Incredible service from Caina at Bear Lettings in Southend. I was surprisingly impressed with her restorative skills. Supporting to implement and resolve an issue with Tenants. Just a few months ago, I was casually browsing properties, thinking I’d probably buy something in a couple of years. Fast forward to now, and I’m looking at homes in Southend-on-Sea, where I stumbled across a few gems that surprisingly checked some of my must-have boxes. I sent off a request for more information and viewings, initially set on finding a two-bedroom for the extra space.
That’s when George Plant at Bear Estate Agents came into the picture. George suggested I also view a property fresh on the market on the same street as the one I had inquired about. I agreed, and as it turns out, George’s recommendation was THE ONE! It was love at first sight - my forever home, all I’ve been dreaming of.

Bear Estate Agents. Any Estate Agent or even yourself can sell your house. What is more important is what happens after your house is sold subject to contract.
The hidden crown jewel is Helen Wilson in the back office. She answers every email. She chases the chain and has the experience to find solutions. She also has the knack of taking angry and aggressive ( born out of frustration) emails to your buyer or buyer's solicitor into well meaning and polite enquiries.
The agents deserve a 3.5/4.0 star rating. Helen is 5 stars all day long.

My elderly mother had her flat up for sale with these estate agents for almost a year. She has now gone with another agent. I have no idea how they could justify their fees, they never took clients round this was left for my daughter or my Mum to do, they used old photos for the advert, she never got feedback unless she asked, any price reduction or review was always only done on the instigation of my Mum after we said perhaps the price needs looking at as it was so slow to sell. They really seemed to have no interest in helping her get the place sold. Bizarre really. Unfortunately as a family we encouraged her in the end to change estate agents. The new ones seem a lot more pro active. Sadly I cannot recommend Bear at all

If Google would allow me - then this would be 3.5 stars. After a superb start (faultless) - great photos, communication, finding my buyer very quickly, my sale got more complicated than I ever expected. This is where communication dropped off and was borderline infuriating for c.a. 1 month.
My case was transferred over to Helen and I am pleased to say things turned around with a positive ending. She always took my calls and responded to my emails. (Plus she has been in the industry a long time, which is priceless in terms of her knowledge).
I like to think I am fair so this is why I've left a balanced review, which hopefully Bear accept as accurate.
No one can deny how popular and successful they are - just look at the number of boards they have around the City. Overall, I would still definitely recommend them as my experience seems like the exception and not the rule.

Bear recently closed the sale on a family property. This had originally been on the market with another estate agent with little interest. The quality of the photos, sales and marketing process and enthusiasm from the team immediately boosted viewings. It wasn't a straightforward journey, but at every hurdle Ricky, Sydney and the team came up with reassuring and practical advice. Having not moved for years- I can say I really wasn’t looking forward to the process. Bear Estate agents were fabulous, issues with viewings were no problem, George showed people around for me, was punctual and respectful, always trying to keep viewings together, and keeping us informed about timings and feedback, even if there was no feedback- I was told. We needed a quick sale and contacted 3 different estate agents. I called Bear at the Southend branch and spoke to Ricky Foker and arranged for him to come round and do a valuation. He turned up promptly and exactly when arranged and immediately we felt this was the person we would trust with the sale of our house. He understood our needs and took time to talk with us and we could tell he really appreciated our home and gave us great confidence. I can honesty say the difference between Ricky’s approach and the other 2 agents that attended was like night and day! No comparison. We had a few valuations from other agents too, but decided to use Bear because of the good initial impressions and interactions we had with Joe. Joe and his team organised the viewings and talked us through the offers we received, providing guidance when selecting what offer to go with.

From initial valuation Joe was professional and said he could get us more than any of the other valuations we had previously received. He wasn't wrong as after conducting an open day we had multiple offers over the asking price and he helped us decide which was the best one for us. Unfortunately we ended up with real problems lower down in the chain, which Joe and his team went above and beyond to chase and helped ensure after lengthy delays we finally managed to complete. One of the main reasons I give Bear Basildon 5 stars is just how contactable they are. Marcos was there from the very beginning until the end, so much so he became my safety blanket up to the point where I felt I had to leave him alone as his role was done (sorry about that Marcos) there was nothing he wouldn’t do for us customers, an absolute asset to your team.

Fake positive reviews! The style, similar language they are employees and get their family and friends to write them. Very untrustworthy. Check Trustpilot. If they treated buyers better they might have got some positive reviews. Basildon branch.
Abysmal and shocking service from this estate agent. We had our offer accepted for a property marketed by the Basildon branch, at which point they demand a £250 deposit which is very strange.
We were dealing with another person there, but suddenly Joe was replying without explaining why he was calling instead of the initial person. We were asked to send in documents which we did, but Joe claimed not to have received them, when the documents were all in the email, he was rude, argumentative and used this as an excuse to re-sell the house without speaking to us, no communication until AFTER he sold the house to somebody else whilst our offer was in acceptance. They are sneaky, dishonest and so many red flags raised. They also rush buyers, blame the vendor for being 'unhappy' when ample time should be given. Joe said '5 days was too long' this is ridiculous, you get longer for a dress and this is a house purchase.
If he thought he didn't have the documents, couldn't understand them, there should be communication to find out, instead they sneakily put the house back on the market behind our backs and only told us after they got another buyer and re-sold it and all based on their mistake of not being able to read emails, making presumptions instead of communication. They break contracts and so glad we did not pay the £250 or business with them, they are dishonest, untrustworthy and looking at the reviews here, looks like a common occurrence which is probably why they demand a £250 deposit, they're clearly messing buyers and sellers around and I wouldn't trust them to refund that deposit.
Instead of communicating, they re-sell houses and get simultaneous buyers whilst an offer is accepted, even after the deposit has been paid, surveys, solicitor fees, etc and all that time and money invested. Avoid doing business with this agent, they use sellers as scapegoats, blame the vendors, tell them one thing, buyers another, give unreasonable timings like 5 days - which they make up as the go along and are sneaky re-selling houses already accepted. Red flags. Buyers should only do business with honest, professional, good communication and agents that care equally for buyers and sellers. Their reputation and business depends on it and both needed. To top it all off, Joe is the owner. Highly unprofessional, incompetent, false accusations, no apology even after his errors were proven, highlighted that he used to re-sell the house, rude, inappropriate comments and highly untrustworthy.
EDIT - Bear's reply says it all, proves my points. No communication, just lies. The disgruntled response from the person at Bear (Likely Joe with that attitude) further demonstrates my experience with these unprofessional, dishonest people that cannot handle the facts let alone take responsibility for their actions and breaching standards. No name of the frustrated person that replied from Bear, hiding. The deadline was imposed by you which you already tried to blame the vendor for, now discrepancies, excuses after excuses, so many lies. They told the vendor false information and they shift blame. It is your actions that cause bad reviews, you're to blame, very lucky escape from rogue dishonest estate agents. They persist on false information, even when emails Joe wrote, were screenshot back to him, he lied when the proof was right there. The honest reviews hit a nerve, which resulted from their own terrible, unacceptable actions. They can't stop honest people reviewing, disappointed people are warning others about their actions, incompetence, dishonesty, breaking contracts, re-selling sold houses, lies, denies, bad customer service and no duty of care towards vendors nor buyers, as you can see. Unfortunately for you, you cannot stop negative honest reviews cos you don't like the facts.

We saw three local estate agents in August 2022, Bear Hockley were the first to come in and certainly raised the bar very high. Whereas the other two agencies were more concerned in pricing a house to get into a lower price /search bracket and telling us why other properties were not selling, Scott showed he understood our HOME immediately and his valuation was what we had in mind. His target price was spot on and this was what we achieved.
Photographs, drone shots were first class. Our home went up on a Tuesday evening and by 10.00am on the Thursday we had sold to a lovely couple. From then on, Bear Hockley had their finger on the pulse every step of the way. Zoe in particular kept all parties of the chain updated and shook the tree when necessary. Never once did we have to call them for updates.
We cannot praise the Hockley team enough. Thank you Scott, Conner, Roman and of course Zoe.

We finally moved into our new house in rainham back in May which was advertised with bears estate agents. There were many problems along the way but none of them were caused by bears.
I've got nothing but praise for all the staff at bears who dealt with our purchase particularly Helen and Sydney who were dealing with it most of the time.
They managed to get things moving when things seemed to have come to a hault and they dealt with the whole chain brilliantly.

The estate agents (with a big mention for Leigh-Anne Davis) helped keep myself, my solicitors and the onward property’s agent (I’m purchasing) in contact and up to date. Very polite and helpful and definitely worked hard to deal with an extremely difficult and arrogant buyer.
I would definitely recommend this estate agents over others, for their great price and their services including doing viewings for you if you are unable to do them yourself or need to take a pet out of the property.

Purchased a property through this agent and paid a £250 buyers commitment fee, refundable upon completion and exchange of contracts. Nearly 2 months and several emails after completion date and still no refund. Just been told by Jamie on the phone the Bear member of staff I am emailing (with others in copy) has left the company and the Director and accounts staff are all in Spain, so refund cant be made at the moment.

One of the ones who are more then happy to do as little as possible! We went to see the property on booked appointment. When we arrived it turned out that the agent will not make it and he asked the owner to show us the house (to be honest if the agent would show us around we probably would not buy the property). In three and a half months we did not hear from the agent at all. When the time came to pick up the keys no one bothered to take us to the property and show where the mains are and all the important bits. They just gave us the keys in a paper bag in they office and that’s it. See ya!
I have to admit that they ware very quick to call us when we needed to make a payment to secure the property after the offer was accepted. Of course after that they did not hesitate to try to convince the seller to accept higher offer when they had som more interest on the property. Luckily the owner ware fair enough to stick to our offer. We are still staying in touch with the owners as they turned out to be a very nice couple.
Bear estate agents are very unprofessional and I can not recommend any of they services. I’m very sorry for the sellers because they needed to pay them 1% of the selling price for doing absolutely nothing.

We recently brought out first home with Bear (the Leigh on Sea office) and the whole experience with them has been extremely negative. We received no contact for weeks on end, we would continuously call and message and be ignored, given we were first time buyers we expected a lot more support and advice. We actually went two months without hearing from then, we was lucky we was in contact with the sellers as they was our only source of information. When we did get in contact they was rude and unhelpful, like we are bothering them for asking for updates. However this all changes quickly when an completion date was proposed, they gave us 6 days’ notice and the date was when they knew we was on holiday so we could not agree to this, they then continued to call us and tell us how disappointed the seller was, even though we was in contact with the sellers who were absolutely fine. The worst part is on the day we completed, we was waiting for the call to collect our keys, it got to 3pm with no contact so we had to call to which their response was 'oh your keys are here', so frustrating and unprofessional given we was waiting to move out all day, we actually found out the seller dropped the keys to them at 11am so it goes to show how useless they are. We have been in the property for 3 weeks now and have not heard a word from them, they haven't checked in to confirm if we actually moved in, and we still have the sold sign sitting outside as no one has contacted us to collect them. In addition, they take £250 when you have an offer accepted and advise they will reimburse you once you complete, they failed to pay us this back so we had to call and ask for this, do not forget to do this as they will keep your money!!

We chose Bear because to sell our home because we were buying through them. We were told that our home would sell quickly at the price they valued it at but after a week or two persuaded us to reduce the price. This would be no different from other agents I would imagine. They sent us quite a few people to view the property, although some were unsuitable. Once we had put an offer on the property we were buying they asked for £250 as a "commitment fee". We were told that this would be returned once we had completed. This was returned to us although we had to chase them for it; initially they denied having received it. Communication was generally good although we feel that they could have communicated better with other people in the chain. We only learnt very late that we were in a long chain of which a date had been decided and were subsequently given very short notice of. As a consequence of not being able to cash in investments and arrange a removal company in time we had to place our furniture into storage and go into temporary accommodation.

I never felt pushed into going with them, which other estate agents did. Jack made me feel confident that my property would sell easily and already had potential buyers in mind. At this point in the process you deal with the negotiation team, who are all really friendly and helpful. Frank was my main point of contact throughout and is an absolute legend! Living outside the area I needed to sell my mothers flat as she was moving into residential care. Knowing Bear had previously sold properties in my mothers area I got in touch.
From the beginning of the process I found the team and Megan Carmichael helpful, kind and very responsive. Megan kept me up to date during the process.
Although a few problems were thrown at her she managed to resolve the issues effectively as well as helping me understand the whole process.

Absolutely fantastic and first class service from start to finish. Joe came round to see the property and take photos in the morning and our property was live on the market by 6pm that day. We had an unbelievable amount of viewings over the next 4 days and we accepted an offer on day 5. The whole team worked tirelessly to secure viewings but also to ensure that it was convenient for us with the number of viewings that were coming through. Great service very trustworthy. Only issue is their payment method. I've been told all payments are done in-house and the invoice for the landlords comes 2-3 days before the payment is deposited in your account. This is my personal experience with bears so far. They are great however the rent is deposited in my account 3 days after the invoice is sent to me which is very frustrating.

I was very impressed by Bears entire operation from start to finish.
They were good value for money and delivered on the final sale price based on their initial valuation.
As a team they are all worthy of high praise and were there for us every step of the way. From when we needed a quick chat reassuring us to hold our nerve or just a simple check in to update us on progress of the sale.
Harry was very helpful when organising the viewings, even before it hit the market and Ben done a great job with the viewings.
There were two stand out performers in Tony Kemp who had an impressive knowledge of the local market and was confident in his valuations for what was realistically achievable. He managed to secure us considerably more than a local competitor valued our property for which was a bonus. His photography was awesome and really made our house stand out and he was a real pleasure to do business with.
Megan deserves a mention also for her patience and reassuring tenacity when dealing with a chain that seemed quite daunting to us. But with her dedication the sale was completed within the initial promised timeframe.
I would definitely recommend buying or selling a property with the Bear team at leigh on sea. Thanks again for all of your help.

What should have been a simple purchase, with no chain, took six months from offer to completion. Cannot thank these people enough, our move was a long drawn out process which was delayed due to solicitors/freeholders etc, but they were with us throughout it all, big shout out to Helen for her patience kindness and counsel at times (yes I was in tears numerous times????). Also thank you to Sydney for making sure it went through smoothly on the day as it could have fell through in the last moments.
The team work tirelessly to get answers from solicitors that even my solicitor couldn’t get. Absolute stars in all aspects. I’m writing this surrounded by boxes still unpacking But very happy.

Amazing estate agents! Sold in 2 weeks!!!! Good communication, great marketing and far more viewers than other agents combined. They listened to us and really fought in our corner to get the quick sale we needed. We have sold after being mucked around both selling our house and buying our next house. I contacted Bear estate agents about a year ago when I was looking for a property to purchase. Mine had been sold by another estate agents so just needed to book viewings.
The first offer I made on a property was immediately rejected without them even bothering to contact the seller. It wasn’t an unfair offer made and wasn’t in anyway meant to offend the seller. I personally didn’t think it was worth full price so didn’t offer it.
The asking price was reduced months later as I clearly wasn’t the only buyer who felt this way so I arranged for a second viewing.
The owner of the property asked me what happened as they thought I really liked their home. I told them I did and made an offer which was immediately rejected. The second viewing confirmed this was no longer a property to purchase and I walked away.
Another viewing for a different property was arranged and I made an offer with the help of the estate agents that sold my home assisting. The offer was accepted. I had no problem at all paying the £200.00 reservation fee to show “commitment” in purchasing the property. I was informed the house was mine.
2 days later, I get a call first thing in the morning to tell me someone else viewed the property after me and made a higher offer so I was asked if I’d like to match it. Nobody would tell me what the offer was so I didn’t know if it was worth it. In the end, I decided to walk away and let the house go.
It seems as if Bear estate agents are happy to let gazumping take place where none of the other estate agents do this and explained why.
I was told I would receive my money back but it took me contacting the estate agents ombudsman and a complaint to Bear estate agents before the money was returned as nobody seemed to want to refund me. I was fobbed off by staff that I would receive it the following day but it took longer than the promised 24 hours before I received a refund.
I personally would never use the services of Bear estate agents again. Soon as I see a home is being sold by these estate agents, I literally skip past them and look at another one. No matter how much I like or even love a house-once it’s being sold by Bear estate agents, I will not contact anyone.
The experience was extremely off putting. I was a serious buyer who had a sold property, my mortgage agreed and ready to go and had sent over all my documentation to prove this. To be messed about like I was and for no reason has put me off and I wouldn’t contact them again to buy or sell.

I called Bear Estate on 3/6/19 - 12:47, and asked for the door number of one property at Eastern avenue to drive along and have a look around the area first prior to book viewing. We like to know whether we like the area/ road first to save time for both of us and agents.
I received the funniest answer from sale lady that they are not allowed to give door number or post code prior booking for security reason. But, I could drive along and find the advertising board infront of the house !!!!
Sorry, I would never do my sale process which could be lengthy with that kind of poor customer service agency.

Me and my wife were first time buyers. As instructed, we deposited £200.00 to have our intended house removed from the market. We explained to both seller and Bear that we would be unable to pay for the house for 6 months, this was agreed to not be an issue by all parties.
During this 6 month period we received many phone calls from Bear, pressuring us for progress almost to the point of harassment and was told the sellers were considering re-marketing their house if the process was not moved forward which was a little distressing as we were unable to speed anything up.
At the end of the 6 month period we were able to pay for the house in full, the sale went through in the time frame we outlined at the beginning and everything was fine.
We did have to ask four times for our initial £200.00 deposit back and only after threatening them was it returned.
All in all, they did return our deposit, they did provide us information we asked for in a timely manner and did see our purchase through with no issue but not entirely without aggravation.

I’m writing this from my new home. Which was NOT through Bear.
House buying is stressful, and towards the end of my first attempt as a first time buyer, for a property via Bear, it got more stressful and Bear added to that by trying to pressure me to exchange.
The process was long and drawn out, and I must say not down to Bear, hold ups with my contacts both legal and broker side, and eventually getting to home buyer survey which threw up issues with the house I wanted to buy. More surveys needed and less than forthcoming vendors, I ended up walking away.
It was here though for the last weeks before I walked away it became apparent that the sales progressor at Bear was after commission. I was called almost every single day without fail, even though hold ups now were with vendors, not able to agree on a price reduction. I felt pressured to make a decision and was told on a couple of occasions I had to exchange as soon as possible! Despite the property needing some extensive works and some areas unknown due to vendors not wanting to reveal areas of house to my specialists (!), the young lady at Bear insisted, even in the final hours before I said no and walked away, that I just need to make a decision by the end of the week. It was a Friday at 11am! This was without vendors agreeing to works needed.
Worth noting, Bear chased me all the time for these decisions without any real sense or acknowledgement on the poor rated survey received and shared with them, that said in black and white work needed. Bear didn’t think it was that ‘bad’ and was ‘it seems good in other areas’ despite being scored 3 across in the most vital areas.
After I decided no, I had a call with the lady at Bear, thought it was ok to tell me I should really be looking for a new builds only, as all houses have ‘bad damp’ in the area and this would happen on other surveys. Which is absolutely not the case!
She also said the price for the house I was considering, was a steal, despite the recommended works needed would have meant I was considering a money pit.
So, largely disappointed with Bear, pressuring nature and proving the stereotype of some estate agents. And the £250 fee to take off market is unfair.

I would never use Bear estate agents again. I was the buyer of a property and they could not care less about me. They demanded that I paid a fee if I was interested in the property and I would get back when we complete which as yet I have not recieved back. Twice they put the property back on the market once was 3 weeks before we moved in. Kyle the Director couldn't care less about his customers and just laughed when I complained. The other two ladies just kept telling me the personal life of the seller and messed it up from the beginning. I saw the property in March and was held up until end of August. No one calls you back and no one knows how the property market actually works.
Thanks so much for your reply which is all lies our solicitor asked for money off as you sold the property with a front garden which we then found our was not ours so our solicitor asked for £5000 to buy the land. The vendor was shocked by your behaviour and did not want us knowing her personal issues she had. Every one involved has moaned about your company and your service. Ive tried to put in a complaint but the calls always get disconnected so this is the only way. Protect your vendors from people with the money ready to buy the property you were so bad even the vendor told us last Friday we should of cut Every one out and done it ourselves. the sale was never delayed due to our deposit we were told by Helen that actually the vendors mortage leader needed 5 days to do and could not fast track. Possibly check your facts from your staff. I will now be taking this legally further.

By the time we were able to make contact with Bear about the delay, the house had been sold behind our backs and another offer accepted. As many reviews have been from sellers I thought it might be helpful to describe my experience of buying a property through Bear. If I had to sum it up in a few words it would be "polite but disorganised".
I had my cash offer accepted on a place at the beginning of September and from then on until the day of completion I never received one phone call, email or any communication relating to the progress of the sale. The only 3 telephone calls I ever received were asking me if I was still looking to buy, months after I'd committed, engaged a solicitor etc. It was as if no one ever knew who I was or what I was buying! Even 3 weeks before completion when I arranged a final viewing through them a lady still called me the next day to ask me if I was interested in the property - that far down the line! In fairness I did receive an email from one of their directors apologising for their apparent disorganisation and lack of communication but the whole experience did not fill me with much confidence. I have bought and sold several properties in the past and based on my experience of dealing with this company I would not use them in the future.

Would not recommend to any potential buyer. After our offer was accepted they asked for a non refundable £200 as commitment fee, even though we produced all proof of deposit etc. This wasn't even mentioned in their website. When we refused they said they will keep the property on the market and arrange other viewings and take new offers even though our offer was accepted by the buyer and we were required to initiate our mortgage application. That's borderline blackmail and extremely unethical.
They are one of those agents who operate online only. They will not be present during viewings and will hardly help you with anything.

I can't recommend Bear highly enough when selling your house! Straight from the off their service was professional and highly effective.
Kyle came round to take pictures and measurements within 2 days of us getting in touch and the pictures were of a very high standard. Our house sold within 48 hours of being advertised and this was in a large part down to the quality of our page on Rightmove which Bear set up.
Throughout our sale and purchase Bear were very informative and provided regular updates with how things were progressing. Alfie in the office was professional and helpful throughout and always got back to us promptly. Sharon was also a great help with chasing solicitors and our buyers when things started to stall.
It really was service above and beyond their remit as an estate agent but they were always happy to help and took away a huge amount of stress during the move.
As well as this great service, their price is outstanding. It really does put other estate agents to shame that they charge the fees they do and yet aren't as comprehensive or professional as Bear. We will definitely be recommending to friends and family in the future, thanks Bear!

Bear recently sold our house and it was an absolute pleasure from start to finish. We sold within a week at asking price, and Kyle and the team were always on hand to deal with any queries we had. After dealing with other estate agents in buying a new property, I realised how good Bear were and how bad most other estate agents are - most of them charge extortionate fees for doing very little, except showing you in and out of a house. We saved over £2,000 by using Bear but in no way was the service we received sub-standard - far from it. Our house was well marketed with excellent photos, Kyle was on hand whenever we needed him, and the house was not taken off the market until the mortgage details of the buyer were all checked out and confirmed. Whatever doubts people might have about using an on-line estate agency, just ask yourself this: would you rather pay an estate agent upwards of 1% of the sale of YOUR property, for effectively showing people around your house and putting your house on Rightmove and in local newspapers (which become out of date as soon as they go to print), or would you rather pay Bear a much more reasonable fee for a far superior service? Go Bear!
