAY WALLS!! When HER TENANCY WAS ending. AND ITS NOT LIKE SHE HAD DONE ANYTHING TO THEM, THEY JUST NEEDED PAINT FROM TIME.
£600, For walls not even in your own flat but Outside in the hall.

Dear X1 Complaints Team,
I am writing to formally raise a complaint regarding multiple unresolved issues at my property, Flat 105, X1 The Landmark, handed over to me in May 2024, with tenancy commencing in August 2024.
Given that both the developer (X1 Developments) and letting agency (X1 Lettings) fall under the same organisation, I am disappointed by the lack of internal coordination and accountability in the way these issues have been handled.
1. Cracked Shower Tray – Suspected Structural Defect
I was recently informed of a significant crack in the shower tray and presented with a £544 replacement quote — without any prior consultation or contractor report explaining the root cause.
The tray has failed within just 14 months of handover and under normal residential use. I have also been told that several other units in the building have experienced similar issues, suggesting a systemic defect related to installation or early structural movement.
As the building is still within the commonly recognised 2-year defect liability period, I expect this issue to be escalated within X1 Developments for investigation and resolution under developer responsibility.
2. Balcony Door Lock – Work Completed Without Consent
I have already paid invoice IS17721498 for £150, covering a balcony door lock replacement. However, I was never informed or consulted prior to this work being done.
Given the age of the property, this fault should also have been investigated for warranty coverage. I am raising this issue now to formally state that no future repairs or charges are to be authorised without my explicit written consent.
Request for Action
Please investigate both issues and confirm how they will be handled within the X1 group,
Escalate the shower tray issue to your development/warranty/aftercare team,
Provide assurance that no further unauthorised works or charges will be applied to my account,
And confirm the timeline for a formal response to this complaint.

AVOIDDDDD!!! I am extremely disappointed with the service provided. The initial viewing went well, however the issues began when it came to arranging the tenancy.
We were put in contact with Molly, who failed to respond to multiple emails regarding tenancy checks. Once the paperwork was eventually confirmed, problems arose with the move-in date. On the very day we were due to move in, we received a call from Anna (as Molly was on annual leave) informing us that we could not move in because the apartment was not ready. This was extremely frustrating, as Molly had previously confirmed and promised that we would be able to move in on that date.
As a result, we were forced to stay in a hotel for four nights, costing us almost £700.
We visited the office to seek clarification and spoke with Yasmin, as we were told Anna was unavailable. Yasmin was unable to provide the information we needed, so we requested to speak with a manager. Shortly after, Anna suddenly became available to speak with us. She dismissed the situation, stating that it was “nothing to do with them.” While I understand certain issues may be outside their control, the agency is responsible for providing clear communication regarding move-in dates, explaining delays, and offering suitable alternatives where necessary.
Anna then brought Brad into the conversation, whose attitude was extremely rude and unprofessional.
Overall, this company has been completely unreliable and unhelpful. The lack of communication, accountability, and professionalism is unacceptable. I strongly advise others to avoid dealing with this agency, particularly Molly, who gave false assurances about our move-in date and failed to inform us of the delay, as well as Anna, Yasmin, and Brad, whose handling of the situation was wholly inadequate.... Deeply unprofessional company. Missed our first listing because they sent us the wrong form. Had to call 10 times to get another flat. Every step of the process was delayed, including 3rd parties threatening to re-list our property. The week of our move in date they delayed the move by a week, lied about the reason, and we had to live out of hotels and storage. When a friend went for a viewing, the man doing her tour hit on her repeatedly and asked her on a date. When we came to collect our keys at the time they allocated us (3pm) the staff were drinking and celebrating what a good job they had done. We were shooed out the door with keys missing. It took 3 months to receive our mailbox key, resulting in missed important letters. When moving our things we asked for a temporary parking space, and were told to give £10 cash in hand to a staff member and they would arrange a permit so we would receive no fine. We received a fine. We have had multiple issues with the flat. I reported my shower broken in October. Reader, you will note it is now the following year. My shower is not fixed.
The property is well insulated and soundproofed. Water pressure is strong. Communal areas are well maintained.
The property is good. X1 are not. If you have any other option in consideration, choose it.... Read more

Don't bother with the hassle it may seem like a good deal at points but the maintenance issues will remain issues until you give up trying and then going off of what others have said you'll be made to pay for it after leaving. Frankly the company don't care, the landlords don't care and you will be sat with broken and disfunctional items for your whole tenancy. Id urge you to try look elsewhere before choosing X1. Me and my flatmates are now a third of the way through our tenancy and the issues we raised when we first moved in have still to be completely addressed.
When we moved in, the furniture was broken; there was fecal matter sitting in the toilet; the mattresses were filthy; the kitchen hadn't been cleaned at all, the walls were dirty and the hobs were partly smashed.
Six months in, and after constant chasing up, our extractor fans still don't work - leaving us with moldy bathrooms.
If you have any issue, no matter how major, you will be left constantly chasing them just for a response or acknowledgement of your problem. They are poor with their communication. Any updates you do get will be "we will sort it" but their communication with you will likely end there, and they won't address the issue again unless you go down to the office in person. In which case they will just repeat the same rhetoric.
You would have thought with the amount of staff they have in offices and trophies on the wall they would be exceptional at customer service. Don't let any of this fool you.
Although many of the staff you will encounter are friendly and polite, you will almost definitely face some much ruder members of the X1 Property team. We had a meeting with one such senior member of staff in July to address our dissatisfaction over the handling of our issues. In this meeting were talked down to and belittled. We were made to feel stupid for asking for the basic fixes to be made.

The worst letting agency in the entire world. They take forever to get back to you. They caused me to be out of employment for three weeks when sorting out my flat initially. They kept changing the move in date constantly. Any time you need to raise an issue, they get back to you when they feel like it.
The best one is they changed my locks today while I was at work.
Tenants have also had contracts sent to them for renewing their current property and then revoked just weeks before the renewal was meant to come into effect.
Many tenants have had issues with nonsense and ridiculous fees being added at the end of their tenancy agreement.
Avoid these money grabbers at all costs. They are the worst letting agents ever.
Just ask anyone who lives in their low quality developments.
Jewel, Maveric, Ghazalia are honestly useless just to name a few.
Update - as you can see from their crap response, they literally don't give a toss...

I don’t know how this company can call itself a letting agency. Don’t let the awards in the office or the positive reviews fool you. From start to now, the experience has been poor and unprofessional - with the exception of a couple of staff members who have tried to help.
Things started going wrong as soon as we submitted our application and paid the deposit. Before that, communication was fine - but once they had our money, it dropped off completely. The move-in date changed three times without warning. We’d just get an email about next steps and find the date randomly changed, even differing from what was shown on the referencing platform. As the date approached, we had to keep calling and emailing about key collection. In the end, we physically went to the office on the day (both of us work full-time, so this was extremely inconvenient) just to find out if we could even move in. We could, but that relief didn’t last long.
Checking the property before bringing our belongings was a good call - it was in an appalling state. It hadn’t been cleaned, the oven was filthy, the sofa was falling apart, and paint was peeling from the bathroom ceiling. We were told their “pre-move-in inspection” had been done and photos taken, which must be the same ones they reuse every year because there’s no way anyone had checked this flat in person.
To be fair, Molly and Brad were both helpful - they listened, acknowledged the condition of the flat, and worked with maintenance and cleaning teams to get it sorted so we could finally move in a couple of days later. We were partially refunded for the delay and poor service, but it still doesn’t excuse how the flat was ever allowed to be in that state. Even when repairs are supposedly “completed,” the standard of work is poor. Areas that were meant to be repainted were clearly just coated over, leaving obvious differences in colour and texture. You can see where the paint has peeled away because the surface was never sanded down before repainting.
Since then, the same theme of poor service has continued. We’ve had an ongoing issue with the sliding doors in the main bedroom, faulty from day one. A contractor eventually came out to fix it, but confirmed the entire door needs replacing, so have only been able to align it better therefore the issue still isn't resolved. The draught that comes through is so bad it’s cold and loud, making it difficult to live in and sleep.
Our property manager Shuaib has been extremely difficult to contact. Messages through the FixFlow platform take weeks for a reply. On one occasion, after finally getting through to the office, I was told Shuaib was “on lunch” , absurd considering they already knew I was unhappy and had been asking for a call. I was promised a call back the same/next day, but it never came. When I finally spoke directly to Shuaib, the call was abrupt and frankly rude. They only answered to say the works had finally been approved, which was good news, but when I tried to ask why it had taken so long (reported in June, now October), they cut me off and ended the call. It was incredibly dismissive and unprofessional. Though, judging by the wider culture here, probably standard practice.
X1 keep mentioning a "senior account manager" supposedly responsible for the building, but this person seems to be a myth. Apparently they work abroad and are hard to reach, which raises questions about how they can manage anything from another country. I’ve emailed them directly and submitted a formal complaint through the company’s process, no response to either.
X1s lack of communication and accountability is shocking. They only act when you physically turn up at the office, and even then, progress is slow. Staff like Molly and Brad do their best, but the management and structure above them are a shambles.
AVOID this letting agency if you can, they make renting far more stressful than it should ever be, and we certainly won’t be renewing. Can’t wait until we move out, given how “brilliantly” everything else has been handled, what could possibly go wrong?... Read more

Our experience with X1 Sales and Lettings was nothing short of shambolic. We arrived for a scheduled viewing at MediaCity Tower only to be casually informed that they had “lost the keys somewhere in Manchester”, which filled us with a lot of hope (not). As a result, we were taken to a completely different flat.
The representative showing us around seemed utterly unprepared. Every basic question about the property was met with long, uncomfortable silences while he frantically searched for answers on his phone. To top it off, he told us to just “meet him back at the entrance” once we were done, offering zero guidance or engagement during the viewing itself as he went and stood in the corner of the room on snapchat.
The flat was massively underwhelming for the price point, and the poor organisation and lack of professionalism from X1 completely put us off the building altogether. Despite the disastrous experience, the agent still asked if we wanted to fill out an application form which we declined without hesitation.
Overall, the viewing felt like a waste of time and a strong signal to look elsewhere. I would not recommend X1 at all.... Read more

My experience with X1 Properties has been nothing short of a disaster from the day I moved in to the day I left. I honestly cannot understand how this company is still allowed to operate the way it does.
First of all, the so-called “24-hour security” is a joke. People walk in and out of the building like it’s an open market. Random strangers knocking on doors, trying to force entry, and security is nowhere to be found. Every time I tried to report something, I got absolutely no response. It’s like they’ve hired a ghost security team just to save money. If you’re expecting safety or even the slightest peace of mind, forget it.
When I moved into the apartment, it was in a filthy, embarrassing state. Dust everywhere, floors, cupboards, kitchen surfaces, you name it. I had to clean the place multiple times just to make it livable. The fridge was disgusting, the oven looked like it hadn’t been touched in years, and the walls were covered in marks. Even the flooring had dried cement and silicone left all over it. It was clear they hadn’t bothered to check the condition before handing it over.
Fast-forward three months to when I moved out, I returned the apartment in FAR better condition than they gave it to me, and somehow I was slapped with a massive cleaning fee. Suddenly the walls “needed painting,” random things “needed replacing,” and I was held responsible for issues that were there before I arrived. They were quick to take my deposit, quick to threaten me with debt collectors and legal action, but completely unreachable for anything that actually mattered while I was living there.
This company sold me a dream and delivered a nightmare. They will happily take your money, ignore you when you need help, and then squeeze every last penny out of you on your way out.
Save yourself the stress, the sleepless nights, and the financial headaches. Do not rent from X1 Properties. This place is nothing but a scam with fancy marketing. Avoid, avoid, avoid.... Read more

I’ve been a landlord with this agency for three years, and for the first couple of years the service was smooth and reliable. Unfortunately, things changed about 10 months ago when a new account manager took over my property.
At first, communication was reasonably timely. Over time, however, responses became slow and increasingly inconsistent. I found myself having to chase repeatedly for updates that should have been handled proactively.
The most serious issue has been the decline in rental collection. Payments that were previously transferred within a few days started slipping, and most recently the delay has stretched to almost three weeks. Despite the tenancy agreement clearly setting out when rent is due, and the steps the agent is authorized to take in the event of late payment, no action has been taken to enforce stricter payment habits or apply any penalties. It feels as though the account manager is simply waiting for the tenant to pay in their own time, rather than managing the situation in accordance with the contract.
It would seemed that on several occasions, the account manager is not staying on top of the arrears unless I step in and prompt them. This is not the level of oversight I expect when I’m paying for a fully managed service.

Some of the most incompetent people I have ever dealt with. The building (Pomona strand) they manage is in an absolute state, appears all they care about is profit and I hear constantly from other residents issues they are having due to x1’s incapability to manage business. I have also had numerous issues with them myself, including taking nearly two months to sort my contact, losing emails I sent to them, asking multiples times for the same things, and dealing with staff that obviously have no idea what they are doing. I would avoid any residential areas managed by x1. There are much better places to live for less money. X1 will also tell many lies to you when trying to sell/ rent a flat to you. I stayed at Manchester waters over the past year and it has been the worst experience. Washing machine was not provided for 3 months, fraudulent claims for damaged goods that were already damaged pre move in, car park safety shutter left open for months resulting in tenants cars being vandalised and windscreens being smashed. I have had a very disappointing experience with this company. My friend and I, both students, were accepted for a two-bedroom apartment in Media City Tower A. However, after we paid the holding fee, communication from the team became unclear and inconsistent. The process was made unnecessarily difficult, as we were not provided with proper guidance or clear instructions on what was required to complete the application.
As a result, we were unable to finalize the process in time, and our holding fee was withheld. This experience felt disingenuous, as though the process was designed to retain our payment rather than support us through the rental. As students urgently looking for accommodation, this has been especially stressful and disappointing.

Stay away from X1 town hall Salford ( constant leaks in the building, mice on the corridors, no security, broken gym, and lots of thieves stealing parcels )
I have constant leak in the flat for 5 weeks, black mold growing and all they do is “ investigating “ and emailing but wouldn’t take any actual steps to resolve the leak. They tried to schedule contractor to paint over mold instead of stopping and leak and removing black mold prior.
- Replacing broken fridge prior took them over a month, there was also 6 weeks without hot water. Never any rent reduction offered, they just ignore emails and property mangers change few times a year so you never know who to contact.
- I liked the flat and location but this agency is making it impossible to live here.... Read more

I had a lovely little flat in Liverpool managed by X1, but overall my experience was disappointing, especially given the high rent I paid. X1 is very overpriced for the service they provide, and they make it extremely difficult to contact them. I was often on hold for over 25 minutes, had calls drop unexpectedly, and experienced significant delays—my maintenance issue took 9 months to fix during a 12-month contract. To make matters worse, I am still waiting for a response to a query I raised in September 2024, despite having already moved out.
Currently, I am disputing several deductions from my deposit, including a "Spotlight Replacement." The spotlight is fixed in the ceiling and flickered from the moment I moved in. Maintenance was aware of this and added it to their to-do list, yet it was never resolved. This clearly indicates an electrical issue rather than damage caused by me, so I do not believe this charge—or the others—is fair.
Given these issues, I would not recommend X1 to anyone. The lack of communication, slow maintenance response, and unfair deposit deductions make for a frustrating tenancy experience. Proceed with caution.... Read more

I have two friends who applied for a flat via this company. During this time they were asked to provide a guarantor for each individual. This was then done by both individuals. One friends was accepted and the other left hanging. They also took a £300 fee which they don’t give you back if the referencing is invalid.
My friend has spent the last two weeks getting into contact with them and they are have been hugely unhelpful. She had emailed them for an update and they couldn't even write the correct names in the email. Which is a major red flag for a professional organisation.
Both my friends have been commuting for the last two weeks for university as they are students making this really important.
They were continuously told that everything was fine and then told that it was invalid.
The day before the holding deposit extension was about to expire. Which is when they told my friends it was going to expire. They were told the reference did not go through.
The experience both my friends was horrible. If you’re reading this honestly just avoid. Awful company who has no communication with the other companies involved in this situation. They were told that they are not getting their money back. And no apology from this company at all was given to either of them.

Avoid at all costs. This letting agency will scrounge every last item on your deposit such as £13.40 for a removal of bag, £150 for repainting. Never in my lifetime renting have I experienced such incompetency that even after a (unreasonable) deposit deduction agreement I made just to get this sorted they have no ability to actually release the funds. This was by far the worst tenancy experience I have ever had in Manchester, and I have lived in several rented properties across the city.
The issues ranged from outright negligence to sheer incompetence. Maintenance requests were ignored or dragged out, and the level of care for tenants is non-existent. I would strongly advise avoiding X1 under any circumstances – even if you feel desperate, you will regret renting with them.
On leaving the property (which was returned in the same condition it was received, aside from bathroom works that we reported during the tenancy but were never fixed), X1 attempted to charge us over £1,000 for alleged “damages.” This included bathroom issues they had failed to repair, as well as pre-existing damage from before we moved in. Many of their claims directly contradict UK tenancy law, which prevents landlords from charging tenants for fair wear and tear or pre-existing issues.
Fortunately, we had taken detailed photographs at move-in, which prove their claims are baseless. I would strongly recommend that anyone renting through them do the same, as they appear to rely on tenants not knowing their rights or lacking evidence.
In my opinion, this company’s business model seems built on squeezing money out of tenants through unfair deposit deductions and disregard for their legal obligations. Rent here at your own risk.... Read more

As guarantors supporting a tenancy with X1 Lettings, and having overseen multiple student rentals over the years, this experience has been profoundly concerning. Staff consistently demonstrated inexperience, poor professional standards, and limited accountability. Calls frequently went unanswered, long holds were routine, and after 4:30 p.m. the team was effectively unreachable. Updates had to be pursued repeatedly and relentlessly, and staff regularly provided conflicting and inaccurate information. One staff member even ended a call abruptly when politely asked for their name — a clear example of unprofessional and unaccountable behaviour.
Their failings caused significant disruption, leaving the tenant to arrange storage and temporary accommodation. Casual conversations on passing with other residents revealed similar experiences, pointing to systemic weaknesses in training, communication, and customer care. The whole tenancy process was a nightmare — constant poor communication, misinformation, and inefficiency. We were promised a smooth move-in on 29th August, but due to their errors and delays we weren’t able to move in until 3rd September. In the meantime, I was left homeless, forced to pay for a hotel, and had to waste money on extra travel. The flat was handed over in an uninhabitable state (leaks, old mattresses, unfinished maintenance). Staff repeatedly ignored urgent calls and gave false assurances, leaving us to do all the chasing. On top of starting a new job, the stress this caused was unacceptable. I would never recommend them — completely unprofessional and unreliable.

Terrible communication, do not answer the phones when ringing. And when you do get through, they are not helpful and frankly patronising. If you have an issue they refuse to pass you to anyone else and only tell you to make a complaint, but this takes them 15 DAYS to review and get back to you. I have never heard of such a long time. I work in customer service and if this was our complaint system we would have no clients so I am extremely surprised at the length of this, I submitted mine 4 weeks ago now and still yet to hear anything.
I have had the worst experience I have ever had with a letting agent causing delays in my application and turning it round to blame myself and my guarantor when we have been more than co-operative. The 3rd party they use for referencing is the exact same. I was told by an employee on the phone at X1 that they could assist my guarantor as they were not getting any from the referencing place only then to be told days later they had not been reached out to because ‘this is not something we do’ - so I was flat out lied to.
No communication between the employees whatsoever as I had previously passed my guarantor information over to them days before only to be asked AGAIN for it by someone else, but only after I had reached out for an update?? Why did you not reach out for this information, or speak to the other employees at the company?
My application has now been withdrawn, extended, extended again without my acknowledgment whisky I have desperately tried looking for somewhere else to live with no money as they refuse to give me my holding deposit back despite the delays being due to a lack of communication and help on their side. I have been homeless for nearly 4 weeks, suffered a lot of mental and financial distress as I have had to pay out for storage units and travel back to my mum to live whilst this was supposed to be sorted. No guarantee I will get my holding deposit back. I have filled in all required paperwork sent to me and been nothing but co-operative. There is a whole lot more wrong with them I have experienced and I was not even a full tenant, just a potential hopeful one. Which is extremely disappointing because the property I wanted was perfect for myself and I was extremely happy to finally be living on my own in a good location but instead I have been plunged into being homeless and in a lot of financial stress.
This has also now affected my work as I cannot go to my office building in a different city, final month of my masters for the same reasons, my mental health as I have been nothing but stressed and caused a lot of depression over the fact I have no where to live and shelling out lots of money.

They have now withdrawn my application and not given me my holding deposit back despite this being due to their lack of communication. I was also told someone else would be handling this but never received a call or email from them and the agent originally handling my case continued to email me, leading them to accuse me of lying saying I never informed them of the issue I had been facing with contacting let alliance DESPITE THIS BEING MENTIONED THE ENTIRE TIME OF MY APPLICATION PROCESS BOTH BIA EMAIL AND OVER THE PHONE.
Disgraceful and disorganised company, lack compassion, just money hungry and I have now been homeless nearly 2 months because of them, still having to pay out for a locker and travel with no money for a deposit because THEY have it

Finally got a response from the complaint team after 2 MONTHS and they are still refusing to give my holding deposit back, stating all that has been mentioned in the above is no fault of X1s?!? I have now reported them to the redress they are registered to and seemed further legal advice as everyone I have spoken to about this situation have stated it is unacceptable and laughable what they have done.

The communication is poor, they made substantial changes to Ts and Cs with no consultation to include a new exit fee and refused to handover keys at the end of tennancy without it being paid: They also changed the locks without informing me and refused to send me a copy of the keys by registered post. This company is an absolute joke. The so-called “management” is chaotic, immature, and completely unprofessional – it honestly feels like the place is being run by children with no clue how to deal with tenants or real issues.
They fined me for parking charges, then admitted it was their own fault, but instead of owning up and fixing it they tried to take the money back by calling it “withheld rent.” That’s not just unfair – it’s exploitative and dishonest.
The property itself was a nightmare. It was full of constant parties, groups smoking weed and drinking in the building, making the place unsafe and unbearable to live in. Complaints to management achieved nothing. They simply do not care about tenants’ wellbeing or safety.
X1 is one of the worst property companies I’ve ever had to deal with. They’re greedy, incompetent, and totally out of their depth. If you value your money, sanity, or safety, stay far away from X1.... Read more

The worst place I’ve ever lived! would not recommend living at X1. Throughout my tenancy there were constant maintenance issues that were never properly addressed, including persistent leaks in the building and car park gates that were regularly left unlocked, compromising security. Parcels left on desks for anyone to steal. Despite paying for facilities, parking spaces were always unavailable, and the area around the bins and car park were infested with rats. The lifts were always broken and they took no responsibility for anything! All the staff are incompetent and poor communicators. They also tried to charge over £1000 of fees when moving which after months of disputing with the deposit scheme came down to next to nothing!

This is not an exhaustive account of issues I experienced with X1. Benefits of living in the Saltra development (Salford) via X1 Lettings were that the grounds were well-maintained and when my washing machine died a replacement was quickly arranged. Otherwise: I was granted permission to have a pet, it was written into my contract. I paid £25 per month for 6 years to have a pet with permission. After 5.5 years the building management company told me pets were not allowed and my contract would not be renewed in Spring 2025, so I had to move house unplanned when my dog was elderly and unwell. (In total I paid ~£1,700 in fees for a pet that was never permitted and there was no clarity on what that money was actually going towards.) X1 said they would issue a Section 21 to ensure I would move out, but would not let me leave early (then forgot to issue the notice). The ground floor external door broke in November 2019 and wasn't fixed for at least 2 years. There were ongoing numerous thefts from the post area, including my medications during Covid. Once when the lift broke down a young couple's baby buggy was stolen. The building's fire alarm was faulty and throughout my 6 years would sound at least monthly - often in the middle of the night. The fire service frequently came out. X1 flip-flopped between an evacuation policy and stay-put policy, though both eventually were ignored by most residents due to the frequency of false alarms. I had two upheld ombudsman complaints during my time in the Saltra development. Staff turnover at X1 is high, communication is poor and non-empathetic, and became borderline vexatious. I was a great tenant and did everything properly when I moved out, including a professional apartment/carpet/oven clean. X1 later demanded £778 in redecoration and other fees from me after a 6 year tenancy (including £60 for a 'toilet seat retighten' - another reviewer mentions this, clearly a consistent strategy from X1). I challenged the charges as reasonable wear and tear. X1 did not respond to my challenge and I had to pay £60 for an independent adjudication. X1 took a month to contribute to the process and after many weeks of anxiety, the adjudication service awarded £0.00 to X1 and refunded my £60, finding that the charges were unreasonable. X1 has caused me ongoing and mounting distress and anxiety over many years and attempted to coerce me into paying £778 unfairly upon move-out. In my experience they are the worst kind of bullies acting on behalf of landlords who do not care at all about tenant wellbeing or welfare and care only about maximising profit at any cost. It is the worst experience I've had from an agency in decades of renting. I strongly recommend you avoid X1 Lettings, but if you don't, be very careful about your check-in inventory (make additions as necessary), keep good records of any issues, go to the property ombudsman promptly if you need to, attend the check-out inspection, take lots of photos, and challenge any fees upon move-out... Coming all the way from Reading to view 2 places in Manchester, the first one doesn’t look anything like the pictures, it looks like a crime scene, and you can tell the agent just hates his job and can’t wait for you to leave asap. To my surprise the second one is actually decent. Asked the agent if we can move in before 28 Aug (essential) and he said yes, so we sent our form to rent that place. Turns out the property is not available till Sep. Called them and they never answer the phone call, their reply to emails are as slow as you can possibly imagine. And just before we agree on signing the contract and move in by Sep, the agent suddenly emailed us that they are increasing the rent for the property. I am speechless. Do not bother renting with this company they are incompetent. The biggest mistake I’ve ever made was rent from them.
From the very start it was a nightmare - getting keys ect move was a delay not so bad it happens - I viewed an apartment on the 5th floor so bear this in mind. I finally get my keys go to the apartment to move in and security asks for my door number and says I’m on floor 3, which of course confused me as I didn’t view a apartment on floor 3. Got to the apartment it was a mess, stained walls, damp on walls, food still in the sink and sides, broken wardrobe, stained mattress, and plenty of other things wrong with the apartment. Immediately emailed with all my concerns to which they did sort out the apartment but not all.. they never addressed the fact I moved into a complete different apartment and never mentioned during the process that this is something that happens.
Living there was a nightmare as well you could only collect parcels after a certain time. Then they got new security which was never there so you had to constantly text them and get them to come to the room so you could collect your parcels. There was constant power outages and hot water would be gone all the time where you never had a point of contact to go to about and never got emails about it, I asked for compensation for this but they ignored very email.
I finally had enough of the experience and decided to write a complaint to the complaints team and they never got back to me I gave up chasing them after 2 months of no response.
The moving out process isn’t easy either they have tried to charge me for things that were already damaged before I got there I have obviously disputed this and have evidence and waiting for them to respond to that. I also have an email confirming what my last month rent payment should be and this is person confirmed this with a finance team and now I’m getting constant emails from credit control telling me I’m in areas.
Honestly avoid this company they only speak to you when it’s convenient for them, never solve any issues or address any of your concerns. There is so much more to say but just avoid it.... Read more

I was a tenant at an X1 property in Salford Quays, and my overall experience was extremely disappointing. The apartment, while looking modern and stylish at first glance, is essentially built like a showroom, designed for appearance rather than durability. From the very start of my tenancy, I faced constant problems with both the facilities and the property itself. Considering the building is relatively new, it’s alarming how quickly these issues appeared. It makes me wonder what it will be like in a few years when repairs are likely needed almost every week.
The end-of-tenancy process has been just as frustrating. These apartments seem intentionally built in a way that allows management to justify unreasonable deductions from tenants’ deposits for minor wear and tear. To make matters worse, I am still waiting for the return of my parking deposit, despite my tenancy ending weeks ago. I have called, emailed, and followed up multiple times, yet no one has gotten back to me.
Communication with management throughout my tenancy was poor. Whenever I reached out for help or to report a problem, I was often told that the person I had contacted did not actually work for the company, which made the whole process unnecessarily stressful and time-consuming.
Overall, my experience with X1 in Salford Quays was marked by poor build quality, recurring maintenance issues, unhelpful management, and a lack of accountability even when it comes to returning money that rightfully belongs to tenants. My moving in experience with X1 was unnecessarily difficult, I have never had an experience like this when moving into a rented place!
The main thing was the lack of communication and responses from the team. We were making a big move from London to Manchester so wanted things to be clear and easy but it was far from that.
Upon sending the holding deposit, we did not receive acknowledgement of this payment for a few days. We went through the referencing checks and then we were kind of indirectly told they were fine and the flat was ours? No congratulations or confirmation just an email asking for us to send them money etc.
In this email the tenant names were incorrect (no attention to detail at all). We sent the deposit and first months rent, and then had to email over 5 times to chase confirmation and ask that the details of the tenancy aren’t under the wrong names. They had received almost £2000 which is extremely unprofessional and unfair after sending a large amount of money.
Throughout the week leading up to the move, emails were constantly unanswered and the tenancy care managers ignored my calls to the office, to the point I had to call another team and ask them to go to the correct teams desk and ask them to answer the phone.
I sympathize with the employees of X1, I believe they haven’t had adequate training and I have heard the turn over rate is extremely high, which explains the lack of knowledge and lack of time to get back to me. I felt that everyone I spoke to wasn’t actually sure of themselves or the answers they were giving me. People are paying a lot of money and deserve a satisfactory service, in which X1 do not provide.... Read more

Some of the worst customer service that exists. Left on hold for over 10 minutes and when calling in to enquire about any rental properties I cannot even connect to an agent. The phone rings for over 10 minutes which points to the question: how is there no one to even pick up the phone in that time. Even when I email, they send a generic email that doesn't answer my questions or even relate to the email I had sent. When I miss their call they ask for me to call back but never pick up the phone. FIGHT THE DEPOSIT DEDUCTIONS!
The apartments are shoddy, unclean with poor quality furniture.
You'll be shown different apartments to the one you want, they'll get admin wrong and will not respond to you. No accountability.
The common spaces are filthy and not cared for.
Upon gladly leaving the apartment, I was deducted nearly £300! For painting the ceiling (of all places), walls (which could be reasonable but I cleaned it very well and treated it like a home, so no. Just greed from landlord here) and removal of items.
Bearing in mind a leak that happened during my time there that they took ages to fix and warped the skirting and the unclean condition of the flat upon moving in, I was obviously annoyed. I emailed X1, no response. I had to go through dispute resolution. Moved out in may, got my dispute response recently.
I simply sent the condition report before and after and pictures of the cleaning job I did which showed only a better condition upon leaving but they still tried to charge. Additionally, item removal was for an item that was obviously there in the move in report. The pictures on their move out report where blurry like someone is running around talking them.
I got all the deposit back of course but they made it very difficult. They should be fined for trying to deduct the deposit when they're in a position of power. It's pure greed.
Point is, horrible non responsive, greedy company. Their places may be a tad cheaper but you'll pay for that in quality of product and service.
Some Advise if you are to move in.. take pictures before and after cos they will try and get your deposit and set expectations low.... Read more

Utterly shambolic experience. Avoid at all costs. If you value your time, money, and sanity — steer far clear of this letting agency.
-At my viewing, I was told parking was being reduced from £80 to £50/month as an incentive. Great, right? Wrong. When it came time to move in, suddenly there were no £50 spots available — only £80 ones. They claimed these were “different spaces,” which was never explained before. Classic bait-and-switch.
-They then offered me a £50 space “next door,” except it was THREE buildings down. And to top it off, the fob they gave me didn’t even open the correct building for the space. When I questioned this, they said it was fine and that any parking tickets would be cancelled. Spoiler: they weren’t.
-I arrived late one night to move in, only to discover the gate code they gave me was completely outdated. A resident let me in and told me the code had changed months ago. Just another example of their total lack of organisation, completely unacceptable.
-After all that, I reluctantly agreed to the £80 parking spot at my building. But then they refused to give me the fob until I’d paid the deposit and signed the contract — a contract they hadn’t even sent me! They claimed parking wouldn't “commence” without it, but never once mentioned that any parking tickets would suddenly become non-cancellable.
-Despite them finally sending deposit info on 4th July at 2pm and asking for a reply by the 7th (which I gave), they sent the actual contract on the 7th. Due to a family emergency I didn’t get to review until the 11th. I asked a question, signed on the 14th — all documented. I got a parking ticket on the 5th, before they even gave me the contract, and now they’re refusing to cancel it. They’re claiming I caused the delay, ignoring the fact that they hadn’t even provided the deposit link until the afternoon of the 4th.
This agency is a circus of miscommunication, half-truths, and dismissive attitudes.

My experience with X1 Management was extremely disappointing. They advertise 24/7 security, but in reality, it’s only from 7pm to 7am, making it incredibly difficult to receive parcels during the day. The overall management of the buildings was shocking — maintenance issues were often ignored or handled very slowly, and the flat never felt like a proper home.
On top of that, after moving out, we were hit with unexpected charges of over £300 for things like a light clean, mattress cleaning, tightening a toilet seat, and oven cleaning. None of these costs were clearly communicated before or during our tenancy, which felt unfair and misleading. Communication throughout was slow and unhelpful, leaving us stressed and frustrated. Really frustrated!! My partner went to do a viewing for a property at the Michigan Point Towers and was turned away as they had lost the keys. I initially didn’t mind as accidents happen.
For one month I have regularly contacted the X1 sales and lettings line (to the point where the representative recognises my name/number and is EXTREMELY helpful always) and have been told a range of excuses from one of the lettings team.
I have been told their manager is getting the key and dropping it off in the first weeks, then I was told it’s on its way to them, then I was told the tenants are on holiday so they can’t cut a key? In 5 weeks I have been basically begging for this property and now I have given up.
This is truly disappointing! I understand demand is high and I’m sure you receive many calls from unhappy people etc. I’m not a Karen, I’m not shouting and screaming and going crazy, I just want some answers and to be treated fairly. Is that too much to ask?... Read more

Do not rent from X1. If I could leave a 0 star review then I would. I have rented in many places around the world and have never experienced anything like this company or building. I should have known from the viewing when they showed me a different apartment than I wanted to see, then sent me a different contract and ended up getting an apartment I’d never even viewed. When I got the keys and went in the apartment had thick black hairs around the place, fingernails on the floor, mould in the shower and toilet and gum stuck under the bed. The bed frame was broken and wobbly and mattress sunken in the middle. I emailed and they wouldn’t replace anything. Furniture had chips and marks in it. The “facilities” are always damaged too, Laundry room smells and the machines are full of mould and hair and lint all the time. The gym is small and half the equipment is damaged. There was a leak at one point in my apartment and getting them to do anything was almost impossible. Mould started growing up the walls. Eventually a “tradesman” came in flip flops and some tools in a Sainsbury’s bag and just painted over the mould with a different colour to the wall and got it on the floor and front door too with no care. The building is very loud, people constantly partying and smoking weed. Litter constantly in the lifts and entry way. Upon moving out they are trying to take some of my deposit for removing items that are clearly already there in the condition report and to repaint the mouldy wall they damaged in the first place along with silly charges like repainting the whole ceiling. Worst lettings agency I have ever come across. I went for a viewing all the way in April and we put our holding deposit down. Then, they put the dates on our contract wrong and asked us to pay more of our deposit but we refused until the dates were fixed, which they said they couldn’t do until June. By the time June came, they were taking days and weeks to reply to emails, sometimes even completely ignoring us, threatening to put the property back on the market because we hadn’t replied to an email that hadn’t even been sent and just an overall lack of communication across the whole team. In the end, we got told that there was an issue with our references but X1 refused to tell us the reason, nor did they care about helping us to fix it, and they went through with another application even though they had our holding deposit. Very stressful, long time to answer, unnecessary expenses due to the agency
Before we moved in, we paid the holding fee and were told that referencing will take 2 weeks (they outsource referencing to a different company). During the first week "Tenancy Care" person connected to us ignored our emails and calls, after it was chaotic 3 days where we had to provide all the docs, could have been more relaxed if they did not waste a week before.
The referencing agency they use is awful, every time you call you get connected to a different customer service person, they all give different information about the status of your application, ie one person told us that everything was ready, then 2 days later we find out that half of our application is in review.
The proposed move-in date was 1 day after the previous tenants moved out, we were not notified of that - had to spend 4 days in AirBnB and hire a second moving van - during the wait supposedly they were doing maintenance in the apartment, when we moved in a few things were broken, so we don't know what exactly were they fixing.... I have never once had to deal with such rude staff members , terrible moving in conditions including being given the wrong flat and to basically deal with it or move out ( that wasn’t an option ) it’s now been 2 weeks nothings been resolved and I need action from someone higher in the company or I will be taking it further. If I could give zero stars I would. No communication is given with the office not answer calls or emails and a mountain of fines coming through and no one to help us navigate this difficult time. Thank you so much for turning what could have been an incredibly stressful situation into an absolute breeze. I was dealing with a lot of anxiety ahead of moving out of my studio apartment. I had only been there for three to four months and wasn’t entirely sure how the process of ending my tenancy early would work. Quick explanation - moved in 06/24, had many issues that weren't addressed after reporting (a defect table, or mould on the seal in the bathroom shower for example).
They tried to raise the rent each time the contract ended (after six months by £50), the second time we rejected and moved out.
Now they are trying to charge us over £350, for wear and tear issues - including the mould on the seal in the shower, which we reported and wasn't addressed. Scuffs on a wall and paint on a scurtain board, that was damaged and visible on their own "evidence" photos, which dated back to a report from 06/2022, two years before we moved in.
Of course we are not paying for their incompetence!
On top of that the furniture was damaged by some pet and full of hair (probably a cat), although pets aren't allowed.
Altogether it must be the worst experience we had, with any agency, so it's a clear no-go from our side.... Read more

I am leaving feedback on my tour around the space, the tour was from Gabriella who has been very helpful throughout my booking process.
The space has plenty of well kept communal areas including a gym and a room with pool tables and some outside areas.
The rooms I saw are nice, well kept and have big windows for plenty of light and air (standard studio)
I've been looking around a lot of studios in the area and this is the best for it price by far.

nearly a year ago i lived with X1. all they brought to us was troubles, from allowing us to move into a flat that was being bought by a different property investor. Accident? maybe. But after signing a years tenancy agreement which THEY broke and they just throw it off as an accident. we got moved into a two bed flat, which we accepted, but only got at the same rent as our original one bed flat for one year, which didn’t allow us to continue a tenancy for a few years which was what we initially wanted with our flat as it would no longer be in our budget. They also made it out as they was doing us a favour, after giving us one week to move into the new flat only 3 weeks after moving into the first. It wasn’t a favour, you did just about the bare minimum, it was either take up a new tenancy with you or become homeless within a week. How does that sound like a favour? Me and my partner was both also working full time as we was on summer break from uni, working 45 hours a week and having a week to move out was impossible and had to lose some shifts so that we could move.
Months down the line, they was non stop harassing us about late payments, surprise surprise again this was an ‘accident’ on their half. They changed the tenancy agreement so that our rent payment date was different. Had we signed anything of the sort? absolutely not. Legal? probably not. Living with X1 i rang Citizens Advice so many times I might as well had them on speed dial so that we wouldn’t end up homeless. Each time they supported us, unlike our letting agency that was just willing to screw tenants over at any given moment. Might i add that when dealing with this situation the agent would threaten us by email, and i would ring up straight away. The receptionist or whoever picked up the phone would laugh at me down the phone and tell me he wasn’t there. How can an absolute joke of a company laugh at other people like that.
X1, if you think that a half hearted email to my partner who also wrote a review about you as an agency is enough then i’m afraid not, the stress living with you was unnecessary and fault of your company. When talking to people about what we went through, they question the legality of what we went through as tenants. Sending an email taking barely any accountability for what your company did and saying “we did our best to support you through the tenancy” when publicly responding back to her review is just purely insulting and a straight up lie. There is more to this review I could write however i could write forever, just wanted to warn future potential renters of what we went through. As a final year university student who was already struggling with stress, you guys really know how to add on to that stress.
The first few weeks of living there i would have given this agency 5* as the flat was lovely and perfect for us, don’t let the high reviews fool you if you’re considering renting with X1. That was before we knew about the awful agency X1 actually is. Can’t give it less than a star but if i could i would.... Read more

I lived with my partner in an x1 flat for a year and that is all I could take. If you need something fixed they won’t help, the security on at night sit on their phones not paying any attention and will let literally anyone in the building. The building itself was terrible quality, it was a brand new block of flat with slow lifts that barely worked, the bathroom lights didn’t work the entire time we lived in the flat and were told we may have to pay out of pocket for them to fix it. And don’t even think about getting your deposit back, even if you left the flat spotless they’ll find a reason to charge you. In general I can not warn you enough to chose a different company to go with. We also received a parking fine on move out day even though they had provided absolutely no parking for people moving their things in or out of the building.... Read more

DO NOT RENT FROM THIS COMPANY!!!!!! Honestly rented from this company on a 12 month tenancy and i regret every moment of it. From the start the experience was horrible as it did take them over a month to process any documents. The customer service and communication between us and them was not sufficient and we always had to call them for any updates regards documents being processed. From the start we have received only one set of keys and two fobs to get through the gates, both of them fobs did not work, while moving in we had to use Security guards fob to access the lift from the garage, they gave us new fobs but 3 days later, so for 3 days we could only enter if there was already someone entering the building or if security was present. Furthermore we realised that there was a air leak from the balcony and the cold was coming through and we had to turn the heating on all the time, we reported the fault in November and was only fixed at the end of January, which is ridiculous to wait that long for a door to be fixed. During the tenancy we did struggle to pay on time sometimes, but we received threats from the people working for the company and said we will be kicked out, even though we did pay but late sometimes. Additionally our friends who lived on floor 3 had a massive flood and they reported this and said that they would like some kind of compensation or discount and they received a eviction letter from X1. Imagine being kicked out because of a flood in your flat.
Basically do not rent from this company everything about them with all these rewards is a scam and false, the customer service is horrible and any issues regards the flat take months to fix or never fix it.

Gym: none of the machines are working and there is no plan for this to be fixed
Parking bays: black mould in the entrance to these which X1 refuses to fix, blaming someone else for the leak that caused it. Has been there for at least 3 months.
Lifts: every week a new person gets stuck in the lift. This past week, both lifts stopped working leaving people with disabilities/impaired mobility stuck in their apartments.
Cleaning: Cleaning company has only cleaned common areas once in 6 months, allegedly due to X1 not paying them.
"Concierge"/security: do not sort mail or parcels, leaving them to pile in common areas where they get stolen often.
Cinema room: never used because it has never been cleaned. Furniture is destroyed and smells like urine - much like the majority of hallways of the building.
Customer service: The team at X1 is aware of all these issues and has not acted upon a single one.

AVOID! Absolute disgrace of a letting agents, messed us about for best part of a month only to tell us three days before that our flat was no longer available, leaving us homeless. after being that email we were left with no answer for days after paying our holding fee and reposit. This resulted in us having no flat on time for the end of our previous tenancy, having to pay for storage, numerous £50 Ubers to a relatives after work, removal van and so on. We even had to call several times to get our referencing forms in the first place and were always told we’d get a call back and never did. On top of this we had to pester for our own money back for a flat that we couldn’t move into which delayed us affording holding fees for a future flat. Unapologetic, unorganised pathetic and lazy. After living in the Exchange for 7 years, I vacated the apartment and handed over my keys on the 31st of July when the lift was broken for over a month. Following delays on their side, we agreed on the deposit deductions. I am yet to receive the rest of my deposit, and it's September now! The reason for the delay being they sent the wrong total deposit amount to DPS. When i confronted them with this mistake and asked for the correct total deposit I paid, they said their finance department are unable to confirm the total deposit amount since it's been over 7 years. I even shared with them the email sent to me detailing the RIGHT total deposit amount when I first moved in in 2017 with their X1 email domain, the name of their agent, and their bank details they asked me to transfer the money to back in 2017. All this and I have been chasing them without resolving the issue, and without providing me an explanation other than "their account team were unable to check the amount since it's been too long" and "they'll check with account team and get back to me"! I recently moved out of my apartment x1 media city and was appalled by the excessive charges X1 imposed. Here is a detailed breakdown of the charges:
Light clean of apartment: £72
Contribution to full apartment repaint: £132 ( noting that the apartment was not painted when we moved in)
Item removal: £10
Sofa clean (living room): £50.40
Kitchen cabinet repair: £54 (this was not a cabinet but a piece of wood that was attached with glue, which wore off)
Oven light clean: £21 (I did not use the oven during my tenancy)
Toilet seat fixing: £54 (the back hinge broke due to rust, which is a maintenance issue)
Bath reseal (mold): £72 (there was light mold that did not come off even after extreme cleaning efforts)
Broken fob replacement: £35
In addition to these unreasonable charges, the pictures in the initial inventory were taken from a distance, making it hard to see any details. However, the check-out pictures were extremely zoomed in, highlighting minor issues and making them appear much worse than they actually were. This discrepancy in the photographic evidence feels like an attempt to unfairly extract money from tenants by X1.
I believe these charges are not only excessive but also unjustified. The maintenance issues, such as the rusted toilet seat and the mold in the bathroom, should have been addressed by the landlord as part of regular upkeep. Charging tenants for these issues is unfair and unprofessional.
There was a mid tenancy check and the report came out clean however, X1 found the flat unsatisfactory after we left.
I would strongly advise potential tenants to be cautious and consider these practices before renting from this landlord. My experience has been extremely disappointing, and I would not recommend this landlord to anyone.
In addition to this the building common spaces reek of weed and smoke smell. The lift religiously goes under “maintenance” every week at least for 2 days so be prepared to climb up and down the stairs or queue up for min of 10-15 mins for one of the selectively operated lift.... Read more

I can only say about the building where I live (X1 Studios - 25 Boulevard Plaza) and my Tenancy Care Manager, Jasmine Syed. Specifically regarding Jasmine, I have nothing but the best things to say about her work. She helped me renew my tenancy contract smoothly and quickly and continues keeping all the tenants updated about building-related matters. Absolutely shocking!! DO NOT LIVE IN ANY PROPERTY DEALT WITH BY X1!! - If I could give 0 stars I would! I have lived in the property for a year and half now and have had nothing but issues with X1 and haymarket. The communication between these people is non existent and they also are not able to communicate with tenants. My issues with X1 started before I even moved into the property, when a member of their team tried to put my rent up even though I’d already signed a contract. I then reminded them that I had already signed a contract at agreed price they then claimed I hadn’t done this and that it was to do with the previous tenant. I then sent them a copy of the contract they had written and also signed and they agreed that it would be kept at the price stated in the signed contract (not that they’d have a choice). I was then advised the day I moved in that my rent again would be raised, again I had to speak to the incompetent staff that don’t communicate with each other and prove that I had already signed a contract. This caused a lot of unnecessary stress and upset before I even moved into the flat. Since being in the flat there have been MULTIPLE occasions where the fire alarm would go off intermittently, one day this was ongoing and went off every hour. I asked security what was going on, and I was told by security that there was a fault on the fire panel due to one trigger point. I was then advised by security that instead of fixing the fault they’re removing the trigger point from the circuit in order to stop the fire alarms going off (sounds safe). The fire panel then flashed up with faults for approximately 5 months before being fixed. I contacted X1 and Haymarket numerous times about this issue and not once ever got a response. There is mould growing all over the communal area of the building, which X1 and Haymarket choose to ignore and instead of tackling the issue, just paint over the mould. There are constantly issues with the front door of the building being broken meaning either tenants get locked out and aren’t able to gain access to the building they pay to live in or the door would be left open so anyone can walk in off the street (there has been mass parcel thefts due to this). In my time living here X1 have broken GDPR rules and regulations MULTIPLE times by sending emails to myself and my flat mate whilst also sending it to the previous tenant, even though they no longer have anything to do with the property. Most recently the lift is broken in my building meaning I’ve had to walk up the stairs which is annoying but one of those things. What I can’t get over though is the fact that the lights on the stairs are all broken meaning I’ve had to walk up a lot of stairs in the pitch black unable to see anything, this is a health and safety issue. Again on the stair case they have hand rails that are loose and I’ve almost fallen down the stairs backwards due to this, again another health and safety issue. I have reached out numerous times to X1 and Haymarket to ask them why I pay so much rent when basic health and safety needs are not being met. Again I have had no response. This company is completely incompetent and unprofessional.... Read more

They have given me a place with stained walls, bathroom not clean and a mattress full of hair and stains. I had the worst experience of my life dealing with this letting agency. To begin with, before I moved in I viewed the apartment and noted that there was black moulds in the bathroom. I was assured that this would be throroughly cleaned by a professional cleaner. When I moved in, the bathroom had not been cleaned and the mould remained. When I contact X1 lettings, their only response was that I should “clean it myself”. As a result of this, I developed breathing issues and had to clean the bathroom myself with heavy duty chemicals to remove the mould.
Additionally, prior to moving in, I noted that there was extensive staining on the couch as well as a broken table on the balcony. Once again, I was assured by X1 lettings that they would replace all damaged and broken furniture prior to my moving in. The day I moved in, I was shocked to find that none of the furniture had been replaced despite what XI lettings promised me prior to moving in. I photographed this and sent it to X1 lettings to inform them that they had not replaced the broken and damaged furniture. They eventually replaced this after 2 months and CHARGED ME to replace these items even though they were already broken before my arrival AND X1 lettings was aware of this. Even after I moved out, X1 lettings chased me to pay for this furniture I had no part in damaging and threatened legal repercussions. I was absolutely exasperated by this. I attempted to refer them back to the multiple emails we had sent when I moved in with proof I had not damaged the furniture and confirmation from them that they would replace these items. This had a significant impact on my wellbeing. X1 lettings would not enter into any discussion with me about this despite the clear evidence in the emails we exchanged at the beginning of my tenancy.
I had to end my tenancy earlier than expected for which I gave more than one month notice and paid 810 pounds of an early termination fee which was not mentioned in the contract. I paid one month extra rent and was assured by X1 lettings senior management that they would start to advertise the property as a priority immediately. After moving out, they failed to contact me with any updates about the status of my rental and instead sent various emails asking for different amounts of money. They threatened legal action against me if these fees were not paid. Eventually after a prolonged period of no communication, I contacted the letting agency and they informed me I owed 2 months rent. When I enquired about if they had a new tenant, I discovered that the property was never even advertised. When I attempted to speak to X1 lettings senior management, I was spoken to in a highly rude and condescending manner. They did not want to help or assist me at all and were not apologetic for their failings. They then told me my rental was “taken off the priority list” despite another X1 agent informing me that the property was still currently under my name and not for re-letting. As you can clearly see, it is extremely difficult to get an honest answer whenever you question X1 lettings.
In addition to the thousands of pounds I already paid them despite no longer living in the property and settling with Reposit, they charged me an additional 3,111 pounds after this. The threatened if this was not paid within 48 hours they would report me to debt collectors and the CCJ. They sent me this email and gave this 48 hours notice on a Friday evening which resulted in utter panic and distress over a weekend where it is difficulty to transfer money from a banking perspective.
Ultimately, I had a horrendous experience with this letting agency and would advise any prospective tenants to AVOID them at all costs. They do not work with any integrity or show any care or support for their tenants. I wish I had never rented a property from them. I am glad to be free now of their complete unprofessionalism and lack of integrity. PLEASE AVOID THEM AT ALL COSTS.... Read more

Horrific lettings agency. Stayed with x1 for 4 years and been charged nearly £500 worth of fees for the apartment of which I have lived in for 4 years and which was not in a good condition upon moving in. The flats paint work was marked and a mess upon moving in I did raise this. Now they would like to charge me nearly £200 for a repaint of which they should be doing anyway as I have lived there for 4 years for free of charge as under act 4.1 this is wear and tear... They have then decided they would like to charge me £50 for a sofa clean and for marks on the mattress and sofa of which were present upon moving in. I even cleaned under the sofa and mattress upon moving in which was left in a disgusting manner as the flat had not been cleaned properly. I have been charged for a flat clean. The flat was left immaculate. They do check outs a couple of days after you move out so dust does naturally collect and they can steal your £60 by doing it this way. Ayomide who did the check out has been useless over email informing me to get in touch with the reposit company as it's not his/her problem. I am overall just disgusted by the company. Not only have I had an awful experience with my checkout. The public areas are disgusting, the staff are rude and they like to make things up as they go along. For example, was sold a parking ticket from reception for moving out. The ticket didn't actually do anything or prevent me from getting tickets from the warden. The woman on the desk at x1 made up the price to try and make some cash. I overheard her say to her colleague it doesn't matter if it doesn't work at least we made a tenner. Constant revolving door of employees, unfriendly, incompetent, exploitative.
First thing - when putting up flats to rent, the pictures are a "show apartment" and NOT the actual flat you'll be moving into, and the difference between the two is staggering.
After living in an X1 managed flat for nearly 3 years, I’m not left very impressed - no fault to individuals in the company, they just seem to have a constantly revolving door of employees to the extent we had about 4-5 property managers while we were there. This meant issues kept cropping up, weren’t addressed, or were repeated. It also meant we often didn’t know who we should be reaching out to to address issues - and ringing X1 was often a very unfriendly experience. It was all very impersonal and didn’t seem to take into consideration that this was our home, and we were worth caring about.
We also got a very rude email saying we hadn’t paid rent that called us “unacceptable”, even though we had, and had had no prior issues with rent payment. To their credit staff involved did apologise.
At the end of our tenancy, we are now in a deposit dispute, as they tried to charge us over half our deposit for a host of things including a 'general clean', despite noting on the report that each room was clean, and tried to charge us for a shower reseal, which we had been reporting as an issue for over two years with no action being taken. They also tried to charge us a large percentage of a repainting cost despite not mentioning any damage caused by us in the report, and admitting that it was largely due to wear and tear. During the process of discussing this, they also sent all our information in the email chain to an outside party by mistake.
I feel awful for families and renters who are not in my position to fight X1 on matters like this and are being taken advantage of in the rental and move out process.
Overall, I unfortunately wouldn’t recommend an X1 managed building to a friend (or an enemy!) due to this experience.
Edit: to the X1 staff member who responded to this review trying to say that we had damaged the walls - DPS has now got back to us rejecting your claims (aside from a cleaning fee). Please take this into account when trying to charge other tenants for what the DPS has said is reasonable wear and tear. Also please take this into account when replying to customer reviews, which should be taken on board as feedback to act on, not to reject.... Read more

I had a very frustrating experience with X1 Manchester Waters. I paid over £90,000 deposit in 2019 for a unit at X1 Waters but had to terminate the agreement in October 2023 due to significant, undisclosed changes made to the layout.
Despite signing a termination agreement, I have not received my refund after more than eight months. This delay has caused significant financial and emotional stress.

Do not even consider usjng this agency, they're an absolute nightmare!! When I moved in the flat hadn't been cleaned. There was a condom wrapper on my bedroom floor!!! They didn't care, never sent anyone to clean it so had to clean ourselves. Bathroom fan wasn't working so went mouldy. Broken furniture, they did replace a sofa eventually but it was so uncomfortable. When I kept complaining about the bathroom fan the office actually said 'I think we've already done alot for you.' They were then laughing down the phone at me because I was absolutely fuming. Also my parcels got stolen all the time, the door lock on the building never worked so anyone could walk in and steal stuff. Oh and when we moved in They couldn't find the key so just gave us the whole set of keys for the whole building and told us to try them all. Avoid X1 Lettings at All Costs- Disastrous Experience. 0 stars.
My experience renting through X1 Lettings has been nothing short of a nightmare. From day one, I've been met with incompetence and negligence at every turn.
Despite numerous attempts to address urgent concerns with the property, such as a broken bed, damaged furniture, and unusable appliances, I have been met with negligence and incompetence from the agency's staff. Moving into a dirty apartment I had to clean myself and a broken sofa they refuse to replace, are just a couple of the many issues to note, pictures below.
Not only have I had to deal with four different property managers in under five months, but any concerns or issues I’ve raised have been consistently brushed aside or the one issue they did rectify took months.
Their incompetency had also now had repercussions on me personally; despite my water bill supposedly being included in my rent, I've received multiple notices from United Utilities indicating my water bill is past due. Each time I've brought this up with the letting agents, they've simply told me to ignore it (17/01 was the first time I alerted them), promising to handle the matter. Yet here I am, months later, with a negative mark on my credit report as a result of their negligence.
But the cherry on top of this disastrous experience has to be the state of the property itself. For the entirety of my tenancy, I've been stuck with a broken fridge. It took until my final month leasing with them for them to finally agree that it needed to be replaced. As a result, I've been forced to buy fresh food every day, only to have to discard it the same day due to lack of proper storage. The financial strain this has caused me is inexcusable and has been very problematic.
They pass the blame onto others and refuse to take responsibility for their actions, blaming things on past employees who apparently leave after 1 week, this I don’t believe should be impacting me, it’s simply not my problem. It's clear that they prioritize their own convenience over the well-being of their tenants.
Save yourself the headache and avoid X1 Lettings at all costs, I would not wish the situation they have put me in on anyone.... Read more

The worst management company!!! I’d recommend staying away from them!!! Do not rent any properties from them!!! No on has a clue what’s going on there. Completely unprofessional and clueless staff. The managers don’t accept phone calls either, they just leave the junior staff to deal with everything. When you request to speak to the mangers they’re always ‘busy’.
They’re just leeches!! 2 years later after vacating one of their properties I rented in Manchetser they contacted me saying I still owed them rent. They falsely made up dates saying I was still present in the flat and requested me to pay for those dates which were completely fabricated. I posted a review with picture proof, x1 replied basically saying I am lying which is not true at all! I have x1 reports of all these issues in my emails, we were left with cold water for 3 months. Our flat hasn’t been checked for pests since last year despite us asking. X1 employees were rude to us on the phone and did not do anything until I got my family to call multiple times and they had to say we would take legal action. The landlord is basically impossible to reach, I have been trying to reach him since the start of this month but still no response. A couple months ago I listed all my issues and asked for a rent reduction and he offered £50 off one month of my rent which is so ridiculous lol. Do not move here, I am not the only one with these problems, I have talked to other people living in the same building who have had countless issues and they have also confirmed that this isn’t liveable place at all.... This letting agency doesn't help people with any issues they have with their apartments. Just moved in to a "new" apartment and multiple doors do not close properly, the walls have holes, some lights do not work and the fridge has a damp smell that does not go away. Contacted the letting agency multiple times about these issues and their response was that they were not going to fix any of these issues.
The staff were super unhelpful and not polite. Also, contacted the manager multiple times and still haven't received any reply or help from them. Worse letting agency I have ever dealt with!... Read more

Most disgusting letting agency ever. Firstly when we moved in we were given a rubbish bathroom with a broken shower door so it would flood every time somebody showered, broken extractor fan so black mould kept growing multiple times, 2 men came to visit and mentioned our bathroom hasn’t been renovated even though it should have. Cold water for 3 months when first moving in and we were told to fix it ourselves. Broken oven for months, broken stove, mice multiple times, homeless people breaking in because the building door is never secure (me and flatmate had to call 999 twice as they were on our floor doing drugs and x1 said they can’t do anything!) huge leak on my bedroom roof left for months, pipe bursts in the coup-boards under the sink, broken sink tap and leaking countertop, flood on ground floor of the building which made the whole building smell and nothing was done about this, broken lift for months, stolen parcels and bathroom light exploded whilst my flatmate was showering which caused every light in the flat go go out, we were left in the dark for a day. Calling the investors, DO NOT buy and rent with X1
I invested a property to let with X1 Developer, inclusive furniture pack (which when the property completed furnitures will include in it).
Paid deposit on the 05/Nov/2015.
Completion date should be on the 2017 but delayed.
Building completed on 22/12/2020 (after 5yrs).
First tenants rent out on March 2022
Renewed contract March 2023 with new lease increase rent but still receiving the old rent until the tenants moved out October 2023.
Found out the furniture pack is not included in it? Since then chasing for the money I paid for the furniture pack, until up to now, I still have not receive the refund yet.
After the completion from X1 Developer lead to letting with X1 letting directly (that is a big mistake).
Flat rent out on the 5/March/2022, lower than market price. X1 Letting give me the reason was due to covid, market is down and it’s not easy to find the tenants. I accepted with the low price to rent it out.
One year contract ended on the March 2023, before renewing the contract, agent contacted me saying we can increase the rent because this is what the market at. We agreed on the price with the tenants to continue the contract. But, rent were delayed for 2months, I do not know why. Contacted the agent and ignored my email and phone calls. After few weeks of chasing got the email saying she is leaving the company. Anyway I am still getting the old rent until the tenants moved out October 2023.
Then that’s where another problem started, my flat is unfurnished that is the reason the rents were low. (But I paid for the furnitures pack to completed with the property). I trusted X1 developer from purchased the property with them to letting with X1 letting.
From October 2023, I have been asking them to furnished my property which they neglected to delivery what they promised. During this chasing period, furnitures are finally ordered at the beginning of January 2024 (after 3months), but waiting for the delivery date (one whole month) until end of January and no updates. Then I requested to send me the invoices of ordering the furniture pack and no response. My flat’s been empty with no tenant for 4 months up to that point. I have no choice but to leave the X1 Letting agency.
After I wrote the review on Trustpilot 01/February , they contacted me via assigning to another agent. Told me they will investigate the case and will give me formal written response by 5th March, which of course not delivery to me. Again I contacted that agent and he gave me another email to contact. She then assigned me to one of her colleague to issue the refund.
I still have no receive the refund of my furnitures pack yet until up to today.
Warning to the overseas investor if you’re not in the country it’s likely that you’re will be trapped.
I would not suggest to any of my families and friends to invest with the X1 Company in the future. Very disappointed experience with them.
This is my second reviews for this company, I will continue to share my experience with this company until I receive my refund. I am not even asking for what I lost from the day I started renting with them and yet they still holding the money I paid for furniture pack from 2022 to issue the refund.... Read more

My recent experience with X1 has been nothing short of a nightmare. From the very beginning, the problems started piling up, turning what should have been a comfortable living situation into a constant source of frustration.
Upon moving in, one of the first issues I encountered was with the Fob, which simply didn't work. It took not one, but two attempts to fix this basic access mechanism, leaving me stranded outside my own flat and utterly disappointed with the initial impression X1 provided.
The lifts were another perpetual headache. Filthy and seemingly on the verge of a breakdown at any given moment, the unreliable elevator service created an inconvenience that I hadn't signed up for. It was not only inconvenient but also a safety concern.
The HVAC system, touted as a modern amenity, turned out to be a source of annoyance rather than comfort. Unserviceable, it continuously blew dust and dirt over the ceiling, adding an unsightly layer of grime to my living space. This not only affected the aesthetics but also raised concerns about air quality and hygiene.
Security was another major letdown. The front doors to the building were malfunctioning for 95% of my tenancy, and things took a turn for the worse when the door to the stairs eventually broke. This left the entire building vulnerable and raised serious safety concerns. X1's failure to address these security issues promptly reflects a lack of commitment to tenant safety.
The promise of a receptionist in the building was nothing more than a marketing gimmick, as I never once saw any evidence of such a presence. This added to the sense of isolation and frustration when dealing with various issues.
The parcel room, a basic amenity for many modern apartments, was only open at specific times of the day, making it a constant challenge to access my own parcels. This inconvenience seems entirely unnecessary and indicative of poor planning on X1's part.
Reporting maintenance issues proved to be an exercise in futility. Weeks would pass before any response was received, and when issues were eventually addressed, the solution often came in the form of a low-budget replacement that further cheapened the overall living experience.
In conclusion, my experience renting a flat with X1 has been a series of disappointments, inconveniences, and safety concerns. I strongly advise potential tenants to think twice before considering X1 properties, as the promises made in advertisements are far from the reality of the living experience they deliver.... Very disappointed, saw a nice apartment in Eastbank tower , organised a viewing for monday , got cancelled 15 mins prior as Mo said he couldn’t access the apartment due to the tenants not having enough notice and in the process of moving out. I was understanding even though i was already on the way and it was so last minute. I had to call about 5 times the following few days to finally rearrange for today Sunday. I called yesterday Saturday to check it was still going ahead and was confirmed it was still booked in. Wake up this morning , get ready and leave for manchester to then be called AGAIN, saying the staff member who was meant to be showing us the apartment didn’t show up for their shift , and they don’t have enough people on a Sunday. The most unfortunate encounter with a letting agent in UK. I would NEVER recommend X1 lettings to any landlord for property management. As a landlord, expect negative return on investment and zero periodic updates on your property.. If your property is on mortgage expect bank foreclosure due to inconsistency in rental income.
From my regrettable experience, I would highlight the reasons why you should run far away from this company and the most unprofessional property manager named Leighton McMylor.
1) Remittance of rent to landlord takes a very long time therefore making it difficult to plan cashflow or expenses. If you’re extremely lucky this can be 9days after tenant pays or 14days to 1month normally.
2) Slow email response: This is delayed or never. It can be 7days or more. In some cases, you may never receive any response.
3) Low income generation: They’re not mindful about supporting landlords to maximize their return. My apartment was vacant for 4months because of slow pace of work and unaggressive marketing. In addition, it was rented out below the real market value.
4) Landlord payment transfer mistake: Expect errors in your cash transfers from their account department. Too bad if you’ve made plans based on your expected inflow.
5) Rude phone correspondence: When you call X1 office, the property manager might decide not to speak with you and then inform the receptionist to lie that he’s not in the office. Leighton McMylor have done this so many times.
Due to these issues, I have terminated contracted since September 25th. Till date, there is no closure on contract termination. The greatest unfortunate encounter with a property management company is X1 Lettings and Leighton McMylor respectively.... Read more

The Worst and the most unprofessional behavior I have ever come across. This organization does not possess the basic work ethics. They are incapable of communicating properly with their clients. I had a viewing appointment with them for a property in Manchester and had to travel all the way on a working day from London. All the way we called the agency asking for some contact information so that we can inform when we have reached. But received nothing at all from them. We reached the place as per the schedule and tried contacting the agency (because they would not give us any details of the person who will be at the location helping us with the viewing) and multiple times they would just ask us to wait saying that their team member was assisting others with the viewings. After 30 minutes they call me to say that their team mate has already left and asked me to reschedule my appointment. When I told them that I had already called the agency multiple times informing them that we were waiting at the location, the only answer they had was " Our team mate waited for you and left because she didn't find you". Wow!!!! You say that after 30 minutes???? They did not provide us any details about the team member who would be present at the property location. When we asked them why we were not provided with any mail or message with any contact numbers, they said " We do not provide any employee's personal contact details". SERIOUSLY?????? Do you expect me to tell you that there exists a concept of " Office Contact Number" ??? Of course I am not interested in your personal contact information. But how are you even functioning with such unprofessionalism?? Sorry... But travelling 4 plus hours on a working day to view a property and experiencing this behavior made me write this. The worst letting agency in Manchester! The majority of the employees we have been in contact with are poorly managed unprofessional and rude. No sense of urgency to fix multiple issues within the flat (Eastbank Tower). We lived with an extremely bad mould and damp issue (through no fault of our own) resulting in mushrooms growing in one of our bathrooms; left unresolved for the duration of our 12 month tenancy - in which we were told to deal with the problem ourselves. Still waiting for a voucher from the marketing team which should have been issued 6+months ago. We have thankfully moved out now, but are being hit with unfair end of tenancy charges. The worse letting agency to rent from. At the start of out tenancy there was a mould/damp issue in the main bathroom. We were informed that it would be fixed before moving in. It wasn’t, for our whole 12 month tenancy it was never resolved. During the tenancy the issue got worse, to the point of mushrooms growing on the shower floor, the ceiling and by the toilet!!! It was disgusting, when I reported it to the contractors “fixflow” their reply was to remove the mushrooms ourselves!!! We did not touch them and eventually they ended up deteriorating. Me and my flat mate were constantly poorly from this issue and they could not seem to care. When reporting to X1 themselves, we were given email after email and was constantly being ignored. It escalated to us having to attend their office and was still ignored. The apartment suffered with damp and mould issues due to a leak that was coming from floors above. Apparently it was too hard for them to find the source of the leak. We have now finally moved out of that horrible building and they are trying to bill us for keys they have not received!! The keys were posted and signed for, they don’t have a leg to stand on! I would never recommend this company to anyone, the staff are ignorant, rude and disrespectful. They moved our move in date with less than 24 hours notice by 5 days, did not give us all of the keys when we had our move in appointment, assigned us a car parking space that is already in use and everyone you phone to get some support you're always told the person who handles it cannot take your call. Stay FAR FAR AWAY!!! Horrific experience from start to finish. Claims they’ve sent emails that they haven’t. They wanted me to pay 12 months rent upfront despite the fact that I passed all referenced. Then I was given a unprogrammed fob when I came to collect my keys which meant I wasn’t able to move into the flat until 2 days later. The flat was not cleaned at all. I won’t mention the poor block management as that falls under “Haymarket” (also horrible reviews there). When my lease was ending they wanted to increase my rent far beyond market rates. Not to mention the fact they facade their buildings and property online as “luxury” but they are far from it. When I refused to sign on for another 12 months of an astronomical rent price, they scheduled a viewing and then cancelled without notifying me. Then one day when I was home, an agent turned up with a prospective tenant to view my flat without notifying me. The agent pressured me into allowing them into the flat to view and I refused. I have reason to believe they’ve shown the flat in other instances without notifying me. Again, claiming to have sent emails that were never delivered into my inbox or my spam folders. I’ve now moved out and have been so far unsuccessful in getting any communication from them regarding the return of my deposit, which I’m sure will be a fight. Got a call asking if I wanted to arrange a viewing for a property, called an hour before to ensure it was still going ahead to which I was told it was. Turned up and the viewing never went ahead as no-one had written it in the diary and therefore the agent hadn't turned up. Arranged another viewing for the same property (Eastbank Tower in Ancoats), and all the hallways were damp, water marks all over the carpets, walls crumbling. Agent didn't seem to know anything about it so buildings clearly aren't looked after. Agent seemed to think the flat was empty to which it was not, tenants were still in the flat and when prompted about whether they received any notice, they told they weren't informed about any viewings going ahead. All in all, such a bad experience before I've even started with the rental experience, advise all potential tenants to view the flats before renting/signing as they look amazing on rightmove but are definitely not looked after in person, and considering some of the price points, would avoid all together.... The worst letting agent experience ever!!!!
I just moved out recently, trying to get my deposit back, they will not proceed your deposit repayment proactively until you contact them.
They charged me £17 a light bulb, £150 mattress deep clean on mattress that I never used, £20 to put a painting back on wall?….etc
No matter how well the condition of the house you left for them, they will still try to claim you for everything.
Moreover the living experience in X1 is terrible, X1 claim they don’t allowed airbnb in the building but the apartment next to us is literally an airbnb. With different people coming to stay every night , some playing very loud music, some coming for fun that their bed were banging the wall and you can just feel the vibration in your own bedroom. We did tried to raise this issue to X1, their response was just the apartment not an airbnb, they had nothing to do about it.
The on site maintenance is also a joke, I raised up a issue on their portal to ask them to fix, I get no reply at all.
There are only two lifts in the building, one of the lift can be down for 3 weeks to be fixed. To imagine how inconvenient a 26 floor building would be if only one lift working.
Highly recommend you avoid to rent an apartment with them. I would rate minus 5 star for them if I could!... Read more

Overall, X1 have been nothing short of appalling. From moving into a dirty apartment and finding mold to poorly maintained furniture, holes in the walls, blocked drains before we even use the showers, boiler not working. But the worst part is that we have logged everything and have proof and they deny everything, our health visitor wrote a review and is passing this to the council and ombudsman because the ventilation hasn’t worked since summer, this was when my partner actually was pregnant, weve emailed, called, logged and no help was sent, until recently, we got our own engineer to come and looked and it is not working correctly, the button to boost it, doesn’t work. Lived in pomona strand for 18 months, car park gate never worked, lift broken for almost 6 months, gym never cleaned as apparently is not in the contract. Every month water pipes would be broken, electricity bills over the roof (never wanted to check with a proper electrician if there was a problem with the energy as I was paying 150 pound for a 1bed flat where I spent 10 days out of 30 in a month. Worst place I’ve ever lived - X1 the Plaza is poorly managed and neglected. Just a short list of my experience: The lift has now been broken for about 4 months, the door to the basement garage has been stuck open for weeks (leaving cars at risk), bin bags pile high in the other garage, security is barely around, no concierge so packages get stolen, leaks in the garage basement last year caused floods of SEWAGE, faulty key fobs, extremely slow maintenance service and finally breaks in from homeless people. Horrible, haven’t fixed a broken window that I reported 5 months ago, I have to chase this every other day and either get ignored or get told an excuse, currently have the noise from the building site flooding into my bedroom from Monday to Saturday starting at 7am (if the window wasn’t broken the noise is tolerable)! and my bedroom is freezing cold (since the window is broken)! Countless more issues including the building being insecure, rat infested grounds due to them leaving communal bins outside the car park entrance, try and charge you call out fees for inspecting a faulty fire alarm, urine on the toilet seats when you move in, hair in the fridge?!?, gdpr breaches, damaged vandalised communal areas/doors/corridors, the list can go on… do not rent with X1 and do not bother investing at Manchester Waters.... Before I get started please note that Abbie Gregson is honestly a true asset to X1 lettings, I stayed with X1 for 11 months and she was always proactive and so lovely.
1) secure doors? I’ve had various parcels and items stolen from X1, anyone can walk in at any time.
2) they are currently trying to tell me I will only get £5 back from my deposit… why bother?
3) last September someone’s innocent animal was taken from their flat and attacked. For a young girl living on her own it’s rare that you feel safe.
4) as well as flats getting broken into and waking up at 4am to people trying to open your door
5) the bin room- now this is not a reflection on the X1 team but my god the bin room was often full to a point where you couldn’t open the door, rats and the smell was awful.

I cannot express how horribly these agents treat their residents. I have had numerous amounts of issues with them. To giving me the wrong key, no mailbox key, the wrong fob to the carpark twice (which is still broken by the way),flies ,black mould and now with the cherry on top I am paying for a parking space they are letting visitors park at all the time, leaving me no choice but to park my car unattended outside where there have been multiple break ins. I can’t park in an empty space because conveniently a ticket officer will place a ticket on my window even though I can never get through to them .Every time I call up to speak to the person in charge of spinner house, she is out on a viewing. I have never seen service this this before. On top of that, they take no details from the people parking as a visitor, so they cannot call or get in contact with them. I live with my wife in X1-The Gateway, Salford Quays.
Though I rent through a landlord X1 are the building management. I think if they intend to make things worse, they can’t.
I will list mainly 3 reasons (all during 1 month by the way) - let’s see by the end of the contract if I’d still be alive ;)
1) Technically speaking you have 20 floors with almost 15 apartments each floor, thats between 300-600 people. And Guess what, it has been more than a week and the elevator (the 2nd one) has decided to stop working, and X1 decided that its nothing urgent to fix. You have to wait 15 mins to get the elevator… waiting for the train is faster. If you arrive during peak hours you have to wait in line for the elevator.
2) I live with my wife, and they are refusing to hand us another building card (we pay for it). I guess this is the case with all as you will regularly find RESIDENTS who can’t enter their building and I guess for the same reason
3) During this summer Heatwave, and I live on the 13th floor, I had to live with no windows. There is a tremendous number of insects and flies of all sorts on the window. Twice, we had our living room full of flies like bees in a hive. We asked them to check the roof (directly above us) as this is only occurring in the living room (It is not the case for neighboors or even in our adjacent bedroom), and they didn’t. Horrible summer with 0 air in the flat. They wont do a thing about it because “no one else complained”.

This is so far the worst company I have ever dealt with. The whole experience was a nightmare and I am very glad I moved out of the property. They wanted to increase the rent 30% even tho the agreement states it can't be higher than 5% and when I pointed it out they threatened with using section 21 and evict us. No one ever replied to issues - leaking washing machine, mould or constant drilling (the property was under construction for months!). When I finally moved out they tried to charge me a ridiculous amount for repainting the flat that was already dirty when I moved in and 'deep cleaning' fees even tho the flat was stinky and far from being deeply cleaned in the first place - the fridge even contained food! Luckily the deposit protection company did not let them do so.
Stay away from X1 if you can. Just to name some people who were far from helpful and never even called me back even though they said they would - Jasmyn Young and Morgan Lea.
PS Don't bother replying to this comment and suggesting to 'contact you' so you can 'look into this'. I am not going to waste anymore time here.... Read more

Tried to get me to pay 12 months of rent (around £10,000) up front because I made £1 (that’s right, £1) less than the required salary to rent the flat. They use lettingshub which is a disaster in and of itself.
When I came to collect my keys I was given a faulty fob, so I was unable to live in my flat for 3 days until they resolved it. lift has been out since I moved in over a month ago. Malfunctioning smoke alarm in the hallway beeps every 30 seconds, 24/7.
The team has been unresponsive to my request to allow the water company to check the water meter for my flat.

A nightmare from start to finish. Lived in spinner house and there were tons of maintenance and security problems that were never fixed. Doors to the building were broken for months leading to people’s parcels getting stolen. Car park shutter was broken the majority of the time I was there paying £50 a month for parking (a joke). I could go on and on. Horrendous service, staff are unhelpful and this was the main reason as to why my flatmate and I moved out.
Since moving out a month ago and accidentally paying extra rent on our move out date, they have withheld part of this from me with no explanation. Keep saying they will refund and never do. Takes days and sometimes over a week for Imogen at X1 to get back to me. I work a very intense full-time job and I’m sick of having to chase things up, so I will be seeking legal advice.
