I made the mistake of using ABC Estates to rent out my flat, big mistake. They were supposed to manage the flat, but didn't do anything unless pushed. Flat inspections were never carried out unless I sent them an email reminder and even when they did the inspection they didn't provide an accurate assessment. Only thing they seemed really good at was taking their cut from the monthly rent. Failed to remind me about EPC, RCD Fusebox due to changes in legislation, basically anything a landlord should keep a track off they didn't do it. I always found these things out from friends and other landlords so was pointless to have paid them for the lettings service. When I finally needed to get my property back, Hannah and her team didn't lift a finger to help me, so much for the rent guarantee and tenancy eviction service that I had paid for! Get a lettings agent that knows what they are doing, it's better for both the landlord and the tenant.... Read more

Possibly the worst Managing Agent I have ever dealt with in my life. Do not even entertain, consider or think about trusting them with your freehold or any other services for that matter. They are the definition of untrustworthy. All they want is your money when all you want is to be able to trust them with whatever you are dealing with - in my case a Property Managing Agent that executes works at competitive and realistic prices to ensure your building is in tact. However the antithesis of this happened - nothing was looked into until monies were received from our absent freeholder (which of course they weren't received).........hang on, wasn't that why we instated ABC/Richard Davidoff in the first place? To take care of our building BECAUSE our freeholder was absent? Nothing was fixed, no major works but nearly all of our reserve fund has disappeared. But on what?... Read more

I had my house on the market for months with no success. I changed agents twice and still nothing was happening. Nobody was even coming to view it. Then I bumped into a friend who had just moved, having sold their house through ABC. Their sales manager came to meet me, and my house was not only on the market within a few days, but because of the brilliant free virtual tour they put on the internet, I had viewings almost immediately. Our own experience of ABC Block Management has been risible from start to finish. Anyone thinking about working with them or related companies should most certainly do a quick Google of their Managing Director Richard Davidoff. A recent First Tier Tribunal judgement against Mr Davidoff in August 2021 at another block contains excoriating criticism. It found a number of breaches of fiduciary duty towards leaseholders, including certain payments into a company controlled by Mr Davidoff which the tribunal noted he was unable to give an explanation for. Interestingly, the same tribunal noted (par 80 of judgement) that their Head of Block Management was a self-employed contractor according to Mr Davidoff's testimony. This is despite the fact that his email signature read 'Head of Block Management'. At our own block we have only ever interacted with the relevant individual in a similar way to him being an employee of the company. I also note that in the most recent accounts for ABC Block Management Ltd - despite claiming to manage 100+ blocks - their number of employees is listed as 2. Given recent developments on IR35, this therefore may be one for HMRC to satisfy themselves.... Read more

The service was very bad, I lived a year in the studio I rented from the (ABC Property) when it was raining the ceiling was leaking and I was every time called the office and they saying that they would send someone fixing the ceiling but a whole year I didn't see anyone to came fix it, for a whole year and I had a ceiling leak so I left the property. When I received the studio it was dirty and not cleaned, I told the office and ignored the issue, and when I left the studio I cleaned it very well and completely, But they deducted £192 from my deposit the amount of £673.38 was refunded, even though the deposit was £865.38 pounds. Please be advised that this management agency are totally incompetent. Our flat roof needs replacing as it has been leaking for over 9 months. Our kitchen ceiling is falling through with mushrooms growing all over it. The new kitchen cabinets, walls and floor are ruined. Rainwater is entering electric wiring and they are still not capable of replacing a small flat roof. To clarify ABC response, we reported the leaking roof on 15 July 2018. On 1st October 2018 ABC appointed SINCLAIR BUILDERS who specialises in plumbing and drain cleaning who claim to have carried out the necessary repairs which was not successful. We were changed £720.00 for nothing. The fact that ABC appointed a plumber instead of a professional roofer to carry out the required repairs confirm how incompetent they are. The surveyor was appointed by ABC on 18th January 2019 six months after we reported the leaking roof. For ABC to claim that this situation is self inflicted is irresponsible, improper and typical of the way they treat their clients...... 16th January 2020 still waiting for ABC to deal with this matter.... 27th January 2020 the owner has responded intentionally leaving out the facts. Due to mismanagement by ABC which caused further unnecessary damage to our kitchen the insurance claim has been prejudiced. The insurers therefore averaged down the claim, and as a result there is a shortfall of £5,626.00 + ABC fees at 10% plus VAT. I was told that ABC would be collecting the shortfall of £5,626.00 from the leasees and that if I went ahead with the works under my own steam, they would not be able to collect the funds from the other leases. I am currently still waiting for ABC to provide me with the £5,626.00 shortfall in-order to complete the refurbishment and the owner has the audacity to suggest that I have taken the funds from the insurance company and failed to do the repairs. How low can you get ?... Read more
