During the renting process, from viewing the property until I get the, Holly was helpful, friendly, professional and kept me updated. Holly and her other colleagues responded to my telephone calls and emails were quick. Their communication was excellent, and made the paperwork process straightforward and stress free.
They offered me an additional viewing before signing the contract. I felt well looked after.

Haus are without doubt the best student and professional estate agents for rental in Leeds. I am a landlord with a number of houses. All my houses are rented through Haus and the service they proved is without doubt exceptional. Chloe and her team at the Headingley office provide an exceptional service. If you are wondering as a landlord which estate to go with then in my opinion this is the best in Leeds. If you are a student or professional looking for a house then speak to Chloe. Haus are the worst company I've ever had to deal with. When we moved in, the previous tenants were continuing to live in the house during our move in day, which we were not informed of until entering the property. These tenants then later re-entered the house without our permission after Haus supposedly changed the locks at the beginning of our tenancy.
They run all properties through a management company called RNL, if you need to know anything about RNL just look at their Google reviews.
When we tried to address the issues, they claimed that the tenancy and maintenance had nothing to do with them and that neither them nor RNL (who are owned by the same parent company Red Door Lets) did not have any legal responsibility to sort this out. The house which was advertised as a fully-furnished 5 bedroom house came with 4 beds, dead insects, black mold, piles of bin bags, rotten wooden floors, living woodlice, a backdoor not attached to the frame and live electrics hanging out of the walls.
During the tenancy there were so many other issues that I've lost track. These included them never actually signing the tenancy agreement that we signed, having no complaints system and viewings of the house without 24 hours notice being given. When the basement filled with flies a day after moving in we were told to close the door and it would sort itself out.
Please do not make the same mistake and rent with this company, they are criminals.

Will was brilliant from the initial valuation, survey, and sales brochure production to the post-sale completion of the property. He was respectful of the rambling nature of the house and, consequently, my clutter. All viewings were communicated well in advance, as were any cancellations or amendments. He was understanding and accommodating of my need to rearrange appointments, sometimes at relatively short notice. The buyers were all accompanied by Will or Kimberley, and both were professional and courteous at all times. All in all, it was a good experience dealing with Will and Kimberley. wouldnt recommend this agency to my worst enemy. still waiting to be contacted and told what's happening over a week after our move in date. they pick and choose which emails to reply to and never want to give you management details - they will just ignore you! we weren't even sent all of the documents needed until AFTER our move in date. we are STILL waiting to move in. referencing team don't bother communicating with us or the rest of the agency which has left one of our tenant group without a place to stay.

Because a lot of the properties are actually managed by a company called RNL. Look them up on here - they have an average of 1.5 stars. Be careful before you sign for a property here.

At no point did Haus explain they would be subcontracting maintenance to RNL. Apparently they only do professional lets... My experience today was absolutely unprofessional! Provide keys to a property that was filthy and hadn't even been inspected. Contacted RNL who blamed Haus for not warning us they'd be busy and not to expect to be able to move in on the day we picked up keys. Feel a bit sorry for Lesia as she was pleasant to deal with, but the way the manager (I assume) was barking orders at the staff in Haus Headingley office today was uncomfortable to witness.
Thankfully the landlord arrived to make sure things had gone OK so has our feedback. Perhaps his money will be better spent elsewhere next time.

Having now actually moved into my flat I’m changing my originally 5* review down to a 2. I’m aware that Haus doesn’t manage the property now that I’ve actually signed for it, but I really think they need to be taking a bit of responsibility for the properties they are letting out. I knew that RNL would be taking over the management of the property before move in day as I’d read previous reviews but I find it interesting that we’re not actually told this directly by Haus until right at the last minute, just as we’re handed the keys. I think it’s because they’re acutely aware that RNL is AWFUL, does not manage their properties effectively, or even at all and seem intent on giving everyone who’s moved into a property let my Haus the worst week of their lives. We arrived into our new flat as a young couple to open condom packets, weed baggies, broken sofas (one completely broken) broken beds, broken wardrobes, huge amounts of black bathroom mould and not a single ounce of professional cleaning done at all on the flat. Nobody have been to check it, not one single person from RNL, or even the landlord. I was homeless for a night for what exactly? If I could not have moved in the day previous, what exactly was being done? Obviously I kicked off quite royally at RNL who after 6 hours in the property finally sent a cleaning team over and by this time we were so tired and sick of waiting around that we just told them to do the bathroom and kitchen and leave us alone as we were desperate to get started moving in and cleaning ourselves. Altogether it was a pretty horrible experience, and one shared by pretty much everyone else in our building too, we met another young couple who couldn’t even stay in their flat the first night, they decided to go home instead.
We were also promised Wi-Fi on move in, as this was signed with an agreed works form, but we were very much misled there as it turns out that the property manager has an office wifi in the basement that he’s trying to sell to an ENTIRE BUILDING for extra money at a higher expense than some genuine Wi-Fi companies. I’ve asked multiple times for a resolution to this issue, and we’ve been told that we need not pay that extra in our next rent payment but received nothing officially in writing and have not received any replies from RNL now further from my 7 calls on the day of move in. All in all an absolutely ridiculously mismanaged company, and Haus knows this and lets you sign away your money anyway. I actually think it’s evil, the way they take advantage of such young people who don’t know any better and are too scared to kick off.
Can only speak on the experience of signing for a house currently as will be moving into a property signed with Haus in July. The experience has been great! Holly was absolutely amazing at finding me and my boyfriend the perfect flat, drove us to multiple viewings, put up with a lot of questions from us and had so much patience with us while we took the time to make our decisions and be picky! Thus far haven’t experienced any pressure to make hasty decisions, we really felt like the whole process was very easy and explained so well to us by Holly! Cannot wait to move in!

Be wary renting through Haus. Dealing with them directly is generally fine but once you’ve signed the contract they’ll pass you over to RNL who are a nightmare to deal with. The fact that RNL manage the property is seemingly deliberately obscured, as nobody who has done any research would willingly deal with RNL. Feels very sneaky and you’ll probably end up dealing with damp and mould in your home while the property management do nothing to help and blame the structural issues of the building on your lifestyle. Make sure you know who will be managing your property before you sign any contracts with Haus as you will not be dealing with the Haus office beyond the initial viewings

All fine until the point that I've come to move out of the property that I've rented through Haus. I'm trying to make sure I'm home for all of the viewings as my cat gets terrified around people she doesn't know, so I want to be there to make sure she's alright.
Firstly, I was texted by a representative on a Friday night asking if a viewing was possible on Monday. I said no, because I'll be in the office and I don't now have time to change my plans with my team before Monday, but the entire rest of the week is fine. The next day I received notice that a viewing had been booked for the Monday, so I responded asking them to rearrange, which the second representative said they would try to do.
On the Sunday (today) I received automated confirmation that the original booking would be going ahead, along with a second booking later on the Monday. I've asked for the complaints procedure, but still waiting on a response to that.
It's really unprofessional, rude, and frankly a bit creepy that Haus seem intent on coming into my flat specifically when I'm not there. There's also such a simple solution to this that it's quite embarrassing that it's turned into such a big issue. Disappointed.

We agreed the terms of the contract, but when they sent me the contract the terms were completely different with clauses stating utilities were not included in the rent although we agreed they were. If I hadn't checked the clauses, like many people won't, I would have been paying above market rent plus utilities and council tax. Very unprofessional tactics.

Our experience with Haus was that they were literally only there to get us to sign for the house and then literally everything else was a "Maintenance Issue" and was redirected to a separate maintenance company, including issues like returning the keys! The fact that our tenancy was with 3 different parties just caused confusion and was completely unnecessary bureaucracy.
They made a list of agreed works before moving in that was signed by the landlord and at least one of those which was to treat black mold in the bedroom was still not treated at the end of our year long tenancy.
Another issue was that Haus took from the start of the tenancy in July until April without contact (during a national pandemic) to arrange to extend the tenancy by one month. My partner and I had made alternative arrangements since we had not heard anything and Haus tried to suggest that we were therefore liable for the rent for that extra month despite not having signed anything.
Despite being a young professional I was at every stage treated like a student and it is clear that Haus were keen to get away with whatever they could.
They are keen to squeeze every penny they can out of tenants and do absolutely no work to support them. Avoid at all costs.

Great, friendly service from start to finish! When I called to enquire about viewing a property I had seen on Rightmove, Holly suggested I meet at the office to look at some more properties that I might be interested in.
When I arrived to meet Becky, who was scheduled to show me the properties, I didn’t have to wait around for ages which I found quite different to the usual property viewing experience in Leeds! We set off straight away and she showed me three properties, answering all my questions as we went. All three properties were within my budget and criteria - no pushing towards more expensive places.
I chose to sign for one of the properties and this was also a really easy, transparent process (made even easier by coffee and Quality Street!) and I left a very happy customer.

I am a man who has moved in to the local area and I am having a party, (hence the crisps). And as such I was looking to buy a house. I must say that I’ve dealt with useless estate agents in the past but this was simply not the case with Haus sales & lettings.
The enthusiasm, customer service and pizzaz that I was offered was second to none. Lillie in particular was so helpful and understanding of all of my requests.
Our agent was wearing a nice fleece when she showed us round the hoos and really knew her semi detached from her terraced, her fridge from her freezer and her conservatory from her utility room.
Would highly recommend this company to any men moving into the local area hosting a party.

The house we rented is not suitable for people to live in.
It’s freezing cold and mouldy.
AND THEY DONT FIX ANY PROBLEMS DESPITE COUNTLESS PROMISES.
AFTER FIVE MONTHS IN THE HOUSE THEY HAVNT EVEN GIVEN US A HOOVER, FIXED ANY OF THE BROKEN BEDS OR FURNITURE, DEALT WITH THE DAMP OR EVEN PROVIDED US WITH NEW MATTRESSES.
THE HOUSE IS IN SUCH A BAD CONDITION I HAVE HAD TO MOVE BACK TO MY PARENTS HOUSE.
I have become so ill from the house I’m experiencing panic attacks and it’s affecting my career. Despite this, Haus and the maintenance company pass blame between each other and won’t sort anything out.
Moreover, someone at Haus, or at the maintenance company (RNL) mixed up the meter readings so we don’t even know who our energy supplier is. This has caused an incredible amount of stress separately.
The maintenance company and Haus are separate companies. This silly game makes it INCREDIBLY difficult to get anything sorted.

When I first signed my contract I was told that the electricity would be on a meter and that I would be able to top this up by going to most shops and purchasing a top up card, this information was incorrect and the only way I could top up the meter was by going in to Hyde Park properties, apart from this being an illegal practise by HP properties, it was incredibly inconvenient when working and studying full time, especially when HP properties don't open on a weekend and even during the week they seemed to be randomly closed for hours at a time. If I had known about the meter situation I wouldn't have signed the contract in the first place.
I also wouldn't have signed for the property if I had known that I would be passed on to a completely different agency, I chose Haus because I believed you to be a professional agency who would deal with any situations promptly, instead, after I had signed the contract I was told I would be passed on to HP properties, an agency ran by one man who chooses his opening hours, doesn't answer the phone, doesn't answer emails (to the point I was almost left homeless because I couldn't get a reference from him with out having to take time off work and persistently going in and asking him to resolve the situation until he got someone else to write the email) and would ignore repair requests which left me without a fridge for three weeks and almost half of the lightning in the property not working for the entire tenancy.
For months, I would be getting daily emails and texts about viewings, the majority not within the required twenty four hour notice period and sometimes only being given two hours notice. I called multiple times to express that I wasn't comfortable with this, a few of these calls I was spoken over/ to rudely and told it was a system error, I understand it happening once or twice but persistently for months is unacceptable, when I would ask to speak to yourself I was told that they were the manager or completely ignore me.
Finally, when trying to claim my deposit back I called your office to enquire about how to go about this and was told it had nothing to do with yourselves and I would have to go through HP properties, after multiple calls and emails which were ignored I was finally forced to go through deposit protection, delaying the process by three weeks, this was extremely time consuming, frustrating and stressful and all due to being given the wrong information.
While I don't expect anything to be done, I would like you to know how disappointed I am with my experience with your branch and that when you work in partnership with HP properties and when your staff are ill-trained, ill-informed and provide false information it can massively, negatively impact peoples lives.

The people working here were nice, and I was quite satisfied with the letting process. However, only when I signed the contract, I was made aware that there was a maintenance firm that had responsibility of the apartment, and I had no time to check them out. They have been quite unhelpful, so I am withdrawing stars for putting me in contract with them. It turned out that there was a lot of issues with the registration of the property, and I am in the middle of a "blame game" between the letting agent, the management company and the owner. Haus does not answer direct questions (or principal questions) on what is their responsibility despite several attempts. They forward e-mails directed to them to the management company - very unprofessional. Hopefully, these issues are unique to this property, but the reaction to criticism might not be.
In addition, the viewing system is a mess, sending incorrect viewing messages, sending viewing messages to all one-bed tenants whether or not there is a viewing in their specific apartment. Lots of viewings in breach with the contract (we should have > 24 h notice). There was a viewing in my apartment when I was traveling, and they did not put the alarm back on.
There are letting agents on every corner - find another one.

We had high hopes for this letting agents! We couldn’t have been more wrong! We came across their ad for a property on Rightmove, stating a price per week. We even called them to check the price was right before booking a viewing. We travelled all the way from Northampton to Leeds to view this property to find out on arrival that the price stated was actually per person, per week. As you can imagine we were quite annoyed so we called their office and they gave us ever excuse to why they weren’t at fault.
If anyone is interested in any of their properties, CALL THEM. Double check the ad is right. Spell it out to them that your interested in the whole property and not just one room.

TENANTS AND LANDLORDS, BE AWARE
I came across a three-bedroom flat on SpareRoom that I wanted to look at and the person on the other end informed me that it is managed by Haus Properties. I specifically checked with the advertiser if the property is available for a flatshare before I got in touch with the agent. When contacted the agent, to my surprise, they were not sure if the flat is fine for a flatshare, but after confirming that the person I spoke to is one of their landlords, I was booked for a viewing. A few days after, on the way to the viewing, I was informed that there was a mix-up and the flat is not available anymore. Instead, I was offered to look at one-bedroom properties. It showed no attention to the needs of the potential tenant as originally I was booked to view a three-bedroom flat. There is sort of a hint that I might be not interested in one-bedroom properties.
I would not have been bothered with this review if the landlord didn’t message me something on SpareRoom regarding the flat I was initially supposed to view. I told the landlord that I could not look at the flat because it was not available. The reply stated that the property is still available. It seems like it is easier for the agent to rent the flat to a group of three and that is what they want to do against the landlord.
Overall, I feel like the agent dealt with me unprofessional and I would not recommend them to anyone.

We were assured again and again that we would have a bills packaged arranged by Haus and and was one of the reasons we signed with them and in the end they did not sort a bills package with us and gave us no help in finding one, communication was extremely poor, I only found this out after sending multiple emails asking questions , if they knew they could not give us a bills package why could they not email all of the tenants and tell us instead of us finding out months later only because we kept emailing and asking questions, if we had not asked would we have even have found out??? Poor communication and false promises is the definition of bad faith .

We moved into a dirty house i.e. Filthy carpets, holes in the wall, the shower head fallen off the wall, issues with access to the meters. All reported at the time we moved in, however when we moved out we were charged, along with a broken washing machine that was clearly in no fit state to use, walls replastering. When we came to leaving the property it took over a year to retrieve our deposits.
Researched online and similar issues with other people who used Haus.

The worst agency I've been seen in Leeds. In the first time you go to see the flat they help you in some points but they don't tell you everything about the property as my case. And after moving to the flat when I want anything the replyed "call ???? the landlord" even in small things, I want to know what is the point to sign the contract with you if you can't help me in anything while I am living in the flat. It was a terrible experience.

wouldn't trust these guys to put the tenants needs first. They certainly don't play fair. We agreed yesterday we would sign for a property after work today. by which time they'd already agreed for another pair to sign for it and then told us they had given it to someone else.

Terrible Experience - Wanted a property with Haus because of the positive reviews. Arranged a viewing and the agent, Rosie, couldn't really be bothered. Gave one word answers and was fed up after 15 minutes. Also, I'm not sure we entered one of the properties with the tenant's consent or knowledge, as they weren't present and it seemed the agent picked this property moments beforehand. This was worrying, as they would happily do this in any property that I rented. I'll take my business elsewhere.

We found a beautiful apartment with the help of Haus. There were times it felt we weren't properly informed about all the necessary steps to be done before being able to move in, but they are prepared to answer your questions when needed and will try to help you when necessary.

we have been letting a student property for the last year and I couldn't recommend haus more strongly! they are very helpful with any issues and queries and were quick to respond to anything. when we decided to resign, it was quick and easy with little hassle. would recommend to anyone in leeds looking for a student house!

We had a really great experience signing with Haus, they were the only agent to go above and beyond to help us and make sure we were happy with our chosen property and the letting agreement. It was hard to find an agent for young professionals not wanting to rent on a student contract and we are very pleased with Haus.
