We rented an 8 bed student home from house and son in Winton. Overall, i'd deffo recommend this letting agency to students who are looking to rent.<br><br>They were well organised, quick to respond and helped us alot when our landlord was messing us around.<br><br>I don't remember if it was Poppy or Charlotte who helped directly with getting our deposit back but either way they were both really nice! This was back in 2023 so i dont know if they're still there but oh well.<br><br>There were some issues with things needing fixing and the landlord was a pain but we somewhat expected that. Compared to our experience with a different letting agecy in 3rd year, i'd choose House and son any day!

Called to arrange a viewing, had to wait half a day for the agent to call me back only to offer me one slot during school run time.<br><br>They seemed put out by the idea of having to call the owner to get more slots and even tried to pressure me into taking the slot by suggesting the house was going to sell any minute, which is laughable in the current market.<br><br>It's been over a week and I still haven't had a call back, glad they're not selling my property.

I would like to give special recognition to Lilly Armstrong for the excellent support she provided throughout the purchase of our property.<br><br>Lilly has been extremely patient, approachable and professional from beginning to end. She always took the time to listen, understand our questions and concerns, and communicate clearly and promptly whenever an update was required.<br><br>What I particularly appreciated was how proactive she was throughout the whole process. She did not simply deal with the standard estate agency activities; she also helped coordinate and support a number of external parties when access to the property was required for the RICS survey, structural engineer inspection and additional viewings.<br><br>She was always willing to help, kept communication moving between the different parties and made what can naturally be a stressful property purchase considerably easier to manage.<br><br>Lilly combines excellent customer service with professionalism, reliability and a genuine willingness to find solutions. She represents House & Son extremely well and is exactly the type of estate agent you want supporting you through an important property transaction.<br><br>A very positive experience overall, and I would happily recommend Lilly and the team at House & Son.

Terrible experience.<br><br>As first time buyers, we had our offer accepted on a house at the end of May 2025. Not in a rush but hoped to complete before Christmas.<br><br>Communication from the estate agent was poor throughout, with long periods of no updates, only extending the move in date and us trying to accomodate the sellers schedule. Christmas came and went, and we were then told we would complete by the end of January.<br><br>We were assured everything would be ready before our mortgage offer expired at the end of Jan (which could not be extended as it had been so long already). However, just days before our planned move we had a call from House & Son telling us the completion could no longer go ahead. This caused us a huge amount of stress and upset as we had given notice already on our flat and had movers booked.<br><br>Our mortgage broker spoke to House & Son as we were ready to pull out and later confirmed that the delay was due to the seller not making any arrangements to move out, despite being fully aware of our deadlines. We were also made aware that the current owner was an employee of House & Son, which makes the lack of organisation and communication even more bizarre.<br><br>When we finally moved in, the property had not been properly cleared. Items left behind included mouldy carpet in the loft, random personal belongings, garden furniture, even an active Ring doorbell still attached to the property. We were told these issues would be resolved (naively assuming the seller would come and collect their bits in the next week or two) but have had to repeatedly chase for updates.<br><br>We were told before Easter that the seller had “forgotten” and that this would be sorted after the holiday. As of writing this at the end of April still nothing.<br><br>It's a shame as we like the house but no way I could recommend them after the experience we've had, extremely poor overall.

Terrible service from these lot. I understand they are just puppets for the landlord and they do whatever he says, but appalling all round. Took three months from us moving out for us to receive our deposit back as the landlord had decided to turn the flat we lived in into the ritz Carlton with our deposit. The lady who was dealing with us after we moved out and at the beginning of the situation was useless but I’m assuming that is the game plan. Take ages to respond with little to no effort. She seemed to disappear completely and another girl who obviously had no idea what had previously happened, “took over” our situation. I don’t expect house and sons to care about this review, I just hope this changes the mind of at least one person who is deciding weather or not to use them. Do not think about. Serious mistake using these lot.

We have had a great experience buying our first property with House and Sons. We went for a couple of viewings before putting an offer in, which was sadly just a little too late as another offer had been accepted. Luckily for us, the others withdrew their offer and Doug contacted us to let us know the property was back on the market. We put in another offer and Doug worked hard to ensure it was accepted for us. A few weeks later, emails and calls exchanged from Doug and Sharon, both extremely helpful and patient while trying to get hold of me, we got the keys to our first home!<br>Doug was so positive throughout our whole experience and made it really enjoyable and exciting, and Sharon kept me up to date at all times to put my mind at ease.<br>We even had a fantastic reception when picking up our keys at House and Sons Winton.
