Outstanding. I first reached out to Aston Rowe when I was looking to buy. I ended up buying a property that wasn’t listed with them, but I was impressed with their approach and attention to detail. After my purchase I reached out for a pre and post renovation valuation seeking advice on whether to stay, sell or rent. They provided me with really solid market insights, were completely data driven and weren’t pushing me one way or another. Based on the data I decided to stay in the property.
Three years later I was ready to sell and move overseas. I immediately reached out to AR for the exclusive listing as I knew they could be trusted. They were spot on with their valuation, giving me different scenarios based on how quickly I wanted to sell and were lightning fast with viewings and marketing. During our home purchase through Aston Rowe, we had the pleasure of working with Eva, who was exceptional from start to finish. From the very beginning, she was clear, polite, and informative, assisting us with every query and smoothly guiding us through the entire buying process.
Having dealt with several other agents and agencies over the months, Eva stood out by far as the most astute and professional. She was always readily available by phone or email, efficiently scheduling viewings and offering valuable insights that even helped us envisage how we could transform the property into our home.
Should we ever re-enter the property market in the future, we would not hesitate to contact Aston Rowe, and specifically Eva. We highly recommend them, by far the best agency in Acton.

The worst agency I have come across. Avoid. The property manager they worked with did her best to avoid fixing anything in the flat, e.g. when the washing machine was clearly out of order she kept asking us to test it, even though it was destroying our clothes, then had to come to test it herself! Delaying fixing it in the process and leaving us without a washing machine for months. They also demanded I hire a gardner in COVID!! Then charged me about £100 for someone to trim a small square of grass. The place was a dump with bulky furniture of the poorest taste, which you had to crab around to move in the flat, scuff marks everywhere, storage space with the owner's junk that you were not allowed to use even though it was clearly in the property, rotted garden furniture that was falling apart, an outside door with a lock that barely worked, leaving us locked out multiple times, which they refused to fix, and to top it all off there was complete lack of communication even when it was absolutely necessary. Would give 0 stars if I could.
Avoid like the plague.

Harry and Eva at Aston Rowe are pleasant to deal with and responsive to queries.
Our sale took what seemed to me a long time but it was a leasehold, sheltered flat and those are apparently quite tricky to shift at the moment and seem to require a lot of effort for the reward.
We did get a price 10% over asking - which is an achievement in the current market.
However cross and demanding I got, they were always charming - which is quite a skill.

Having both bought and sold property now, you only really appreciate a good estate agent when an unexpected spanner appears in the works! Selling my leasehold flat presented several of these and I'm quite sure if Harry had not been managing it things may have ended differently.
He was there every step of the way to reassure, encourage and console me and gave his time willingly to do this. He also built a similar relationship with the buyer and it was through this dynamic of mutual trust that the sale was made to everyone's satisfaction in the end.
He is professional, thoughtful and easy to talk to and an all round good egg!
In terms of Aston Rowe generally every part of the sale, contracting and rates was explained clearly and the commission was fair.
The photos of the property were excellent and taken promptly. I had an offer within days of deciding to sell - all in all I would highly recommend Harry and the team at Aston Rowe.

Harry and the team at Aston Rowe went above and beyond supporting us through much considered decision of whether or not we should sell our house - updating us after viewings and genuinely working hard to secure us the best deal (both times). They have an unparalleled view of the market in Acton and will be able to pass this knowledge on to buyers so that they can be assured that they are buying at the right price point, and sellers can achieve the best possible offer. We ended up not selling as we couldn't find somewhere to move on to, despite Harry's effort and help connecting us to agents in Chiswick. He even gave us feedback on a particular house we were interested in buying which saved us from buying the wrong property - even though it would have been in his best interest to convince us to move there. I dealt with Hollie and she has been incredibly helpful and professional throughout the whole process of purchasing m y flat. In fact she went above and beyond, by guiding me, providing me advise that the solicitor I had appointed wasn't giving me. But also proactively prompting parties in the process to ensure the sale was moving along swiftly. As a first time buyer, it was an incredibly stressful process and the lack of professionalism of the solicitor contrasted with Hollie's professionalism and diligence. In addition, the quality of properties proposed by Aston Rowe in the Shepherd's Bush/Acton/Chiswick area is from far the best.
Update 15/08/2024: After being so pleased with Aston Rowe as a buyer in 2019, I sought their services again in order to handle the sale of said property. As Hollie wasn't around anymore, Carl and Eva stepped in and handled the sale. May 2024: Eva and Carl helped us navigate through a complicated process (a sale that fell through / to and fro-ing on offers) and provided solid advice, proactively updated us and managed through the legal process. Both were also friendly and clear, which meant the team continued to be a pleasure to work with.
Feb 2021: Would strongly recommend Aston Rowe – Carl did a great job when we were buying a property through them in Acton. From the original viewing, through to hand-holding the sale process, through to completion, Carl was professional, responsive, proactive, and friendly. He coordinated and organised to ensure the sale was completed to tight deadlines, and we would not have completed this transaction in time without his help. This was in the face of some exceptionally challenging lawyers on the other side, where Carl kept the pressure up, working between us and the vendor, and keeping us posted on latest progress throughout. We were impressed at the helpfulness when technically the seller is his client, not us. Estate agents generally don’t always have the best reputation but couldn’t recommend these guys highly enough.

Selling a house in an area you don't know, is tough. That is unless you have the Aston Rowe team behind you. It was clear when I first met Harry that he knew the area and the business like the back of his hand. I liked his honest approach and knew they would give the best personal service possible.
Since then I've worked closely with Hassan and Jack, with contributions from the rest of the team. That is a strength of the way they work, the whole team are involved and are very responsive to any queries or concerns. Communication is timely and effective.
I had some difficult issues to contend with, and the team were always cheerful, patient, tenacious and pulled out all the stops to make things happen. On top of all this they are a lovely bunch of people! I heartily recommend them.

We recently sold our house through Aston Rowe; of the five agents we saw, Harry talked the most sense; he didn’t make promises he couldn’t keep and he was realistic, but also optimistic about the asking price. We liked him, and the fact tthat he lives locally-Harry really knows, and loves Acton. We found the service from Aston Rowe to be a cut above - from the marketing materials / photos etc to weekly updates, a lot of time and effort was put into our listing.
Hollie, and especially Hassan are brilliant. No nonsense, super friendly, and accommodating. Our sale ended up taking months to complete because of an issue further up the chain; Hassan kept us informed throughout and was very reassuring. When we eventually completed, Aston Rowe had achieved us a figure we didn’t think we’d get, a record price for the road, and a new listing from our next door neighbour, whose house they sold in a matter of days. In short, they do what they say they’re going to do, and they do it without any of the usual slick estate agent speak/tactics/obfuscation. Can’t recommend them enough.

This review is based on my recent interaction with Aston Rowe’s management in Acton. I was informed by the agent that a property became available again in Madeley Road because the developer (LuxGrove) had decided to cancel their agreement with the current buyer due to her financial circumstances and slow progress. Therefore, I requested a viewing on 3/11 and visited the apartment. No need to mention that I had to travel from East London to Ealing for the viewing, soaked in heavy rain on that day.
During the viewing I explicitly asked the agent about the status of the apartment and whether it was indeed available. I also mentioned several times explicitly that I did not want to be used as the pressure for the current buyer. I was assured that there hasn’t been any progress with the sales and the developer has asked them to arrange viewing again. Hence, on 4/12 I made an offer and got a call in the afternoon that “Congrats, your offer has been accepted. We need to push things forward asap and I will call your mortgage advisor etc).’’ An hour later I received another call by the agent that ‘’the developer has said that the current buyer is very upset and they’ve decided to give her time till next Friday 11/12. However, it’s very unlikely that she can push it through’’. I was also recommended to start the procedure, pay the reservation fee and push things forward in parallel with the current buyer not to lose time on stamp duty holiday. Of course, I refused to do so as it was not wise due to wishy washy approach of the agency.
On Friday 11/12 morning I contacted the agent and asked for an update and I was told we would let you know by this afternoon. At 17:00 I called the office again and I was told that the manager (Harry) was trying to get hold of the developer and we would definitely let you know by 18:00. Again I didn’t hear anything till 18:55 when I texted the agent and asked for an update. The final answer was “ Sorry, the developer is still sticking with the current buyer as the exchange is very close!”.
To summarise I am giving a one star to this agency for the following reasons
1. Arrange a viewing and wasting customer’s time for a property that is already reserved under someone else’s name and not cancelled yet before brining it back to the market.
2. Contribute to the developer’s game by using a potential buyer as the pressure for a current buyer (unethical way of doing business). The management can claim that they were honest and transparent since the beginning and were not aware of the developer’s unethical approach. Well, you are fully responsible since you are representing them and implementing their tactics.
3. Provide unprofessional (illegal) advice to reserve the property under my name without having been cancelled with the first person yet. Surprisingly the current buyer was not even aware of her reserved property was back on the market. She was informed after (not before) I had viewed the apartment and made an offer. So wrong!
4. I had to chase them till 18:55 on the day they themselves had set as the deadline. If you did not hear back from the developer till then, again bad for you. Do not leave your tasks till the last minute (Management 101).
I would like to mention that the agent (Hassan) was kind and polite, and as transparent as possible during our interactions. However, clearly he was fully dependent on this manager (Harry) both for inputs and instructions on what to do. Hence, my review is for the management rather than the agent.

Joseph Smith was incredibly helpful in arranging a viewing as quick as possible for us and from then onwards was constantly in communication with us to help with putting in an offer and giving us regular updates of the situation.
Once sorted, he and his colleague Cameron Krüger were great in helping us with any contractual questions we had and in getting all the paperwork sorted within a couple of days.

My husband and I recently moved into a new flat with Aston Rowe. There were some ups & downs but overall we are in love with our new place and wouldn't have done it any differently. Our agent was Rebecca and she was absolutely amazing. We always felt like a team, as if she was as invested as us to find our new home. Genuinely just the loveliest person. However, by no fault of Rebecca, it felt like pulling teeth to get answers about our lease (this is done in a different department). We ended up not signing any documents until the night before our proposed move in date, which lead to having no contact with our new landlord until we were moved in, which it would've made a world of difference to get certain questions answered by the landlord before then. Aston Rowe have been our estate agents for my last 2 tenancies and both times we have found them to be very professional and easy to communicate with. For our most recent tenancy (moved in about a month ago) they listened exactly to what we wanted and let us know as soon as any properties became available which fit those needs and found us a perfect split level flat for us (which we are a loving) the whole referencing and contracts process was super easy especially considering the covid-19 situation. At the end we had a slight hiccup with the electrical check due to a new law which came into place which did cause a delay to our moving date at the last minute but the team did everything they could, kept us in informed the whole time, were really understanding of our frustrations and turned it around very quickly much appreciation to Joseph, Georgiana, and James! My recent experience at Aston Rowe with Luke Vecchione has been outstanding. From the moment we spoke on the phone when I enquired, I was instantly impressed with his professionalism, helpfulness, and friendly down to earth manor. It was clear he wanted to do everything he could to help me get the flat that I was looking to rent, and I truly felt that I had Luke on my team, especially as I was in a situation where several other people were also wanting the flat. Tenants BEWARE, not only did they provide absolutely horrible service throughout our stay. But their landlords do not register their deposits with any one of the government approved UK Deposit holders even when stated in the rental agreements. Our landlord has basically disappeared with our money and Aston Rowe has said it is none of their responsibility even though our rental agreement was clearly breached. MyDeposits whom are stated in our rental agreement have told us no deposit was ever registered with our address at any point. Please stay away from this company as they do not have you're best interest at heart and most likely will allow the landlord to commit fraud and not follow the law.
17/10/19 - We have not been given a direct point of contact, and if you mean David, he was extremely rude and kept repeating that he has no idea why the call is directed to him. Also, an allegation is based upon speculation or assumption, we have spoken to MyDeposit and they have after reviewing the rental agreement, said that there has been no such deposit ever registered on that address at any point through their company.

I have heard a lot previously about Estate Agents in general and was little unsure as to the quality of service that I would receive from Aston Rowe. My fears and misgivings were totally unfounded. The way the sale was handled was nothing short of impressive and was in no small way due to the dedicated attention of senior sales negotiator Hassan Mohmood. He was constantly "on the case" , even contactable after work hours, giving his personal attention to ensuring that the sale progressed, tying up loose ends and filling in gaps. My Solicitor, a Partner in his company with many years experience even commented that the attention that Mr Mohmood gave to the case was exceptional.

Aston Rowe have just sold my house. They are a pleasure to deal with. All the staff I met are, without exception, friendly, helpful, willing to go out of their way and, crucially, very knowledgable about the local market in which they specialise.
The excellent photos, done in house, to advertise my property were a very encouraging start.
The housing market is not at its best currently with all the uncertainty around and the path through to sale was not always straightforward. There were problems to overcome and here I have to mention Harry who guided my property through. His experience was essential to keeping the sale on track and finding a way to smooth out obstacles when they appeared.
I would recommend Aston Rowe without reservation. They run a thoroughly professional operation and I wish them well in the future - they deserve it.

Choosing to move when your partner is 7 months pregnant is probably not the smartest decision one can make, however it all went remarkably smoothly in no small part thanks to the efforts of Joseph from Aston Rowe whose patience and efficiency really helped get the deal over the line. He took the trouble to show us round numerous places before finding the right one and never lost his sense of humor despite several falling through due to unfortunate circumstances. Even once the deal had gone through and we were waiting to move in he was still more than happy to take us around to measure some of the rooms up so we could plan our move.

STAY AWAY! Moved me into an unsecure, rat infested, house I hated with the worst neighbours, and I paid over £1500 in "fees". Landlord ripped me off and just because they own a lot of houses with this agent, the agent favoured the landlord when it came to any financial issue. Luckily I got out early but not until I found a new tenant. The stress cost me a grade at university.

Arrogant and greedy in the extreme, they don’t respect landlords or their properties, mismatching poor tenants who are barely able to look after themselves never mind a premium property.
Avoid these people at all costs but as they’re estate agents, they’re pretty useless all round.

Finding a home in London isn't easy - and some agents seem inclined to make if even worse. However, after some rather unpleasant experiences, it was great to work with Aston Rowe - and particularly with Hollie Stinson. She is one of those all too rare agents who actually listen to what you are explaining: After I told her, what I am looking for, she showed me several really nice places which all fitted precisely to my criteria. All the time she was very patient and unobtrusive; at no time I felt pushed into signing a contract before I made up my mind. She took much time to answer all of my many questions. So if you are moving to London, Aston Rowe is definitely a good choice for an agency (and I really recommend to ask for Hollie!).

I was lucky enough to meet Joseph on my first viewing and he has surpassed all my expectations in terms of professionalism.
Aside from being a really great person, he has listened to what we want and need in our property search, never wasting our time and being honest and open through every step.

From a tenant's perspective, I would not recommend Aston Rowe. Before moving into the property, there was a significant list of repairs and removal of pieces of broken or old furniture that we were promised would be all completed by the move date. None of this was done when we arrived.
Additionally, they charge substantial fees for admin, changing tenants or renewal of lease etc. and these were the only times they seemed interested in contacting us. There was also a severe lack of communication and general incompetency when arranging viewings with us on our exit. The agency didn't have keys initially and we waited to let them in on two viewings, which they never turned up to.
Do not have the tenants best interests at heart. Would not recommend.

joseph was an absolute champ and i've been recommending him to anyone and everyone - so courteous, considerate and keen to help you find the place you want, not just whatever they have on the shelf.
when we rejected properties we looked at he took the time to actually listen to our reasons why - not something you can take for granted with estate agents, in my experience - and would actively attempt to incorporate that feedback into his searches going forward. the best estate agent of the ones we met by far.

Second year running with this agent. The staff are a delight to work with. Really friendly, honest and kind people. Big shout out to Joseph & Chris for showing us properties and to Iona and Shanice for completing paper work.
I am actually quite surprised with some of the reviews on here and haven't experienced the rudeness, delay in responding, etc that other people have said. They meet with you to get first hand experience of the client and what may suit you and also put in a good word with prospective landlords to strike a good deal.
I would only say they could improve on their fees to those clients who return every year and definitely they should do away with 50p charge for a card transaction- the future is card payments and no one should really be carrying around over £1000 cash!!

Always very eager to be of assistance, and to accommodate your requests. Absolutely no problems to date, even with two changes of tenant.

An Excellent Agency with a great customer service culture. Ben & Luke were my main point of contact and they were absolutely amazing. Both assist me from the beginning in arranging all the documentations needed and helping me throughout the process. All queries are promptly dealt and if or when I had any issues with my property the agency would assist straight away. I usually don't deal with Estate Agents as my previous experiences have been less than satisfying, but dealing with Aston Rowe and specifically with Joseph and Iona has changed my perspective. They have been extremely friendly and helpful in answering all questions, passing on and discussing information/wishes/details with the landlord and generally trying to match the tenant with a landlord and apartment that will satisfy all parties involved. The communication was fantastic, the prices and fees very reasonable, and a surprisingly straightforward and fair contract (I've read it a few times now and haven't seen a single indication that one of the parties would benefit more from the agreement). In short, they are the best Estate Agent I've ever dealt with, and I will definitely give them a call next time we're moving as well as recommend them to my friends.

We have just been through the process of buying a house through Aston Rowe - and they made the most stressful of situations (house buying) a breeze.
They were helpful, professional and courteous to the end!
We exchanged in less than 2 months from the offer being accepted - and this was all down to the organisation and helpfulness of the members of the Aston Rowe team, especially Harry and Darren.
If we were going to be buying or selling a house again in the future I would definitely be going to Aston Rowe for this!!

I wouldn't say this is the worst estate agency but I would say avoid them at all costs. Firstly, they bring you to every single flat they have on offer just because they somehow think that they can somehow manage you to suddenly think that one bedroom is enough when you've clearly said to them you are looking for a two bedroom flat. Service at first is great because they need you to pay up your money, but once you secure your flat, they just ignore your calls, take 100 hours to get back to you, and will prioritise everything else over you when you want to collect keys or sign the contract.
Basically they just want your money secured, and once that's done, all they want is to make everyone else money and will just do whatever they want with you because they aren't expecting to make any more money off you anyway. The reason why I won't say this is the worst estate agency is because if you need to secure a flat ASAP, I guess this is possible through Aston Rowe, except you will have to expect basically nothing from them the moment you secure it.
Also, since they bring you to every single flat they have, they will bring over 10 groups to view your flat every single week for the last 3 months of your tenancy every week. All this and they can just give you a few hours notice. If you have a night out and go to bet early in the morning this means they will just suddenly walk into your flat even though you've never really given them permission to come in. If they bring 1-2 groups every day, sometimes even 3-4 groups, and only let you know in the morning when the people are coming at 11am, you can't even have a late night for the last 3 months without worrying about what might happen in the morning.
Simply avoid them if you can afford to, this place will make your life miserable during your tenancy.

We have been very happy with Aston Rowe since we started using them for lettings just over a year ago. Everyone is keen and they really seem to fit potential tenants with potential landlords really well. They are very pro active but at the same time not pushy in the way stereotypical estate agents can be.As we are new landlords they were great to be able to ask questions and always came up with good advice.

After having some poor experiences with estate agents in the past, it was refreshing to encounter one who not only was competent but also well articulated and presented.
The houses that had been identified were an ideal match to the specifications that we provided prior to the viewings and combined with the most efficient of service, I left the process with a great sense of satisfaction. And a great house!

Despite having difficulties with getting my mortgage approved first time round I found Lauren extremely personable and pleasant to deal with. Did nothing for me as a tenant. looked after the landlord even tho i paid all the fees. did not bother to call for the references i had to do it myself and then was charged for it. rented out the house without appropriate license. and then when had any problems with the property the answer was we do not manage the house. Did nothing. Do not go there its a joke not a letting agency.

Really bad service. It does not understand the requirement, it does shows any house, which does not fit what customer asks for.
We actually did an offer for a house, paying a "refundable" one week holding deposit. We did not get the house in the end. At the begining i was told, I had to wait 10 business days to get my holding deposit back. After that time, They said my money was refunded, but it would take 7 business day to be reflected in my Account. Of course never happended. £260 lost. I will claim for it to the Court.
Very poor service, and bad customer service. Not recommend it at all.

Where to begin.
Firstly after no issues throughout our entire tenancy I was very surprised to find how difficult it was to start the process when we were vacating.
After unanswered phone calls and different dates in regards to when we should be vacating I finally buckled and just listened to the agency. I had to re-arrange my work schedule, moving vans and cleaning companies to suit the needs of the agency with barely two days notice.
One room had some burns in the carpet due to a hair appliance. I emailed stating I had no problem paying the costs for the damages incurred but should I pay for the professional carpet cleaning which they had so heavily pushed for. I decided to do the right thing and go ahead with the cleaning. Then only to find I have been charged £325 for new carpets after paying £375 for the cleaning company. Also taken from my deposit was a further £200 for painting? The flat was left in very good condition with little to no damage besides wear and tear.
Did I mention the fact the arranged viewings while we were still in the premises with no notice, no email, no text, no missed calls nothing. Im sure you understand how startling this can be when home alone and strangers enter your premises without permission.
After a year with no complaints, paying rent on time and being nothing but understanding in anything they needed I was treated like garbage.
As soon as we ended our tenancy all went out the window.
Completely unprofessional, lack of compassion or integrity and all around dis-organization.
I would not reccomend this agency to anyone of my friends or family.
Beware.
Still waiting for deposit (the little I am getting after 17 days of vacating the premises) contract says 10 days.
Not too much I can do as they hold your money right??
Complete pirates if you ask me......
