I’d like to thank Amanda Currie from Cairn Estate & Letting Agency who came out to inspect the property and took the time to listen to the concerns I’ve been raising. For quite some time, several issues had been reported to the landlord but unfortunately had not been addressed.
When she visited, she was professional, understanding, and genuinely seemed interested in helping resolve the problems. She carefully looked at the issues in the property and reassured myself that they would be followed up properly.

She is pragmatic, communicative and very personable. I have found her to be incredibly accommodating and highly responsive. She acts very well as an intermediary between ourselves and the landlord. She has also shown on numerous occasions a willingness to go above and beyond, responding to queries and concerns outside of office hours and even when on leave.
For instance, we had an emergency where several appliances malfunctioned and presented a grave risk to our safety. When I raised this concern, Victoria organised for everything to be replaced, old appliances removed, and even for safety checks within the space of a week. We feel heard when we speak with Victoria. Victoria, you get ??????????!
Cairn Letting:

Naturally Cairn is a large business entity and as such we have had several mishandled communication issues. We were not even informed when the landlord had chosen to switch to Cairn and were told that we were in arrears. What had in fact happed was we had already paid our regular instalment to the previous letting agent which Cairn had to subsequently had to seek out themselves.
It seems also that matters are not always effectively communicated between departments. For instance, I negotiated to reduce a rent increase with the landlord from 12% to 6% and it seems this had not been communicated with finances who, just minutes ago, alleged we were in arrears. I quickly identified the issue as the sum mentioned amounted to precisely 6% on top of the 6% increase negotiated. Naturally the allegedly outstanding sum was therefore the precise amount I had negotiated to reduce the rent increase by.
I have also had experiences ranging from satisfactory to extremely poor with the fixflo issue report system. Additionally, while some of the contractors they work with are absolutely excellent, some are frankly appalling.
We had reported an issue with a window in March which has only as of yesterday been replaced! It had been almost 7 months of waiting to hear from the contractor, with little to no updates or progress made over the period mentioned. It was only when Victoria stepped in that the window materialised!

I would like to explicitly mention that I do not in any way hold our property manager responsible for these issues, but rather the overarching management and structure of Cairn Letting. This business would therefore be the recipient of a (generous) 3?? from me.

I would advise anyone renting in Glasgow to join Living Rent. They will offer advice and even advocate for you when things get tough. It's thanks to their free resources that I learnt more about property law and my rights as a tenant.

Sophie Buchanan at Cairn has been amazing to work with. I needed to rent out my flat quickly and she was incredibly helpful and supportive. She came to visit the property within an hour, was extremely friendly and understanding of my position. Sophie managed to get the property advertised online in 48hrs and secured a large number of viewings which she did all over a period of 2 days (with minimal disruption to myself). While researching which agency to sign with (by walking into various agencies to chat/sound them out and by speaking to students to determine their preference) I walked into Cairn. I lived at my flat for 3 years with Cairn and I had a few issues with them.
When I moved into the property there was no heating or hot water and I was also under the impression the property would have been cleaned to a ‘professional’ standard (as I was asked to do so when vacating) but it absolutely was not. I did have to pay for a cleaner to come in and clean the place fully before I moved in.
There was mould and dampness in the bedroom which actually ruined bits of furniture.
The shower was changed when I moved in but even after this the shower still never worked temperature wise I was either burned or frozen by water and after multiple times reporting this I was told by the plumber sent out ‘you just need to live with it’.
The right window in the living room was cracked when I moved in and this was changed when reported but when this was changed the window was cracked AGAIN by whoever put it in and left after me AGAIN reporting it, also with the left window in the living room being steamed in between the glazing which was also reported.
The boiler stopped working and I had 3/4 different people come out to tell me it was working to which it was not, this was very frustrating to have all these different people come in and out to fix one problem.
Also the amount of inspections is not ok and does honestly feel an invasion of privacy. I had a male inspector come out to the property to do an inspection and as prior I had advised the agency I was I was looking after my friends dog so they already knew there was a dog in the property from time to time but he proceeded to come into the property and comment on the smell which I found VERY unprofessional and uncalled for.

If you a black plz don’t bother and don’t a Viewing The experience was terrible, the guy that was there for the viewing was so cold towards us. It was so obvious that he didn’t like our kind cause my husband tried speaking to him, he refused to look up from the paper he was looking at and murmured an okay. My husband opened the French window in the living room and he told him that he is not supposed to open any doors without asking . What’s the point of going for a viewing if we can’t look at things properly. It’s disappointing to say the least.

Never rent a property from Cairn. My flat mates and I rented with them for our last year of university and had a plethora of issues with them.
Firstly the flat was filthy when we moved in after it had apparently been ‘professionally cleaned’. It then took then 2 weeks to send someone out to clean it and they were in the flat for 5 mins and cleaned nothing.
There was a damp spot growing black mould in one of the bedrooms that was reported at least 4 time and they did nothing to fix it and did not respond.
The sink leaked loads of water all over the kitchen when ever we washed dishes we reported it at least 5 times and they did nothing to fix it.
The buzzer was broken from the day we moved in and we reported numerous times eventually someone came out 3 weeks later and fail to fix it and it was left broken for the remainder of the let.
We were then sent a threading email during our exam period about a party we apparently had while no one was in the flat. This email threatened us with eviction and ASBOs. We eventually after weeks managed to make it clear that none of us were in the flat on the date of the complaint and it was in flat another flat in building. This involved threading and condensing meetings with Carin in our flat in the middle of the workday and was very disruptive to our studying and uni projects in our finial masters year.
Then when we moved out we were charge for cleaning (£150) even though the flat was immaculate when we moved out. We were also billed for mattresses even though they were stained when we moved in. It took over 7 months to reclaim our deposit of 3300 for the flat as we had to dispute so mush of it and in the end had to give in as we needed the money.
In summary our letting experience from Carin was horrific no response to emails/phone calls, no flat maintenance and a complete disregard for their tenants. Not to mention the fist fills of money they took off of our deposit because they could.
*Not to mention no fire training, extractor fan was brick the whole time never fixed.

Will take any route to exploit students, even if it’s morally unacceptable. Had a flatmate moving out, and used the new tenancy to raise our rent by more than the legal cap, as it’s a new contract, even though only one person was moving out. Spoke to them on the phone and refused to give us the 3 month notice period as that would mean the landlord cannot raise the rent by more than 3% ! What a shame ! Also added to not be worries, as it’s happening to many other flats too, as if that doesn’t reinforce how scummy this agency actually is. Anyway disgusting the way they refused to help in the situation and sprung a rent raise on us a week before signing a new contract, thereby providing us with extremely limited time to be able to consider where to move to. I spent the weekend with some friends in Glasgow at 20 Bath Street Apartment 1.1 through Cairn Estate and Letting Agency, the apartment was very stylishly furnished, warm and cosy. The beds were very comfortable and the the location was very central, fantastic for accessing the shops at Buchanan Galleries and also very close to bars, restaurants and the bus station. I have used Cairn for several years to manage my HMO portfolio and also to buy & sell properties through them. I have always found them to be responsive to clients needs and would not hesitate to recommend them for being the HMO letting specialist in the West End. I recently used Cairn for selling my property and the service I received was fantastic. Susan was my main point of contact and kept in regular touch with me throughout the full process. She was also very helpful and supportive when I had a number of issues with the solicitor I was using for the sale.
I was extremely impressed with the photos and virtual tour that were taken for marketing the property, they were highly professional and attracted 30+ viewers. My property went to a closing date and sold within a week of being on the market!
I wouldn't hesitate to use Cairn again in the future and would highly recommend them to anyone selling a property.

I don't have any issues from 2021 onwards. Before that I have them two stars review reflect the fact that took them **over a year** to actually bring the proper person for a long standing flat issue.
The old two stars review, definitely does not reflect their **current** quality, and I was asked to remove it. Instead i am choosing to keep this as a reminder to other people that you don't have to suffer privately to enjoy a quality of service.

I have had a positive experience with Cairn since the very start, from submitting a note of interest about a property, then applying online, to discussing my application with property manager Safa Khan, and through my settling in process. I was fortunate that the landlord was sensitive to my situation (coming from the U.S. to pursue a postgraduate degree) and my needs (a two-bedroom flat, washer, quiet area, a home for several years). All of my interactions with Cairn have been positive, and my million questions I have as I deal with a bit of culture shock and getting used to how things are done in Scotland and the UK generally, have always been dealt with swiftly and helpfully. The last sentence: "The former tenant broke a certain part and cannot pass the security inspection. ." Cancel the qualification certificate directly. If the problem is caused by the former tenant, how can you lie and say that there is no problem with the fireplace when you rent the house? We paid a very high rent but encountered such treatment, which is really very regrettable!
In the end, I chose to use my native language to state the above incident. We could not move due to the lockdown, but we were treated like second-class citizens here. As many of the tenants who left negative reviews said, this agency does not care about the tenants. Most of the people who leave good reviews are the landlord. Please pay special attention to this agency if you need to rent in Scotland in the future. If you can, please avoid this. Companies. PLEASE AVOID.
If you're looking to rent, stay as far away as possible from this letting agency. Our two years at our property have been horrendous. Please note all positive reviews for Cairn on Google seem to be landlords. Not renters.
From the first day, we walked in to the flat being left in an awful state, the bathroom tiles were literally black with mould, and furniture broken/left from old tenants not cleared (see attached pictures). From there, they took 1 1/2 years to actually fix the bathroom since first reported. We (5 tenants in an HMO property) were also left without hot water on multiple occasions, the longest of which being an entire month. Yet they still had the nerve to raise the rent every year, regardless of the awful state of the flat.
The tenancy was filled with constant threats about how not filling out a fire alarm sheet, or wedging doors open could "make it a little harder getting the deposit back". We were sent MANY contractors throughout the year to deal with repairs who did absolutely nothing, or the bare minimum (1 layer of paint doesn't fix layers of thick mould Cairn), and when it came to our final deposit, our flat was left in a much nicer state than the flat on entry, we were still deducted £300 (reduced to £110 after complaints) for literally dust, and furniture left by previous tenants. Someone's deposit isn't some bargaining chip you can make a quick hundred off of.
To top it all of, when we complained about the flat and its conditions (some windows literally wouldn't close in the middle of winter), the owner of the agency accidentally CCd us into an email chain of them making fun of our case and us personally.
Maybe treat your customers right instead of passive aggressive replies and bad service. They're what make your business after all. The most unprofessional company I've ever dealt with.

Gemma was introduced to me she is extremely well Knowledgeable about evictions (which was the path we went down) she follows a very correct procedure and completed everything successfully. She kept me up to date every step of the way.
Words can’t quite explain how pleasant my experience has been working with Gemma along with the reasonable fee and fast response's she was able to almost make a stressful situation non-existent!.She further gave invaluable advice on sourcing new tenants so these situations do not arise again.

A small thing, but perhaps a reflection of the efficiency of this agency. They have left one of their To Let signs in my street lying on the pavement. I have reported it 3 times in the last 3 weeks and its still lying there. I have pointed out that this is dangerous for poorly sighted people and for this reason I have moved it into the central garden.

Found an ad on Gumtree for a nicely looking property. I was told by the owner to call this agency so I did and here all the trouble begins.
They weren't able to schedule a viewing for late afternoon, e.g. after 5pm (which is the only option for me during the weekdays). So we finally settled on Saturday. When my friend arrived there (as I wasn't able to myself) it turned out no one told the current tenants and hence the viewing was cancelled. They even asked me for confirmation whether I am coming that day and they didn't bother to check if everything is alright on their side.
But OK that happens, or so I thought. Called them again on Tuesday to reschedule. Same problem again, can't do viewings after 5pm, this time Saturday's not possible as well. They told me to call on Thursday. Thursday comes so I give them a call and suddenly they can do late afternoons - next week's Thursday 6pm.
Today comes, so I want to make sure the viewing's happening so I give them yet another call. Guess what, the property's already let. About 20 minutes after the call (and less than 4 hours before the viewing) they also send me an email the viewing's cancelled, but I doubt they'd send it if I didn't call.
Never going for this agency again.

Communication is terrible in this agency and some of the higher up staff have a poor attitude towards tenants. Slow response towards complaints and enquiries also. Not very impressed but not had a terrible experience. The flat was in pretty good nick when it was handed over to them though so for the small amount of time they've been in charge I feel like they've let themselves down. Heard similar from others too which is disappointing. Gave 2 stars as I recently had an enquiry dealt with efficiently and want to think they'll get a grip eventually.

Cairns have been managing our student lets for the last three years. Being new to the market we needed guidance through all the statutory requirements, and wanted a reliable, responsive team. Our present property manager Heather has been excellent in this respect, as has their HMO advisor Carolanne. Would recommend to other prospective landlords.

Dirty, smelly and broken. Three words that best described our flat when we moved in. Though Cairn assured us cleaners had visited, we doubt they actually did any work. Likewise many pieces of furniture, appliances, and windows were broken. Junk was left in several rooms and cupboards.

Very bad experience today. I scheduled a viewing at 4 pm to see a flat in G3 area. The agent didn't turned up and upon waiting for 15 minutes with 2 infants n my wife. After some time I phoned the agency and they informed that they have cancelled the viewing as current Tennant has some issues.
Really surprised that I was not informed about this until I phoned them from the site. Very very bad.

I have been using Cairn Estate and Lettings Agency ("Cairn") for the past six years and I find them very professional. I am not aware of any other letting agents in the West End of Glasgow that manage HMO lets with Cairn's extensive knowledge of the current legal requirements to protect tenants and landlords alike. They maintain a very good working relationship with Glasgow Greater Council which enables them to keep on top of both HMO and general safety & building regulations. Managing HMOs or "student lets" is not an easy task but all things considered, Cairn are "Best in Class" as far as I'm concerned.

Lack of support and repairs resulted in 16 months of waiting to have a working cooker. Currently showering at the gym due to ignored repairs in the bathroom causing a leak and roof damage. Very quick to reply when your rent goes up however.

JACK STEELE the "maintenance manager" doesnt know his arse from his elbow probably because he has a serious problem. they destroy peoples reputations, lie and cheat. terrible company if you are letting from them. they simply don't care and are only interested in helping landlords and buyers it seems. no communication, they cancel appointments without warning and put their phones onto answering machines, and never return your calls. would love to not be renting from them but unfortunately my flat transferred over to them. avoid if you have the choice.

Unprofessional letting agency.
When I moved into the flat the washing machine had mold inside the door's rubber. On their inventory it was listed as "good" condition. This is unhygienic and unacceptable. They are supposed to perform proper and thorough checks. I've reported it to them and they still haven't resolved the issue. It's been 2.5 weeks. Extremely slow and you have to chase them up constantly.

I had to send multiple emails and calls in order to proceed with renting a flat. Just a very slow procedure on their part.
They delivered the flat in a terrible condition, dirty, dusty, unhygienic (mold and dirt on couches). Their cleaning crew had to go through it again in order to be presentable.

If I could give negative stars, I would. Viewed a property to purchase twice and neither of the selling agents who showed us around could answer any of the questions we asked. They also booked us in with another couple at the same time so we had no privacy and did not had the agent to ourselves to ask questions. I was certainly not comfortable wanting to discuss my situation when there was another potential buyer in the building. I emailed the office with a list of questions and had to call in to chase up answers, even after I had stated in the email very clearly I was interested and wanted to move quickly. Whilst still awaiting answers to my questions, I was called to say an offer had been accepted on the property. Had I been informed there was already an offer in, I would have been able to put in an offer of my own. Poor communication skills and they do not appear to value potential buyers’ time nor offer them the respect to keep them informed of progress. At all points I felt I was a nuisance by asking questions about a property I was prepared to spend a lot of money on.

My husband and I rented our first flat together using this letting agency, and we couldn’t be happier with the service. I’ve dealt with a few dodgy landlords and agencies in the past, so it was a welcome change to have such an organised, professional team on hand. Any issues we’ve had (hardly any, by the way) have been dealt with promptly and communication between us and the landlord has been made so easy thanks to Cairn. Everyone that we’ve dealt with have been so patient and friendly, and it’s honestly been a joy renting this property.

If I could give them negative stars I would. First of all they would arrange inspections and viewings (our flat was being sold) either without warning or with less than 24 hours notice.
They would also forget to inform us if these viewing or inspections had been cancelled so there was more than one occasion where I'd be waiting at home for hours only to finally phone up and find out nobody was coming. Our carpets were supposed to get replaced 2 years ago and it never happened. It took months for someone to fix our broken boiler.
We were also charged a £61 call out fee because we missed the engineer despite the fact that we made ourselves available during the times the engineer was supposed to come out and he was either extremely late or never showed on every single occassion. My husband and I both worked full time so as you can imagine it was difficult to wait home all day.
Several times we phoned to dispute the call out charge and after the fourth time we were told someone would phone us back someone finally did. Not that it mattered, apparently we are still liable for the incompetence of the engineer.
When we moved out they took the call out charge from our deposit and claimed we never brought it up before because there was no notes on the matter. They then told us that we should have put it into writing although we were always told on the phone that someone would call us back or deal with it.
There was also the incident (I was not present) where my husband went in to hand back the keys and not only was the receptionist extremely disrespectful, but she didn't inform anyone that the keys had been returned to of course we get a phone call asking when we plan on giving them back.
These people have no idea how to run a letting agency. The are extremely disorganised, they do not treat their tenants well at all and god forbid someone on their end messes up because guaranteed it will be you who pays for that mistake.
DO NOT USE THIS LETTING AGENCY!!!

They listed out a lot of things that we have to pay when we moved out. But after arguing with them, it happened to be their mistake. Be careful when you are dealing with them. They might add extra charge to you when you move out. Take pictures when you move out as proofs!

I used Cairn as a landlord and as a seller and recommended them to my friend as a landlord too. I couldnt be happier and couldnt recommend them enough. I have used several agents as a renter and landlord and they were all different variations of terrible. They went above and beyond at all times and if I need an agent in the future they will e my first port of call!

Avoid this company at all costs! They have left me without hot running water for two months over the course of my tenancy and refused to replace the faulty Boiler when it was condemned as dangerous for nearly 2 years! They currently have an Abatement notice, served to them by environmental health, due to water Ingress in the flat. This was reported over two months ago also! I Haven't had working electrics for over a month and that is only just getting seen to. The quality of the work is poor, cowboy at best and the "I don't know anything about it" attitude from the staff is just unacceptable. I am considered a vulnerable persons because of medical issues and Cairn do not seem to care about anything I ever approach them with. When I claimed I had a legal right under common law article 8 of the housing act 2001 to withhold rent until maintence was completed they claimed that was not the case. This company are just flat out money grabbers and liars and couldn't care less about their tenants, they just want to get there pay checks and come Friday they just wash their hands of everything until the Monday morning. They are not professional, courteous or efficient. My previous one star review was met with a phone call from Cairn essentially intimidating me to remove it. Well after this latest issue this review will be staying here and going on every other review site I can find. Cairn properties are an awful, horrid, stressful company to work with and they have been making my medical issues get worse over the last year. Just do not waste your time and go directly to a landlord. Not this excuse of a company. They should all be ashamed of themselves but clearly are not....I would give them minus 5 stars if I could. Avoid at all costs! Your health will benefit!

Came in without warning when they wanted, even took pictures of our rooms without our permission when several of us were away. Didn't deal with a broken window for two months in the winter.

This place couldn't run a bath, let alone an estate agent. As a student do not go near this place, if you anything remotely wrong they will unfairly punish you. We had a broken oven and washing machine for around a month before it was fixed/replaced. But when you have a party, or even just a bit of noise at night they were right on to you giving you ultimatums. Also the flat we had was a great size, in a great location but it couldn't be more basic. My room was basic with yellow (basically see-through) curtains and the bathroom walls were manky, which all they did was put a fresh coat of paint over instead of dealing with the problem. I couldn't recommend this place less. I will never go through an estate agent again; student or not.

Excellent service offering by Cairn. I rent my property through them and have been guided every step of the way, from preparing to let, to various safety procedures and on the day my tenants moved in, I even received an email to confirm this and let me know they were happy.
My Property Manager is always on call/email and can answer any queries I have. I will continue to use Cairn and have recommended to a few friends who have signed up already.
I think the fees are really good for the amount of work they actually do - I simply don't have the time and feel that my property is in safe hands with people who really know what they are doing!
