The team at Cooke & Company provided exceptional service during my initial engagement.
Despite numerous delays caused by the vendor's solicitors, which nearly led me to withdraw as a first-time buyer, Cooke & Company maintained consistent communication. Upon my notification to the vendor's solicitors regarding my intent to withdraw, they were able to meet the stipulated deadline.
I opted not to utilize KJD Law, the firm recommended by Cooke & Company, as they were representing the vendors.
The level of incompetence demonstrated by KJD Law was concerning. They provided documentation that had been executed prior to my involvement in the property sale. Even after I highlighted these evident discrepancies and my solicitors corroborated these errors, the work remained incomplete. Consequently, what should have been a straightforward transaction became a source of considerable frustration and stress.
Throughout this protracted and challenging period, the team at Cooke & Company consistently kept me informed.

First time buyer with Cooke and Company and was completely taken advantage of. If you are not 100% clued up about your rights when purchasing a property do not rely on Cooke and company to advise anything that is no benefit to them. Communication throughout the process was very minimal, not professional or helpful. I let this pass as I just wanted to focus on the end goal of purchasing the house. I viewed the house twice, both times there was no waste on the land as they had been removing it before the viewings. A few weeks later, the day I collected my keys I went to view the property and it is FILLED with waste in the back, side and front garden blocking off access. I have before and after pictures for evidence. Cooke and company are taking no responsibility for this although they had it removed previously. Admittedly, they have had fly tipping complaints from the neighbours and removed waste on previous occasions so why not now? Why was I not informed earlier or at least on the day I collected the keys. I have been quoted £1500-£1800 to remove the waste to give you an idea of how much waste has built up. Despite the waste issue, there is not one single positive reason I could recommend this company.

Dealt with Cooke and Co. on a few occasions over the last few years, and can only express how good they are. Zoe, in particular (not to say Simon and Pauline aren't brilliant either!), has recently not only shown immense professionalism and patience dealing with a difficult transaction, but remained personable and engaging. They do exactly what they say they will do, with integrity and common sense.
I can only say that in a time where online companies are trying to take a huge piece of the market, this company has the perfect balance coupled with long serving colleagues.

I've never met anyone in any profession that works as hard as Zoe. She needs to put a time lock on her laptop use. Could not have asked for any better in my first home purchase, got me the viewing so quick that I bagged a bargain, sorted me out with a fantastic solicitor and put in extra hour after extra hour fixing a roadblock that stemmed from the seller's solicitor not communicating to the sellers some crucial requests.
Quite literally took the entire stress out of what is notoriously meant to be one of the most stressful experiences of your life.

Absolutely shocking company. As a business owner myself I do not like to make a habit of leaving bad reviews however on this occasion I feel that it is more than justified. I booked a viewing on a property on Slag Lane, Lowton at the start of the week and travelled 20 minutes in rush hour traffic to meet the estate agent. When I arrived at the property there was nobody there and so I called the office continuously but could not get through. Eventually after 20 minutes of trying I got hold of somebody who informed me that they had lost the keys for the property and were trying to locate them. When I asked why nobody had thought to contact me rather than leaving me sat waiting on the driveway for 20minutes the lady said in a rather defensive manner, "I've only just found out myself love".
I was told that they were trying to locate the keys and if I could wait 20 minutes longer they may be able to get to me however I explained that I had to get back to work and so the lady agreed to call me once the keys had been found and re-arrange at my convenience. Nobody called me back however as I wanted to view the property I decided to push my frustration to one side and contact them again to arrange another viewing. I arrived at the property and again there was no estate agent to meet me. I sat calling the office for around 35 minutes and could not get through. Eventually, 40 minutes after the viewing was due to start I received a call to say that the estate agent was running late and would be with me as soon as possible. 40 minutes late!!??? I had left the property by this point and will not be returning to view it through this estate agent. I would advise any Vendors to avoid this company like the plague as they clearly can't even get the basics right and have just cost the owners of the property on Slag Lane, Lowton a potential offer and possible no chain sale.

We had, what felt like to us, a very testing/ demanding chain when we were moving but Cooke and Company (C&C) were fantastic throughout.
We found our perfect home before we had ours on the market and the sellers wouldn’t accept our offer until we had an offer on ours. So the sense of urgency to get ours on the market as soon as possible was great.
C&C understood this very well and we got on Rightmove within 24 hours. Within a day we had our first viewing and an offer for the full asking price.
It turned out that this purchaser ended up messing us about quite a bit and in the end we needed another buyer.
C&C got right on it and found us another viewing within a few hours and again had an offer for the full asking price. (We were so lucky).
This buyer was a first time buyer and was very cautious and hesitant about many stages of the process.
We had direct contact with the buyer which was helpful at times but less so in others. There was a situation where we needed to negotiate the payment of some minor remedial work identified by the buyer’s survey. C&C mediated this very well and got to a good outcome for both of us.
Simon, Pauline and Zoe were fantastic throughout and had a lot of empathy and patience with us given how stressful we found the process (stress caused by the chain not C&C).
We entertained going with a free online estate agent and whilst we may have been successful in selling our home for free at some point, I doubt we would now be living in our perfect family home. The adage, “you get what you pay for” is so true. C&C we’re available, proactive and brilliant.
Having said that I felt the rates charged were reasonable for the work done. Very happy with the outcome.

I couldn’t be anymore grateful to Cooke and Company for holding my hand throughout this stressful process! From the moment Simon came to value our house there was no pressure to list the house straight away. After a month we decided it was the right time and went ahead. From then onwards Pauline and Zoe were great. Our house sold on the first viewing and when I was panicking about not finding a house to move to Zoe was there to reassure me it would be fine. After a month of house hunting we found the house we wanted. Zoe’s recommendation of Woodward’s solicitors was a god send (not only the cheapest quote I found, but also amazing service). There was numerous issues a long the way (no fault of the estate agents) and the process was really taking a strain on me but Zoe always managed to calm me down with her soothing nature. She would even email back on her days off which I would never expect of someone! She worked bloody hard. We’ve been in our house for 2 weeks now and it’s been totally worth it. Im hoping to never sell a house again but if we did decide to move on I would be picking Cooke again. Thank you so much for everything! Love Sarah, Robert and little Alice xx

My partner and I chose Cooke & Company out of the other estate agents in the area for both the sale of our previous home and the purchase of our new one.
I’m very choosy when it comes to services and always like to make an informed decision. Cooke’s seemed the most reputable and reliable for the local Leigh and surrounding areas to decided to put us in their hands.
We were not disappointed.
The agent who handled our case was Zoe, who was beyond professional, going above and beyond in terms of customer service and keeping us informed and acting on behalf with the other parties involved I.e the solicitors on both sides and the mortgage company.
Everything went smoothly and we are now happily in our new home after not a long process (even despite the complications of covid on processes).
It would have not been as easy without their service and we will use them again in future and recommend our friends and family do also.

The first time around I couldn't fault the service and when we needed to sell another property I had no doubts about calling them to help again.
The communication and attitude exhibited from the team was poor. We have had to do all the chasing throughout this process, left messages which have gone unanswered and met with a very negative phone attitude (as if we were inconveniencing the staff for simply calling), not to mention failing to action requests made in relation to the buyer. It felt that the buyer of the property was deemed more important than us, despite us being the paying customer.
To top everything off, Cooke & Company didn't even have the decency to confirm that the house sale had gone through (like they did last time), with all communication going through the solicitor.
Considering the fees attached to the sale it did not represent value for money with the poor service and poor attitude received and this will be the last time that I use Cooke & Company.

I have bought and sold numerous properties through Cooke & Company and can only describe them as outstanding and I can't recommend them highly enough. They have become more friends than estate agents. When selling a property I wouldn't let another estate agent over the door step. The last two buyers for my properties have both come from Cooke & Companies own database proving they have the knowledge and the contacts to get a property sold without simply relying on the general property websites. Twenty plus years in business with the same vision says it all, these people know the local market better than anyone. Simply outstanding!!
