Passive-aggressive communication: Emails from staff often had an unhelpful or dismissive tone. I was falsely informed that I could be held liable for wear and tear after only two months, which was later backtracked without apology.
• Repeated errors with my name: I was called by several incorrect names in both written and verbal communication, despite correcting this multiple times. At one point, my property was even assigned to another tenant in error.
• Ignored requests for clarification: I requested evidence and invoices for cleaning charges, and my emails were often ignored.
• Poor communication and lack of updates: I continually had to chase for updates regarding viewings, offers, and deposit matters, with calls and emails often left unanswered.
• Errors in tenancy agreement: My tenancy agreement appeared to be a generic template, with errors where changes had not been properly made, demonstrating carelessness and lack of professionalism.
It is my view that the branch’s conduct—including pressuring me to pay for a full professional clean, despite my reasonable queries and concerns—was coercive and not in line with reasonable standards of tenant management.

Sasha from Coopers Estate Agent was a great help to my wife and I when purchasing our first property together in North Watford.
From the initial first viewing of our potential house, and the communications throughout the whole process was exceptional.
She is very professional, quick with responses and very easy going.
She helped us secure the property within 6 weeks of us giving our initial offer, which is a quick turnaround in our eyes. She knew we wanted to beat the rise of the stamp duty costs from the 1st April and she made it her priority that we get the property before the additional stamp duty costs.

Hi All, unfortunately I am writing this review to help someone who will face the situation like me. So it started 16th Oct 2021, I was new to the country and looking for rented property and came accross 16 Claybury wd231ft.
It was agreed to given me the property after 2 weeks which was start of Nov but agents on the name of cleaning delayed 2weeks and I ended up moving almost after 1 month 13th Nov, imagine I paid 425 GBP per week(2weeks) to the hotel because of agent carelessness.
Anyways, when I moved to the home
-House was so dirty
-Dust everywhere, stains, moulded
- Even kitchen was so greesy
- On top of this, nothing was working, I made a list that time and attaching in images.
- Carpets were so old and full of dust, I asked them to change but they denied and I ended up paying professional carpet cleaning because of my daughter as the carpets were not suitable for children (full of dust)
- Washing machine was throwing water back, I soaked water with my hands from the kitchen as initially I wasn't aware
- Kitchen draining was not working properly
- Living room and bedroom radiators were rusty and water leakage happening
- Kitchen drawers were broken
- House walls are stained, moulded and dirty even bathroom. Oh god, not sure why they took 2 weeks to clean up when nothing was clean. I am not mentioning here about dust and webs because it was minor thing for me that time.
I followed up for each and everything but it wasn't easy at all to live in such house with a small kid and in new country.
Now, when I vacated the property I maintained the house nicely everything is in good condition and working they still charging me money for cleaning and all. They charged already and showing me dust particles in the images to get the money.
I feel really injustice here, I would like to request person who gonna stay in 16 Claybury property please take all the dust particles pictures even as they are really money minded and do everything to make you feel guilty.
Not even deposit, until I asked they didn't mention about my advance rent payment and said they were not aware that rent is paid in advance for the person who is in this industry from almost 5 years at same place. I have mail in written.
It clearly shows how money minded they are.
House condition when I moved in - images attached . With the list working - non working when I moved in. I have even more images but to guide someone is enough I guess.

I have to share experience of this estate agent from a tenants point of view the service is not a pleasant experience. I have been a tenant for 10 years in the same property, my landlord manages the property, my landlord is lovely. However at times where the contract is renewed or a situation occurs regarding neighbours or shared landower situations, I have no choice but to speak to Coopers which I absolutely dread since Kate started working here. Kate has lied on several occasions, she gives out terrible advice that I have also found to be untrue, she compounds horrible situations instead of resolving them, Kate is a really unpleasant person to deal with if you are a tenant. I note all the good reviews are left by landlords/ property sales, where its in Kates interest to be nice! Kate has caused me numerous problems as a tenant despite never missing my rent payment, carrying out substantial amounts of work on my landlords property & garden at my own cost, helping stop flying tipping & drug running on our door stop, to name but a few. All of which substantially increase the value of my landlords property and make the area much more desirable for neighbours when they chose to sell, etc etc. From a tenants point of view if dealing with Kate only do it in writing, ask her to email confirmation of the advice she gives you, ask her to put full details of any agreements including dates in writing. If something she says doesn't make sense, query it, look into it & make sure you know your rights as a tenant! If she claims work has been completed, check it. Speak to the work person carrying out the work if possible. Kate has left me with water pouring in through the ceiling whilst lying about a work person having attended, they had not been. I had a terrible situation with a really antisocial neighbour who was threatening people, dumping rubbish everywhere causing a rat infestation, fighting to the extent they'd call the police on their own family, playing music so loud it would shake the property, damaging peoples cars and properties. Kate could not care less, she just made things worse repeatidly. This is only a snap shot of this story. I cannot say it enough I always had nice experiences at this estate agents until Kate arrived. If this is Kate's treatment of a good tenant, I'd run for your life if you do something wrong! ????

Rent experience: emailed them and confirmed my info for renting a flat viewing. Everything was going ok but they never sent me a confirmation email that my viewing was booked. after chasing for 3 days I finally got an email saying the property is taken, could have told me there are other people in line so I would view the property earlier before them but clearly they pick and choose who they want to rent the flats too.
Update after my review: The branch manager did approach me and explained the situation which was really nice of him however I am still not fully satisfied that he got the point of being transparent to people and I believe his team members are letting him down on this topic a bit to cut corners and not typing details to enquires they get on a daily basis.

Really negative experience with this Agency . They are not professional and not honest at all .Lack of transparency . I contacted them for a studio flat to rent one week ago . I live in Newcastle and I need to relocate because of my jinn , I asked a view online and I was more than happy to rent the flat as I knew the building, I lived there few years before the pandemic ( rent from another agency ) . They didn’t want any view online so I asked ( I had to beg ) to give the appointment to my friend to go in my behalf . They gave her the appointment one week later . My friend went to see the flat and we had a video call ( they allowed with her but not with me when I asked ) I was happy to make the offer and the agent Alex told me he would have sent me the email with the documents requested. Today I haven’t received any email , I called around 12pm and a man on the phone told me they would have sent me the email soon . Nothing . My friend called them again and Kate said Alex was on holiday she would have sent the email to me . It was weird because the flat was already removed from Zoopla in the morning . She sent the email and I put my information and I would have been happy to rent the studio . After one hour they replied and they said the landlord had another offer . So fast !!!!!!! Anyway I sent an email and apparently they accepted ( they said ) to rent the studio with £200 more . So !!! I think they never had intention to rent the flat to me since the beginning …..I was no aware about this kind of competition to rent , as it never happened to me . So people need to be aware that the price they advertise is not real if they want a flat they need to offer minimum £200 more of the price advertised and they need to like them . Unprofessional staff and disappointed service !

They eventually overseen the recent successful sale of the property. I lived outside of the UK for last number of year and it never was a issue. Kate and Alex were extremely professional and really easy to work with. Alex and his team were fantastic! Not only did we sell our house at the price we needed but Alex kept us sane during the process. We had issues with our solicitors and Alex was proactive in keeping us and the buyers in the loop and also putting the pressure on our solicitors when necessary. Had a viewing yesterday with a gentleman named Alex, who was extremely professional and answered all my questions with patience. Prior to the viewing I spoke to a lovely woman over the phone named Kate she was very friendly and polite and had arranged the viewing. Furthermore the standard of the property that I was shown, was beautiful.

Great customer service every time I need something, I’m mostly dealing with Loryn Paul who also helped me find the flat when i was struggling by showing me a big range of properties, also helped a lot with the paperwork which is a headache when you are moving. I’ve been with Coopers estate agent for almost a year now and never had any issues.

If you are a tenant - always rent with Coopers if you can.
From the first day I contacted them, the team at Coopers has been very professional, polite and helpful, this continued through all my viewings and finally in setting up my contract, which was very fair and transparent.
Since living in a property managed by Coopers, they have always given me lots of notice of any viewings, inspections, or work that needs to be carried out; answered my questions promptly; and kept me up-to-date on anything I need. They really understand that it the property is your home, and made me feel respected while they undertook their responsibilities in managing the property.
I am now in the process of moving to a new property and immediately went to Coopers to help me find a new home, instead of gambling on using a different agency, too many of whom (in my experience) treat tenants like a nuisance instead of an actual human looking for somewhere nice to live.

The young lady who was to show me around was 10 mins late. The occupier had already let me in and shown me around half the property before she turned up. She was nice enough but kept saying "No worries" every 20 seconds. When we left the house, I saw that she had parked on the double yellow lines right outside the house. Very unprofessional. We been with Coppers for 3 years and was a great experience. I think you can really rely on them. We never had problems with them, even when they came for checking they never did it without to let us know in advance. Myself and my partner Ian spent a long 3 months tirelessly searching for properties every weekend (I think in total we viewed about 30) with no luck. A lot of the estate agents we used in Watford were not interested in our budget or our 'must have' requirements etc and would just show us any old properties that were over priced and not suitable. We found our now new home through Coopers. They were really flexible, always making time for us to do viewings, always there to pick up the phone, really supportive in chasing both solicitors and i feel generally cared about us getting the right house for the right price as soon as possible. I would definitely recommend Alex, he was a rock during a pretty stressful time.

They don't like long term tenants, they just try to be nice with you for the first year once you consider an other tenancy agreement they totally change they are always on the landlord side ,they take more than one month to fixe the washing machine
They try everything for your deposit, Alex used to be nice when he was fat but since he lost weight he became a lyer he lied on the date he gave as the notice they did everything for our deposot they find many excuses as previously mentioned in other reviews.

Coopers team in Watford gave first class service from start to finish of my tenancy. I always received good communication from them with up to date information. They really looked after me as a tenant. I never had to chase anything with them. I will definately return as a tenant with them in future. They really know their market place. I moved into my property managed by coopers around 4 months ago and have been pleasantly satisfied by all the help the estate agents have provided throughouty first few months here. I would highly recommend them to anyone looking to rent as these guys won't let you down!
All maintenance issues were dealt with swiftly and to the scheduled timings, overall lovely experience, thank you coopers :)
