7th Dec 2024 (1 year ago)Mr. Colin McKenzie, the Abbotfox Norwich office Branch manager/partner was most helpful to me. He knew the market well and ,quoted me the correct price for the property so I got offers quickly. It was a vacant property for some time and he connected me with an insurance agent that carried insurance on vacant properties, which on my own, I would have never been able to. He was prompt, and took photos of my place in less than 24 hours to expedite the listing of the property. He was diligent and fast, and arranged for the cleaning crew so the property could be shown asap. Later on, there were some obstacles with the gas meter installation etc, he went above and beyond and researched the different suppliers of the gas meters and installation and arranged for them to do the testing. He spent a lot of time on my little property. . He also had a very agile mind and formulated different scenarios and the pros and cons of each action taken, so that I could come to an easy and logical decision. He was very kind and understood my situation and the urgency of selling the property . Even when the buyer had difficult demands, Colin never gave up encouraging me to soldier on, and now today, the sale was completed and I am very happy and grateful to Colin.

22nd Sep 2025 (25 weeks ago)I phoned Brown & co today in Norwich regarding a property to ask whether or not it was still for sale. I was not met with a friendly voice appreciating my interest in the property but was just told the owner was considering the best offer of sealed bids. I was then put through to another lady who greeted me with an abrupt tone of voice, I asked if she could take my name as I am looking for a similar property, she took my name and said I will let you know if something similar becomes available. Firstly she didn't give me time to finish telling her my full number and it seemed quite apparent she did not value me as a potential customer and made no enquiries about the area I'm looking to move to. It seems Brown & co have their favoured clientele and I'm certainly not one of them. I am in business myself and I value my customers it's a shame Brown & co doesn't do the same. DM Norfolk

Ben Rivett was an invaluable source of advice, both at the planning and valuation stages. The quality of his recommendations helped us readily achieve a very good sale. Natalie Howlett- Clarke handled the negotiation and completion stages with great professionalism. Her communication and responsiveness were first rate. Moreover, I really enjoyed working with Ben and Natalie for their friendliness, honesty and good humour, as well as for their high level of professional capability.
8th Mar 2021 (5 years ago)The support of the estate agent was the most important part of this sale transaction for me, because I was selling the property as Executor for my father's estate, and I live overseas. Therefore I needed a trustworthy, professional, diligent estate agent, with reliable swift communications and effective marketing skills. Haart in Dereham fulfilled all of these requirements admirably, and I was delighted with a smooth and successful transactional outcome. In particular, I must mention Elton the Manager for his enthusiastic attention to the initial listing and creative photography skills which showed the property in excellent graphic detail. And also Roxy the sales administrator, who was always on hand to coordinate between myself, the buyers and the conveyancers. Her friendly, polite and efficient support was priceless! Overall, I unconditionally reccomend the Haart Dereham team for anyone who is selling or buying a house in their area!Savills New Homes - Norwich

All staff were friendly ,helpful and efficient.David who showed people around our property was very professional. Natalie Howlett -Clarke was outstanding, her negotiating skills were impressive, she updated us on all developments in a pleasant and very competent way and was very supportive throughout.
3rd Jan 2026 (11 weeks ago)I can’t say if no viewings within around 6 weeks is an agent issue or the market in general. Regardless of that, communication was fine. Can’t comment otherwise as had no need to deal with them other than initial marketing.

Will Mullan was our main point of contact and was incredibly helpful and communicative throughout the process, despite the fact that to this day we have not met in person because of the pandemic! The whole experience was really positive (aided hugely by the lovely couple who sold us the house); with no games being played and clear communication throughout, which I really value. Sadly this has not always been our experience elsewhere! Whenever we had a question, Will was available on email or on the phone. His colleagues who showed us the house and brought us the keys on moving day were also very friendly and professional. Thoroughly recommended.

28th Jan 2026 (7 weeks ago)Not impressed with overall experience/service. They advertised my property for 10 weeks and there has been no contact from them, I did all the chasing. The photographs were amateur, nothing special at all. The description of the property was unimpressive and unenthusiastic. They failed to include facts and had to be prompted to include them. I finally received one viewing from them 9 weeks into contract, not sure how genuine that was. I don’t think they promoted my property to any potential buyer, so have since changed Agents and extremely happy with the professional description and photos. I have high hopes with this new Agent.

15th Jul 2025 (8 mo. ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
