We rented an apartment through Johns & Co at approximately £5,500 per month, with our tenancy handled by Ralph. Unfortunately, the start of the tenancy was extremely disappointing and far below the standard one would reasonably expect at this price level. During the first week we encountered a number of serious issues. The property had not been properly prepared at move-in, the fire alarms were not functioning initially, and a malfunctioning door lock resulted in my mother being unable to exit the property for an extended period. In addition, we experienced no heating for around five days, no hot water or proper shower for approximately six days, and the fridge remained non-functional for more than a week, meaning we were unable to store food. There were also other faults including leaks and malfunctioning appliances. What was particularly concerning was the slow response to these issues. Despite the number of problems, no one from the agency attended the property to assess the situation in person, and communication largely consisted of messages while repairs were arranged gradually over time. While some issues were eventually addressed, the overall experience during the first week of the tenancy caused significant disruption and was not consistent with the expectations for a property marketed as a premium apartment.... Johns&Co is the letting agent managing my flat at Battersea Power Station. In July 2025, Johns&Co collected rent of more that £19k from my tenant in advance to cover the period from September 2025 to February 2026. The tenant attended their office in person and made the payment with a member of Johns&Co staff. However, a representative from their accounts department, Matthew, later informed me that the funds were only received and allocated on 31 January 2026, which is untrue. This statement contradicts the actual payment date and appears to be an attempt to justify the prolonged holding of my funds. Matthew’s communication was accusatory and misleading, and he failed to take responsibility for the error. Due to this matter, I have instructed a solicitor to address the issue formally.... This real estate office is one of the worst in the area. At first, I was welcomed very well, but after signing the contract everything changed—especially from the employee named Rayan. I was asked to pay the full amount even though I provided all the required documents that prove I can pay monthly as an employee. I submitted everything, yet they insisted on a full year’s payment in advance. Less than a week later, they requested a visit to inspect the apartment. I agreed, but no one showed up. Two days later, they asked again, and this continued for two months. I couldn’t enjoy a single weekend. When I stopped responding, they opened the apartment while I was asleep more than once, which terrified me, and some belongings went missing—whether taken by them or someone else, I don’t know. I was shocked by their rude, harsh behavior and complete lack of respect and professionalism. I felt as if I were living in a charity housing unit, not in an apartment I paid a large amount for in one full payment. They are basically a whole gang managed by a director who runs things randomly, claiming he is related to the tower owner. That is not a valid reason for such actions. I have never seen or dealt with a real estate office as terrible as this one. I warn everyone against them. My experience with agent Charlie Carter has been disappointing. As a landlord in the same building, I received no response from him when raising repeated late-night noise issues reported by my tenant. I also have serious concerns about how my wife’s personal contact details came into Mr Carter’s possession, as we were never given any explanation for this. This has caused unnecessary stress for both myself and my tenant. I hope the firm will review its internal communication and data-handling practices, as my experience has fallen far short of what I would expect from a professional agency.... Read more

Dissatisfied with the customer service and the way clients are treated, I had to stop working with the agent and deal only with the manager due to unprofessionalism. This has been one of the most stressful experiences I’ve ever had with a letting agency. My tenancy was supposed to start on June 27th. I had paid the rent in full, sent confirmation, and was ready to move — but they didn’t release the keys until the afternoon of June 30th. I was told my payment hadn’t been received, only to later find out (through their own internal confirmation) that it had been received on time. They lied — and because of that, I lost three crucial days. To make things worse, I had to vacate my previous flat (also rented through Johns & Co) by July 1st. That left me with less than 24 hours to organise movers, coordinate everything, and get into a new flat. It was overwhelming, expensive, and emotionally exhausting. When I finally entered the property, it was dirty. Old junk from previous tenants was still there, and the apartment clearly hadn’t been professionally cleaned — despite this being explicitly included in the offer. I asked about the state of the flat and was given yet another made-up excuse. Random people came to “clean” later, but with no proof it was a professional service. Much of the mess remained untouched. I requested a refund for the three days I paid rent without access. Charlie, the assistant manager in Johns&Co Nine Elms, refused. No explanation, no responsibility, no empathy. This isn’t the first bad experience I’ve had with this agency. At the end of my previous tenancy, they tried to charge me £44 for a supposedly “dirty” velvet chair, despite a deep clean being done by their own contractors. That chair wasn’t even stained — just brushed in the wrong direction. They also charged me £150 for a scratch on the wall that wasn’t visible in my move-out video. There’s no pricing transparency — just arbitrary charges with no justification. The only person who showed any respect and actual willingness to help was Naomi. She had handled my previous tenancy and, despite not being directly responsible for the new one, stepped in when Cynthia (the agent who rented me the new flat) and Charlie both ignored my messages. Naomi at least tried to find solutions, while the others avoided all responsibility. Even though, Naomi was the one who wanted to charge me 44£ for the chair which was fully clean. Tenants deserve to be treated like human beings — not as problems. Based on my experience, I would strongly advise others to be cautious before renting with this agency.... Read more

Completely dissatisfied with the service. 1. Be careful as the flat you rent could be for sale and they won’t tell you until you move in. After they will start harassing with calls and viewings even if you refuse them. 2. The agents are not attentive at all , we were without heating in the flat for weeks in winter without anyone even responding to us. 3. They don’t return full deposit even after you agree. After negotiating on the deposit return, where they wanted to charge us for things which previously were already in the flat. Johns & Co tried to withhold our deposit with very little basis when moving out of our property in Nine Elms. We challenged this and brought it to the TDS, who agreed with us and enforced Johns & Co to pay the full undisputed deposit. I wouldn’t expect shady tactics like this from quite a big letting agent such as Johns & Co. If letting from them, don’t let them swindle you out of your deposit which they most likely do to all tenants. Would never rent from them again after the experience.... Read more

Lack of return calls, texts, and emails is a real problem with this group. When we have emergencies and need to reach our Property Manager, we really struggle. Using their app to schedule Engineering work is rather useless and they do not respond. If are looking to live in Nine Elms - I would encourage you to try a different leading company.... Read more

Horrible experience. I rented a flat with a mould on the shower ceiling, they promised to fix the issue after I move in. Then they proceeded to ignore me for 1 and a half years. In that time the mould developed, and water damage worsened. I started spamming them with emails for 3 months after a year of being ignored and they finally fixed it. Mould developed so badly whole shower ceiling had to be removed and replaced. Now, when I ask them about compensation, they again just ignore me. Stay away from these guys, bad experience even by london agent standards.... Read more

We paid 6 months in advance - at a premium price - for a luxury apartment. Upon arrival, we found severe water damage and mould in the apartment - as confirmed by third-party mould inspector. Evidence suggests they knew about the water damage months ago and neglected to fix it or tell us about it before we signed the lease. We never moved in - and were left scrambling to find something else (we live abroad and were coming for 6 months). They fixed the leak but refuse to adequately remove the mould, and don’t want to return our rent… even though mold inspection report says the place is hazardous to health! So now we’ve had to hire a lawyer and will likely have to take them to court. It’s a nightmare. The agents are negligent at best and deceptive at worst.... Read more

Do not rent a house or flat from this agency if you are a student or a foreigner. They don't return the deposit money, they disturb you every day, they send emails every day, and they destroy your privacy. If you don't use the cleaning company that owns by john&co, they will charge you by force and rubbing your money. John's & Co did a great job in helping us sell our flat in Embassy Gardens. We decided on joint agency, as our flat had been let through a different Estate Agent without any issues, so we felt it only fair we gave them the opportunity as well. In hindsight, this was a big mistake and we should have gone with sole agency, as John's & Co had significantly more viewings, which eventually led to a good cash buyer offer and subsequent completion. My wife and I have transacted other properties in different locations and this is the best experience we've had with an Estate Agent. The initial guidance and onboarding of the sale instruction with Mihaela was very helpful and following that, Jack Traisneau handled our transaction. Jack did a great job communicating with us frequently whilst trying to find us a buyer and subsequently throughout the enquiries stage between solicitors, which without doubt helped move things along to a satisfactory completion. We would have no hesitation in using John's & Co again.... Read more

We have a number of issues in which, by agreement, an employee of the company, Joshua Wadmore, was supposed to help us. We called many times and were never connected to him under various pretexts. They always promised to call back, but Joshua Wadmore never called. As soon as we signed a contract and moved into the apartment, it turned out that the water from the taps was not really flowing, and was barely warm. We have contacted this agency many times to help somehow solve problems, but we are ignored by both our manager and the one who is responsible for this. We are extremely dissatisfied with the attitude towards us, it’s just a real humiliation to ask for things that should have been resolved by the time we were allowed into the apartment.
