I chose Abbotts to sell my house and have not been disappointed. Shane is always available to help with any queries. Kieren, Joanne and Adam have all been amazing with Kieren doing most of the viewings. Although market hasn’t been fantastic, I’ve had lots of viewings and now have an offer within 4 months. The process has been smooth and recommend anyone wishing to sell their home to use them. I’m so happy with the service they have provided.

Remember renters, you are not their customer, landlords are. Despite my disability, they relentlessly harassed me for finances I didnt understand at the time and ruined my credit history. I pleaded countless times for them to talk to me like a human and tske it slow and explain but they just threw me under the bus for their client.

Having not needing to deal with Abbotts in over 10 years I thought they must have got better but no.
We arranged second viewing for a house where our offer had been accepted only for the owner to tell us that she’d taken it off the market a few weeks prior and knew nothing about the viewing and was shocked that Abbotts hadn’t relayed that to us.
When we contacted them we were met with excuses and assured that the person dealing with us would call us back that week but never heard from them again.
Even though we already had a mortgage in place they were incredibly pushy to use their adviser and just wouldn’t let up when we said no.
Poor communication and even worse service.
One star is one star too much!

No issues when securing the tenancy/during the tenancy.
However, there was no cooperation and lack of communication from the agency when requesting my deposit back. Was told multiple times I would be updated after chasing up with multiple people - with this never being done. The final checkout inventory was not sent, even after requesting the deposit. Unfortunately had to escalate legally via the mydeposit scheme to get the deposit back - where the agency failed to respond them as well.
Would strongly recommend keeping any issues regarding deposits in writing, and keep note of the deposit protection scheme if legal escalation is required.

Initially great experience finding and setting up a rented flat with Abbotts. Issues arose when trying to request deposit to be paid back after the lease ended. This took over 2 months and required myself to call and email countless times between the branch and main office to chase for updates. I was told repeatedly the deposit would be paid back or processed or be with another team in the next couple days and it wouldn’t be long, only to have to call back and find out nothing happened. My Emails were ignored repeatedly and was told I would receive call backs that never came. I did not plan to write this review initially, but am seeing now how other tenants are having the same experience with the same staff.

I rented a property through Abbott's recently and I would recommend them over and over. Both Martyna and Gary were incredible, they made me feel very welcomed and made the whole experience lovely. I had Abbotts come and value a property OVER A YEAR AGO. I went with another agent. They continue to call me ( even though I have blocked their number), and even though the property has sold!!!!
In fact they have even called and left a message about my property requirements ( I don't have any).
I would avoid at all costs, they do nothing but hassle.

We brought a bungalow from a seller using Abbott’s at the beginning of the year. Tim @ Kings Lynn branch truly went above & beyond for us. He attended extra viewings, even on his Saturday day offs. He kept us updated as to progress. But above all else he was in constant contact with the seller & their solicitor, pushing them along to get the sale through in the timeframe we needed. He made endless phone calls, got involved in paperwork where he had no obligation to & was always on the end of the phone when we needed him. Would recommend Tim to anyone. The worst house rental company ever.
They promised the house would be unfurnished, yet every room is filled with furniture that the landlord refuses to remove. I can't use one of the rooms at all because the child's cot doesn't fit; an old, unsightly sofa occupies more than half of the space. Shockingly, they didn't even bother to remove a wine bottle and the previous tenant's tie left next to the sofa.
The walls are dirty, and the house is in disarray, contrary to their assurance that the house would be in perfect condition. For £1400 a month for a 3-bedroom house in King's Lynn, I received only 2 usable rooms and another room that I can't use at all, in a house that is dirty with stains on the walls everywhere.Very disappointed.
Don't believe in the positive reviews. I chose to pay more because the agency had good reviews, and I expected better service. Unfortunately, I was wrong.
My agent was Lynsey Godfrey, and I will probably have to take this issue to the housing ombudsman as a last resort.

Absolutely Shocking, uncaring and unprofessional Service - These guys seemed so kind and professional until we had a health issue that meant our proposed tenancy couldn’t begin. We gave ample time too. Despite writing a letter of explanation we received NOTHING! No acknowledgment, no letter of understanding, no wishing us well on our road to recovery, NOTHING! - All I can say is this was a shock to us and a big disappointment. I have included the letter I wrote below so you can judge for yourself whether we deserved being ignored! Is this really the service we deserved?

Good afternoon Suzie,
I hope you are well.
It’s not been going so great this end I’m afraid.
We’ve both encountered more health issues and the surgeon who administered xxxxxx last injection has recommended, after examination, that for his own safety he should not attempt to do anything with his arm for fear of causing irreparable damage. This therefore has major implications for our plans.
Furthermore I have been suffering from pins and needles and numbness in my foot and fingers and extreme back ache which the surgeon has said is due to the extra pressures since xxxxxxx incapacity - and to make matters worse, I’ve been advised to avoid lifting anything heavy to avoid further damage to my spine!
In light of the above and being mindful of the promises we made to yourself and to the landlord in regards to keeping the property in top ‘viewing’ condition, we feel that this is something we can no longer achieve and promise. We’re not able to hire a van or arrange any furniture let alone construct even a bed frame - to say the least.
We do not want to cause detriment to the landlord’s quest of finding a buyer for his lovely bungalow and therefore, to give the landlord the best chance of a sale in this climate, we have decided that this task should be passed on to a tenant who is in better shape, health wise to present the property in the best way possible.
It’s with a very heavy heart that I write this Suzie as we were both so extremely looking forward to beginning our brief tenancy at the bungalow but we are very honest, open and responsible and don’t want to promise something to the landlord that we simply can’t fulfill. We’ve been stressing about tidying up for an urgent, last minute viewing and knowing how difficult it is to even pick up a cup, fills us both with worry and anxiety.
On a more positive level, at least we are still a few weeks away from the original intended commencement of the tenancy and you didn’t waste time sending out contracts.
Please send our sincere apologies to the landlord who I would hope understands that our decision was not taken lightly but was taken with his best interests at heart.
Xxxxx feels his rehabilitation should be at home with his bother as the rehabilitation could prove to be quite an extended period of up to 18 months for the injury to heal.
You have been a real treasure throughout the short process so far Suzie and we’ve had some great conversations. You are definitely a rare find in this day and age and we both appreciate all you’ve done for us.
We totally understand if our holding deposit is something we have to forfeit but if the landlord understands that our decision is primarily based on his position to effectively sell the bungalow, then I would like to hope he would not decide to retain our deposit.
Once again Suzie, thank you for everything. We can’t express how nice it’s been dealing with you and it would be a pleasure if we were able to secure a house purchase or tenancy in the future - maybe you’d even find us our dream bungalow?
In the meantime we are being sensible and putting our health first even if it means letting go of the lovely bungalow.

Absolutely shocking service. Never any communication. Constantly having to chase via phone and email to get answers, even though I am paying them roughly £100 pcm to ‘manage’ my property. Keep taking extra money from rent for extras when told twice that I don’t want any extras at all. Kerrie promised the most amazing service when I decided to go with abbots, after telling her the previous bad experience with lettings agents but she doesn’t seem to know what she’s doing at all, no one does!
Still waiting for a response from early last week, have chased 4 times with no answer.
Wouldn’t recommend Abbots at all - stay well clear.
Have left this review on the downham market branch as well as kings Lynn as I seem to be speaking to both offices so who knows which one actually manages my property.

In addition to this they never responded to my messages, including telephone or email. This made me wondering if they ever replied to potential buyers. After a separation regarding tenants, they found me a smaller, nicer, 1 bedroom property in no time, and the move was even faster! Suzie, Lynsey, and Kerrie treated my situation with so much care and consideration, and regularly meeting them for viewings made the whole experience more personal. Countless phone calls about new properties starting with “this one made me think of you!” from Suzie made me feel like I was in good hands. Communication absolutely rubbish. Once your in a tenancy agreement forget any further correspondence. One agent very rude, even put the phone down after admitting and apologising that she didn't pass on some information when she should have done.
Avoid them, very rude and never follow up on repairs needed to property.

Absolutely awful when dealing with shared ownership! Traveled an hour and 20 minutes each way to an appointment to be told I'd be better off renting and the property I went for was going to the highest share offer... could have been told this on the phone!
Several weeks and several applications for other properties and no call backs or follow through with appointments from abbots.
Tried a different estate agents and got approved to purchase instantly!
Turns out if you don't want a mortgage or someone comes in with bigger share purchase you don't stand a chance!

I would never recommend the lettings side of Abbotts in kings lynn. We rented a property from them, lovely at first once you have moved in and they have their money. They let the property to us with toilet seats hanging off, the property had not been cleaned, hardly any lights worked and the carpets looked liked they had never been cleaned since the house had been built.moving out is also a terrible experience with them. We terminated our tenancy one month early however we had paid our full tenancy up front. we are still being sent bills for the property 5 months after handing the keys into them and being told we are expected to pay for them. The property was left empty and we had no access to it. The staff are very unhelpful and rude when you finally get hold of them.The landlord attempted to keep the full amount of our deposit however we had to fight for this as we had left the property in better condition than when we moved in. Again Abbotts didn’t help with this and we had to approach deposit protection agency after looking into this further. It’s seems that this branch are after their targets rather than customer care. I would never use this company again!!! If your looking to rent through them, be careful they are on the landlords side for repeat business and they are only interested in getting you into the property after that it feels like your on your own.

Very unprofessional agency, I was booked to view a property, I got to same property earlier than my appointment time, called their staff and I was told to wait for them.
I waited for about 30mins even past my appointment time, no one called or came to show me the property, I kept calling several times only to be told after 30mins waiting that their staff members cannot come.
They wasted my time and effort for nothing, no conscience of how to treat customers.
Time wasters and careless.
I dropped a tear that day because I had to walk 28mins with my hope of view a property dashed away without apology.
I dnt wish to ever book a viewing with Abbots henceforth.

I came across a wonderful group of staff from Abbots letting agents King's Lynn when I was tired and fed up in finding a place to rent for my family. The very first day onwards they made every effort to help me with a suitable place to live and within a week I got a property to rent and today I am in a property which suits most of my requirements. The credit should go to the very friendly staff who are working tirelessly, aiming only for customer satisfaction. Whenever I approach them with an issue they were always willingly helpful and gave their maximum effort to solve it and make me comfortable.
The way they treat me as their customer and the way they help me is just marvelous. This team is so professional, reachable, responsible, punctual and keen in helping their customers.
To be more specific on the staff,especially Suzi, Lynsey and Gemma were the staff who helped me a lot. I thank them and wish them well.

Absolutely appalling company. Things didn't start well when no agent turned up for my inital viewing appointment but, foolishly in hindsight, I made another appointment. The property was obviously cheaply built and decorated (carpets didn't quite fit properly, double glazing was blown), but it was suitable for my needs, so I signed a 12 month lease. Within a few months I was visited by a council employee who told me that Abbotts Countrywide had rented the property to me unlawfully and that I would almost certainly be made to leave long before my lease was up. Sure enough, I was sent a notice of termination of my tenancy and given 2 months to find another property.
In addition to renting out a property without the required planning permissions, the property had no phone line and the water was via the property next door's supply (I was expected to liaise with the neighbours to work out what was a fair amount to pay off their bill!)
Since moving out at short notice and leaving the property extremely clean, Abbotts are presently attempting to hold onto my deposit to pay for cleaners (I was also notified that the carpets showed "damage" from furniture placement, referring to dents in the carpet where my bed stood. If only I had levitating furniture!)
Avoid like the plague unless you want a complete lack of communication, grief from the minute you move in and to have to take legal action to get your deposit back.
Worst lettings company I have ever dealt with (who had the cheek to tell me that it wasn't their responsibility to check their properties were compliant to rent!)

I was looking for an apartment in King”s Lynn. I only got 3 viewings out of 20 that I applied to.
Once I approached Daniella of Abbott”s, things moved quickly.
She was kind to accommodate me on a Saturday afternoon viewing upon short notice (15 minutes, to be precise!).
As a new immigrant into UK, I had a few hiccups such as credit check, taking time off from work frequently for viewings etc.,
They were extremely happy to provide me the best service and prompt communication which helped me to move into the apartment quickly.
Most importantly, I was able to trust them and focus my time / resources on one single apartment and move in successfully.
Each time I went to their office, they were courteous, attentive and also talked to the landlord quickly in order to get approval on critical matters..
I would recommend Daniella (viewings and office) and Gemma(office/communications) to anyone who wants to get an apartment to their taste/wishes in a short time.

After a few initial problems because of a staffing issue, I was very pleased with the tenant that Abbotts then found for me. It took a little while but they fulfilled my remit and obtained me a very good market rental. The staff that I spoke too were really friendly. The inventory and meter readings were very efficient. Statements are clear. I did have to follow up on final bills myself, even though it was fully managed, as companies had not heard from the tenant direct and I found that a bit surprising as I expected this to be handled really. Mine was a furnished place and another local agent had been really worried he could not find the right person, so Abbotts did well. I am very grateful. I would recommend them.

If I could give you a zero star I would. Leaving you in charge of a property and our lives was a massive mistake. The lack of communication in your company is by far the best - in that you come top of the table. This is the most unprofessional group of people I have ever had the displeasure of dealing with. To anyone who is debating whether or not to have them "look after" your property I would not even give them a second glance let alone a first. I would say unfortunately but it is your own doing, even the lettings manager doesn't seem to know what is going on with her staff and despite us being more than cooperative she has actively destroyed our reputation with the landlord because it is easier to blame tenants than to admit that they can't let a property. Stop lying to landlords and maybe do your job properly instead.

I think that Abbots may need to move into the 21st century and improve their form of communication. In the time of Emails and instant correspondence, they appear to still be using carrier pigeons for their internal communications. And even these need some serious attention because given the amount of messages that don't actually make it anywhere, I'm assuming most are dying mid flight.
No one either in branch or between offices seem to acknowledge each others existence. Messages are relayed and you can speak to 5 different people about the same issue before you find someone that has the ability to talk to colleagues.
Whilst they are taking your money in rent, all is well and you are left alone as expected. As soon as notice is handed in, that's it. The Landlord is under the impression that we are being difficult about viewings, despite taking time off work for no shows and 'dummy' viewings that were booked to make the landlord feel that they are getting people viewing the house and the lettings agent are doing their job. Which they aren't. We have had 3 viewings in as many months. The landlord believes we have had many more than that.
We were given a weeks notice to vacate the property because the landlord was clearly told that there would be a better chance of letting if the place was empty. The carrier pigeon that sent the notice must have got confused because it brought a message that told us we had a week to move out. Our tenancy agreement had lapsed and the lettings agent hadn't sorted a new one. So they somehow managed to forget that they actually needed to provide one months notice. Not a week.
On top of this, they have been pestering for a screenshot of our bank statements to show when rent was paid. Because they had some money that had been sent but wasn't allocated anywhere. This obviously wasn't going to happen and they were provided with transaction numbers to show we had paid. But still screenshots were required. Many diseased carrier pigeons came and went and eventually a healthy one made it through and it was sorted.
I've never come across a company that lacks basic communication and customer service on this scale.
I would like to suggest that as a company they either invest in some working telephones or employ a vet to manage the flock.

Me and my partner have been renting for almost 2 years now with Abbotts. We didn’t have the best of starts, when looking for potential properties there were constant issues going to view the property we were really interested in. Even after we put a deposit down on the place (blind) we were still given reasons why we couldn’t see it. After that a few errors were made with information about the property which were more than a little frustrating.
Since moving in and dealing with the property management side of the business I can say the customer service has been brilliant. Where we have had issues the team have got back to us quickly and have organised visits to the property making sure to do so at our convenience. Recently the responsibilities for managing the property have been with a property manager called Rebecca. She has been very polite, very proactive and very professional with any concerns we have raised. If this review was solely on the property management service and the experience with Rebecca it would have been 5* however our early experience with the company which were quite negative have made this not possible. So 4* Overall.

Gemma, the property manager who I liaise with, is very efficient, professional and responds in a timely manner. I believe Abbotts look after tenants and landlords in an equitable and fair matter.

I have been a landlord with Abbott’s for sometime now and I was considering a new agent, however since Gemma has become the new Lettings Manager I can say this has changed. My faith in Abbott’s has been restored, Gemma is professional at all times and always ensures she goes the extra mile.

They were always extremely professional, polite and helpful. They were fully committed to selling our house. They kept us informed during the whole process and were very persistent in ensuring we had current information about the progress with rest of the chain. Having our own contact person was a bonus and she was excellent. We would absolutely recommend them to anyone thinking of selling their house.

Worst Letting agent ive ever encountered!! Staff are rude, unhelpful, no one seems to know what is going on and never return calls. Gave up and rented the same house through another local agent who were also renting it. Their service was amazing and ive told the house owner so he doesn't make the mistake of using abbotts again, Id give you zero stars if I could

Avoid at all costs!!! My mother moved out two month ago from the flat and they still haven't returned the deposit. They either ignore your calls, tells you that they are busy or their computer broke. It's a joke!
Been calling them daily, they have an excuse for everything. Appalling service

If I could give 0 stars I would. Estate agent turned up 10 minutes late, and due to another viewer of the property turning up early I felt pressured for time to look at the property, especially as I had brought my mother and disabled brother with me. Upon entering the property I quickly realised it wasn't the one advertised online and brought this to the attention of the agent, who explained there had been some confusion of the property in question. The property I actually wanted to look at had been let agreed and the person is apparently moving in next week despite Abbotts still advertising it. I don't believe abbotts know which properties they have available to let. Useless customer service, very unapologetic and all round terrible company.

* AVOID AT ALL COSTS * Absolutely shocking service at the end of my tenancy. I was constantly passed from pillar to post with no one being able to tell me what was happening with my deposit. One time I was told they had received a response from the landlord, the next person told me they hadnt heard anything from the landlord yet and was waiting for that. Eventually, after weeks of constantly badgering them, I was told my deposit was being handled by my local branch in King's Lynn. I called and spoke with Ashley, the lettings manager, who informed me he was on his way out the office to personally inspect the property. I heard later that afternoon (03/10/2017) from Ashley who confirmed he was happy for the deposit to be released in full and he would be passing it to the accounts team for them to process payment and I would have the money with in 5 working days. Great news! But wait, it is now 13 days later and still no payment. I called and spoke with the accounts department and they told me they never received the deposit release form, how could that be when I was told it was all done? After more chasing and being told Ashley isnt available, what a surprise, I am told that actually the landlord wants to deduct £150 and I need to agree to this first. The flat I rented was left in a clean condition and there were no issues, as I had been told by the lettings manager. They are a complete joke and dont know what they are doing when it comes to the end of a tenancy I would recommend anyone thinking of renting a property from Abbotts in King's Lynn seriously reconsiders. No one seems to want to take any ownership of this issue and its just passed onto the next person to make another excuse. Disgusted how I have been treated.

Great at the beginning - quickly found us a lovely property to rent, but all downhill after that. No interest in problems, very difficult to get phone calls or emails returned. Not fair to name names, but certain members of staff particularly hopeless. Three weeks after end of tenancy and in spite of calls and emails, still no sign of final meter readings, inventory or even a mention of deposit return. Note some of the best reviews on here are from landlords, not tenants. Terrible service. Stay away.

INCOMPETENT!! I've never come across such a useless branch in my life! They didn't have a clue what to do at the end of my tenancy, didn't even want me to leave my keys with them even though that is what I was legally required to do! LOST MY DEPOSIT! That I was told 4 weeks ago I would receive! The only star I give is to Suzie the only one there that knows what the hell she is talking about! Stay clear of Kings Lynn if you don't want a years worth of hassle and stress

Haven't used them much, because after you viewed one property, they will call you again and again, about 3-4 times a day to offer you something else. Faced it when was looking for property to let and also when buying as well. it gets very annoying

I used Abbotts Lettings to let my first investment property and would highly recommend this company. Ashley was superb from start to finish and secured me a new tenant within 2 days. My tenant has now been living at the property for 6 months and I have had no issues at all.
