I rented a property in West Drayton through this agency and stayed there for two years. The property was old and lacked proper insulation, which led to extremely high electricity bills during the winter months—£400 in one month, compared to my usual average of £240—just to keep the house warm.
Before moving out, I repainted the entire house and did a deep clean. I also shared photos of the cleaned property with both the landlord and the agency on the same day I vacated (December 21st). Since it was Christmas holidays, the agency instructed me to drop the keys through their letterbox, and no one came for an official checkout or inspection at that time. They said they would inspect the property within the next two days, but in reality, they came about 10 days later.
After their delayed inspection, I was shocked to be charged £400 from my deposit for mould and a “dirty oven.” The mould issue was something I had already reported to both the landlord and the agency when I moved in, and nothing was done about it. Naturally, with no heating running for 10 days in a poorly insulated home, mould is bound to appear. I provided photographic proof showing the property was left in a clean and maintained condition, but the agency completely dismissed it.
Thankfully, the landlord was understanding and helped reduce the charge to £200, but I still feel this was unfair and unjustified. But i agreed for that as i was out of station and agency was not ready to wait till i return. The agency staff were unhelpful and rude throughout the process. It felt like they were just looking for ways to hold back part of the deposit, regardless of the actual condition of the property.
Would not recommend this agency based on my experience.

Just don't bother buying through or utilising this company, don't keep their word, only interested in the payment.
We HAD to go through them to buy the particular house we wanted and we found issues throughout all stages. We dealt predominately with Daniel Famili one of the owners of Arron James.
Daniel constantly called to ask if we joining the auction, pushing for the deposit and trying to push up the bids by telling my wife she needed to put a reserve on, it was strange as usually auction properties have lots of interest, so for him to be chasing one customer so much shows that this firm really generates low interest from buyers and doesn't have much property in comparison to other firms.
The initial property summary pack and info was poor, when this was questioned the responses were usually pure waffle and met with poor attitude.
When we won the auction, the payment is taken in two separate parts. The first we paid and then in a completely strange move, Dan took the second payment from our account with no go ahead from me, he did not check to confirm if that was the right account nor if it was ok to do so. He was simply only focused on getting the money into his accounts.
Then during the conveyancing process, Dan harassed and was rude to our solicitor endlessly and called at one point 20 times, an estate agent doesn't have the scope to involve themselves in this part of the process to this level.
Noting all this, when we have asked a question or chased then Dan himself, he hasn't quite been as quick to respond or deal with issues, I suspect now that the payments have all completed, we won't be seeing the same level of tactics or chasing.

If you are a landlord looking for a reliable and reputable agent, PLEASE AVOID Arron James. This company is a nightmare to deal with for tenants, and will avoid putting any effort to look after those who live in properties managed by them. I had a water leak from an upstairs neighbour which ruined my kitchen with damage and stains, I chased Arron James to send a contractor to fix or even simply inspect the damage for 2 YEARS before I finally moved out. It seems the damage has been repaired for the new tenant in order to maintain the façade that their properties are up to scratch and well looked after. I'm sure the landlord didn't appreciate a wet and damaged ceiling festering in their property, and me and my health didn't either!

Awful communication between Directors & employees when dealing with tenants. Say one thing, then do the opposite. I have on numerous occasions tried communicating with one of the Directors & yet he still hasn't got back to me. Its a very poor show on their part & disrespectful. New staff are completely clueless & clearly not receiving good training. Definitely wouldn't recommend!

I must say, I have had many experiences with quite a few agents and Arron James by far exceeds! This is the second time I am selling and purchasing with Arron James and I have ALWAYS felt comfortable with dealing with Dan and his team. Dan did not once hesitate to support us through our journey with them and was always open and honest. This estate agents have a number of customer service related lessons to learn.
To inform anybody wishing to attend virtual viewing the estate agent Anna Kinast has just informed me she will prioritise those attending physical viewings over virtual viewings.
I tried to contact the only individual who seems to work in the letting department Anna Kinast from Tuesday 15/02/2022 until Monday 21/02/2022 by email and telephone she was unavailable upon every occasion.
I was told I’d be fitted in when possible due to my viewing being conducted virtually.
Completely unexceptionable way to communicate, and treat external stakeholders and expect to be successful in such a competitive industry. I canceled my booking as I will not support bussiness that treat customers in this way, when so many other organisations put extreme amounts of effort into customer service and retention.

Excellence and honest sale. Quick response and genuine and honest sales advice. Staff were knowledgeable and knew the local market well. Needed to downsize my mother in law to a safe area with good transport links so she could remain independent. Needed to sell and buy in a short timeframe and Arron James found her the perfect place. Mother in law had a language barrier but staff were patient, kind, caring and considerate. Very happy and would highly recommend.

If you are a first time renter or a student, I would suggest you stay far away from this place. Very disorganised and will blame everything else but themselves for disorganisation. They told us a day before we move out that the house was not ready. They housed us in a temporary property which the owner did not know about and he walked in half way through the day thinking that someone was squatting there. They lost my key and I was told I had to cut and pay for a new one and I had to cut and pay for a new one. Luckily, Sarah (the only decent employee) bought me a key. One of the tenants in my house left and our landlord said we do not need to find someone new but the estate agent Sam told us that we HAD to. A separate estate agent was on the phone during a house viewing and I had to show people around the house on my own. Laura only gave a 2 hour notice to the lead tenant about a viewing (the law is that that estate/letting agents HAVE to give you a MINIMUM of 24 hours notice) and I was woken up by people coming into my house. Our back door was broken after Laura did a viewing but we were not informed at all and had to find this ourselves. Upon complaining because we were tired of all unprofessionalism, we were met with passive aggressiveness by Sam. I told my landlord that we did not break the door and that the estate agent will probably blame us. Estate agents called us back to tell us that we blamed them from breaking the door and that we will need to have an agreements and take it out of our deposit. Additionally, after this interaction Sam began pronouncing my name incorrectly on purpose for no reason even though he knew how to say it before. To this day I have no clue why an estate agents had so many moments of unprofessionalism and the only person who probably did the job good was Sarah. I would highly suggest that they learn how to speak to customers and how to follow laws. Additionally, I would suggest that Sam finds peace in his life so he doesn’t need to pretend he can’t pronounce my name.

I would like to thank Arron James, for providing a five star estate agency service. I would especially like to thank Daniel Famili, who has actually gone the extra mile in the true sense of the term.
Daniel is a kind and professional person, polished in his mannerism. I guess he is trying to restore the credibility and image of estate agencies, which has been tarnished recently by many cowboys jumping into this business.
He kept me posted on my sale from day one. He even showed high amount of trust by customising sales contract and accepting my offer in an email, and not wasting time in paperwork. Daniel is by far the most responsible and patient estate agent I have come across. Not only he managed to find me a buyer quickly, but also remain available throughout the conveyancing process, chasing the solicitors, buyers etc and doing all the hard bits, which not many estate agents are keen to do once the deal is done. He really wants to go the extra mile. When he first came in, I thought that he's using the typical sales pitch when he said we are different. We do things differently. But when I look back at the last six weeks of my conveyancing process, I can genuinely say that he is putting that extra effort to gain the well deserved recognition in the industry.
He has become a go-to person for me, my friends and my network for all property needs. I would not hesitate to recommend Daniel and Arron James.
I would also like to thank Sarah, who provided an extra service by collecting my post after the sale, and handing it over to me. This is not something agents do, nor did they charge me for this.
So overall, it has been a great experience. And I wish other estate agents would learn from Daniel, how to conduct this business. There are many monkeys in this industry, claiming to be estate agents, and they really need to learn the Code of Conduct from Daniel and Arron James. They're setting a gold standard on how estate agency is supposed to function.

Inititially I completed an ok viewing . I was told I would recieve paperwork and a contract through email. This did not occur and I was sent an online application, which I completed promptly. After 2 weeks, the proposed move in date was getting closer still no response. I called the agents and was told that someone would phone be back by the end of the day. After no response I called the same number, again on the next day and was told I had reached the wong departmart. A day later I called once again, at which point the agent promted me to pay a holding fee or deposit (without any contract) to secure a place. After I declined payment without a contract, I was told they would call me back. I called back an hour later for a clear answer and was told that the house was sunddenly being sold so no rooms were available. Weeks of vagueness and unprofessional behavior. The experience was a complete waste of time.

-The house was under renovation when a viewing was conducted, and we were told that the renovation would be completed before our move-in date.
-We were rushed to pay the holding deposit; otherwise, they would pass on the property to another client.
-They refused to send us the contract by email. We were asked to sign the contract on the move-in date and collect the key on the same day.
-The house was given to us without renovation, and the contract said, "taken as seen."
-Even the heating in the house was not working. When we complained, a heater in an unusable state was dumped at our place, which we could not use.
-We were told the house had double-glazed windows, but we found out later it had single-glazed windows when we moved in.
-We were asked not to send long emails containing any complaint.
-The agreed furniture arrived after two months of complaining. However, the damped place was never fixed.
-We moved out fairly quickly. Our personal details were passed onto a debt collection agency as we were told that we had not paid the electricity bill. Please note that this house had a pre-paid electricity meter, which was left in credit when we moved out, so the debt was irrelevant.
-When we requested them to delete all our personal data from their system (GDPR - right to be forgotten), they said they can archive our data but cannot delete it.
-Please be extremely cautious when renting a place from these guys.

Although Daniel the office manager is related to me and may think I am simply leaving a review for that reason that is far from the truth. Daniel has been nothing short of fantastic helping me move home. He help me sale my flat and purchase my new home I am currently sitting in on the sofa writing this review. Unfortunately there is a lot of people out there being in the industry that he is that do get unhappy with terms of business such as tenants and landlord and being in the industry myself I understand it is hard to be the middle man and always keep all parties happy. Arron James is a great agent that will go above and beyond for there customers. I suggest you just take the time to meet any of the team. If you are considering letting or selling your property give them a call and judge for your self. Unfortunately a lot of people post negative things that effect people perception which is far from the truth. Working along side Daniel for many years has taught me the values of running a business and being great at it. I give Arron James a 5 star review with great privilege knowing they are nothing short of great.

I had to relocate overseas at short notice and reached out to a number of estate agents. Arron James responded very quickly, showed up as planned and guided me through option to rent out my house, in short within a month the house was rented out generating revenue. 5 years later the property is still managed by the team efficiently and effectively, helping with routine maintenance issues that arise.
