Absolutely amazing and extremely helpful estate agents. Gave me advice about my flat as it was going to be sold via a different agent, but the buyer didn’t have a mortgage after waiting six long months for them to tell us this. The staff at John Payne helped me when I decided to let the flat instead of selling. Best move I have made. They also gave me advice about a different matter, not relating to this. I would highly recommend them to anyone. It is so refreshing in this day and age to deal with someone who is 100% genuine, friendly and professional, and this goes for everyone who works in the Coventry branch. Agent with whom I was dealing was giving incorrect information.
Normally the job of agent is to pass correct message between owner and tenant there was complete message about that.
I have been asking for keys few days earlier that was also not met.
I am editing my previous message after feedback from JP.
I am still of the opinion these kind of letting agency should also hear voice of tenant , based on there feedback it seems I am lying but i was sharing my experience which i have gone through but there was 0 acceptance from other side. Really sad to hear the same.

Well; to give a broader context and some background, the man himself, John spent a lot of time at my mortgaged property 2-3 years ago which I was keen to sell and provided invaluable wisdom and guidance on how best to perhaps proceed given my circumstances .
Complexities ensued regrettably and fast forward to 2025 I find myself having very slick and professional dealings with the great team, most notably Charlie and Angela at my local branch as i entered the rental market. The team are proficient and to the point certainly never making a mountain out of a mustard seed and have been a joy to deal with. Long may this continue to be the case :)

The Agency is very cheap and greedy. They don't give the property in clean and maintained way and expect tenant to manage and keep it maintained.
An example is attached. This is how they have handed over the garden at the time I moved-in to property. I have raised concerned before tenancy process, over the phone, Justine has agreed that the owner will do the needful before I move in. At the time of key handover, I again raised the concern. She said, she will speak with the owner and do the needful.
And after a month, when I am following up about the status, the property manager Duncan is straight away rejecting it and saying it in not in there record and since I agreed with the tenancy, it is my responsibility to clean it and maintain it.
The previous tenant is also working with me. They have charged £600 for carpet cleaning and mowing the garden. When I have moved in, all the kitchen cabinets, oven, bathroom floors were full of stains and marks. And garden state is quite visible in the photo attached. Then why the seven hells they have charged such a big amount from the previous tenant if they did nothing.
I don't recommend this agency and ask to avoid unless you have not any other option. They can only give you pain and stress and nothing else. It was my big mistake to choose this property and agency.

The epitome of evil landlords and their real estate agents. Unhelpful at every opportunity, neglecting my minor complaints such as filth upon moving in and mould over the years. The landlord decided on a whim to evict me under Section 21 and when it came time to move out they gleefully refused me one extra day so I could move directly to my new bungalow, costing me thousands.

Appalling handling of the sale of my house.
I checked & was completely assured any potential buyer would be vetted ‘properly’.
It’s a basic service of any decent estate agents. The OFFER is verified. Finance in place - verified, deposit in place - verified.
John Payne has wasted TWO MONTHS of me being able to sell my house to a ‘verified’ buyer.
I have been mislead. I have been told information which is not true.
I accepted a lower offer & a 2nd Memorandum of Sale issued weeks ago, to get an ‘email’ out of the blue to tell me they’d given the keys out to yet another lenders valuer, WITHOUT my knowledge, WITHOUT my permission & WITHOUT having the decency to pick the phone up to me to inform me. The revised offer they got me to accept wasn’t even verified, checked or confirmed by seeing basic evidence (only now I find out).
I have now lost so many hundred £’s to solicitors & not been kept informed, not told the truth, not bothered to follow up anything they promised at the start.
I thoroughly checked with the Senior Sales Manager when choosing JOHN PAYNE ASSOCIATES they would be efficient in the simple basics.
They will happily charge you £’ssssss to ‘sell’ your house for you, but make promises to attain your business which they do not carry out.
I have today lost the house I am buying because of this. I have lost 2 months of potential serious buyers buying my property in what is already a vulnerable time in the housing market.
Upon stating I am changing representation today, the most efficient letter I have received within 30 mins from this company was to acknowledge that, remove it immediately from Rightmove & their windows without even an apology. ABSOLUTELY ABYSMAL.

I moved management of my rental property from a 'National' estate agent after loosing confidence in their ability to proactively manage my property. Phone calls remained unanswered with this National company, and when I did get through it was to a regional call centre. They had no understanding of my concerns or knowledge of the locality of my property. I moved to John Payne Estate Agents and this all changed. I would not hesitate to recommend Paynes. John Buckley and the team are all excellent. You have an individual who will respond to each aspect of the management, be it Finance, tenant issues, or property servicing/maintenance. They take the time to treat you as an individual and their knowledge of the area and market is excellent.

Appalling service - no-one calls you back - it's one way communication - told that jobs will be completed and then 4 weeks later told that contractor can't complete due to parts - totally understandable not their fault but why wait 4 weeks for one contractor - find another. Tell the landlord!!! Do not use these guys - poor service. They managed a property that they had no keys to - wow!!!

This business charges an eye-watering 84% plus VAT for a let-only service. Even when their salesperson agrees in person to charge 50% plus vat to get the business, they pretend that their rate is not subject to change! Further, having been paid up front by the tenant for a 6 month tenancy their "computer system failed" to recognise this and did not voluntarily pay the money. I, as Landlord, had to ask them for it some 3 months in to the tenancy.

Terrible communication as i always had to CALL THEM during the process, woman on the phone rude to me. Only told me a few days before I needed to move into my flat that I couldn’t have it as the landlord was selling up and nearly left me homeless.

Then when they offered me another property, they give it to another person. Called multiple times and no one answered the phone. Almost left homeless as I already gave my current landlord the notice to move out. When looking for a property I will NEVER use this company again.

Payne's have handled two sales for me during the pandemic and have always been professional, polite, communicative, responsive and got the job done. From the valuation to completion, they have always been complete professionals and maintained very high standards in the face of a challenging time.
Would highly recommend both the Earlsdon and Walsgrave offices.
Additionally, they sold a third property for me this year (2021). Once again, the sale was handled very professionally and swiftly. After 10 years of working in property I can honestly say that Paynes are the best agent I have worked with. There is no other agent in the Coventry area that I would recommend working with. Usually I have to edit details, chase agents and stay on top of things every step of the way whereas Paynes make a huge effort to do their job efficiently and to a high standard. I can actually stand back and trust them to get on and do everything that is required of them!
Particular mention goes out to Sophie and Sinead at the Walsgrave office - fantastic members of the team!
