We initially contacted Blakes Chartered Surveyors as we needed a property valuation for probate and we were very impressed with the compassion and also efficiency with which this was organised and completed. Everyone we spoke to during the process was polite, knowledgeable and friendly and the valuation report was very detailed and delivered within the expected timeframe. We subsequently needed a retrospective valuation for the same property and this was completed very swiftly. We would highly recommend using Blakes and would definitely use them again.

Ridhwan was truly amazing helping me through the procedure of extending my lease.
Initially I had a flyer through the door from Blakes but thought I would choose someone more local to me (Hayes Middlesex). I contacted a couple of Solicitors and they were most unhelpful and gave me the incorrect advice. As I have a ex authority flat they said I had to go through the council which was not the case.
Eventually I contacted Blakes and spoke to Ridhwan, he told me what had to be done and gave me a breakdown of costs for survey/solicitor/lease and council fees immediately. I am extremely grateful for all his help and would highly recommend using Blake’s.

These people wasted our time in a way hard to describe.
Firstly, it took more than a week for them to book us a viewing.
Then, when we got to finally visit the property, when we got there the agents did not have the keys and there was no one at the property. The viewing was meant to be at 12:30 and we waited until 13:15 for them to get the keys and be able to see the property, as it looked to suit all our requirements, within them the most relevant being pet friendly (the pictures in the advertising even showed cat furniture in the flat).
But then after submitting our offer we are told that the landlord does not accept pets...

I highly recommend Blakes surveyors. I got in touch with them to enquiry about a lease extension , and they were very helpful indeed. Not only they replied immediately to my query, but they also gave me a very accurate detail of how much I would expect to pay for their services and the estimated cost of the premium to be paid on the extension.
I contracted their services, and within a few days they provided their services which includes a very comprehensive , professional survey report. I was so satisfied with their excellent service that I decided to contract their legal services , provided by their sister company , Arcadia Law ltd, to complete the legal formalities required to extend the lease on my property.

Roshan was easy to speak to help get everything setup for a level 3 building survey. The price was very competitive and undercut some competition and was on par with others. David my surveyor was superb and was happy to meet me on the day at the house to run me through any and all of the problems in great detail. He had no issues in answering any questions I had for him and gave me great advice that will influence what I am doing with the property. The report I received was in amazing detail and is going to be a good checklist for clearing up issues with the house. Blakes is a very professional outfit and would be happy to use them again

Having never had to go through the process of freehold purchasing, we instructed Blakes who made the whole experience stress free. From valuation to negotiation we were incredibly impressed. I was particularly delighted with the negotiated figure; the original figure suggested by the Freeholder was substantially higher than the final agreed amount. Blakes are amazing!
I would definitely recommend Blakes if you want outstanding knowledge, professionalism, genuinely nice and honest surveyors looking after you. Their fees are also really competitive. They really are the best.

Recently I needed to extend the lease on an investment property of mine in Surbiton, Roshan at Blakes managed the whole process for me, not only did this take the work out of it for me, once he completed the valuation he then successfully negotiated with the freeholder directly himself what I am confident would have been a much better price for the lease extension than I could have got to myself, they provide a very professional service and have since recommended Roshan & Blakes to our own clients and will continue to in the future.
