Applying a higher bar, such as demanding a guarantor only for those on benefits when the income amount is the same, constitutes discrimination which is unlawful. Was told i need a guarantor to rent because a member of the household is disabled and in receipt of benefits but if thy were not we wouldnt need one. Then to be told its the referencing agencies which i contacted directly to be told its not their policy but the agents. Seriously thinking of reporting to property ombudsman ????

Rob dealt with our purchase. We had previously lived at our old address for 40 years. The scary thing about moving is, it’s all totally different now and we knew that. My wife and I were very anxious about the whole process at the start. When we eventually for the property we wanted, it was listed with Hunt Roche Thorpe Bay, we were told that the owner of the property is based in Bulgaria. OMG! I had a deeply disappointing experience with Hunt Roche while trying to purchase a property through them. After verbaly being told I would have two weeks to find a new buyer when my chain collapsed, the property was re-sold to another party just a few days later.
I found this process stressful and disheartening, especially after securing a new buyer and making a higher offer within a week. Communication and transparency throughout could have been much better.
In hindsight, I wish I had insisted on an indemnity or reservation agreement with them to protect my position. Unfortunately, based on my experience, I would advise other buyers to proceed with caution and get conformation of conversations in writing.

I’ve moved a couple of times in the last 5 years, first buying through Hunt Roche, so I went with Hunt Roche because my buying experience had been good and I trusted them . It’s been positive and communication really good- updates, viewings, feedback. On my most recent sale through them it was turning into a disaster on the completion date because funds hadn’t moved at the bottom of the chain and no one seemed to care except the 7 other households in the chain who were packed up and out of their properties. Paul at Hunt Roche rolled his sleeves up and started contacting estate agents and solicitors up and down the chain, essentially doing their jobs for them; one of the removals firms had gone home, estate agents offices were saying they were closing (holding keys) and lawyers switchboards were shut down. It turned into a circus of hectic calls, and Paul was right in there pushing it along. It went over the line around 6.15 pm. Not everyone could move in thanks to the removals firm which had simply cleared off with its full load, adding a heavy charge to that householders bill saying their staff wouldn’t be happy if they had to work late, but the sales completed and I believe it was down to Paul stepping in plus my own solicitor frantically pushing it along. I’m thinking of moving again and if I decide to go, I won’t shop around- I’ll go straight to Hunt Roche

I cannot praise the Hunt Roche Thorpe Bay Lettings team enough. My family was in an awful situation and we truly were lost and stuck with how we go forward. Hunt Roche went above and beyond to help us and within 5 days we had a new home sorted. It was the most stressful 5 days of my life but it was made a lot easier thanks to their help. Donna was amazing and really fuelled the process along. I have never known such care from an estate agency before and am very fortunate to have them on my side and feel safer knowing they will always do what they can for us. Definitely try to use them if you can they are a wonderful helpful friendly team and will be there for you in times of need.

Awful experience. If you have kids, don't even think of renting from them. They moved us one day after the previous tenant left. House was smiling like dogs and was dirty. Nothing was repaired. After we moved out, they asked us to pay for repairs that were already there. Even the old carpets they asked us to replace. Not recommended at all

Awful experience. We made an error with our deposit and we send it to the landlord. Instead of helping us they team up with the landlord to take our deposit telling us : Your error in accepting the landlord’s deduction on the DPS does not imply that any part of the deposit is owed to you. Because of them I had to cut costs to the food for my babies.

Hy hope you well, when I shared my feedback via email, the lady named Donna , she refused to provide service or booked us an other viewing for a property that we were interested in! It’s really not acceptable and truly unprofessional behaviour! If you are working in a customer service department you need to make sure each and everyone feel very comfortable or have the rights to share their experiences, based on that you cannot just deny the services….never came across with something like this before ! It’s my first time experiencing like this ! Truly disappointed….. you need to high up your customer service level! I will not recommend this company to anyone or closed people’s around me..

Having worked in the property finance sector for over 20 years, and dealt with numerous estate agents over that time, I knew I had to choose wisely when it came to selling my own house.
From the moment I first met Paul, Sheena and Shaun I knew I had made the correct choice.

Having used Hunt Roche on various occasions, I have found them to be extremely professional with both Lettings & Sales. They do a very thorough job of running checks on tenants and follow up on references, which is very reassuring when letting a property. They are very good at photographing properties and give good tips on presenting it ready for sale. The staff are very friendly and nothing is too much trouble. I would highly recommend their agency.

I put my two bedroom apartment up for sale in February 2019 with Purple Bricks and after 2/3 months of non activity I contacted Hunt Roche within a week I had a few viewings and sold my property. The sale fell through which was not down to Hunt Roche but i was very impressed with the speed they found a 2nd buyer and got my flat to completion. Ben the sale negotiator was brilliant throughout. If you are looking for a local estate agent that knows the area very well then you cant go wrong with Hunt Roche. Would recommend them above any online estate agent

Changed our minds about estate agents completely! The entire team at Hunt Roche were exceptional to deal with. Paul was particularly amazing and handled all the negotiations, keeping us fully in the loop at every step. Honesty and transparency was important for us and we felt completely at ease with Paul and the entire team, from Dee at the start of the process organising all our appointments and viewings, through to Ben managing the sale and purchase of our properties. Hunt Roche also treated our buyers fantastically well and kept the whole chain updated. In the solicitors process, Ben was incredibly diligent and did all the managing and chasing of solicitors in a short timeframe. I couldn't recommend them enough.

In Autumn 2018 I needed advice about what had been a home to two generations of my family for some 40 years. Although I had not lived there I had been a frequent visitor and it was important to me.
It had been my intention to consult a couple of Agents however after advice from Director Paul Wigmore of Hunt Roche I decided that no further advice was necessary and that as and when we wanted to begin marketing the instruction would be theirs. Paul's advice had been clear, concise and gave confidence.
When in May of 2019 it was decided to sell I, naturally, went back to Hunt Roche. The marketing plan was clear and effective and members of the Hunt Roche team were friendly and efficient when either arranging or giving feedback on viewings, results of negotiations or when progress chasing.
The sale was drawn to a most satisfactory conclusion, not only to me, but I hope, to the buyers.
In conclusion I should add that I was in the business of Agency for some 40 years nationally. I long believed that sellers want to hear two things - we will sell your home and we will do it as painlessly as possible - Paul and his team at Hunt Roche did both.

We recently bought our new home through Hunt Roche and I can honestly say the service and help we received particularly from Shaun and Ben was outstanding. There were a few moments further down our chain when it looked like everything was going to fall through but Shaun stepped in and went above the call of duty to get everything back on track.
Without the efforts of Shaun and his team we would not be lucky enough to be sitting in our dream home right now. The follow up service from acceptance of offer to overseeing the chain through to completion is the way all estate agents should work but rarely do and Hunt Roche do it exceptionally well.
If I ever buy or sell again I would use Hunt Roche, Thorpe Bay without hesitation. Thank you Shaun!

I recently purchased a property through Hunt Roche, Thorpe Bay. Although the purchase wasn’t straight forward, through no fault of Hunt Roche, I cannot praise them enough for the way they helped with the purchase. I was kept informed of the progress every step of the way through to final completion. If one person stands out it was a Ben who I mostly spoke with. Despite being pressurised by me he remained professional and helpful every step of the way.
I would most certainly recommend Hunt Roche if I were to either buy or sell a property in the future.

RENTALS: Not recommended for people looking to rent or for people looking to advertise their rental property with them! Awful service on more than 1 occasion. Called to view a house that was advertised as available for rent immediately on Rightmove. I was told it wasn't actually available for another 3 months. I advised that could still work for us and could we arrange a viewing? Was promised a call back and haven't heard anything since. My boyfriend stopped by their branch on The Broadway today and enquired about other properties coming up for rent now and in the next couple of months. He was told by a junior member of staff to come back in the month we'd like to move. This company needs to up their game when it comes to customer service.

Fantastic service! Shaun was very attentive and made the whole process of selling two houses and moving both my family and my elderly in-laws into a new property so much less stressful than we had imagined. We were on a tight move deadline and Shaun ensured we made it relatively unscathed. He recommended our surveyor and solicitor, both of whom were quick and thorough. Having previously purchased both houses as well as land we are used to having to chase solicitors and deal with their oversights, we had none of this with this move, we were the ones being chased by the solicitor! i would like to say that i would not use these estate agents ever in my life again. Worst experience of my life will not respond to calls if there is any problem in the property.
When we moved in the property there were 13 main issues which we highlighting only few of them were fixed but at the end when we left after 6 months due to problems in the property we were charged for the issues which i initially highlighted.
We only Stayed in the property for 6 months due to so many problems and when we asked to repair and fix the problems, no response from Hunt Roche and always excuses.
The property was not fit for purpose and i have evidence of more than 35 emails where i have highlighted all the issues in the 6 months i stayed in the Property.
i am not worried about deposit they hold as it doesn't bother me but the stress i faced due to Hunt Roche in the 6 months period which is unforgettable
