I had accepted an offer on my flat in EC1 only to have the purchaser withdraw at the last moment. I contacted Marco at Hurford Salvi Carr and he came to see me on a Thursday,, putting my flat on the market immediately. By the following Monday there had been 26 viewings and several firm offers all above the asking price. The sale to the highest bidder went through very smoothly and completion took place in about six weeks. Marco and his colleagues liaised with my solicitors and arranged the flat clearance. We have rented out a flat under their care for close to 2 years now at 41 Provost Street. The worst customer service I have ever experienced. I have no idea how they get good reviews. This is the first time when I am so disappointed that I need to warn others to stay away from this company. We started renting an apartment one year ago. From the beginning there were issues. Our property manager was unprofessional and completely unreachable. She was working only once a week, on Tuesdays and even on that day it was hard to contact her. We were waiting for the washing machine repair for almost one month. When we were calling regarding the issue, there was no help from the company. However, when our neighbours called to complain about the leak, we were the one blamed for it. There was no update about any situation that was happening and we needed to wait for two/three weeks to get any help. Finally, when the agreement ended we made sure to rent a new apartment with completely different, more professional company. However, the problem still exists. Our deposit was not transferred and we have been waiting for more than a month. Even if our agreement clearly states that they have two weeks to give the money back, they did not even contact us during that time. After two weeks I sent an email, informing that we expect money on our account as we were not informed about any damages. It took them another three weeks to inform that they need to take something from the deposit! Finally, they expected us to pay more than the contract stated. The issue is still not solved so if you don’t want to deal with them through lawyers look for another professional agencies. TERRIBLE EXPERIENCE AND THE WORST CUSTOMER SERVICE. Long overdue but needs to be said. Absolute terror working with them. Every staff we encountered. We have rented 3 times before this, and never had any problems, always got good references and our deposits in full. So this was not coming from us. Where should I start. 1. We were presented the house two times before, with a big sofa and a smaller sofa. When we got the apartment, the big sofa disappeared after we have been specifically told it is part of the flat. So literally the only comfortable space in the house disappeared. When we asked in front of her colleagues she said that she knows what we are talking about and that she will talk to the landlady and will sort something out. When we asked for a follow up, she let us know there is no furniture missing and that was that. So we were lied to from the very beginning. We should have know what we were in for. This was Sabina from Letting. 2. My bed literally fell on the ground. We had two bathrooms and one of the showers was not working. It took them literally one month to answer our emails and send maintenance. Every time we wrote something, they were answering very hostile, and then it turned out we were right. Every single time, it would take WEEKS to get an answer. We have reported circuit problems and shower problems since, literally, October!! We moved out in May, and the shower was not working, and nobody ever came to take a look at the circuits. They did send someone to change something at the shower, but the water was still not. This is Jamelia-Jones 3. It took 3 weeks to change an absolutely destroyed mattress. 3 weeks to get an answer. I have bought a topper and everything, so it wasn’t like we were asking for a new flat. That did not work, so we asked for a new mattress. Please be aware that we were paying 2,700 pounds per month!!! 4. We have paid, 2,700 pounds for a two bed two bath, to only have a two bed and ONE BATHROOM!! When we asked for compensation, they literally ignored our emails. When we asked for an explanation as to why she was ignoring our emails about the shower, she said that because the tenant said it was “unshowarable”, and that is why she decided to ignore the fact that one bathroom was not working. Why did she say unshowerable? Because Jamlia asked to take the water temperature. How does one do that? And why would we lie about the shower not working? What was in it for us? To piss them off? I don’t understand. 5. Where do I start with the check out. The pandemic came, and both of the tenants left in a hurry, but all the belongings and everything remained there. We have told the company we would like to move out, and that we are not in London anymore. The apartment was still under our name and contract, so we sent a family member to stay there and help with the packing of the belongings. A member of the company went in the apartment, unannounced, while the other person was inside, and then tried to come for us that is was illegal for someone to be there and that the member of the company could have been exposed, and that we said we left?? First of all, since when are you allowed to go in someones apartment without announcing? And second of all, the apartment was under our name, any family member can be sent to help CLEAN OUT THE FLAT until the end of tenancy. 6. Jamelia tells me to leave the keys at the office on a Sunday. I send the person to the office both Saturday and Sunday. There was no one there, and I emailed saying that. On Monday at 9:06 she emails back saying if the keys are not there by 9:15 we are being charged because the keys should have been left in the LETTER BOX THAT SHE NEVER MENTIONED BEFORE.... Read more

Please, for anyone looking to rent with this agency stay away. The agency themselves are completely useless. Since day one of our stay. To begin with, our apartment still have belongings from a previous occupant, scattered across the toilet. The place was not even in a really clean condition as is should of been. Whenever we had problems with the apartment itself, either it would take weeks for them to fix it, or they just would not do a thing. We had a problem with our light since day one of our stay, and they never did a thing about them despite several email with them. They would be the first ones to rush us to pay and do stuff our end, but would take so long to do stuff their end. At the end of our stay, 1 month after the agency apparently "chased" the landlord for our rent return, came back to us saying we should seek legal advise. Absolutely useless throughout our stay. Please is you are looking to rent, go look at the hundreds of other companies, as i'm sure they are much better than Hurford Salvi Carr.... Read more

No idea how they have received good reviews. Dealing with Hurford Salvi Carr as a tenant has been the worst property management service I've received which is saying something as I've rented with Foxtons in the past. From the beginning, they have been hard to deal with and dismissive of any issues raised. I am a landlord as well and I know that they have not communicated a lot of the issues with the landlord. When we first moved in we asked to amend the check in report. They refused to send us a new one so we never signed off on the original. They promise to fix issues as agreed when we signed the tenancy agreement and didn't until they were chased over six weeks of moving in. When we raised any issues subsequently, we were treated like little children who didn't know how things work. The most ridiculous moment was when they asked me to film (!) the washing machine making a noise because they didn't believe me that it was broken and that I couldn’t access the filter. It was boarded into the kitchen and the machine was overheating due to a blockage caused by previous tenants. They didn’t believe me that the thermostat didn’t work, the extractor fan in the kitchen was faulty, that there was an issue with the hot water tank that meant the bath wouldn’t fill with hot water and the shower mixer was broken. They finally replaced a broken towel rail and their contractors used a different colour paint and refused to come back to put it right. There was a leak in the flat above and HSC left a hole in the ceiling. The leak occurred in August, the contractor come out in October (two months later), made the whole bigger, pulled out a light in the kitchen and left it until we rang and emailed them every day in February. The only way we got them to fix it was when they wanted to increase our rent and we said no because there was still a whole in the ceiling. The best part? The landlord had no idea what was happening. In the 2 years we lived there, at least 5 main contacts left the business and they used this as an excuse for our issues not being sorted. We had to move due to work relocation and we were charged £1832.39 in the end, just to break the tenancy. I know they are legally allowed to do this but it still doesn’t mean they aren’t making a huge amount of money out of doing nothing. I can accept that lettings agents are the most unscrupulous people working in the industry and fully deserve to be brought in line by the regulations that have just been bought in but what has prompted this review (and the complaints I have made) is H-S-C’s behaviour and attitude around our deposit. The tenancy ended on 5th September, we didn’t hear anything and chased for our deposit on 20th September and were told that they were still within a reasonable time to return our deposit. When we chased three days later, we received this listing: White Clothes Airer – £10.99 Shower Hook (Plastic) – £4.95 Waste bin (chrome) - £19.00 Toilet Brush (Grey/White) - £7.00 Fluorescent light blub - £7.98 2 x Extractor Fan cleaning (Ensuite & Bathroom) - £43.75 inc vat (per fan) Check-Out Fee - £120.00 inc vat Total proposed deductions: £257.42 All of the items were not only there but photographed in the check out report. They clean was completed by their recommended supplier and the property actually has more lightbulbs than when we moved in. When we disputed these deductions, we were met with silence until I contacted the landlord who had already told HSC to drop these charges. They are currently holding £3360 of our money. This is a huge amount of money to us and should have been returned. I know that their internal complaints system will yield nothing, the same with complaints to their professional ombudsman as the industry just does not care how much aggravation they cause and how much money they cost people so leaving reviews online is my only option.... The Letting’s arm of the company was s massive let down. Not only did the tenant from overseas not only sign the contract when they had no understanding of it but they themselves feel they were rushed and HSC didn’t perform as set out in the T&C’s. When the 6 month break date came, there was NO activity by HSC and they ignored the fact there were rent arrears. The fee is not justified when all they have done is gobdva tenant and not complied with their own T&C’s. Stay clear is my advice.... Read more
