13th May 2020 (6 years ago)I really wanted to like the agency. However, having just dealt with some other estate agents I can honestly say that Phillips and CO are very old fashioned and the worst at communication. Let me explain more. TLDR; our purchase fell through after months of discussions. We were initially told by the agent that there is no chain, after weeks of chasing they eventually confirmed that there is a chain - all that needed to happen was a phone call the vendors and some shouting at them. Anyway, We put this hurdle behind us and agreed to wait as the vendor had already found a house. It has been 2-3 months of constant chasing for updates which normally goes like this: 1. I send an email asking for an update 2. A week goes by with no response 3. I call them to find out what is going on 4. They give me an excuse that the vendors aren’t responsive but they are chasing as much as possible 5. They tell me they will call me back once they have spoken with the vendor 6. Another few days...still nothing 7. I call them, raise my tone and again get some stupid response. I fully appreciate that the vendors aren helpful. The issue I have with this estate agent is that they have poor communication skills, no idea on how to manage customer expectations. I have never had to chase an estate agent so much, it’s normally other way around - they chase and you hide! Avoid if possible guys!

Jakub set the foundation early on with sound advice and a structured approach to marketing the property. When Sujana joined the process, the efficiency only grew—they kept viewing standards high, delivered prompt feedback after potential buyers visited, and systematically chased solicitors and buyers to prevent delays. What stood out most was their responsiveness and accountability. I never had to ask twice for an update, and every challenge in the transaction was met with a clear, practical solution. They are hardworking, skilled, and incredibly thorough. If you want estate agents who take real ownership of your property sale and drive it across the finish line smoothly, Jakub and Sujana are the team to trust. Thank you both once again for your hard work and outstanding commitment from start to finish!

We have had a very good experience working with Krupesh. He recently let out our flat with beautiful pictures and it got let out very Quickly with Krupeshs experience. Very friendly and like a family member He is always there for us and always helping with a smile USHA and Janak shah 39. Canal side Gardens , Southall
11th Aug 2026 (12 days ago)Trying to sell our flat felt like a real panic when we first started the process. We had multiple agents come through the door giving us their opinions and thoughts. When Pawan came in, I knew straight away that he was the person I wanted to sell my property. He was straight talking and there was no nonsense throughout the whole process. From day one, he was finding viewings as quickly as possible and made sure there were as many viewings as possible on the flat. All in all, I cannot recommend Cuffley Banks enough and would highly recommend anyone who is uncertain in this process to use them.

My agent, Daniella, was a lovely and kind person. She was always helpful, approachable, and made me feel comfortable at every stage. Communication was clear and timely, and any questions I had were answered quickly and thoroughly. I would highly recommend this agency to anyone looking to buy, sell, or rent a property. Their expertise and customer-focused approach made what can often be a stressful process feel easy and well-managed.

15th Jul 2024 (2 years ago)I had engaged Rolitex to manage my property since I bought it in 2006. Initially, their service was pretty standard for a high street estate agent, handling repairs and rent collection adequately. However, everything changed when I decided to move into the property and needed to evict the tenants. Rolitex issued the Section 21 notice as required, which was fine. But as the notice period neared its end, we wanted to discuss the tenants' plans. Every time we asked Rolitex, specifically Roland, he would shout down the phone, telling us to wait for the two months to end. When the notice period expired and the tenants didn't move, Roland offered no assistance on the next steps. He was silent until we had to demand a meeting, where we were told we needed a solicitor. I understand he is busy, but how difficult is it to communicate simple information to a longstanding client? After hiring a solicitor, Rolitex was professional in providing the necessary documents, no matter how many times we asked. However, during this time, rent payments became erratic. Whether it was the tenants paying late or Rolitex’s mishandling, it would have been nice for them to inform us, especially with mortgage payments piling up. Whenever I asked Roland about this, he would shout as if he was doing me a favor. He even increased his fee without notifying us and insisted he had informed us when he clearly hadn't. I eventually had enough of Roland's lack of communication and aggressive behavior, so I decided to collect the rent myself. To Roland's credit, he facilitated this transition quickly, and interestingly enough, the tenant paid me on time from then on. When the tenant finally vacated, the property was in a terrible state. This was no surprise since Rolitex had not conducted an inspection since the late 2010s. My experience with Rolitex started amicably but ended very poorly. While other staff members were professional and helpful, Roland was consistently aggressive and difficult to communicate with. This review should not surprise anyone considering the other negative feedback but should serve as a caution for anyone considering dealing with Roland at Rolitex.
