As I live a long distance away from the house, I had to rely on them through difficult circumstances, but Vanessa was so approachable, sensitive and enthusiastic even when spending long periods of time showing viewers round the garden, getting soaked in the pouring rain. She was tactful and sensitive to issues with purchasing our new home and also selling it too. Thanks Vanessa!<br><br>John came to sort out the sales agreement and photos and he was super thorough, giving us advice and knowledge about what price we could realistically achieve and all the legal frameworks of selling a house and was very friendly (even when our dog was trying to jump all over him.....we did put our dog out in the end!). Vanessa was a great help when it came to putting in an offer, persisting through my terrible phone signal to keep me in the loop. Vicki was exceptionally supportive in getting me over the finish line, if you're having trouble with your solicitors (you will), she'll definitely come through for you. Everything to like about John Payne estate agents, who I chose after reviewing 7 others. A difficult sale, but their relationship with the buyer - esp. Vicki's - brought it through when it was under threat. It would have been only 5 months from appointing them, agreeing a buyer and handing over keys except tenant would not leave, which brought their diplomacy skills to the fore, and kept me very well-informed throughout. I bought a house using these estate agents and they were fantastic, the lady who we met to show us round was really polite and friendly and did a great job of selling the house but not at all being pushy or forward. But really the estate agents came into their own when the sale was agreed where I was passed onto a sales progressor, Vicki, she was nothing short of fantastic. I was kept up to date, all questions were answered promptly but most importantly she chased the solicitors on both sides. Really well done to everyone involved and its safe to say when I come to selling the house I will be looking here first.

Very efficient hard working Team of Payne Estate Agents were very helpful and good communication by Vicky and Vanessa. We were the buyers of this property and did not ask cash from anyone but our surveyors pointed damp and other issues with the property, so asked to get the repairs done before buying it or reduction! The lady of the property who was selling invited us her self in to show the property when I was just looking around to see where about is this property allocated and what it looks like before I make an appointment with estate agents. There wasn’t any harassment from us at all as contact numbers were exchanged to discuss if there were any issues. As the estate agents concerned both ladies were doing their job to accommodate both parties. I would highly recommend this Estate Agents for their brilliant service.

A total shambles. John Payne was appointed to sell my mother’s house in Coventry (I live in London). Nearly every time, they arranged a viewing, I was asked to do the viewing. I also ended up seeing to the asbestos testing man, some strange man who claimed to be a surveyor but had no ID, no business card and hung around my mother’s house at night in the dark for ages, and when a damp-proofing expert was drafted in – he ended up going to the property with the keys unaccompanied by anyone. John Payne just did not have any staff availability.<br>When two potential buyers arrived at my mother’s house without a requested appointment with John Payne, I showed them around myself again as I knew this task would only be passed on to me. These two buyers made an offer (I sold the house), and I sent them in to John Payne. However, after this the buyers kept contacting me directly in London themselves on an ongoing basis. I kept telling the agency to intervene and handle the property sale negotiation, but they told me the buyers would not listen to them. Early one morning, during the conveyancing period, these buyers rang me directly in London and asked me for £11,000 cash for damp-proofing work on the property. They said they wanted to deal with me – not John Payne. I advised John Payne and asked them to handle the negotiation, but they said the buyers would not listen to them. The damp-proofers were summoned in by John Payne and the tests showed there was no damp.<br>John Payne subsequently rang me in London and told me to get everything moved out of the house as quickly as possible as the buyers now wanted to complete the deal before Christmas – even though my solicitor had advised me that the conveyancing would not be finished until mid-January. It was like they only had the buyers interests at heart – and getting their commission – and they even told my solicitor to speed up on the conveyancing. I dropped everything I was doing, arranged multiple furniture collections from the property and made my way back up to my mother’s house to handle everything. As soon as I got back to Coventry, I received an email from the buyers – this time asking me for £12,500 cash for work on the damp in order for their purchase of the house to go ahead. Obviously, there was a serious miscommunication by John Payne. I had to cancel all the furniture removals as I did not want the house to stand empty and came straight back to London.<br>Then several weeks later John Payne rang me again in London, advising me that the buyers were going ahead with their purchase, and that I should have seen to the furniture removals already. And I told them No – I was not going to go through this charade again. I had asked my young and incredibly efficient conveyancing solicitor at Angels to 1. Ask the buyers to stop contacting me directly and 2. Ask the buyers to confirm on paper that they would stop harassing me for money. I made it perfectly clear to John Payne that I would not do a thing until my solicitor had obtained this promise from the buyers, and I advised my solicitor that the ball was in his court – that it was down to him and basically to ignore the estate agent’s interventions to push the sale through as quickly as possible. My very competent solicitor achieved everything. John Payne did nothing except make a great big mess. They may as well not have been involved in the property sale at all. The last I heard from Vanessa at John Payne is that ‘all property sales’ are tricky and then John Payne fled off with its commission – no thanks to me for the business or anything.

I would absolutely recommend John Payne Estate Agent if you are thinking of buying or selling a property in Coventry.<br>Having originally purchased my property through JP and having had a very good experience of that, when I needed to sell, I went back to them.<br>They are extremely professional, caring and clear in all stages of buying and selling. I would definitely suggest using Payne Estate Agents for any transactions in the Earlsdon area; they are far better than another agent which whom I tried and failed to sell my house. I used this company when trying to locate a property to rent. Out of all of the estate agents I used, John Payne really stood out. Mia in particular deserves a lot of credit and worked very hard. Connor also was very approachable, professional and punctual for viewings, and made the experience very relaxed. I honestly am really impressed with the company. I honestly do recommend this company for anyone who is struggling to book viewings for houses, Mia was always really helpful and would book me bookings with no issues. Whereas with other estate agents it could be a lengthy and challenging process.<br>The customer service and communication from Mia and Connor was really genuine and of high service and I hope that their hard efforts are recognised within the company. Thank you both for everything you did for me when I was searching for a property.
