We are a small, modern, block, and have employed Grace Miller as our management company for the last 6 years. We've found them professional, responsive and easy to work with. They sorted out a number of gaps in our previous arrangements and have managed the day-to-day challenges well. Most important, when we faced serious issues concerning cladding and fire safety, they worked effectively with the freeholder and contractors to ensure the necessary major remedial work - which took a year - was conducted sensitively and effectively. We were looking for quality in a management company and believe we found it.

I have nothing but good things to say about Grace Miller. They have been out managing agents for several years now and I can't praise them highly enough.
We were extremely dissatisfied with our previous managing agent. However, Grace Miller promptly resolved our issues and set us on the right path both financially and in terms of maintenance of the development, resident safety and legal compliance.
For several years now, we've had peace of mind knowing we're in the hands of a professional, courteous and detail-oriented company. One that goes the extra mile to address even the smaller matters that truly make a difference to our residents.

I have rang with requests a few times and they’ll say they action it and never do. Even after I got bitten by a false widow,! Windows haven’t been cleaned in the block since I moved in over a year ago, so are filthy. Asked for access to my rooftop garden and still can’t use it. Shame as my block of flats are kept well other than this and my landlord is great and keeping my flat in order.

Grace Miller has provided property management services to the 34 apartment block at craigside in Kingston upon Thames.
During this time Grace Miller has always provided reliable and effective management, quick to pick up and resolve problems as they arise. I have found that they are always ready to listen, respond and then identify practical alternatives and recommend cost effective solutions.
During the last 4/5 years they have overseen the implementation of a number of safety improvements including fire safety assessments, installation of lightening protection, CCTV security system, lift maintenance, major ventilation upgrades, improvements in garden maintenance and most recently making arrangements for the implementation of external decoration of the building.
I would particularly like to express my appreciation to David Underwood who is the manager assigned to craigside property management and Sally Haresign (his very able predecessor).
As a director of the building, I have always found David to be professional, friendly and ready to help, implementing projects efficiently and cost effectively. Best wishes and appreciation to him, Sally and Grace Miller for the new year. Bernard Walsh ????

Just want to thank Lizzie for sorting out my key fob. It had been working for years, then when Grace Miller took over management it was deactivated for some reason. Whilst this was very inconvenient and irritating for me, I was impressed with Lizzie as she communicated with me daily as she tried to sort it out with the tech company. Since Grace Miller took over the management of Cascades Court over a year ago, there have been significant improvements. The transition in the initial 3 months, managed by Director Johnathan Miller, was smooth and efficient. Property Manager David Underwood has been very attentive and responsive, making a positive impact on the overall management of the property.

I've received absolutely abysmal levels of service from Grace Miller. I have a noise complaint that is over two years old, and they have promised much and delivered absolutely nothing. On the few occasions I have received replies to emails, these have contained inaccuracies, contradictions and even provable lies. Grace Miller are common thieves, who shouldn't be trusted to run a bath, let alone manage property.
Oh, and Diane, before you reply with a request to email you, I did so more than two weeks ago. You haven't replied.

We have been dealing with Grace Miller for several years now and have recently switched our property to their Managed Service. I cannot praise the Grace Miller team enough.
Phone calls are taken promptly, there seems to be hardly any staff turn over so you and your property are known to their employees, all of whom understand and treat your every request with a kind, positive, knowledgeable and pro-active attitude. Communication and friendliness get 10/10.
Add to this most reasonable fees and you can not ask for a better agency and/or property management company.

As a Director of a Management Co. that has had Grace Miller as its Managing Agents for over 20 years, I have pleasure in highly recommending them. They provide a very personal and professional service and are easy to contact to discuss any issues that may arise. I find them reliable and efficient in taking care of the maintenance, repairs, pest control, and decoration of the common areas of the flats as well as the gardens. In tackling major works they are prompt in acquiring quotations, delivering the necessary notices to leaseholders before the work can begin and then ensuring it is completed on budget and to the required standard. As a Director, I am especially grateful to them for dealing with all legal requirements (especially as new ones come into being) regarding health and safety, insurance, accounting, etc. as well as setting budgets and collecting service charge payments from leaseholders. I have always found them pleasant, helpful and responsive and would not hesitate to recommend Grace Miller as excellent Managing Agents.

We recently moved to Grace Miller to look after our development, and I cannot recommend them highly enough. We considered two other companies, but the personal approach, attention to detail and professionalism of Grace Miller team, and especially Jonathan, made our decision an easy one. Jonathan has been instrumental in the successful migration to them, and we have been happy with the choice we made with the 5 months that followed since. Things get addressed in a timely manner, they are always organised and monitor contractors and recurring maintenance visits, communication is excellent and they are always very helpful with many questions we may have. Brilliant agency! We are renting tenants & have been renting the flat we live in through Grace & Miller for the past 3 years and we would definitely recommend them! Their services are spotless, fast and very professional. Chris, our letting agent is super helpful and efficient whenever we need help with anything related to our tenancy or the flat! Also, Grace and Miller manage all blocks of flats - communal parking, bike shed & green areas are very well taken care of weekly, staircases are spotlessly clean & recently painted !

I contacted Grace Miller & Co after my tenant moved out of Copper Beeches, Isleworth at the end of July. The flat needed refurbishing before I could rent it out again. Chris Brewer took control. He kept me informed and up to date with the procedure from beginning to end. By 5 December a new tenant had moved into my flat.

We have bought three rental properties through Grace Miller and I have to say they are by far the best estate agent we have ever dealt with. For each flat they kept us informed and reassured throughout the process and made sure everything stayed on track.
They also now let and manage all three properties for us. Chris Brewer handles everything effortlessly, taking whatever issues come up in his stride and always providing sensible, pragmatic advice.
All three flats are in buildings managed by Grace Miller's block management department and the service from them is just as good. Responsive, efficient and highly professional.
In all our dealings with Grace Miller we have been thoroughly impressed by their knowledge, efficiency and expertise throughout and we cannot recommend them highly enough.

We contacted Grace Miller for a viewing and since the first contact we had a great service advising us through all the necessary to be able to rent a flat listed on Right Move.
We have been in contract with others real estate agencies, but no one was as proactive as Chris Brewer, and thank to him we were able to move to our new lovely home in less that a week.

Outstanding performance from our Grace Miller Property Manager. We had a fire in the rubbish chute of our block of flats. He arrived promptly, with keys, and immediately started to liaise with the fire incident officer and the police. Since Grace Miller took over the management of the estate a couple of years ago, we have had a steady improvement in the cleanliness and quality of services, yet our costs have remained flat. Great value!

I am a director of a block of flats, managed by Grace Miller over the last 4 years. I can wholeheartedly recommend them. They are very efficient, pro-active, easy, pleasant and quick to communicate with, and most importantly get things done. We have just had a major external makeover of the block, and this was achieved with them managing the project very well, and keeping both tenants and leaseholders in touch about progress all the time.

An absolute joy to work with, Grace Miller have been nothing but professional, prompt and reliable after their appointment in early 2016 - helping to bring our block of 36 flats in Kingston back to good order after years of neglect from previous management.
The previous agent had left the accounts in disarray, and neglected all aspects of Health & Safety, as well as essential maintenance and building work.
I am pleased to say that after the professional and efficient services of Grace Miller and Sally Haresign in particular, things are now in much better order, (and that is whilst dealing with all manner of unexpected issues, including the brilliant response to and round the clock work by many members of the team following a fire at the flats).
Plans of action for works required have been drawn up, quotes meticulously sought and acquired on time. Work then carefully followed, and completed on time to budget. Impressively thorough in all areas of their work.
I would have no hesitation in highly recommending them - thank you Grace Miller.

Grace Miller & Co have been our managing agents for over 10 years now. As a director of our Management Co., I cannot recommend them highly enough.
I have found them to be reliable and efficient and they have taken the stress away from the day to day running of our flats, which I found to be lacking in our previous agents.
Amongst their services given:
advice on obligations as freeholders of our building & Health & Safety matters
supervision of day to day maintenance, repairs & redecoration of the property & grounds
setting annual budgets/services' charges/buildings insurance quotes/annual returns to Companies House
liaising with all freeholders & tenants for the smooth running of the flats.
I have found all of their staff and our Property Manager to be very pleasant, professional & helpful to deal with.
Again, I would have no hesitation in recommending them as excellent managing agents.

We appointed Grace Miller & Co to manage our block of 30 flats some 18 months ago, when going into a major re-furbishment programme. They have been highly professional, prompt and all we could wish for in the wide range of duties and services incumbent upon a good managing agent. Above all, they understand their duty is of care to a client rather than a sale of service to a customer as practiced by many of their peers. We have recommended them to others and none of us have regretted it.

Contrary to several of the reviews which I have to say seem "questionable" based on our experience. These agents are unresponsive and hardly manage a property to a decent level. They charge leaseholders over £100 just to get an answer to a question. In terms of the services they are asked to perform - such as finding a gardening service - the services they do find are very poor value for money to say the least.
So in summary:
- Poor value for money
- Unresponsive
- Below par service
If I was a freeholder, I would definitely not use them. Furthermore, I would not be using their service for anything where avoidable in the future! You have been warned.
