We’ve literally just listed our property with Home and Manor, and I already feel compelled to leave a review because the experience has been so positive from the very start.
From the moment I met Kelly, I could tell how much she genuinely loved our home. Her enthusiasm, attention to detail, and the way she immediately understood what makes our property special gave us complete confidence that we’d chosen the right agent.

We moved our house sale across to home and manor after such a disappointing experience and a wasted 10 months on the market with a different agent. Kelly made us feel totally at ease with our initial meeting and we knew she would be pro active and work with us to sell our house, The whole set up process with Laura and Alex was seamless, communication from Lexi and jack with viewings was fantastic, Within days we had numerous viewings and offers with a sale agreed within a couple of months. The transaction of sale was well communicated and Laura helped keep the wheels in motion between all parties,

Kelly was exceptional from start to finish. She managed all viewings personally, communicated with clarity and consistency, and demonstrated an impressive depth of market knowledge. Initially sounded very good in what they where offering and favourable for me to choose them.
I found communication was poor, everything was done by email which was not explained by Kelly. Generally emails had to be instigated by myself, and rarely a phone call unless it was by me and then i was at times told to email them.
Went to the office once, asked a question was told to email and practically ushered out and not made to feel welcome this was by the owner.
Would not recommend unless you where not bothered about sending emails as the main form of communication. It would of been nice when signing up with them that this was how they operated and then it would not of been a surprise.
Since doing this review which is my opinion only, and I totally understand about paper trails, however perhaps just a quick phone call to check how I felt things were going. Perhaps even afterwards an opportunity for the staff to get some feedback from me or any other customer would of helped me feel more favourable to the company.
Since receiving a response to my review from the owner in the form of a telephone call, in which I was told off and talked over, which in my opinion was not professional at all. I had visitors and the phone on speaker - ooops.
I have then since read the response the owner has left and firstly I want say that the money 'saved' was £200 which I happily wanted to give to the buyers. However the member of staff discussed with the buyers the difficulty I had, and they did not pursue the payment. This wasn't a big saving as the owner made out or a big favour.
An issue that I didn't want to bring up but I feel now that I need to; I chose to do the viewings myself as I felt I could promote my house better. One viewing inparticular raised my concerns in regards to safety. I had some back to back viewings, I was upstairs, there was a knock at the door, came downstairs and there was 2 guys in my front room. Apparently they had come instead of their mum to view my house. As I was on my own and taken a back by this i was concerned that I was not informed of the change of viewers.
I did speak to the office about safety and what happened and that perhaps they should check or get viewers to confirm who is doing the vewing and if there is any change. I dont think anything was done and I never heard anything back about putting anything in place to keep people safe or to feel safe.
I can honestly state that the 2 stars I gave in my review is valid due to the experiences I had.

I went on Tuesday to look for a rental house, but the experience was very disappointing. It felt like if you don’t choose one of the properties they push, they don’t really care. I was told I would receive a call to schedule a viewing, but I haven’t heard anything yet.

After switching from another large estate agent in Huddersfield the difference was night and day. The whole team went above and beyond to get my house sale through. Gabbie kept in touch about the applications. Jack and the viewings team showed my house to dozens of potential buyers. It was a difficult situation because I couldn’t accept a buyer in a chain. They worked to find me the perfect buyer. Kelly and Laura dealt with everything after the offer went in. They had email contact with a very particular buyer who emailed daily. They even pushed solicitors for completion and at every step they kept in touch. I honestly couldn’t recommend them any higher, from the marketing to final sale.

I cannot praise Home & Manor enough for their professional, courteous, supportive relationship when we purchased our new home via their agency.
Despite the complications of the transaction and the irritations causing delays, they treated us as though we were as much their clients as the vendors.
We love our new home and don't plan to sell any time soon, however, we would ask Home and Manor to be our agent if that was the case.
They were very knowledgeable, and informative, sharing their experience which gave us confidence every step of the way.
There is a reason why so many black and yellow boards can be seen across the district.

Unfortunately my experience with this estate agents was not the best. I constantly had to chase for updates and as a first time buyer, I do not think this should be the case. I received unkind messages from their vendor when I do not think they should have contacted me directly at all.
When we finally completed the purchase I never received a call confirming this, just a patronising text messaging 'Hi Leah, come and get your keys.... Laura'. When arriving at the office, I already felt anxious due to the text message, Laura then pointed to myself and another lady in the office to advise how I was 'bottom of the chain and she was top'. This was very condescending and made me feel patronised and degraded. On the other hand Gabrielle was helpful at the start of the process.
Buying your first house should be one of the most exciting times of your lives, unfortunately we came away with quite a negative feeling.

Very disappointing experience selling and buying through this agency. Over 21 weeks, we received only five proactive chain updates – anything else was chased or led by ourselves, and when calling our assigned agent, we were met with sighs and a tone that felt like they couldn’t be bothered.
Felt like sales progression and chain management were practically non-existent – it felt like both me and my seller were doing their job in terms of chasing and updating on documentation and keeping each other informed. I felt completely in the dark about our own sale because we didn’t have any direct communication with our buyer, which just proves that without clear updates you’re left feeling lost, anxious and out of the loop.
Even on the week of completion and exchange we didn’t receive a proactive call or even an email to advise anything about exchange of keys, expectations or next steps. I just sorted it directly myself and then emailed to let THEM know and ask the questions.
For the high fees charged, the service was far below expectations. I wouldn’t recommend based on our experience.
I have sent an email directly to the firm with a complaint, but we’re yet to hear back and have received a card to request a Google review.

I was very wary of trying an agent that wasn't as established as some of the others, but Home and Manor came recommended. I couldn't fault any aspect of the process of selling my property. From valuation to completion, they were absolutely wonderful. I spoke to most of the staff and each time they had all the info on my house at their fingertips. None of this having to wait while the one member of staff who knew anything about my property called me back! I received good advice, support, understanding and made the entire process seamless and trouble free! I would recommend Home & Manor every time! Why can't all agents offer this level of service?!

I used Home and Manor to sell our home. I found the initial contact to be slightly hap hazard but once we had secured a sale, Laura was assigned as our case worker and she was truly excellent at her job.
We were in quite a long chain and communication between solicitors became increasingly difficult, leading to delays. After a period of silence between solicitors, Laura was the agent who managed to sort out problems throughout the chain and communicate them to all parties. If it wasn't for her, the chain would have collapsed and we would have lost the sale. On top of getting the job done, Laura was very patient with me, explaining the different stages of the sale, advising on the best course of action and had a very personable demeanor. I approached Home & Manor to sell my house back in Dec/23 when they were just starting out as a new estate agent to a market. I had tried all the local big hitters at the time ie
Whitegates, Bramleys, WH Brown and Reid Rain to name a few as they would be your default choice. I then approached Kelly Day from Home & Manor to come to my property and quote me and was impressed by her extremely professional, confident and very passionate approch to sell my house and her company to me and agreed to go with them above all the others as i mentioned above ????.
I was definitely not disappointed from the point i signed the contract agreement ???? in their beautiful, warm, welcoming and boujee office ?????????????? every member of their staff , from Laura who did all the wonderful photos ????and brilliant presentation/discription of my home ???? to Lexie who organised all the appointments ????????????? and alongside Alex carried out all the assisted viewings for me as I was busy looking after my ill mum at the time. Cheryl was my main point of contact and updated me virtually daily with any new enquiries or questions ??????????? and honestly I cannot speak highly enough of all the staff for being so professional, efficient,
responsive, not to mention how really kind and caring ???? they all were helping me deal with things when I had alot of personal issues going on. They certainly went the extra mile for me , it was above and beyond just service it was like dealing with a small family ????.
To sum this up, I would and have recommended Home & Manor to many people already including friends and family and they would definitely be the company I went to again to sell my house ????%.
I still call in to see how they are all keeping and to tell Kelly how extremely impressed I am with how Home & Manor have absolutely smashed the market with a sea of yellow ????and black ?? boards ( for sale, sold and let ) all over the bourgh and beyond ???????????? to a point that it looks like nobody else sells houses ???? around here ????.

As the buyer of a property marketed by Home & Manor I found their professionalism rather questionable as they very much sided with their seller to such a degree that we came very close to pulling out from our purchase a few weeks from the eventual completion date.
This was due to our vendor delaying our moving in date by 3 months due to issues with their onward purchase and Home & Manor did nothing to try and mediate a solution in any way. I requested a viewing of the property on the weekend prior to completion on the Monday and was told by Home & Manor the vendor was too busy. I spoke again to Home & Manor and advised them that if the property was not in a reasonable condition ( we had not seen the property for over 4 months) they would be hearing from me. After receiving the keys for the property with no one to show us around or how things worked etc as Home & Manor refused to attend the property for the key handover, the reason for the vendors not allowing us to view the property prior to completion became blindingly obvious, the state of the property left much to be desired. I rang Home & Manor within 1 hour of receiving the keys to advise them of the poor condition of the property including kitchen cupboard doors missing, electric wires hanging out of walls, wisteria so overgrown we couldn't open the french doors to allow access for the removal men, drawer units with screws sticking out and no bottoms in them, log burner with broken glass and filthy condition, electric sockets hanging off walls, holes in the plaster work where items had been removed, gates that were screwed together to stop the surrounding fence falling down, cigarette and joint roll up tabs littered the flat roof of the kitchen which had been thrown from a bedroom window, dog poo left on the front garden area etc etc in all 25 points of neglect and poor condition were advised to Home & Manor, they refused to visit the property to see for themselves the state the property was in and simply replied to my complaints that they had not acted in a professional manner and considered our interests at all as purchasers, by telling me to contact my solicitor to complain to the vendors solicitor as there was nothing they could do.
I would not recommend anyone should either use these people to sell or buy a house through, I found them totally one sided and unprofessional.

Home and Manor gate a valuation lower than some but explained the rationale. It was an open discussion led by an expert. This has led to 7 viewings and the plot being sold after several viewings. The agents have been at most viewings and have been proactive at gathering feedback and keeping in touch to discuss options and next steps. I'm particularly pleased they have a member of the team to support conveyancing. As my experience of selling has been much better with this support previously.

We cannot thank the team enough for how they conducted the sale of our property from start to finish.From Kelly coming to value our property,Laura who took the photos,Gabbie who did the viewings,Alex and Lexy who answered all our queries and Laura who looked after our sale when we accepted our offer they were professional,courteous,helpful and above all a joy to work alongside.

Absolutely brilliant. At first, I tried to sell my home through another estate agent (Large brand estate agent chain) who I’d been letting through for years. As the property was empty this estate agent was responsible for attending viewings. After four months and 20 viewings with little joy, I changed estate agents to Home and manor. These guys sold my house within days, on the first viewing for the full asking price. I don’t believe this was just luck. Speaking and dealing with Home and Manor, they sort of have this flair about them. Being local to my home I believe they sold the area and actually sold my home whereas I can only imagine the other Estate agents just opened the door and did little else. For this I cannot recommend Home and Manor enough. They are just brilliant.

Wow,Where do I start … ??
This is the first time we have ever sold a property so we were very nervous …Kelly at Home & Manor came to see me and value my home and she really put me at ease with Joe lovely and trusting she was !
I then met the rest of the team throughout the preparation of the house to go up on the house market sights ,all the team are fabulous !
The house had been up 2 hours and we received 4 viewings instantly it then went on to receive an offer of full asking so was sold in under 2 weeks.
Alex has been just amazing with helping the sale go as fast it it can and Laura dealing with all the shared ownership side of things which is a separate job in itself.
If we ever go through a house sale/purchase again it will be Home & Manor we go to , literally can not fault them, they really mean it when they say they are like no other estate agent .

We can't really explain just how much of a breath of fresh air dealing with Home & Manor has been. We had a bad experience with our last agent, especially around communication, but Home & Manor couldn't have been more different! The service we've received has been so good - constant friendly, useful feedback and communication, we haven't been left in the dark once. We have a young family and they have been brilliant at working around our schedule, always making sure viewings work for us, and they have done every one of them,(which I didn't think happened anymore!). They even did one outside of their working hours to accommodate us. Not only that but the quality of potential buyers has been excellent, and we trust Home & Manor implicitly to sell our home and make it the best it can be. Their advice when coming to value our property was also brilliant - Kelly didn't need to do it 'for free' but it really made us think she cared about us and selling our home. The other members of the team also visited us so everyone knew what they were selling. We wanted to say a huge 'thank you' for restoring our faith in estate agents and making us feel hopeful about putting our property on the market. It's still early days but long may it continue!

"I have just placed my property for sale with Home & Manor following a recommendation from a friend. My first contact was with Kelly who was very professional in her approach, she explained the way that their agency do things 'slightly differently' and made arrangements to view and value my property. She was punctual and had certainly done her homework before she arrived and seemed to know more about the property than I did (for which she did not take all the credit but passed some of the 'glory' to her colleagues). We arranged photography and for her to be here at the same time so that she was happy as well to be giving the directions to the photographer. On initial discussions and looking at the excellent photographs in the office her colleagues, Cheryl, Lexie and Laura, were all involved and had obviously viewed the photographs before I arrived all three giving suggestions and comments about what should be in the brochure. When the brochure was produced I was asked to make comments and suggestions if there was anything that needed changing, adding or indeed was wrong. Laura made changes (minor) where I thought it was necessary but overall I was impressed with the content and choice of wording and photos. Within a couple of hours it was advertised, certainly no hanging about at this agency. I feel very confident that the new modern style that they have adopted will be very successful and I wish them all well."
