Cobbles is owned and run by founders and partners Eugene Gallagher and Katrina Gallagher who are both born and bred in Guildford and love the town. The business was established in 2012 and has gone from strength to strength in a short time, becoming a highly recognisable face in the local community. Being independent means we are in full control of every aspect of the business and are not answerable to shareholders. We can personally tailor our service to each and every client by listening to your needs and building a bespoke package around you. We are passionate about what we do and love the area we do it in.

Back in May 2021 I bought my property on Manor Road through Cobbles and initially had a positive impression. I was often referred to as a “friend of the business” because I knew one of the directors. In September 2024, I instructed Cobbles to sell the same property, and they quickly found a buyer, a tradesman who regularly carried out work for Cobbles in their own office and was also described to me as a friend of the business.
The sale was agreed at the asking price, and after I found my onward purchase, everything on my side was ready to exchange by mid-February 2025. At that point, however, progress stalled. Despite my concerns that the buyer was delaying, I was repeatedly reassured by Cobbles that everything was fine. Then, a week after I was fully ready to exchange, the buyer pulled out completely.
What disappointed me most was that, after breaking the news, Cobbles offered no proactive support or alternative plan, no offer to relist the property or help preserve my onward purchase. I turned instead to another local agent, HIPPS, who immediately took initiative, contacted my seller’s agent, and sold my property within two days.
Soon after HIPPS agreed the sale, I received a threatening email from Cobbles demanding their full sales fee. They claimed I was in breach of contract because the new agent had used one of Cobbles’ exterior photos. I had no knowledge or control over this, HIPPS had taken their own photos and simply reused one from Rightmove without my involvement. As soon as I was made aware, I instructed HIPPS to replace it, which they did immediately.
Cobbles nonetheless insisted the property had sold because of that single photo and continued to demand their full fee, even quoting a clause from a multi-agency contract I had never signed. When I pointed that out, their explanation shifted to an entirely different claim about notice periods. Every piece of legal advice I received confirmed they had no valid basis for pursuing a fee, and that their correspondence appeared designed purely to intimidate.
For a company that repeatedly referred to me as a “friend of the business,” their conduct felt both unprofessional and ethically questionable. My experience suggests Cobbles prioritise protecting their own interests over treating clients fairly. I would strongly advise anyone considering using them to read every contractual clause carefully and ensure any verbal assurances are backed up in writing.
Based on my earlier experience purchasing through Cobbles and the strong feedback they’ve received from others, I know they’re capable of doing good work. However, in this instance I feel they made significant mistakes, and I hope they take this feedback constructively to prevent similar experiences for future clients.

When calling to enquire about a flat on a Friday afternoon the day before going away for weeks, Ryan made extra efforts to give us a viewing in his own time that evening so we could see it. The other agents used an experienced sales manager to agree to me using them, but the actual sales people they used were pretty disorganised/poor in my opinion.

I used Cobbles to purchase my first property and couldn’t fault them at all throughout the entire process. Isobel showed us around the property upon first viewing and was able to answer any questions we had. Ryan mainly handled our case throughout and was extremely knowledgable and helpful. Being a first time buyer there were multiple things that I was unaware of however Ryan was able to explain them all to a great level of detail whilst also being receptive to my lack of knowledge. Alongside this there were quite a few issues / problems with our solicitors and Ryan was able to assist us and help us with all of this. Whilst Ryan was on leave, James stepped into cover and exactly in the same manor was able to fully assist us. Fantastic service from Ryan and the whole team at Cobbles. Ryan’s expert knowledge of the local market as well vast experience meant I received up-to-date information and advice throughout the entire process. As a result of his excellent communication skills and frequent updates I was kept fully informed of how things were progressing and what my options were at key stages. The service I received was always personalised with all of my questions being answered quickly which made the house selling process feel much easier and reduced the stress of it all immensely.

We had a particularly difficult chain to deal with, and as first time buyers, we were completely out of our depth, as well as facing homelessness if we didn't complete by a specific date.
Firstly, Magda, stayed 1h later on the day that we initially saw the house because one 1 of us attended the viewing and so she stayed while I drove up to the house to see it!
Prior to starting the purchase, cobbles recommended a mortgage advisor (Jordan at Complete Mortgages) and conveyancer (Joanne at AVRillo) who we end up instructing, and they have been amazing.
Ryan and James kept up informed with daily if not sometimes twice daily updates throughout the process of purchasing the house. They put pressure on the top of the chain on our behalf to try and push the sale through as quickly as possible. They were calm and patient with us during despite our continuous panicked calls for updates and information. Cobbles acted on behalf of our seller and so we weren't even their client but the service we received was above and beyond.
Ryan then insisted on coming to the house on his day off to hand us our keys and film our surprise engagement!
All of our contact with cobbles has been nothing but positive and we would highly recommend them to anyone buying or selling their house! Thanks Guys- we couldn't have done it without you!!

We had five agents come and appraise our property before deciding to list with Cobbles. They all quoted the same valuation and all quoted the same fee, so it came down to who I felt I would work best with, and Ryan was head and shoulders above the other agents we met.
At every stage Ryan was open and honest with me about the process and what we could expect. He always kept me informed and updated and now with hindsight, I'm absolutely sure we made the right choice with Cobbles.
Magda performed all of the viewings on our home and was sure to insist on COVID distancing and use of masks. When I spoke to Magda she was always very polite and friendly and I felt comfortable leaving our home in her hands.
I think both Ryan and Magda struck the right balance between letting me feel a part of the decision making process and handling the process enough to make it stress free for me. I would thoroughly recommend Cobbles.

We worked with other agencies that completely wasted our limited time, showing us un relative properties to what we were after. Cobbles came in and saved the day. We specifically worked with James Atlee and Natasha, and they were godsends. Not only were they EXTREMELY professional, helpful, and quick workers, they were unbeatable on a personal level. We will definitely be treating them to a pint if they have the time!!! WE CAN´T THANK YOU ENOUGH!!! GO COBBLES!!!!

Awful experience with Cobbles. Found them to be dishonest and inexperienced. Tried to buy a house through them and had mine valued. Cobbles valued my house £25k below two other agents. Despite putting in an offer and being informed by James that the power of attorney was happy with my offer, I was told 2 weeks later out of the blue, another offer had been accepted. This is despite regular chasing for updates with nothing coming back. Eugene called for the first time to tell me after I had been dealing with James since the outset. He also seemed to imply that my offer might have been accepted if I had marketed my house with them. There was always subtle pressure and manipulation to get your property on their books to increase your chances of being successful in the bidding process. It was the most expensive property they had at the time so you would expect that the director would take more control of the situation but not at Cobbles! More Cobbler's! I will personally never deal with them again. If I could rate them as zero stars I would.

Cobbles were extremely helpul and persistent throughout the process of selling my house. The stress of moving was alleviated by the friendly staff who were always willing to offer advice. On the day of completion I received the keys to my new home by 11:30am thanks to their efficiency and good communication with the solicitor. Would definitely recommend!
