Untrustworthy and misleading estate agent.
Choice Estate Agent took money from tenants but informed me as the landlord that no tenants were found and that no rent had been paid. The rent was never transferred to me.
This behavior felt dishonest and extremely unprofessional. I believe landlords should avoid this agency, as the lack of transparency caused me financial loss and stress.

All I can say is that what turned out to be a difficult and challenging process was made all the easier by having the wonderful support from Nicola MacDonald and her colleague Grant Brown. In marketing my property Nicola provided a valuation for me which I initially thought was a bit low and I insisted it was marketed at a higher value. Turns out her valuation was spot on, I hadn't taken into account the current market for my property type. Once a buyer was found Nicola and Grant were invaluable in their help both practically, meeting me at the property when I was missing a key, and throughout the sales process, chasing up on the buyer's solicitors and keeping me informed at all times. Their enthusiasm for what they do inspired confidence during a process which can at times be frustrating. I highly recommend them both.

We have just moved in our dream house since last week thanks to Nicola and Grant from Choices. They worked really hard, especially Nicola for making the process less hassle even though troubles always came up all at a sudden, she thought and came up with solutions for all parties involved. I don’t usually leave reviews, but the service I’ve received from Choices Estate Agents Croydon—and in particular Nicola Macdonald—has been nothing short of exceptional.
Nicola is currently helping me sell a property in Croydon, and from the very beginning, she has been informative, proactive, and incredibly helpful. She consistently goes above and beyond what I would have expected from an estate agent.
One moment that really stood out: she personally contacted both my insurance brokers and mortgage lenders to chase up documentation and ensure a smooth process. This wasn’t something I asked her to do—she simply took the initiative. Choices has made a seperate contract woth my tenants using my address. These people they think yhat they are above the law. Part 3 of the review.i paid choices up front for a 6 months contract to act a mediator for rogue tenants. Instead choices ignored my instructions and made the tenants pay rwnt through them even though I had paid them up front. They ised the big bad landlord against the sweet little tenant
I wonder why such a large organisation such as choices were so easily manipulated. They gave back my rent money after adding around £1170 worth of charges fir 6 months service in top of the £1,890 given to them up front. They are scammers ovoid them.

Attention tenants: If you’re already planning to rent a property through Choices — Stop and save your time and money. Their services are ????
Choices don’t work in the interest of the tenants and they are only concerned about their rent. They simply close their eyes and ears whenever any issues are voiced.
I’m struggling for 3 months now and they haven’t done anything towards resolution.
Choices is not recommended at all — there are many better customers centric agent in the market. Please choose the right one.
Trust me you’d regret your decision at some point.

Having being with choice for 2years its unbelievable that's my deposit hasn't been returned to me since I left the property on Geneva road on the 20th of May, 5 dsys earlier than the date given to drop off the keys. I am a young widow with a 11 month old baby. When I lost my husband in February after the rent has been paid I contacted choices to let them know my situation and I paid rent for 2 month despite me struggling and just loosing my husband. I left the property clean to my best and even had one of the choices staff view the property in the 30th of Mya before the new tenant moved in. I spoke to the deputy manager Rachel at the redhill branch. Aaron at the croydon branch has been very amazing and I must say very professional as well.
I am pleading for my deposit to be paid to my account so me and my son can have money to atleat stock up the house.
I have been given the check out list, keys has been returned as requested and I have my receipt for the cleaning company that cleaned the property and the video has been sent to Rachel to view. Pls choices help a young widow and her son and release my deposit.

Michael Silk of Choices Estate Agent is like a God sent. I met him during one of my lower time searching for an apartment. He supervised the viewing of 20 Spring Lane and unfortunately the landlord did not let out the property to me. Since that time Michael had taken it upon himself to make sure he gets me a good place. My wife and I called him day and night and he never got tired of answering the calls. In fact everyone who was aware that I need an apartment already knows Michael as my agent, even some thought I knew him way back. We rented a property through Choices in 2019 and it was a terrible experience. We were told that the property would be professionally cleaned (including removal of mould), and all non-working fixtures would be repaired, before we moved in.
On move in day, we arrived to the flat and it was in the same state we originally saw it, nothing had been cleaned and the fixtures were not working. There were nail clippings on the sofa (it came furnished), food under the cushions, food on the walls and floor, and the bathroom was grimy and clearly not even wiped down.
I called and spoke with the branch manager who tried to be a real smart aleck about the situation, first telling me the place had been professionally cleaned and then telling me his agent never agreed that it would be professionally cleaned. He was condescending and rude.
Unfortunately for him, and luckily for us, it wasn’t our first time working with a letting agency. Before we signed the rental contract, we wrote down everything wrong with the property and what we needed done before we would move in. The agent (who I recall was somewhat new) agreed to this and signed our written document.
Upon explaining this to the branch manager, he at first did not believe me. He requested I send him a picture of the signed note, which I did, and he quickly changed his tune. Next thing he arrived at the flat, dressed in a suit and tie, and went to work cleaning our flat. He didn’t leave until we were satisfied with the job he had done. The only thing that he did not fix that day were the fixtures, which took many more weeks to get sorted.
Safe to say, if we hadn’t gotten that note signed, the branch manager would have continued talking out of his backside to avoid any responsibility. Luckily we had a break lease at 6 months, and we took it.
Moral of the story, avoid this place at all costs, or at least make sure you have proof of any discussions to back yourself up.

Unbelievably Frustrating Rental Experience
Choices estate agent deserves less than one star, but unfortunately, I can't go lower. My experience as a tenant with them has been nothing short of infuriating.
Incompetence Beyond Belief: I can't fathom how a property management company can operate with such a staggering level of ineptitude. They not only failed to address maintenance issues promptly but managed to make simple tasks a nightmare. It's astounding how anyone with a shred of common sense could make the mistakes they did.
Communication? What's That?: If I could rate their communication as zero stars, I would. They ignored my complaints, disregarded my requests, and left me in the dark at every turn. I felt like a low-priority annoyance instead of a paying tenant.
Unprofessional Behavior: These so-called "property managers" were consistently late in responding to urgent issues, and their demeanor was dismissive at best. It's as if they were doing me a favor by reluctantly addressing their responsibilities.
Hidden Fees Galore: Prepare for a barrage of unexpected fees. They conveniently forgot to mention these extra costs until the very last minute, leaving me feeling like they were swindling me every step of the way.I cannot emphasize enough how utterly disgusted I am with this estate agent as a rental tenant.
My experience with them was a maddening rollercoaster of frustration and disappointment. Save yourself the headache, and don't even consider renting from these clowns. They're a disgrace to the property management industry. They will cheat you and give you the worst experience of your life.

The staff were friendly and helpful, and very communicative. The process of buying was relatively painless and as smooth as could be expected.
The only oddity to be aware of with Choices is their fee structure, with their fee notionally being paid by the buyer rather than the seller. I suspect it is intentional that this puts the fees in a sort of "no-man's land", with the seller seeing the fees as being paid by the buyer, and the buyer more likely making a total offer on the house and not being overly concerned about how it is split between the seller and the agent. Ultimately, it seems like the onus is on the buyer to make sure the fees are reasonable, rather than the seller. I found that in my case, they were not the cheapest, but also not the most expensive.
Overall, I would be happy to buy through Choices again.

Brilliant! We recently used Choices (Dan Skegg) to sell a property in Croydon, the process was made very complicated because of the history of the property and then the Covid Pandemic. Choices found a buyer just as the economy took a dive, mortgages went up, and we had 3 Prime Ministers in as many months. Not an easy market! Choices show excellent skill and knowledge and most of all serious perseverance!!! We got the price we wanted and we could not recommend Choices and Dan too highly. Brilliant performance!

We began our purchase and sale in February 2022. We requested a valuation and was visited by Daniel Skegg from the South Croydon office. He was polite, friendly, full of useful information , and very experienced and knowledgeable about the property market, despite his young appearance. He gave a realistic valuation without being pushy , and gave us time to shop around, whilst always being available to answer questions. Once we decided to sell our property, the efficient process of compiling the brochure, advertising and arranging viewings commenced. All the staff who visited out property were friendly, curteous and efficient. My elderly parents felt secure whilst they conducted viewings on their behalf, and I was very impressed with the selling skills of the team.
Once we received an offer within 3 weeks, the sales administration process kicked in. It was so refreshing that whenever one of the team said they were going to do something, it actually got done as they said it would, or if there was an issue, they would contact you and let you know what had happened.
Unfortunately our buyer had their mortgage offer withdrawn and Daniel Skegg called me personally and broke the news compassionately and gently, offering us time to reflect and clearly outlining our options.
Our property was re-marketed and again we received an offer within 3 weeks. At this point we were contacted by Nicola MacDonald from the Sales Progression team. I have to say that without her tenacity and efficiency, I believe we would never have completed. She kept in touch with all the parts of the chain, and was constantly chasing Solicitors and other agents to deliver what they were supposed to in a timely fashion. During the fraught exchange process, Nicola was in constant contact with all parts of the chain to make sure we actually got to the the end of the process,and negotiated the Completion date with all parties. She always answered her phone and replied to emails promptly and efficiently. On Completion day all ran smoothly, everything happening as she said it would. I would like to thank the whole of the Choices team and would wholeheartedly recommend them to anyone wishing to sell their property. I still cannot believe that as a vendor , we did not pay any commission, as this was paid by the purchaser, as part of the Choices different business operating model . Other members of the chain used online estate agent services, but these proved inadequate and inefficient compared to Choices, and left much of the effort and administration down to the vendors. In using Choices , they did all the work of a traditional agent in an efficient way which if other agents acted in the same way, Estate Agents in general would not have such a poor reputation. Thank you to all in the Team, especially Daniel and Nicola.

Choices were the selling agent for a flat I bought. The conveyance was delayed significantly due to my mortgage lender requiring an EWS1 form, and changing their affordability requirements late in the process, but through the whole process Choices' completion agent Nicola MacDonald went above and beyond, chasing up the management company and both sets of solicitors, and reassuring both myself and the sellers. Her diligence and patience kept the process on track despite all the complications, during a historically busy time for hose moves. She was the one person working on it who really seemed to take responsibility for making it happen, and her efforts made a difficult process much more manageable.

I feel they stole £1000 from me! I made an offer and the salesman said that we needed to put £1000 as a deposit. I was surprised because I had never been required for this in other house purchase. He said that if anything went wrong this deposit would be refundable. But later when there was a problem, the salesman went on leave for two weeks and no one ever returned my email or call! Now we still don't know whether we will get our deposit back. The property is back to market now but they still hold our deposit and no one ever responded to me!

Absolutely awful at corresponding. I emailed and rang several times about issues with the property and got a response almost two months later. The property was not up to the standard of the tenancy agreement and the agent certainly did not relay this information to the landlord. Correspondence was absolutely superb in the lead up to the payment of the agency fees...and shockingly sparse following. This is simply not up to any desirable standard of customer service. It is obvious that this agency feels it is acceptable to not take student tenants seriously. Choices are very unprofessional.

Choices' customer service on the whole and especially customer service department in Redhill is appalling or non exisitent. Calls are not returned, emails not responded to, unless one persists and one can never get to speak to the manager. Their stock phrase is "we are very short staffed". They are happy to charge you but not provide the service you pay for. In fact, itseems to us that we pay them full management fees for us to manage them. We would not be recommending them to any other landlords.
