We sold a house as executors to a Will. The property required a buyer willing to modernise and repair. Bay Tree found us such a buyer. The sale process encountered many difficulties, and eventually took six months longer than expected. Despite this, Bay Tree remained enthusiatic throughout the whole process, and provided support, suggestions and advice on many occasions. They were excellent. and well worth their commission.

From the get go, we found Suzie and Katie to be both professional and personable.
When choosing an agent to help us sell our late father”s home, we knew Bay Tree were the ones when they showed such kindness to us when viewing the house. In that moment, we decided they were the people to help us through the sale and probate.

rarely leave reviews — I’m always asked, but usually forget. This time, though, I had to make an exception. The service we received from Katie at Bay Tree Estates was nothing short of outstanding, and I’m genuinely convinced that without her, our sale simply wouldn’t have happened.
From start to finish, Katie was involved in everything. Although she was technically just selling our house, she went out of her way to support the entire chain. Saying she went “above and beyond” doesn’t come close to describing the effort she put in.
She helped stage our home for the photos — and after selling many houses over the years, we thought we knew what we were doing, but Katie took everything to a completely new level. She guided us through paperwork, gave invaluable advice, supported us with our purchase, and even liaised with solicitors and builders. At times, she even felt like our counsellor!
I’ve moved nine times, and I can honestly say I’ve never experienced an estate agent like her. She’s kind, genuine, honest, unbelievably hard-working, and simply brilliant at what she does. We wouldn’t dream of going anywhere else in the future.
We’re truly indebted to Katie. We owe her so much, and we can’t recommend her highly enough.

Baytree Estates sold my mother’ house on Roundle Square last month, even when property market was slow moving. I would like to say what a brilliant job Katie and Suzie did in the selling process and would highly recommend them to anyone. Their knowledge of the local area is a real positive as they have lived in Felpham all their lives.
Every step in the process was professionally handled from the valuation, comparison with other similar properties in the area, right through to the completion of the sale
They were very honest with where the market was post Covid, including that houses in my mum’s price bracket were not moving.
However, with their marketing they managed to attract many viewings and for each viewing there was detailed and honest feedback. When a potential buyer was found Katie’s selling ability came into it’s own, she really highlighted how the house suited all their needs.
Suzie’s expertise then came to the fore once a buyer was found, helping us through the process of the actual selling of the house.
In conclusion, I cannot fault their handling of the selling of mum’s house and would recommend them to anyone locally that is thinking of selling a property.

We had a wholly positive experience in working with Bay Tree on our sale. At the beginning of the process everything was organised very efficiently i.e. sales particulars, photos, EPC rating etc. We also received valuable advice on how best to present the property in advance of viewings.
Once an offer was accepted, communication was excellent at all times. Katie and Suzie liaised effectively with the buyers and with conveyancing solicitors, keeping us up to date with progress and actions required on our part. Again, good advice was available on tackling the inevitable hitches which arise e.g. post-survey.
We would have no hesitation in instructing Bay Tree in the future. The service provided was very impressive, and at a very competitive rate.

In a very hot market at the end of 2022 buying a new home in West Sussex, Felpham was to end up being a challenge. Katie and Suzie are very professional, as ate their team. At the start of the recently completed Sale journey, at the arranged property viewing, Katie presented me with a pack containing several similar properties on the market to help with positioning of an appropriate asking price for the property. Clearly some thought and homework had been done.
Terms were agreed and agreeable. Required documents were presented in a timely manner. Upon request we were recommended a conveyancer, which worked out very well. Both Katie and Suzie advised and updated us throughout the sale process. I have no hesitation in recommending them to anyone looking to sell a property.

We never had to chase them and they fully understood our family situation and went above and beyond to make sure they did all they could for us. We never had to chase them for progress as they always Kept us informed throughout and generally Guided us through the whole process. We even went with their recommendations for removals and solicitor to use to make the whole process as smooth as possible and they also were brilliant.

Well we have just sold with Baytree,and I have to say the service was excellent again. We decided to put house on market last year,and sold it and then couldnt find anything so backed out,Suzie and Katie where both very understanding and where very helpful in making us feel OK about it. This year went on market,they got 10 viewings with 6 offers, we found a house we liked, didnt take top offer but on advice took one that could complete quickest. from selling to completion 8 weeks.
This pace was due in no little part to Baytree keeping everyone updated and working away in the background. We had no communication issues and had very quick responces in what must be an extremly busy time

Having made the the bold decision to leave Felpham and move to Spain, we tentatively invited a number of local estate agents to list our home. When Katie came in (having previously met Suzie) we were truly blown away but her energy and passion to help us get to realise our early retirement dream.
In the midst of the pandemic, Katie’s enthusiasm didn’t waiver or diminish, within a week were were at ‘sale agreed’ and whilst it took a while to complete - no fault of Katie and the team - when we finally got the call, we absolutely knew we had partnered with the best Estate Agent locally (in our view).

This review is from the other end of the telescope! We were buying a property via Bay Tree who were acting for the seller. From the first viewing they were very professional following all the Covid requirements and being very helpful in setting up the second viewing with the vendors. We felt very comfortable dealing with both Katie and Suzie and their communication with us was exemplary. We have no hesitation in giving them top marks. This was at the beginning of the Estate Agents starting to work again after lockdown and we moved in 5 weeks ago.

Katie & Suzie provided such a professional yet personal experience selling our Mum’s home, with just over 4 weeks from start to finish! Throughout the lockdown, we still had ongoing friendly and informative communication from the them and, once viewings resumed (excellent COVID protocols in place at all times????), they gave full and constructive feedback every time. Katie and Suzie dealt with sale of house very efficiently. Right from the start, they were very helpful, polite and courteous. They also pledged to beat any commission quote, which is no bad thing! I truly cannot recommend Bay Tree Estates enough. When we made the decision to put our property on the market there was no doubt in our minds that we needed to go back to the Agents that sold us the property in the first place! We had such a great experience with Bay Tree Estates buying our first property and it was no different selling it. Katie and Suzie were so knowledgeable, supportive, honest and patient with us throughout the entire process. They kept us informed at every step of the way and made sure to seek constructive feedback after each viewing which we really appreciated. Due to the Covid-19 pandemic we’re obviously in very strange times in the UK but Bay Tree’s communication did not slip one bit. I received responses to my emails the same day and somebody was always available to answer the phone to my weird and wonderful queries. Despite everything that is currently going on we managed to complete and exchange 3 months after the offer was accepted on our property, which I honestly do not think would have been possible without Katie and Suzie’s support. So, thank you again and I really hope that we can work with you again in the future!

During this very difficult time the sale of my property went belly up!!! Not surprising I guess...however with the support & negotiation skills of Katie, I was able to secure a letting arrangement with the potential buyers at a future date when the world is back to "the new normal". Being completely new to the area Katie & Suzie at Bay Tree were instrumental in making sure that the move went as smoothly & stress free as possible. Nothing was too much trouble, from dealing promptly with any legal issues to checking whether my sofas would fit in the sitting room! Highly recommend. From viewings to offers to being updated at all time i couldnt of asked for better service.
My sale was a very niche property. Semi detached 2.5 bed thatched cottage of my late mum.
It did take some time to sell and all problems and quieries were dealt with properly and i was always kept informed.
