An absolute joke of an agency. Left us without hot water or heating for months on end despite us calling and calling for it to be fixed. (The boiler was held together by tape!!). Never answered any calls or emails. Took 3 months to repay our deposits despite multiple voicemails and emails (all of which went unanswered). I would never recommend this agency.... Read more

Had a horrible experience with belvoir. Me and my friends went to see a flat which took about 2 weeks to organise because they canceled (an hour before) and when we finally got to the viewing, the whole place was filled with mould! Every room, spanning over walls, windows, doors etc. Joe was quite dismissive of our questions and seemed frustrated about the mould himself (residents inside stressed that they had tried and failed to contact him). We were willing to look past the state of the flat and were also promised notice of others flats being available, however, despite reaching out at least 10 times, we never got a response. I don't think this is an agency that anyone let alone students can depend on, as we were completely left in the dark and it appeared the current residents were aswell.... Read more

This place masquerades as a legitimate business however I urge you to be very cautious if you are a student or are the parent of a student considering using them for accommodation. Initially they seem ok but once you’ve signed up to a contract you can more or less consider that that’s the last you’ll hear from them. If you have issues with the property they are very very very slow to respond to allocating contractors to fix problems. They rarely respond to any correspondence regardless of how you try to contact them. When your tenancy is coming to an end you have basically zero chance of getting your deposit back. There is no method to get in touch with them - they simply don’t answer emails, their office is always vacant and phones ring out. They assume student tenants will not chase up their sizeable deposits. Therefore it’s really stealing money from people. These people need investigating by some sort of regulatory body. My son and his fellow tenants are currently chasing up their deposit now for months with not much success. Please save yourself the hassle. Avoid these rogue letting agents.... Read more

Having chosen Belvoir Stirling as agents to let our flat, they were happy to take the monthly "management fee", but did little to earn it. After making a formal complaint to them, which they failed to respond effectively to, I reported them to The Property Ombudsman (TPOS) who, after their investigation found entirely in our favour and awarded us £1200 in compensation for failing to comply with the letting agents Code of Practice, which they are legally obliged to follow, and gave them 28 days to pay. No surprise, but they failed to make the payment. TPOS then gave them a reminder and a further 3 days to comply, which they again failed to do. It was not until the 3rd reminder that they actually made payment. Throughout this process, Belvoir Stirling refused to engage in the TPOS investigation (their own regulatory body) and have refused to provide us with information & correspondence when instructed to do so by TPOS. They have treated the whole process, TPOS and ourselves with utter contempt. DO NOT USE THEM... Read more

Every 5 star review are clearly people that work for Belvoir using anonymous accounts. My partner and his flatmates had an awful experience with Belvoir. Extremely unresponsive to emails and phone calls, refused to deal with mould issues which not only affected my partner's bedroom but his personal belongings. His clothes began to virtually rot with mould. Similar to a previous experience, they decided to deduct money off of the flat's deposit from using incense in the flat TO COMBAT THE MOULDY SMELL THAT THEY REFUSED TO FIX. MAKE IT MAKE SENSE.... AVOID AVOID AVOID. no contact from landlord. Left us with no heating & electric so were forced to move out. Doors were faulty due to us moving in, got locked in and were forced to take door down (we put it back up). We left property clean, tidy and cleaned carpets to a higher standard to what they were received in! Instead of waiting for keys to be handed in n a couple of days they’d already changed the locks for inconvenience. These thieves are now trying to bill us for £750 worth of damage. Good luck getting that out of a pregnant woman. Disgusting service and communication.... Read more

My flat mate and I dealt primarily with Dianne who was always very accommodating and efficient whether it was dealing with problems that arose at the property or whenever I had to drop in to borrow their set of keys when i had locked myself out of my flat. Belvoir have been invaluable to the successful running of our business. Joe and Dianne provide us with a “let only” service but have on countless occasions gone out of their way to carry out tasks that would ordinarily be part of a full managed service - at no extra cost and with no issue taken. These people are not only bad landlords but also thieves: Refused to fix our oven (among other things) for a good month and half and risked a serious fire to the property (as the oven could not be turned off). Accused us of using narcotics because they smelled incense. Stole 600 pounds of rent paid in advance from our deposit claiming that there was insufficient evidence that the rent was paid in advance. As a contractor carrying out maintenance for various landlords and letting agents I have found the Belvoir Stirling to be a pleasure to work for as they have a first class attitude towards their contractors and do everything in their power to speed up access to properties to allow works to be carried out and are also prompt on payments which as a small business I find vital as some agents previously have dragged their feet when it comes to paying their bills... I wish I could give these people zero stars.... Never answer their phones. Only get the voicemail if you call between 9:3-2pm (but no one answers) however their opening times are 9:30-5pm but they always seem to leave at 2pm.... You can't even leave a voicemail after 2pm so if you have an emergency you need to call the next day to leave a voicemail and hope someone gets back to you. They never reply to emails. Honestly don't know how their business is running with such terrible customer service. Seriously considering finding a new flat to avoid having to try (helplessly) to interact with these people....... Read more

Do not understand how the owners haven't been taken to court yet. Overall a terrible experience. Was promised that the property was fixed before moving in, signed the contract on this pretense. Arrived at the flat and the first bedrooms floor was rotten and needed replaced. Took 2 weeks for them to even contemplate bringing in a joiner. Flat was in a terrible state, had to clean for 3 days before it was habitable. Didn't receive an inventory list until 2 months after moving in. Continious problems with heating and fridge, which they did not care about. Upon moving out 90% of my deposit was taken for items that were already damaged upon moving in. AVOID AT ALL COSTS. The owners may seem nice upon the first couple of interactions but when you're a paying customer it's a completely different ball game. This has been a terrible experience and the stirling branch gives belvoir a bad reputation. My experience has been dreadful but not only mine has been dreadful, every other individual i speak to about belvoir it's always the same. AVOID AT ALL COSTS! Joe and Dianne deserve a special mention, but nothing has been too much trouble for anyone in their team I have spoken to. They have constantly kept in touch with any issues; they have been proactive in getting new tenants in; they have organised annual services / certificates & generally made the whole process as hassle free as it can possibly me. Belvoir has been absolutely fantastic - they were fast and efficient in sorting out any issues, and were exceptionally friendly and easy to deal with. I had a Flat sold and the deal fell through. Joe Curran and the Belvoir agency had 2 offers to rent our property within 2 weeks and I had my choice of tenants. He also let me know he could rent to students with a 40 percent increase (we are near a university) when we like in the future. We bought another flat after the crash thinking the worse was over. We were wrong. We thought we were going to get stuck again. Joe and Belivoir had it rented in less than a month. We moved to Malaysia without fear of problems.
