We would like to thank Jamie and the team, and our wonderful solicitor (recommended by E10). From the start Jamie was honest regarding the market, and did not make any promises he could not keep. In the end we received one offer (which increased by the end of the day), and we were very pleased.
Jamie played an important role of estate agents/mediator/therapist/parent. The buyers brought a level of unpredictability that ensured the process remained lively right up to the finish line. Thank you for helping us through the suspense, repeated last-minute developments, and testing patience. Our solicitor was incredible, and remained assertive against the buyers demand.
Nonetheless, completion day did eventually arrive, and for that alone I remain thankful. We would use E10 again, thank you!

We put our house on the market the same week I gave birth to our first baby, and Jamie made what could have been a stressful experience feel completely manageable. He helped us get everything photographed and ready to go before the baby arrived, and was incredibly flexible around timings, fully understanding our situation.
Jamie found us a buyer after just one viewing, which was a huge relief. Throughout the process, we faced delays due to our managing agent and housing association, but Jamie kept our buyer informed, reassured, and on side the entire way. It is never an easy process finding your first home! We were searching for our first property in the Leyton area for over 3 months. At times the process was very full on & quite overwhelming, had we not had the constant support of E10 this would have been made even more challenging. Jamie B & Adam were a delight, always keeping us in the loop of new properties of interest, their communication throughout the whole process was paramount. When we finally came across our home, it didn’t come without it’s issues.. but Jamie B & Adam were always on hand even after completion. I originally left a 5-star review at the start of my tenancy because I genuinely couldn’t fault E10 Homes. However, the situation since then has been completely unacceptable, and if I could, I would give less than 1 star.
The property I rented had a long-standing rodent infestation actively concealed by Jamie and the landlord. E10 Homes have been dishonest throughout—I have evidence showing they knowingly misled me about the property’s condition, and continued to conceal its condition throughout the tenancy.
A pest control company entered my flat without my consent or knowledge, breaching my right to quiet enjoyment. Complaints were mishandled, delayed, and dismissed. Even after vacating early with written confirmation that I could leave without penalty, my deposit has still not been returned.
E10 Homes showed a total lack of professionalism, transparency, and duty of care. Rent here at your own risk.

Dealing with Jamie Franks took away from the joy of buying our first home - whilst we understand purchasing a home is one of the most stressful processes especially in UK, he made it worse and was very unhelpful to us as buyers. It looks as though everyone else at E10Homes is polite apart from him - my partner messaged him to ask when is he available as he needs to call him and he unprofessionally replied: 'depends'... His attitude towards us was constantly 'take take take' and we were treated as if this property was given to us for free. We shouldn't have been treated the way he has but sadly as buyers we cannot choose who to deal with... Beyond disappointed with his lack of professionalism and do wonder why someone is allowed to do so.

Overall, very friendly and efficient team which went the extra mile. Good communication from the start, extensive information pack for the property with personal one pager information from the vendor about the property and area which is a nice touch.
Laid out the process throughout and was always contactable and provided assistance when needed. Felt like they weren’t only working for the vendor but for the purchaser too which was nice. Cant speak highly enough of Jamie B and the job he did in helping us sell our home (Jamie F also was there to help when needed). It was a long, protracted, 10 month process from first instruction to completion (for reasons outside of our control) but throughout he was in regular communication, always put the effort in and often went above and beyond to help us get things done. This was particularly valuable towards the end when certain parts of the conveyancing process were proving difficult and very slow and he helped us get to the bottom of things which simply would have taken weeks longer to resolve if he hadn't. Time we didn't have to lose!
While we were his client and he was doing everything he could for us, it also felt like he was trying to right by the buyers at all times as well which was reassuring as it gave us confidence that they were getting good, honest updates and that the deal was never likely to fall through.
We no longer in the Leyton area but wouldn't hesitate to recommend e10 to anyone looking to sell (or buy)

We both bought and sold with E10 and couldn’t speak any higher of them. We’d had bad agent experiences before but working with Jamie B was nothing like that at all. He was open and realistic on pricing and once on the market we sold above asking within a couple of days. He didn’t push us to view properties we didn’t like, just listened and absorbed our requirements and found us a lovely property that met our criteria within our slightly tight budget just as quickly.
So far so good… then the drama started! Our buyer’s solicitor and a few other factors meant that the sale of our flat felt like it would fall through every other week and I genuinely believe with any other agent (plus the lawyer Jamie B recommended who was also excellent) it would have done. I think he was part estate agent, part therapist, part general problem solver for three sets of buyers/sellers in our chain and was always available (even when very very sick at one point) and tenacious in his determination to keep the chain together and save us all the upset and cost of having to start over. Throw in a failed completion as one final gift from our buyer’s solicitor (thankfully rectified the next day… and in the mean time the two Jamies bought us a travel cot for my daughter to sleep in that night… legends) and it’s a chain no-one involved will forget for a while.

As a first time buyer, the idea of buying a house was very daunting. Previous viewings (of which there had been many!) hadn't left me with a very good impression of estate agents. But Jamie was the exception to the rule!
From the first viewing up to the point of exchange, Jamie has remained professional, friendly, helpful and supportive. Always on hand to offer advice no matter how trivial or silly my question or concerns have been. Available even on his days off (please - take a break - you deserve it!) and so easy to contact via what's app (much better for me than email). My first SALE ever... met Jamie ...and knew I didn't have to bother seeing any other agents. …so I didn't!!. Not even 1 other agent AT ALL.
....As an experienced portfolio owner... I could clearly see he knew exactly what he was talking about. Jamie knows the area inside out and knows how to sell – you just need to listen/ trust his expertise . ......on top of it all – he was extremely helpful too ...he guided me through exactly what I should do at each stage of the mini refurbishment I was doing before sale ... he was actually on the scene to guide me when i panicked!!!. ...(which was often)!
The sales marketing was 2nd to none...within 1-2 days everything was DONE and on line ... video, pictures, floorplan, everything... as I needed things set up quickly ...as market was taking a dramatic turn for the worse. ...no need to chase and chase to get online... as i have seen others do with other agents to get full marketing speck online. The content writers write up was so good i couldn't have done a better job even if i tried. The marketing package was so brill ... it drew in all the viewers on ONE open day and the flat got top offers SOLD in one day.
You need to have faith and believe in Jamie's marketing advice and tactics. He clearly KNOWS what he is doing.
He has a dedicated sales progression lady called "Julie Watson" ...and she is like a non-stop tenacious dog with a bone !...which really helped see things through to the end brilliantly.
I sometimes had bouts of paranoia about the sale (before and during) and what I should do etc... when I reached out to Jamie on text he would reply ASAP and calm me down...even on Sunday am and out of hours late at night (usually when I panic!). ..now ….what other agent does that !??
... I would not hesitate for one moment using Jamie E10 Homes again... WHAT-SO-EVER. VERY VERY pleased with his help and from his Team. My first sale ever was a delightful roaring success through E10 homes.
....I must admit I was worried about size of the agency at first ..given not a chain agency etc...but really had no need to be. ...as everything runs perfectly even when he is on holiday ...there was plenty of experienced back up staff and support when he was away. Being a smaller outlet, you get a much better personal service which is exactly what I wanted.
The office is in a great location on Francis Rd... never been there before I dropped keys off to their office late at night ...but understand now why people rave about that area. Very cute & pleasant indeed.
I have taken the time to write out this rather long winded review – because I believe people should know when they have done a good job ...and "why" – because matters like these have important impacts in peoples' lives.

My sisters house in Leyton East London needed to be sold because she had to go into a care home. E10 Homes Estate agents was just around the corner and thank goodness they were. Very professional and friendly company, on contacting them they immediately valued the property and had buyers within a few days of being put on the market. I live along way from the house so when surveyors questions were asked they immediately went round and checked the house on my behalf and when it needed clearing they instigated that.
