Terrible company to work with, communications are very slow, with emails and phonecalls repeatedly getting ignored. Took 5 months to fix a leaking roof (every time it rained water came into one of the bedrooms). 1 star is too much for them

Extremely unprofessional. I called five times in a single week about a property I was very interested in, yet was ignored each time. I was promised multiple call backs that never happened. When I finally followed up at the end of the week, I was told viewings had closed and my only option was to make an offer based solely on a video—an absurd suggestion. Absolutely terrible service.

I lived on Grays Inn Road for a year, and BPS was highly professional and efficient in handling all the procedures from the start of the lease to the end. Their service was very friendly, and during my stay, any issues with appliance repairs were promptly resolved. I highly recommend the house managed by this agency!

By the far the best experience I’ve had with an estate agent. I was a tenant for two years and everything from the viewing, the paperwork, and the ongoing maintenance was extremely smooth and timely.
Grwendill Gomes in particular was a brilliant property manager who was always reachable whenever I had a problem. He also made the move out process very smooth. Can’t say enough good things about BPS!

An almost confrontational atmosphere for those on a budget: right at the reception they asked how much I could pay, then curtly replied that they had nothing for me, and I was invited to leave. They didn't even ask for my contacts and the whole visit didn't last two minutes.
I then looked up their web site and they indeed deal with small flats within my price range, so I guess they additionally didn't like my looks or my accent...

Useless company, left us with no heating and a hole in our ceiling for 4 months (on a property we paid over £1000pcm each). Then tried to charge us for minor cleaning problems, despite manipulating the inventory report - ignoring the cleaning issues when we moved into the property. See 2nd image. Avoid this company at all costs

This review might have come a bit late since I was a tenant from 2021-2022. I'm glad to have dealt with BPS London for my first private rental experience in London, and was reminded of BPS as I am right now searching for a new flat (outside of central London, hence not dealing with BPS anymore). Just wanted to say thanks to Michelle for handling the (remote due to Covid) viewing and signing process smoothly, Oliver for responding swiftly to property maintenance issues - once, I was panicking after being accidentally locked out of my flat on a weekend afternoon, and he was ready to come to my rescue with spare keys that very same day - and Christian for handling the end-of-tenancy process. I was slightly disappointed with the flat itself initially after move-in as two heaters were broken and the fridge stopped working due to age, but they responded rather quickly and replaced all malfunctioning appliances. The flat also had no intercom, which was a minor inconvenience, but after weeks of prodding they/the landlord eventually installed one at no charge to me. They were polite and professional in matters such as contract signing, inventory taking, post-tenancy inspections (for which I could not be present, but all of my deposit minus cleaning fees was refunded within weeks), and end-of-tenancy cleaning (which, upon my agreement, was delegated to their recommended cleaner with the quoted amount deducted from my deposit - I've used other cleaners before so I think the amount is fair). Overall, I thank the team for being polite, professional, responsive and transparent in resolving property management issues, and I'd had a pleasant stay. The only improvement I would ask for is for them to inspect and fix appliances in the property before rather than after move-in if possible, for a better first impression.

I was introduced to BPS by someone in early 2022. I engaged them to look after my property in London and I cannot emphasis enough that what a wonderful experience to deal with the whole team.
They are superb in all aspect of dealing with anything, their communication skill and their efficiency in dealing with day to day issues with tenants is just mind blowing.
There is noting impossible in their book, anything I have asked, they get it done.
If you want to try them out, you will not regret it.

We received a very good level of service from BPS; Mahir was extremely helpful and very clear about the process and provided us with a realistic valuation with a full explanation of the reasoning behind it. Floorplans, photos and a brochure were ready within two days of instructing, and an EPC was arranged for us at a reasonable price (£50). Mahir managed numerous enquiries and viewings and provided candid guidance about the offers we received for the flat.
I would highly recommend BPS to anyone looking to sell a central London property.

I have been looking for a property to rent for months and at the beginning of this process I met Michelle. I could immediately feel I could trust her and the company, which was not the case with any other estate agent.
BPS has a family feel to it. With Michelle there is no hard sale, she actually listens and makes an effort to understand what is it the you want. I live in an apartment managed by BPS London in Stratford. We have had an issue with our heating and hot water since we moved in. I have raised this 8 times with the managing agent who seem incapable of rectifying this issue. They have sent multiple different contractors who continuously contradict each other (and one who even left some of his blood on our walls!) but have not actually resolved the matter. In addition, I cannot get the information required for content insurance from the BPS Directors – and I doubt they would agree to compensate me if something goes wrong. When I try to call Dominvs (the landlord) to escalate the matter, the phone just rings. If you want good customer service, don't live in an apartment owned by the Dominvs Group or managed by BPS London.

Avoid working this agent. Were completely irresponsive and non-cooperative when trying to secure a property with them. The landlord had accepted my offer, hence the holding deposit was transferred. After several emails asking for confirmation of the agreement for the let, and no response, I was told the following day that I will not be getting the property after all, due to an apparent change of heart the landlord had.
Now the question I ask myself is whether the landlord too was put of by the incompetence of this establishment, whether it is made up and the property was let to a higher value, or maybe it is true!? I have my guess set.

Claiming ridiculous issues in the end of tenancy checkout, trying to steal every single deposit by little things they raised in the tenancy report. They gave a flat with many issues need to fixed to you when you move in and in the end of tenancy they ask you to pay for what they should fix beforehand!
