I STRONGLY RECOMMEND NOT SELLING A BUSINESS through them. They are dis-honest crooks using their small print to screw people. It's very clear from what they say and how they say it- that they do this to people all the time. During the dispute, every email comes back with a copy of the contract - with a cocky tone reinforcing their position, Whilst avoiding answering questions. Also, value your business yourself. They paint business of a similar nature with the same brush, without any regard for its added value. Like selling a car with lots of extras, low mileage and only 1 owner, for the same price as a car in much worse condition but with the same year of registration. They value it for a quick sale, but if your business is like mine, you can't build it for the price they want to sell it for - so where is the reward for goodwill? Take my advice and Market the business yourself, you will not regret it. I received a lot of solid leads from my adverts and Gilbert & Rose hadn't even arranged 1 solid lead in the same time period. You will be faced with some time wasters, but it's nothing a 5min call with them won't flag up, especially before wasting time on in-person meetings. If you sign up to any agency, make sure you pay the multi-agency fee in advance, and get a lawyer to read the contract. DON'T Risk sole agency, and don't believe them if they tell you that you can switch. That's what Gilbert & Rose have done to me. Pushed me into signing quickly, and assuring me I could switch. They then sat back and did nothing, and when i got pro-active, they want a piece of the cake. After notifying them I found someone thats shown interest - they notified me that if the deal goes through, they want their FULL commission, (for doing nothing!), even when I could prove without doubt that the lead could never have been generated from their advert. I'm now forced not to do a deal and I have to wait for them to find a buyer in 3 months, which will be a miracle if it happens, or wait for their contract to expire and re-market myself at an additional cost. Thanks to the team at Bradley's Countrywide in completing the successful sale of Tracey's shop and residential flat above the shop. Special thanks have to go to Jeanette Chambers who has been absolutely brilliant in helping Tracey through the process, which included one buyer pulling out a week before exchange. It has been frustrating and stressful process at times but Jeanette has always been amazing, and an absolute rock when things have looked bleak.Jeanette was super helpful and alway quick to reply, Push things through and explain things to us when we were not sure what to do! Went to see a restaurant in Leigh on sea and I was very interested in the restaurant and put an offer on for the asking price. I was told to talk to Adam which I can't get hold of only in a blue moon once got hold of him he told me he's waiting for the landlord of the property to come back from holiday and we will exchange consultant details. waited for Adams call for 2 to 3 days trying to get hold of him not answering me and then when I did he tells me someone else has put an offer and the landlord's going to choose between you two and he's going to give him a decision in a couple of minutes but a day later im still waiting so I called him back and asked him can you give me an update which he replied sorry the landlord has as chosen the opposite buyer ,which I did not understand why . I had my heart set on this business which I really liked and this is the reason in gave an offer. I asked Adam to explain why this happened as i gave offer first and i wasnt told about this other buyer which i believe gave an offer only few days ago. This is very unfair and unproffesional how they deal with clients . They changed their attitude as soon as it was known to them about the other buyer . Adam told me that the other buyer has a restaurant in London and I don't. I asked for the other buyers name so he told me it's not a race thing the other buyer is Italian and I am Asian . Very disappointing and bad experience first they are very nice and when they don't want to deal with you they treat you very poor.... Read more
