15th Mar 2026 (3 days ago)The WORST customer service I have ever encountered, and it seems I very much dodged a bullet. I recently went to view a rental property, agreed to pay 12 months rent upfront and a provisional move-in date, signed the tenancy, paid the 1st month's rent and damage deposit in advance (rest on sale completion), and was advised to call back within the hour to speak to John to arrange key collection 48 hours later. It wouldn't be a lie if I told you that John, also the Area Lettings Manager, is the most unprofessional person I have ever encountered. In the 1.5 hours, he sat opposite me arguing, I was told to shut up and be quiet twice (his actual words). I was shouted at. I was called a bully because I wanted to know why all four staff members had failed to call the landlord or myself back the day before. I had questions ignored. I was lied to when I asked if the calls were recorded (even though other staff members have confirmed they were). I was laughed at. I was also told (with a big smirk on his face) that he had advised the landlord to re-market the property if I hadn't completed and transferred the balance of 17k by close of play the next working day and would now not be allowed to move in, as agreed. It appears the poor lady I had spoken to on the phone was only a trainee and shouldn't have dealt with my call. Feeling backed into a corner, I advised the landlord I would withdraw my application. The property is now back on Rightmove and empty, and WHB needs to start all over again with viewings and referencing and refund my money. This is only a snippet of the complete mess it’s been from start to finish. The landlord and I have raised formal complaints, but am I surprised? No. I have never heard anything good about them, and their staff turnover is incredibly high, but look at how their Manager treats people.

The service we received was excellent and we were impressed with their efficient communications, the marketing and the number of bookings they secured for my mother’s property.

28th Feb 2026 (18 days ago)We bought a property that was being marketed by Clarke and Simpson, and we were dealing with Oliver Johnson the whole way through. Even when our first sale fell through, he done his upmost to try and keep it going and kept us informed the whole way through. It was a tricky sale at times, but Ollie remained professional throughout, and always friendly and listened to our thoughts along with his clients. Would highly recommend them, especially Ollie, thank you! ??

4th Jul 2025 (8 mo. ago)Even through we didn't manage to sell with cornerstone, they did manage to get us a few viewings even in this hard market. I did find it a bit challenging to get any information from them as they never kept in contact for updates, we had to chase them up each time.
11th Feb 2026 (5 weeks ago)Communication is none existent. Emails have been ignored, and communications via property apps have been also. Genuine enquiries and ignored consistently. Landlords beware.
4th Mar 2026 (14 days ago)Don't even waste your time. Viewed a house on Monday. Asked for an application for it. Did not come through so chased it. Eventually came through on Tuesday, so filled it out and sent it in. Then told on Wednesday that it had been rented. Turns out they did not wait for my application, even though they knew it was coming. Just presented the first one they got to the landlord, who no doubt acepted it because he thought it was the only one. Since when has renting been a race and the winner is whoever gets the application in first. Waste of my time.- 8th Feb 2022 (4 years ago)Amazing agency, in particular Mr. Giancarlo. The team was highly communicative, approachable, and consistently available whenever I needed assistance. I particularly appreciated their guidance and reassurance during uncertain situations, which made the entire process much less stressful. Emma, Shane, and Tracey were all extremely supportive and worked diligently to ensure the sale of my property progressed smoothly and transparently. 5th Feb 2026 (6 weeks ago)Re Sale of 10 Pownall Road, Ipswich, IP3 0DS Dear Kate and Sarah, We felt we must write to commend both Sarah Kershaw, your Senior Negotiator and Riverdale Estates. We were leaseholders of the rental apartment above, our sale completed in January last month. From our first meeting, we knew that Sarah was the person for us. Unlike our two previous agents that were happy to accept our rose-tinted view of what our property might be worth, Sarah arrived armed with facts, clearly showing prices similar flats in the block had achieved, Sarah advised that if we were serious sellers, that was the price area we should be using. It was a sobering thought but we considered matters over a weekend and decided that was very sensible. Our tenants left a few months later and, then free to carry out a detailed inspection, we realised that to attract a buyer in a slow market and with so very many flats for sale in Ipswich, we would need to spend time and money on refurbishment to make our property stand out. There followed weeks of cleaning, a kitchen makeover, re-carpeting and re-decorating throughout. Sarah came back, helped re-arrange the furniture to best effect and took a fresh set of photographs both internally and externally. Her photographs were stunning and the detailed write-up excellent. Within a relatively short time a first-time buyer was found, but Sarah's input didn't stop there. Over the coming months we came to realise just how very important having a good agent is; Sarah's involvement bridged across both sets of solicitors, our buyer and ourselves. Throughout a protracted and often frustrating conveyancing process, it was only Sarah who kept us informed and our nervous first-time buyer on-board. Without her, we have no doubt that the sale would have fallen apart. So thank you Sarah, you were a pleasure to work with. You went the extra mile to get the sale and proved thoroughly professional throughout. It's people like you who help a business stand out from the crowd. Kind regards, John & Diana Beales

Their terms were clear and reasonable, with their MD Tara Grace taking the time to introduce herself and the business to me. Here is the thank you message I sent to Karen Ward, who looked after the sale of my property, which speaks for itself: Just a note to express my appreciation for the way you have handled my sale of the above mentioned property once having secured a buyer. What on the face of it, should have been a comparatively straightforward transaction, ended up being slowed by the need for the buyer to change their representing solicitor practice twice! You were always ‘on the ball’ chasing up as required along the way. I also really appreciated the friendly and professional way all the office took calls if you were not there or otherwise engaged! All your colleagues were always a pleasure to deal with. Having had recent experience connected with the attempted sale of a different property further made me appreciate the way your agency works!

24th Feb 2026 (22 days ago)We sold two homes through Oakheart to move into a property together. We decided to go with them after viewing a property, as they were professional and answered all the questions we had as well as listening to why that house wasn't right for us (and actually turned up unlike other estate agents we had booked viewings with lol). Marcus was great with coming to see us to value the properties and managed to get us viewings before they were even on Rightmove. Both sold in less than 9 days, which was crazy! Throughout the early stages of the selling process, he was great at staying in touch with us as was the office to confirm suitable times for viewings. Once the sales were being progressed, Amy and Indie were also awesome. Amy was fast to respond to queries and kept us updated and was fab at pushing for completion, as well as being reassuring and proactive to prevent the chain from collapsing. Despite it being a complex split chain with some issues arising from my buyers having a few problems with things like surveys being requested last minute by their lenders, and poor communication from the estate agents we are buying from, they did a brill job at managing everything to meet our completion date.
