Great Estate Agents. I used Butlers to sell my grandmas home due to her moving to a care home. While in the process she passed away and we had to delay while we got probate. I founds Butlers to be helpful way beyond what I could have asked for.<br>They website was easy to use and accurate. I only viewed one property, now my home.<br>I was completely lost with the purchase process. Butlers guided me at every stage. Nothing was too much trouble.<br>What I hadn't expected was what you might call 'aftercare'. I was on my own in a new city. I asked for local trade recommendations. I might have expected 'Ask Google!' What came back were clear honest asnwers, 'we use these people'.<br>I would be happy to throughly recommend Butlers.

Sadly I cannot recommend this company. The whole package that they offer is poor, communication is very slow, questions asked are often not answered, but the crux of the issue is as follows:<br><br>Most agencies use a 'Sole Agency' agreement for the sale of a property, that means that if the agent finds you a buyer you pay their fee, if you find a buyer yourself, no fee becomes due.<br><br>Butlers use a 'Sole Selling' agreement, which means it doesn't matter who finds the buyer, a fee is due by the seller, this style of contract is not illegal, but is frowned upon by a number of independent bodies and is not classed as best practice as it is punitive towards sellers.<br><br>Their terms of business make provision for a 'Sole Agency', but when questioned on it we got a simple 'we wish you all the best' and that was that.<br><br>This is a business decision for Butlers and they can use what ever kind of contract they deem appropriate, but on the basis of their paperwork, lack of proper engagement and poor communication I would be unable to recommend this agency.

I have had dealings with Butlers over a period of 20 yrs and have always found them to be professional and helpful in every way. Recently I sold a rental property through them and it took just 6 weeks from accepting an offer to completing the sale. There are cheaper cut-price agents out there but it can be a false economy if you don’t get good service which may delay your sale and even worse, loose you a sale all together.

AVOID AVOID AVOID. AT ALL COST. We had the displeasure of renting a property from their client some time back and we got scammed out of most of our damage deposit. Mr. Butler knew exactly what he was doing as he pointed out damage where there was no damage and laughed about not returning some of the damage deposit. It was a horrible time being in the property as we found why the owners left and we left soon after too.

I rented a property back in January this year from this company. This agency has next to zero standards with rented properties. I was let a property that was left dirty, riddled with bedbugs and woodlouse which took 3 months to clear. This was unfortunately well hidden when I viewed the property. The previous tennant was even there at the time. The place was clean. I signed the contract and the day I was given the keys, everything seemed rushed. I was told it was cleaned when the keys were handed to me, I couldn't tell if he was joking. I was told to carry out the inventory inspection as soon as possible. So I did. That's when things turned. I found the issues mentioned above and reported them to Butlers as soon as they were discovered. I refused to move any of my goods to the property until it was sorted which began at the end of the first month. I had to pay the first month's rent even though I wasn't even moved in. To my complete shock, they contacted me to make sure I paid this, I was godsmacked at the cheek of it. When the issues were originally raised, I was left with days with no responses but when it came to the money, they contacted me the day before I was due to pay to make sure I had processed the payment. When I mentioned how poor the standards were, I'm not joking when I got an email back quoting 'everyone has different cleaning standards'. I start looking for advice and after i informed Butlers I was in doing so, they finally acted. When action was finally taken 3 weeks later, I was used as bait to clear the bedbugs.. I met the landlord at the property the day of the extermination, they were overly apologetic, helped with the property and were also unhappy with the communication from Butlers over the situation. I was contacted by Butlers and the landlord later to inform me that the landlord was taking the property away from the agency. In comparison to previous estate agents I have worked with, I've never seen such unprofessionalism. I've never been under so much stress until I signed a contract with Butlers. On my last month with Butlers, I was asked by my landlord if I had paid the rent to Butlers which I sent the receipt that I had however it turned out Butlers kept the money and didn't pay the landlord. Landlords and tenants, beware.

Butlers were put in charge of my fathers house which went through probate. They did not keep us informed of anything which is courtesy especially to a grieving family. They accepted the 1st offer , took it off the market and many months later realised the potential buyer did not have the necessary funds. They then re marketed it and accepted an offer which was £20,000 less. They had taken away all our access to the property so it stood empty all those months with no maintenance done and then they said it was only worth £240,000 instead of £260,000. My father had worked all his life and acquired the house from new . To my family his hard work and care of the house was totally disrespected. I would never recommend this estate agency to anyone.

We found Butlers approachable and friendly on every occasion during face to face or via messages. David Butler was responsive to our email of interest in selling our house. David swiftly came to value our house and ensured we were happy to sell using their service.<br>During the stage where people came to view our house, Butlers worked alongside us to achieve the most viewings whilst we worked full time shifts.
