I was introduced to Humphrey & Co by a friend over 10 years ago. At the time I was managing the renrting of my property myself.<br><br>The previous agent was hopeless, unprofessional and basically a rip off. Needless to say I was sceptical to use another agent. I met Mr Marcus , who guided me and managed the process of evicting the non paying Tenants which I had at the time.<br><br>Humphrey & Co are extremely professional and knowledgeable. They keep me inforrmed of new legislation proposals. They are easy to conact and always retunn my calls and resolve any enquires I have had.<br><br>I have spoken to friends who use Managing agents. I had one of the worst and most dishonest experiences I’ve ever had with a letting agency. I paid £420 for the referencing process, submitted every document they asked for, and after that they even requested a guarantor — which I provided. Despite doing everything correctly, they suddenly told me I “failed the reference” without giving any explanation whatsoever.
Requesting a guarantor and then rejecting the application without any reason feels completely misleading and irresponsible. It makes no sense to involve a guarantor if they already knew the outcome. It wasted my time and my guarantor’s time, and it comes across as nothing more than a way to take money without offering a real service.
The lack of transparency, the poor communication, and the overall way this was handled were unacceptable. Based on my experience, I would strongly warn others to think twice before dealing with this agency.

My experience with this company was direct and always fast. They are a serious company and take responsibility for what they do. We discussed the problems that were there directly and solved the problems easily. Every time I wrote to them I received an immediate response. What I would object to would be for them to find a serious company to work with for the repairs of the houses they rent. We were left without a house four days before our agreed move-in date, because Humphrey & Co had not secured (or even applied for) an HMO license for the property, during the five week period between transferring our holding deposit and the start date of the tenancy.
After signing the tenancy agreement, the landlord pulled out at the last minute because the property did not have an HMO license, and they did not want to be left with 'a £30,000 fine.'
We had previously asked what the timeline was regarding the HMO license and whether it would delay our move in to the property. Darren and Aneta assured us there would be no problem, and that they would apply for the HMO license once the current tenants had moved out. We were also told that the security deposit and first month of rent would only be transferrable 48 hours before we were given the keys.
Other Google reviews also document last-minute failures to proceed with a tenancy on the part of Humphrey & Co. I have never encountered such an unethical and incompetent letting agent before and would warn anyone else against entering into a contract arranged by them, no matter how nice the property is!
Other issues were:
- Extremely poor communication
- Delays in providing the necessary paperwork and moving forwards with the tenancy application at every stage. We had to chase multiple times via email and phone.
- We were told that the security deposit and first month of rent would only be transferrable 48 hours before we were given the keys (not something we’ve ever been told before by another letting agent)
- We were also told that it was 'not unusual' for the landlord to countersign the tenancy agreement the day before the tenancy was due to start. Darren and Aneta seemed to have no appreciation for why this was not acceptable for us.

My husband and I tried to rent a property through this agency. Initially, the person who helped us and was in charge of carrying out our entire process was very friendly and attentive. Suddenly our agent informed us that the property we were interested in no longer had its initial value and whether there would be any problems for us. As the added value was not much, we informed them that everything was fine. They sent a reference check link and we filled it in with all the necessary information and were honest and loyal to everything they told us, including that my husband had VAT, which was something that helped us a lot in our financial adjustment process. Shortly after we completed the entire process of filling out the information, my husband contacted our agent and asked if there would be any problem, as he had to inform about IVA, which until then we didn't know if this would affect the process. The agent asked why we didn't inform her sooner. So we said, “It wasn't reported because they just weren't asked about it in the interview.” - But we were sincere when reporting all this information in the verification link. And even so, they continued the process to rent the property, they even requested full payment of the deposit and we did so. Not only did we agree to pay the extra rent, but we also made some good offers. This entire process, which should have lasted days, lasted 1 month and in the end they rejected it. OK, it's okay. Despite the delay, we understand the entire situation regarding IVA.
My husband requested a refund which would take up to 7 days, it has been two weeks.
We later learned that by not having informed about IVA, the agency would have the right to keep part of the deposit, something that for us is not certain if all this information was passed on in the check and reference link.
Since my husband and I are already so tired of this whole situation, we decided to let it go, we just wanted to get the rest of our deposit back.
My husband called because we need a refund of the deposit to put on another property.
And spoke to the manager who asked for 24 hours.
It's been 48 hours and nothing.
We kept calling today, 10/18/24, and they said it would be in the account at 5pm, but it is now 8pm.
I don't know what else we should do to resolve this situation. ????

And when I concluded the contract with them,even though I left the house clean, they charged me from the deposit for cleaning. They returned the deposit after 1 months, after I give them many emails to retur the deposit. I do not recommend this agency

We had a really poor experience with Humphrey & Co. As a household we felt that Darren the manager and Aneta our estate agent consistently let us down throughout our tenancy.
We arrived to find the property in poor condition; there was rubbish littered across the front garden/door, evidence of black mould and damp present throughout, one of the bedrooms was listed on the floor plan as much larger than the small reality, a poor quality ‘clean’ had been done as the place was handed over to us dirty and unkempt.
During the tenancy, the Humphrey & Co team consistently ignored our messages and reports, taking a large chunk of the tenancy to action anything we reported when we initially moved in.
We experienced Aneta to be quite rude, disorganised and at times gas lighting, as she suggested we had caused pre-existing damage to the property ourselves.
Humphrey & Co seemed to constantly have the back of the landlord, wanting to keep her on side for their business, without ever really considering our health during the tenancy as we were breathing in the black mould present throughout the property.
When they finally did something to address the mould, they hired contractors that were inappropriate with my partner, causing her to feel unsafe and uncomfortable while she was home alone. Although I reported this to Humphrey and Co, no action was taken. The work done was shoddy, and the mould continued to return.
It was a really horrible experience. There were times where rather than addressing our issues Darren and Aneta would offer us to end our tenancy. It felt like they knew that due to the housing crisis in London, they could easily get other tenants in to the property. Therefore, they only cared about receiving rent.
We never felt that Darren and Aneta or Humphrey and Co valued us as tenants or were particularly interested in listening to us or improving things during our stay.
Sadly our experience of Humphrey and Co was a particularly sinister group of cowboy London estate agents that only care about money and keeping the landlords sweet.
To make things worse, they tried to charge us for an extortionate deep clean at the end of the tenancy. Despite us working hard to leave the place in excellent condition, especially considering how we received it.
Fortunately, after a lengthy process with mydeposits, our deposit protector supported us that this was not a fair request from Humphrey & Co and we got our full deposit back. Humphrey & Co probably do this with all tenants banking on them not raising a dispute with their deposit protector.
I know it’s hard with the housing crisis but I really recommend you avoid this lot as best you can. Having rented with several different estate agents in London, this was by far the worst experience the four of us have ever had. They simply do not care about you. And if you have significant issues in your property, your life will be a misery.

HORRIBLE! TERRIBLE SERVICE!
Don't know where the good reviews are coming from but this is a horrible agency. I am a tenant and I was forced to live in an apartment with rats for a year to which they did not respond to.
They are just a bunch of lairs who hide flaws in the property and then claim that the tenant has broken something. They are not even giving me the required documents to raise a dispute for a fair judgement of the deposit. They will just try to fool you.
The landlord was also frustrated with their services so not sure which party they are providing a good service to.
There were actual hole in the property through which the rats came in. And I had to remove 5 dead rats in the first week of moving in. I spend hundreds to get the rat issue resolved and the agency did not even visit once to resolve it. For a YEAR I kept calling and notifying them.
No matter how good the property looks. Do not do business with them.

This is the worst agency that I have been in contact in London. They just make you waste your money and time. We tried to rent a house with this agency and the house was not ready and habitable yet, they made us wait for more than one month after paying the holding deposit and they accepted other offers so they say no to our offer in the last minute leaving me and my friends without a house to live. They don’t communicate properly with the landlords so they don’t manage properly the situations. Avoid to rent with this agency because as I said it is a waste of time and money. Horrible and unacceptable.

I rented a property through Humphrey & Co, they didn't manage the property but when the landlord refused to give us our deposit back, they didn't offer any support. They're still letting his properties, I would steer clear.
I know that it was 'let only' but you are still letting several of his properties. Are you not concerned about the quality of landlords you let from?

I have been itching to get my own place and I am so happy i chose to go on this journey with Sonia from Humphrey and co. No pushy sales techniques, just down to earth, honest and friendly customer service. I first spoke with Sonia and she came across intuitive and knowledgeable. She listened to what i wanted and then gave me some things to think about. Over the following weeks, we got to know one another and she took me to view some appropriate properties. Buying a property is a huge investment that can be very stressful but I feel that with Sonia, it was enjoyable and we found me my first time home. Issues I've had with them:
1. Check-in inventory had 40+ areas they misrepresented.
2. Never received a certificate from the deposit security
3. When I discovered the certificate, it had transpired they had taken an additional £370 above what they had secured.
4. They were non-responsive regarding repairs.
5. They denied providing references although rent was always paid on time.
6. They promised changes in the property prior to let that they did not deliver.
7. They tried to withhold almost all of my deposit for one reason, when I challenged it through the scheme, a bunch of other reasons were provided and nothing to do with the original reason.
8. They had one person on the tenancy agreement as the landlord, but presented me with at least two other individuals claiming to be acting on behalf of the landlord.
9. They did not involve me in the check-out, or sent me one at any point.
10. Their advert was misleading (presenting a 2 double bedroom and 1 single room as a 4 bedroom property).
One wonders whether they are colluding with rogue landlords, on taking incorrect deposits and splitting the difference amongst themselves. One further wonders why their check-ins contain so many errors (misrepresenting the property to being in a much better state that it is) and then claiming, at the end (check-out where no tenants are present), that tenants caused the issues that were present from the start.
One wonders how these people are in business and apparently getting 5-Star reviews.

Rented through Humphrey for almost 3 years. Worst renting experience I’ve ever had. Landlord was a cheapskate who did not want to fix anything, and we are currently disputing her withholding most of our deposit because neither she or Humphrey respect (or worse, understand) common law and renters rights.
Landlord blamed Humphrey for the lack of repairs, Humphrey blamed the landlord, and while those two were playing the blame game, our home became unbearable to live in and our mental health deteriorated.
What is clear is that Humphrey are enablers of slum landlords. They will promise anything to get you through the door and to sign their dodgy and poorly worded contracts (ours did not include a break clause!) so you’re stuck with them for as long as they can keep you.
They started advertising the property we were in, while we were in it, as 'available now', three weeks before we were due to vacate. The ad they used included such lies as, "recently refurbished" and, "comes furnished or unfurnished" and that the landlord is "flexible". The property had not been refurbished as, we were still living in it, and, almost all the furniture in the property was ours and left with us. And, although the landlord can be described in many words, "flexible" is not one of them.
But, I digress. Let's start at the beginning. We signed an 'Agreed to let' document with them, detailing all the things we requested (such as furniture that we didn't want etc. For reference: they used the exact same ad I quoted above. So. we were expecting a "flexible" landlord to actually be as advertised. How naive we were).
After a mini-odyssey waiting for the keys on the day we were meant to move in, we get to the house to find it exactly as it was when we had viewed it. Including all the furniture we had asked to be removed, which was clearly mentioned in our 'Agreed to let' document that we signed with them. First sign that Humphrey and Co's words are worth less than the ink they use to sign documents with.
We are then told, that, even though the landlord on the contract is a certain Mrs A, we will be dealing with her son. A University student. Darren Marcus of Humphrey seemed to think that this is acceptable. To have a child try and manage our tenancy. I could write a book at this point but I'll only talk about one thing regarding this child. This child thought it was acceptable to be moving furniture in and out of the house with his buddies, while we were trying to move in our own furniture, which we had to pile up in one room while he and his buddies, begrudgingly and moodily moved furniture out. The furniture that we asked they removed, in the "Agreed to Let". The document essentially said we agreed to let this house and they agreed to move some furniture out. They didn't.
The child/landlord's son, even felt it ok to question my housemate on her personal life, and, we are quite certain, helped himself into the house while we were gone (instead of waiting, because he had "super important business" to attend to and didn't fancy driving all the way from his house in Brighton to London to play 'landlords') and claimed the door was unlocked. Never in my life have I left the house and left the door unlocked. Not once, not ever. But hey, this is what you get with Humphrey and Co. All new experiences.
I admit, bells were ringing in my head at the time, but I thought that perhaps, these were just teething problems, and as Darren Marcus of Humphrey and Co wore a nice suit and seemed a 'down to earth' guy, everything would be sorted, soon, surely.
Needless to say, we later found out, after the council came over to measure the house, that really, this property shouldn't be rented to individual renters and that our landlord had not secured a licence to rent before and had been fined.
The above only covers the first few weeks. Google Reviews have a word limit and I haven't even gotten to the good stuff.
RENTERS: Do not rent through Humphrey. You will suffer.
SLUM LANDLORDS: Your search is over. You've found willing conspirators .

I rented though them for 2 and a half years. Absolutely the worse experience I've ever had as a renter. House needed work, it was a battle trying to get anyone over to fix things (including leaks, electrical hazards) - The kitchen sink was draining into the kitchen floor, and apparently the house had been checked prior to being advertised, by Humphrey and Co. I doubt it.
Humphrey blamed the landlord for not getting repairs done, the landlord blamed Humphrey and we were caught in the middle of their little back and forth finger pointing. I would recommend you run and don't look back. You will regret every second of having to deal with these people. If you are a renter that is. If you are a slum landlord who wants money but none of the responsibility of actually offering a liveable property, you've found your people.

Wow! Not sure where to start. It was long and complicated but Darren was fantastic. Having bought and sold many times over the years I can honestly say this has been a wonderful and unique experience of someone going above and beyond their remit. Darren has managed my dad’s properties for many years and I had heard high praise of him. When my father died suddenly and the estate became complicated, Darren was more than an estate agent. The challenges were such that if he had doubled his fee it wouldn’t have been enough. He coordinated and facilitated solicitors, receivers, buyers and never once seemed fazed. His knowledge and expertise was as good as that of the legal people involved and I will be forever grateful that he sorted things out for me, treating me with the respect that he always showed my dad and keeping this mess a priority. He facilitated a good relationship between myself and the buyers that was to our mutual advantage and I still can’t believe that he achieved the outcome that I wanted. Darren - you’re a star. Thank you!

I had an issue in one of the properties I was renting. I called Humprey and Co and spoke to one of the agents Malachi Robinson and he was extremely helpful. He arranged for a surveyor to view the property and was very helpful in his advice in providing a solution to the problem. He gave me a very detailed response as to how to proceed once the surveyor had been in touch and I was very satisfied with the excellent service received. I would highly recommend Malachi Robinson as he was very efficient and effective in dealing with the matter and possessed and demonstrated a high level of knowledge and experience in his field/industry.

I would just like to draw attention to the excellent customer service we were given by Darren and his team, in particular Naomi and Bhavin. We were flat hunting in the Leyton area and spoke to almost all of the agents, but were particularly impressed by Humphrey and Co. They really listened to what it was we wanted in a property and didn\'t bother us with properties out of our price range or that were too small like so many agents who just want to flog their stock as quickly as possible to anyone they can get through the door. We missed out on one property with them and we were their first call when they got something similar, taking us round before anyone else had even been called. For a while, our move in date was delayed and in the end, our move in fell through due to the landlord not acquiring all the essential paperwork, but Humphrey and Co were professional and helpful all along, always responding quickly to our queries and keeping us updated even when we weren\'t ringing. Whilst the property was in a state of limbo, Darren was even out knocking on doors, trying to drum up a similar property for us, something which was well beyond the call of duty most estate agents would go to. They refunded our deposit back in full and were extremely gracious and apologetic about the whole situation.

This was the first property I have rented in the UK, and the experience I had at Humphrey & Co Estates was excellent. I worked with Darren Marcus, who was extremely professional, helpful, and transparent along the way. Darren maintained reliable communication, was always efficient and polite. Last month I had to do much of the moving process remotely, and Darren was particularly easy to work with and responsive to my emails and requests. I would absolutely recommend working with this agent and agency.

It's one fraud company please any persons for rent flat don't deal with them. Poor mantaiance .before deal they really best person in the world they will help talking sweet and when you pay first resevation £500 then come out rude face and behave ..always they are busy they will not recognise you who you are ....

This company - (if you can call it that ) is run by fraudsters, DO NOT trust these people they will lie and steal your money ! I wouldn't trust them with my umbrella ! If you have problems report them to trading standards / police / council. They are parasites, who will defraud you of your hard earned money ! DO NOT get fooled by the nice website its a front !
In response to the owners ridiculous comment below, lets clarify the follow; I paid £500 for a holding deposit ! As per my solicitors messages, which you just ignored ! This company and the clown that runs it are a complete joke ! I'm owned £1000 now ! £500 for my deposit and £ 500 for solicitor costs ! I'm in the process of take this joker to court !

I have had a terrible experience in dealing with Humphrey & Co for renting out a property in London. I would recommend using alternatives. They have been very unprofessional and their service has been very poor for the following reasons:
1. We were supposed to get keys to the property on the 20th June, but were informed on the 20th itself that we would not be able to get it until the 22nd June.
2. There was no gas safety certificate for the property when we moved in. When we asked for it they said they has 'lost' / 'misplaced' it and had to send someone to do a gas safety check after we reminded them.
3. The inventory report was not provided to us until 2 months after moving in.
4. They were the landlord in our tenancy agreement, but refuse to deal with our dispute for the tenancy deposit.
I would be very careful in trusting the service they deem to offer as what they promise is not what was delivered.
