Excellent service from Mel and his team. I met Mel along with other high street agents in dealing with my Grandmothers property following her passing. Mel stood out in his extensive knowledge of the area, no nonsense approach and straight up advice. He didn't overcomplicate anything and was very down to earth, and explained the process clearly, and didn't put any unnecessary pressure on during what was a distressing time for us as a family. Mel had the property marketed, and people to view within a matter of weeks and the first viewer took the property. We were updated on the progress throughout by Mel, always felt at ease and nothing was ever too much trouble. Phones calls and questions always answered and replied to and we were well looked after with utmost efficiency and professionalism. His years of experience definitely shone through. Wouldn't hesitate to recommend Mel and the team at Hipps to anyone.

*buyers perspective. Absolutely phenomenal. We'd viewed through countless different agents and none came close to the service and care Mal and the team put into us. From one of my lowest points Mel really picked me and reassured me everything was going fine and all was well. He organised extra work for himself helping us with furniture ect. 12/10 and would only recommend Hipps. I first met Mel when viewing other properties in Guildford and he immediately left a strong impression, exceptionally knowledgeable about the local market, direct, and refreshingly honest. After I’d sold a property through another estate agent (Cobbles) and found an onward purchase with Chantries & Pewleys, that original sale collapsed and Cobbles offered me no good way forward. Because Mel had already made a strong, trustworthy impression, I contacted him in the hope he could help.
When I called Mel, feeling dejected and under pressure he made a promise that sounded almost too good to be true: he would call Chantries & Pewleys (the agent handling my onward purchase), ask them to hold the listing for 10 days, and use that window to sell my property over two weekends. I honestly thought he was overpromising, it seemed too good to be true. But he delivered exactly what he promised. HIPPS photographed the house, got the 10-day window and within 48 hours had an offer. Saying he “kept his word” sells it short: it was one of the most extraordinary acts of competence I’ve ever seen in professional services.
What really stands out is Mel’s genuine passion for his work. When the first viewer left and said he would make an offer, Mel was visibly excited in a way I’ve never seen from an agent, genuinely happy for his client and clearly proud of doing the job well. It wasn’t about chasing commission; it was about getting a great result for everyone involved.
HIPPS’ speed, clear communication, and practical approach saved my purchase and removed an enormous amount of stress. From his local market insight to the promise-and-deliver execution, Mel proved both trustworthy and effective. What can I say, whilst I never met Mel in person, I felt like I had known him ages and I that I was speaking to a friend. I purchased my first home with Mel and Hipps and the support I received from Mel was first class. He was also so responsive and would answer my messages any time and no question was any trouble. The initial meet up with Mel was very friendly, chatty and informative plus Mel knew the area well but most of all No hard sell.
No wasteful fancy brochures (to us was a bonus) all the information we needed to see about agents, sales/selling/prices was available on online property portals.
I think it was the 3rd or 4th viewing we had an offer.
So early days but so far so good.

Just sold my house through Hipps. I was a financial advisor and mortgage broker for nearly 40 years and I have dealt with many estate agents for clients purchases and sales. I can say that Hipps are one of the most friendly, efficient agents I have dealt with. They are an independent agents and it's their business and not just someone working for a chainband were a pleasure to deal with from start to finish.They put on a sensible valuation as I wanted to sell quickly ( not let's try our luck and see what happens like other agents I approached suggested). Recently just sold a flat via Hipps. Hands down the best estate agent i have ever worked with. I have come across a few in the past whilst renting out my property but none of them compare to the service which Hipps offer.
The sale of the flat fell through a couple of times, but Mel was always there remaining positive and no BS. If there wasn't a way to get it done in front of you, Mel would always go out his way to find a way. Very happy with the outcome and the help throughout the sale. One man band, despite a photograph of two people on the website, this is one man running the place. Whilst at first it seems admirable he isn’t able to respond to sellers or buyers effectively. Recent experience with the guy who seems completely unaware of market conditions - is unable to negotiate and has no ‘get a sale done’ attitude and does not reply. If they don’t change their ways in this challenging market I’m not sure how they will last.

I sold my house with Mel and Mike starting in 2022, completing in 2023. This was a particularly challenging time to sell with the stamp duty holiday coming to an end, interest rate rises, the mini-budget fiasco and the cost of living crisis. Even with these all impacting the housing market, the Hipps team were always there to work through what needed to be done to keep the property marketing and then sales process on track. Mel has been fantastic to deal with over the years, his knowledge of the Guildford market is second to none and he is always happy to take a call and offer his advice in a straightforward way. We've dealt with many estate agents during this time; Mel is hands down the best by far - he's not pushy, doesn't play games, is big on open/honest communication and overall, a really good guy. Even during a difficult market he's stayed positive and has always offered advice that is best for us as the customer, not just so he can make a quick sale.
Mel should be your first and only call if you're buying/selling in the Guildford area. We look forward to dealing with Hipps again in the future.

Called to make a viewing, when asked to give my details to register I said I wanted to opt out as I don't feel comfortable giving all of my details out to lots of Estate agents and I didn't want to be contacted with advertising emails. Right from that point they became rude, cold and short with me. You could tell they were not interested in helping me because of this. I then called back later to contact them about another property to which they ignored the call.

Mel and his wife Anita at Hipps have been absolutely amazing throughout my parents house sale and move, to the point where if it wasn't for them, there is a good chance it might not have even gone through. We had quite a saga with our move, which ended up dragging on for the best part of a year but Mel was always available throughout the whole process any time of day or night, weekday or weekend. They went above and beyond what would be expected of an estate agent, and frankly were more helpful than most of the other parties involved in the chain, chasing people up on our behalf, fielding queries, being proactive suggesting things and just all around keeping the process ticking over. Even driving over to my parents to take print outs of documents when they didn't have access to a printer. Mel and his wife took a genuine interest in making sure my parents were comfortable with everything and kept them motivated and feeling positive despite many setbacks along the way. If you're looking for an estate agent around the area, you can trust Mel and Hipps to look out for you. It feels strange to say an estate agent, as by the end of the process we considered them more like friends. Thanks to both of you, you're complete legends and we are all extremely grateful for all the time and effort that you both put in and will not forget it

Hipps were the agent involved in the property we purchased and based on our experience we used them to sell a property as well. On the purchase side they were more proactive than the agent we appointed and on the sale side they did the same keeping the transaction moving and resolving the issues as they arose. What really impressed us was their friendly and efficient style, the way they kept you informed and their honesty in discussions about what we needed to do. When purchasing our property we visited well over 20 and of all the agents we met you could not do better than Mel, Mike and Anita. They shone way above all the others.

After a disappointing start with two buyers letting us down, we switched from an online agent to Hipps (he priced competitively compared to other local agents). Mel scored us 3 offers with 2 weeks, and advised us throughout the process, but without ever being pushy. We completed today on the acquisition of our new house and simultaneous sale of our old house. Mel Fallea and his team at Hipps were absolutely fantastic and the service provided was exemplary. Hipps were already handling the sale of our new house and after we made an offer they took on the sale of our old house which they managed to secure us a buyer for within less than a week and at our full asking price. Hipps then provided full and proactive support throughout the process right up to completion. They were always on hand, especially Mel himself who always responded very quickly to any questions and maintained constant communication so we knew where we stood and what the next steps/actions were. Mel went above and beyond to keep our process held together and overcome a number of challenges along the way. Without his efforts and those of his team I'm convinced we would not have completed today and achieved the amazing outcome that we have (SDLT saving included!). After a bit of research on the internet, Hipps Estate Agents was recommended to us by a couple of estate agent comparison websites for having both the highest number of completed sales in the Guildford area, together with one of the shortest time periods for selling houses once listed on the market. This suited us as we were looking for a quick sale with minimal fuss. Mel provided a first-rate service in that regard, being sensitive to our needs but also providing advice and support to make sure we were going to get the best deal possible. Mel was really carefully in finding people to view the property rather than just sending hordes of people through, which paid dividends when the second couple to visit the property offered us the full asking price on the day of their visit. A remarkably quick sale, and Mel helped at every step of the way in moving the offer through to completion: nothing was too much trouble, and Mel was always responsive to texts or calls to help sort out the inevitable issues that came up. I'd recommended Hipps unhesitatingly - they may be smaller compared to rival firms, but they know their area and their customer service is second to none. Many thanks Mel, you're a star!

I recently sold my 3 bed house with Hipps, and would highly recommend them! The service from start to end was excellent:
- The marketing of my property was efficient and excellent; the quality of pictures & videos was fantastic and the property was listed the same day!
- Negotiating and agreeing the sale was super easy, helped by the fact that Hipps are available 7 days a week until 10pm; there’s no need to wait for standard office hours to get things agreed.
- The team provided excellent after sales support and really helped ensure we have a quick turnaround between agreeing the sale and completion. Mel actively helped with chasing up solicitors and ensuring things moved quickly.

Looking at some of the comments already made about Mel there is really very little that I can add that would describe how good our experience of dealing with Hipps Estate agents has been.
We have recently sold a property after a long process. It was not plain sailing as it seemed that our property was quirky which required a lot of creative input from Mel. What was important to us was that at no stage during the journey did Mel suggest that we should drop the price to push for an easy sale. What he did do was use all of his years of experience to market the property using many various methods to obtain the best possible return possible. This showed Mel to be the most genuine of people who cared about his customers at a level you would not find in any of the larger estate agents in Guildford and we know this from experience prior to listing our property with Hipps. It only leaves me to say that if you are in the market for a property in Guildford Hipps is the only estate agents to use and go to solely because of Mel. We have just used Hipps for the second time and have been very impressed. Their initial valuation of the house was excellent and they got a number of people in to see the property straight away. They also supported up us when our first buyer pulled out and quickly put us back on the market and found us another buyer. Finally, when we were having issues with colicitors and other people in the chain they were always there at the end of the phone to offer advice, support and to advocate for us. Hopefully we won't, but if we do move again we will most certainly be using Hipps as our estate agents.

We saw a number of agents to sell our house before deciding to go with Mel from Hipps. It was an easy choice as we were immediately drawn to his enthusiasm, pragmatism and obvious local knowledge of the housing market. Because Hipps is a local company in Guildford, we knew that we would have Mel himself on hand to guide us through the process. We accepted an offer on the first day of viewing and Mel demonstrated a keen understanding of our buyer and completed the sale, despite difficulties late on with our buyers solicitor. He was excellent throughout the process. He put us as the seller first, personally visited us during difficulties of the sale and dealt with all parties in the chain in a professional, even handed manner. Truly the glue that bound the whole process together!

When we decided we were going to sell our house I was keen to find a trustworthy estate agent who wouldn't use Saturday staff to show people round our home. I thought I was asking too much until I met Mel. Mel is so passionate and enthusiastic and does all of the viewings and communication himself which guarentees that it is done well. He priced our house perfectly and helped us to sell for over asking price. We were so impressed but this was only the beginning. The 3 months that followed while the sale went through Mel was always at the end of the phone or email, always knew exactly what stage the sale was at and nothing was too much trouble. we cannot recommend him highly enough, we will definitely be using him again next time we sell.

We cannot thank Mel enough for helping us buy our first home together. We fell in love with our new house as soon as it came on the market so we were desperate to view it as soon as we could and Mel was very accommodating to make sure we got in there first.
Having been an Estate Agent in a previous life I was the annoying guy that thought he knew everything but I was so pleased that this property was marketed with Hipps rather than some of the larger local agents. With Mel you get honest answers and its good to know that the person showing you around is the person putting your offer forward, Mel saw and appreciated the effort we had put it to show we were in a proceed-able position.
Mel really broke the mold when the offer had been accepted, it was a long stressful process that took a while to become a complete chain, and then even longer to finally exchange as there was delay after delay but Mel was great at keeping me updated on a daily basis, pushing up the chain to get answers and dealing with my stressed out calls and texts on a regular basis.
My only wish was that the other agents in the chain were like Mel as it would of saved a lot of stress.
I cannot recommend Mel enough if you are looking to buy or sell, he is honest, will get back to you when he says he will and an all round top bloke.

Hipps were, in general, a pleasure to deal with during our recent house purchase. Hipps strongly reinforce the negative image of estate agents. Greasy agent was conducting viewing nearby and parked across our drive. When asked to move car he replied that he knew he was blocking the drive! Go with a decent agent, not these inconsiderate cowboys!
