I went to the viewing of the property at 31 Plodder Lane Commercial BL4 0BZ with Zoe Splaine, at 10:15 on Thursday, and no one showed up, they said left me a voice mail to confirm me the viewing , I didn’t have time to check it. It was the first time an agent will leave voice mail instead of sending email or text msg. Really disappointing to the viewing experience. Waster my time for more than half hour drive!!

I am writing to formally express my extreme dissatisfaction with the service I received from Harrisons (formerly Greenwood James) during my tenancy at [BL2 6BX] from 2017 until recently.<br><br>My experience has been unacceptable, specifically regarding the conduct of Zoe Jackson. Despite being a reliable tenant who never missed a payment—including during the pandemic—my requests for essential repairs to keep the property habitable were consistently denied. The property suffered from extensive mold due to faulty window and door seals, yet no action was taken by the agency or the landlord.<br><br>Furthermore, after I requested vital works to be carried out in November 2025, I was served a Section 21 notice via Zoe Jackson, forcing me to move out just before Christmas. Throughout this process, Zoe was unhelpful, ignored direct questions, and repeatedly prioritized the interests of a landlord who neglected the property. Additionally, I have lost my deposit as a result of these dealings.<br><br>It is shameful that your agency employs individuals who show such disregard for tenants and represents landlords who fail to maintain their properties while simultaneously raising the rent. I feel it is important to bring these serious failures in property management and professional conduct to the attention of the people!

I recently contacted Harrisons Estate Agents in regards to a property I was interested in renting. The members of staff were very polite and professional over the phone. They organised a viewing for me and to cut a long story short I have now moved into the property.
Katie Hibbert (Lettings Director) handled all my paperwork and enquiries after my viewing and she was great! Any questions I had were responded to promptly, and the application process and document signing was a breeze.
When I went into the offices to collect my keys the staff were all very pleasant to talk to and very professional at all times. Katie had organised the hand over of my keys and I received a little welcome box with a few bits in and a card from the team which I thought was a nice touch.
Overall I would highly recommend Harrisons Estate Agents.

I had a fantastic experience with this estate agent. From the start they have been incredibly helpful and supportive, taking the time to answer all of my questions clearly - there has been a few of them.
What really stood out was their staff (Zoe Splaine) and efficiency. Zoe's knowledge of the process made everything feel much less daunting. Every step was handled promptly and professionally, which made the whole journey smooth and stress-free. Communication was excellent, and I always felt kept in the loop.

I recently tried to enquire about a property I was interested in to rent through Zoopla. After a few days of waiting for a response I decided to call Harrison’s office to follow up on 11/11/25 at 16:25. I was told that a viewing had taken place and the agreement had been signed, then the agent hung up on me without discussing anything further. As a potential customer this encounter was far from what I expected from an agency who seems to hold itself in such high regards. Customer service was shocking.

Used to be good managing agent in the era of Allyson & Natalie. They were the problem solvers. But went downhill when Katie & Ella started handling things. Lot of red tapes for landlords - 'This is not possible", "that's not legal" is the first response mostly. Then you fight for it, explain it, justify it. And repeat!

Firstly my account manager Katie Hibbert is very attentive and helpful, she is very quick in responding emails and resolve my questions. I was suffering from the previous agents that took me triple efforts in managing the properties and even economic losses! Harrisons provides a good system that capture all documents in once place, e.g. AST, inventory, DPS, certificates, etc. that I won't miss any important info. Also, the quarterly inspection check is a great protection to the landlord, this also help to avoid sub-let problem. Last but not least, they have big teams to specialize on letting, maintenance, accounts, sales, in various regions, a good coverage and backup support help me to run business smoothly and quickly.

Repair/maintenance work is not taken seriously. It is seriously delayed until it becomes an urgent issue and staff blame you as if you had not reported the issue. I've lived in several rented properties over the past 8 years and it has never been this difficult to carry out repair work as it has been with Harrisons.
The property even had windows left open the day I moved in and property was filled with dust, dirt, rubbish. I spent weeks cleaning the property until it was in a liveable condition. I wouldn't recommend this company as a tenant or landlord.

A week later, I was informed that the agent for the flat was on holiday and that they would contact me when it was available for viewing. Me and my partner had been looking for an apartment for quite some time and we managed to find one which we well and truly fell in love with. We applied and the whole process was so smooth, we were super eager for the property which we managed to end up securing. We didn’t look anywhere else and only applied for the one place and we were really well looked after by Kathy Menzies who has been so amazing to deal with from the start up until the moment we received the keys. Overall a positive experience. Moving houses is ALWAYS stressful, there's no doubt about it. Harrisons estate agents were there for me every step of the way in a particularly challenging transition in buying my house, which eventually was successful. As they represented the vendor they of course had to respond to the demands of the vendor more than mine as the purchaser , which I appreciate. The level of communication and speed was good, accuracy in details of the purchase price of the house listed suffered in my opinion as it was listed as guide price rather than offers in excess of, which resulted in a higher price demand from the vendor that I wasn't aware of. Every house purchase comes across issues and they handled them to the best of their abilities, I'm in my dream house now and for that I am truly grateful.

There are not enough words to express how thankful I am for the Harrisons team, especially Derek. Dez has gone over and above anything required from an Estate Agent, helping my 81yr old mum sell 2 properties during what was a very painful year. He was always there with a comforting "don't worry, I'll get it sorted for you", and was always available for her no matter what; from completing unfamiliar, complicated paperwork, batting off an over-enthusiastic buyer or helping with a last minute panic regarding a small leak - something that was fixed within the same day. Absolutely nothing was too much trouble for him.
I honestly believe that without Derek's calming, friendly and very professional persona, Mum would have thrown the towel in a long time ago.
I will never be able to thank him enough for being there for Mum, when I wasn't able to, and I will be forever grateful.

I dont know how this place has so many great reviews. From looking at them, you would think Harrisons were great but we had a truly awful time.
I have a wife and young baby and Kathy has been nothing but a problem.
Before we moved in to the apartment she was pressurising us to get into the property otherwise we wouldnt get it. A month or 2 after moving She made an impromptu visit and i felt her cold shouldering us. I dont know if my race played a part but unfortunately racism does exist.
Then when we made the decision to leave 8 months after we moved in it was as though we had become an enemy.
She made things difficult by claiming we had not a good job cleaning up even though me and my wife spent hours doing this. We even painted before we left.
She first said she wants £80 but when i refused she claimed for £40. She tried coercing me by saying to just accept the dispute as itd take months to get my money back. Then she wouldnt reply to the emails or dispute process; trying to delay things as much as possible.
Sorry Kathy but im not backing down on this.
I do hope others have a better experience but all i can say is, especially now that we are with the loveliest agents at Purple Property, good riddance to Harrisons and Kathy.

We have just sold our Mother's house through Harrisons Estate Agents and could not fault the service we received from them as they certainly go the extra mile! At our initial meeting, Dez Wilcox advised that communication is the key and he always returns telephone calls and answers emails - we thought that this was probably just a sales pitch, but we were so wrong. All our emails were answered (even when he was on holiday abroad) and all telephone calls returned together with liaising with our solicitors. Although buying/selling a house is always a very stressful time, we felt that Harrisons certainly took some of the stress away and would have no hesitation in recommending this company in the future.

We drove almost 2 hours to view a house for 10am (having to take the morning off work) only to reach the property and be told 10 mins before our viewing that they do not have access to the house and will have to postpone the viewing to 2pm.
If they had checked the day before they could have notified us earlier so we couldve rearranged our day, sad to say we could not view the property at the new time and lost out on an opportunity.

A genuinely superb service. I contacted Harrisons regarding a house I wanted to rent out. Katie was thoroughly professional and efficient from the very beginning. She came to see the house whilst it was still being renovated to get a feel for it and discuss potential rental income and then contacted me again a few weeks later to see how the renovations were going.
Once these were complete she was on the case. The house was marketed on Rightmove, with photos, a great write up and video within a couple of days. Multiple viewings soon followed with several applications. Solid advice allowed me to pick the best tenants and then the referencing process was completed quickly.
A throughly impressive service from start to finish with sensible fees that are well earned and justified given the service offered.

Harrison’s fully manage our rental properties and have done for years. We don’t live in Bolton so we need to have people we trust to look after us and the houses we let. very bad experience with one of the staff. i felt as if she was racist, as she wouldn't show interest regarding viewings, communication or mannerisms towards my family, instead rather show interest towards a party of her skin colour, which i find disgusting. very selective of which clients to please, which in my opinion is a horrible way to do buisness. i will be coming in a few days to speak to the manger and give a piece of my mind. furthermore, all the bad reviews are from ethnics, while the clients who wrote better reviews are all the same skin tone as yourselves.

We received very poor service from Harrisons as potential buyers. This was not an isolated occurrence: we placed at least three calls into the office to try and discuss our interest in a property and none were returned. I went to the office and complained, asking to speak to the manager (not available) and so I asked for the manager to contact me. The manager has never responded. We later made an offer on a property and even after two weeks there was still no acknowledgement from Harrisons.
Harrisons totally failed us as buyers and I recommend buyers and sellers alike to avoid.
No matter how many glowing 5* reviews there are, don't ignore the 1* ones. If you are thinking of selling - you need 100% on the ball response from the agent, and they consistently failed, in my experience.

Even on checkout the person who carried this out tried to withhold my bond, she didn't know the difference between vacuuming marks on a carpet from dirt/stains. Just as well I videod every part of the house. My advice is steer well clear!!

I recently outsourced the management of my property to Harrisons Estate Agents, i contacted many Estate Agents in the area but i selected Harrisons Estate Agents out of many because they were the most professional and the most honest amongst others.
They were very professional and honest in everything i dealt with them. They did their market research thoroughly and gave honest valuation of my property, accompanied with valuation report.
The staff were very helpful and straightforward throughout. Katie was really helpful throughout the process, she handled my case professionally from the start anything i need, she is always there to help. She answered all my questions honestly and clearly and clarify anything i didn't understand, she knows what she is doing.
She drafted the contract around my needs and included everything i wanted to manage my property in my best interest. The contract was very straightforward that protect both parties. She never used dubious terms and terminologies or wrote the contract in a one-sided manner like other Estate Agents do.
Another thing that set them apart from other Estate Agents; they are very transparent and they involved and inform you everything they were doing, from writing the contract to potential tenants viewing the property and to tenants moving into the property. There is constant communication between you and them and you know exactly what is going on and get involved if you have to, at any given time.
Knowing that, my property and the tenants are manage and look after by highly competent people, i have peace of mind that my property and the tenants are in good hands and i have nothing to worry or stress about.
I highly recommend Katie and Harrisons Estate Agents to anyone looking to outsource the management of their property.

The team at Harrisons were all fantastic.
Particular credit has to be given to Dez, the branch area manager. To say he went above and beyond just does not give him enough credit.
The sale of my property ended up being a long, drawn-out, stressful process, mostly due to an unmotivated solicitor...
But Dez worked tirelessly to try and resolve the many issues that arose, even when outside of his usual remit. The sale would have taken much longer to complete without his continual persistence.
The guys are certainly worth their weight in gold.

I initially chose Harrisons because Clint was very genuine and honest, unlike some of the other Agents who i saw who would possibly sell their own Gran given half a chance! The staff are lovely and in particular Abbey, who kept me informed every step of the way, she chased solicitors and gave weekly updates on the chain.
The day of the move there was delays due to a solictor up the chain who was useless, Abbey stayed in the office late until it was resolved and i finally got the keys!

All of the staff are very friendly and pro-active; regular property inspections allow us to keep on top of potential issues, they have a good range of contacts for any maintenance requirements; they are very thorough when vetting potential tenants and good accounting practice means it is easy for us to keep ahead of the tax man!

Fantastic company to deal with. From the beginning they made the process as stress free as possible. My mums house sold within a couple of days of being on the market. We were kept up to date with the progress of the transaction on a daily basis. All the staff were friendly and approachable, and answered any queries we had almost immediately. As a landlord with a fully managed rental property you cannot beat that they guarantee rent service. The whole team are a pleasure to deal with, nothing is too much effort and they do a lot for the community including sponsoring local football teams and charity work, nice to see companies putting back into the community...lots of companies nowadays take out of the community and don't put a great deal back in so it's nice to see there are still some out there....
