Really great property manager, really genuine lovely team, always very quick to answer any enquires and solve any issues.
Everything was clear from moving in, to maintenance, we are even provided with a handbook on how to respond to practically anything in the flat.
Also, their maintenance man is the best!
Would highly recommend!

It was our first time renting a flat in London, but we couldn’t have chosen better. Unfortunately, due to the pandemic we had to end our tenancy, but we would definitely recommend City Living London and choose them again in the future. They’re flexible, professional and friendly. Exceptionally quick with responding and fixing any issues and the handyman Hadi is always ready to help. At the end of our tenancy we quickly received our full deposit. 10/10 as literally everything was great!

Outstanding service and great value. I looked at 6 different companies to manage the letting of my apartment in London from the high street chains to the independents and City Living was all round the best.
Sebastian and the team are professional, extremely helpful and always make everything easy - including driving across London to bring me a set of keys on a Friday night. On top of that they are great value too with their letting rates and have realistic costs for the required services like gas certificates, boiler repairs etc.

We have rented with City Living London for the past year, having been renters for multiple years, these guys were the best landlords we've had. Extremely quick with responses and fixing any issues, honest, flexible and friendly. Unlike many previous landlords we've had, CLL didn't try to rip us off with our deposit at the end of the tenancy. 10/10 would recommend.

Horrible experience. They charged 300£ agent fee and did nothing.
1,The flat was over priced( a very small 25sqm room 1408pm bills not included).
2,Cleaning was horrible.
When I moved in the flat was oily and sticky everywhere.
The sofa was full of kitchen oil and you can feel the greasy surface was no longer soft anymore...There was a dirty mattress with a brown stain and the sewer was full of disgusting hair the first day I moved in. The plumber they hired poured all the dirty water on my own carpet while he was cleaning the sewer and he threatened me if I block the sewer again he would charge me 120£ (The first day I moved in!).
And I had to throw my carpet away because of the smell .
I took photos of the blocked sewer and sent to the one who introduced me the flat(Ms. Y) but no reply. Trust me, nobody cares about you once you paid.
3, No respect to tenant.
The plumber would just rush into your room without warning and unlock your door in the early morning while you asleep. And this happened several times when I was staying there. Imagining open your eyes in the morning and a stranger with bunch of tools appears, must be a beautiful way to start your day.
4, They will swallow all your deposit one way or another.
All I got from my 1500+ £ deposit was 70+£
Eg. When I moved out I even hired a professional cleaner to help me out. But still they charged me 300£ for this.
Anyway, As you can see all the negative reviews here, don't push your luck!

I had this vacation to London booked from 2019 - obviously not knowing of the world wide pandemic that would hit. I booked with them via AirBnb. After trying to hold off if we'd be able to make the trip, ultimately, we can't due to financial impact and health concerns. Also, and this is the major reason, London has imposed a 14 day quarantine for anyone who is entering the country. City Living is not willing to work with you AT ALL during world wide pandemic. I tried to explain that since London has major restrictions in place it would be impossible for someone going on vacation to go to London, quarantine for the mandated 14 days, and then enjoy a vacation. They basically told me they didn't care at all and I should contact AirBnb. If AirBnb won't help - City Living stated too bad they have a strict cancellation policy and they WILL NOT REFUND. They offered to postpone my reservation within 12 months - 1. I lost my job so that can't happen and 2. I'd rather lose the money than stay with a disgusting company who isn't willing to work with guests during this pandemic. I am not someone who posts bad reviews but I'm genuinely shocked they will not work with people when going to London is not possible! I hope no one else is going through this.

The flat and all the things are all in good condition and I never encountered any problem with the water, electricity, and heating utilities. The property manager 'Simonas' was also always easy to contact when needed for minor repairs. I would like to express my sincerest appreciation for the wonderful stay I have had in the flat I have rented from you for two years.

Money scalping company. Small room for such expensive price. Extra unnecessary expensive charge for small things like ‘locked outside’ for 70 pounds, Monthly electricity for 1 person is 90 pounds, etc. Responsive staff though, staffs are mostly competent. Just the price tag of anything from this estate company are RIDICULOUS.

The worst noise you’ll ever experience. Zero sound proofing in all their rental properties. You will NEVER sleep!
Do not waste your time renting with City Living. The most painful rental experience in London I’ve ever had. Do not wish it on my worst enemy!

I stayed at Flat 2, 1 Stanwick Road from 20 April 2018 until 7 November 2018. During this period I was away from 9 May to 22 June and from 17 Aug to 12 September.
I have rented the property without viewing, based on photos, as I know the area very, as I lived the neighbourhood for 20 years. I paid six months in advance.
When I moved in at 10 am, I have noticed that property has not been thoroughly cleaned and had stains on the mattress, but as the studio is very small, I decided I am just going to clean it myself. The toilet flush also was not working properly, as was making loud noises every minute. I have reported the above to the agent.
At the end of 6 months tenancy the agent, CityLiving claimed the following from my deposit. Original CityLiving email:
‘Further to leaving the property, we have initiated the return of your deposit. We have requested a deduction of £854.86 as follows: a charge of £198.00 inc VAT has been deducted for the Inventory check out as per clause 14(e) of your tenancy agreement [original clause 14(e) states: ‘At the end of the Tenancy the Tenant will: pay the cost of the inventory check-out of the Property, which may be deducted from the Deposit’.
The property also needed to have a full professional clean however as the property was classed as excessively dirty the price charged was more and the freezer also needed to be de-frosted-£260.00. The property also had a number of issues- a new mattress was needed in the apartment due to heavy staining-£120.00; A new fridge shelf was needed due to being heavily stained which could not be cleaned off-£30.00; contents left in the flat-£20 and the toilet flush was no longer working which costs £80 to fix. You also had rent arreras from 20.10-07.11 of £146.86. The total amount of your deposit is £1170.00 and with the deduction this will come down to £315.14 to be returned to back to you.’
I was appalled by the email. As the agent was recording my check-out, I requested recording of check of previous tenant, but my request was declined. I was told that ‘recording of earlier check out has nothing to do with my tenancy’.
For the record, clause 14 of the Tenancy Agreement states:
14. At the end of the Tenancy the Tenant will:
(e) pay the cost of the Inventory check-out of the Property, which may be deducted from the deposit
Claim in progress with DPS. Please beware CityLiving.

The worse agency we ever rented with!!! Unprofessional, unapologetic and money seekers.We ended our collaboratoon but we are still chasing the money they deducted from our deposit even if they agreed not to!
We stayed with rats in the property for more than 6 months....water leak, job site with over the weekend workings, mould, bad electrical system, rats....AVOID City Living London for life! Check out is a scam!!!!

Unfortunately I don’t have 2 weeks in which to write this review and point out all of their flaws and issues.
I do hope any potential renters with this company get the chance to see this review.
Waited until after I’d finally moved out and severed all ties before I wrote this as CityLivingLondon is the type to deduct from your deposit at the end and not warn you about it in advance - only to add it onto your end checkout with zero notice.
I cannot account for other properties across London, however I do know numerous people who have hated/still hate living in 1 Stanwick Road.
In total I had over 15 issues - some small like mould (which was poorly painted over) and others like THE WORST UPSTAIRS NEIGHBOUR... IN THE WORLD.
If you have a noisy neighbour in 1 Stanwick Road and you’re hoping cityliving will do something about it, think again. They do the absolute bare minimum and simply redirect to the council or police.
I can’t state highly enough - DO NOT USE CITYLIVING @ 1 Stanwick Road.
The only members of the team I talked with were Elliot and Laurelin. The others I did not speak with until the end of my tenancy.
Hadi (the best part of CityLiving!) also appears to be the only handyman for all of properties managed by CityLivingLondon - unbelievably hard working guy.
In short they’re bad news, unprofessional and sneaky. Don’t try calling late afternoons either as they always leave far earlier than their closing times.
LAZY —— SNEAKY —— UNPROFESSIONAL!!!

I don't know how to start the building in Stanwick road number one it is very poor conditions. First of all renting flat with out heating system, dump smell, coking rings not working, and a leak on top of the electric panel (not your fault), but guest what they quickly (this was good) to move to unit 14, again, shower not working, coking rings not working. You charge for the rent and I pay for the rent every month, but this building nothing is working, This not fair!!!!

From the start, I was impressed with this agency! The agent was helpful and took time to show me flats that met my requirements, while agents at other agencies were in a hurry and impersonal. The rent is good value for money. The team is dedicated, taking care of requests promptly. Two years with them and in London, and I would definitely recommend this agency to single professionals in London!

Respond reasonably quickly to queries and solve issues in the flat promptly (our malfunctioning fridge was replaced swiftly) but there are some serious issues with the flat that will need drastic measures (e.g. A large stain on the wall caused by damp that keeps getting larger) that have not been looked after despite repeatedly being pointed out. There have been instances where we've noticed someone had come into our flat without warning (e.g. To paint over said stain, which then came back almost instantly) while we were out. Overall the flat is quite old and just isn't in the best condition (at the viewing the agent even shrugged "so...what do you think...you can be honest", but the people working at City living are usually quick to help.

In worse experience in my life , I lived in 110 Finborough road for 9 months, but agency charged me 483£ from my deposit and I did disagree them case went to dps . After 2 months adjudicator made a decision and gave me back my money.

The initial condition of the flat was very poor. Ex-post, many reparations are charged and deducted from the deposit that were not legitimate. I only recommend doing an inventory check by yourself, or, getting involved with CLL.

Considering using 'CITIY LIVING'? Talking to their agents about a 'MANAGED PROPERTY'? - turn around NOW.. or SEE this.
Firstly look at all all these 'generic' reviews all of a sudden. Watch more flood in after I write this - If anyone needs proof to the below facts then by please email me for transcript records and proof. I
BE WARNED - they are a lazy, greedy organisation with no concept of customer service or health and safety regard for 'clients'. They are dead-end people in a dead-end organisation.
They are the kind of middlemen who will happily entertain you for 9 weeks about your disgusting mice infestation (on a 4th floor) and do BARE MINIMUM to help or REFUSE to offer you landlord/tenant line of communication responsibility to save their own backs from their 3rd-rate service failures (to both parties).
They would argue that an appointment with pest control just to lay poison is 'sufficient' when a tenant couldn't actually use even half of a £1198 pcm flat (over 16% of tenancy) due to the PRACTICALITIES of rat faeces, poison pellets and dead mice spread all around the kitchen. Forget about 'cheap' cooking in for your kitchen when its officially a health/safety and contamination hazard.
I insisted that they first address and patch the enormous foundation gap under the kitchen counter FIRST before considering anything else or pest control. This structural flaw needed to be done twice (after TWO weeks of asking) because their mediocre 'handy' men couldn't be bothered to be thorough or hands-on enough (ironically this was later verified in by their own contacted pest control team's report).
They would also be the type of agency to happily INVITE new viewings into infested flats, while the flat had faeces and poison all over it. The are so keen to ensnare and rob customers that they would happily breach their own contractual viewing clause terms because they need that cash so badly!
They would also be an organisation to hire financial staff that can't count or tally up deposit releases correctly or attempt to overcharge you for tenancy check-out costs - as stated in your signed tenancy agreement. They would also take 4 working days and a legal reason in an email to action your deposit release change.
TURN AROUND. SORRY THAT THE TRUTH HURTS

5/5 This must be the warmest & friendliest letting team in London! Testament to that is how long I've stayed with them; with none of the problems often heard with other letting agencies. A colleague I recommended them to also had a similar positive experience. If you're a professional looking to rent at a reasonable rate in the best parts of town then you have to give City Living London a call.

Horrible experience. We rent through this agency twice and the first time was actually okay. The only thing is don’t expect any help from them if you have a noisy tenant (our neighbour had 4 puppies barking late at night which clearly broke his agreement but they did nothing).
Then the second time was pure awfulness. We paid for an extra month by mistake after we moved out and it took them over a month to proceed the refund. Interesting part is, they charged for this as well! It’s two months already (I’ve waited long enough before leaving this review) and I’m still waiting for a good explanation. If it’s reasonable then sure I’m fine but as far as I can see it’s greed.
Update: I was informed that the charge was due to a two-day rent because our contract ended two days before the inventory check. It makes a bit more sense but then the issues are: 1. it should be taken from our deposit instead of the extra payment. That's just unprofessional; 2. when the move-out inventory check contacted us they explicitly listed June 4th as an option (I wonder if they worked on Saturdays?). If the contract ended two days before then June 4th shouldn't be a choice at all, or at least we should have been informed beforehand about this potential extra charge; 3. the three words 'two-day rent' took them 2 months.
On a sidenote, I would have thought that all agencies are more or less the same if we hadn't rented through others. However we rented with a different agency in between and we got our full deposit back after professional cleaning. So I guess there is indeed a difference and people should choose wisely.
