I’ve had consistently poor experiences with this agency over the past couple of months. Each time I enquire about a property, I’m asked for my availability, only to be told shortly afterwards that viewings are suddenly “fully capped.” This has happened repeatedly, even with properties that have been sitting on the market for weeks. At this point, I genuinely don’t understand why they ask for availability at all instead of simply offering the slots they’re actually willing to honour.
On the one occasion I did manage to get a viewing, the property had a very strong cigarette smell, which the agent tried to pass off as “new carpet smell.” Despite the place clearly not being right for us, we were pressured to apply immediately “or it would be taken.” That same property is still listed months later and has already been reduced twice.
Overall, the pattern feels misleading and unnecessarily difficult. Renting is stressful enough without this kind of inconsistency.

Good communication from all in a cheerful and positive manner.
A very difficult sale process was made to feel somewhat easier by their willing to chase rather reactive and somewhat pedantic solicitors on both sides of the process.
The day the legal process of buying and selling is modernised and simplified cannot come too soon.
Special thanks to Helen for her positive attitude throughout, but all the team in Grange are very much on the ball.
We would happily buy or sell through Hackney & Leigh again.
