Gabri**!!! I had already clearly set my budget and move-in date before the viewing, but he kept pushing me to move in earlier and repeatedly asked me to increase the offer. The way he negotiated was extremely rude and he tried to renegotiate several times. It honestly felt like some kind of auction bidding.
I expected a professional and reputable brand agency, but this turned out to be one of the worst experiences I’ve ever had. In the end, I even agreed to meet his demands, yet my offer was still rejected.
I honestly don’t understand how something like this can happen. The way they handle business is like gangsters — completely lacking manners or professionalism. This is the worst agency experience I’ve had in London.

Herbie Holder, who I’ve known for a while now, continues to be informative and accommodating. Second edit: 1/2026 - heating system still does not work. I think at this point we have had over a dozen contractor visits for our heating system. Some rooms are so cold they cannot be used (work from home office). We’ve purchased space heaters. No one at KF seems to think any of this is able to be prioritized because the house is “old” and the system is “complex.” (Direct quotes). I have emails going back to October about the boiler and thermostats, so this is not us procrastinating. The current thread has 49 back and forths. Apparently this is their standard operating procedure: one visit is diagnose, wait to order a part, come back install that part or fix one thing, find another thing to fix, note it, come back again fix that one thing, repeat / because it’s “not possible” to do an all day visit - until we’ve now reached the point of them finally agreeing to get the original installers out for a day (booking out a month).
We’ve been at it for months. KF will list and move you into a house where nothing works, apparently, and then expect you to play general contractor the entire time you live there coordinating visits - sometimes multiple a week. What a way to be get settled in after an international move.
I work from home. My husband has a very demanding job. We have 4 pets that need to be corralled, including one with an stress-induced heart condition, every time there is a contractor visit. All told we must have had at least 25 in-house visits in just a few months. The disruptions and intrusion cannot be understated. We had the quarterly “photo inspection” upon all this - I had to laugh. All we’ve been doing is having your people in our home the whole time. Atrocious “system.”
Update Oct 2025:
Unfortunately I have the necessity of downgrading my rating to 4 from 5 stars. This has nothing to do with the letting agents, they were fabulous (see below). That being said the preparation (6 weeks total time prior to our move-in date) and subsequent disruptions in the first two months of living here have been less than ideal.
We were assured that the property would be 1) thoroughly inspected and any maintenance issues remediated prior to move-in, and 2) deep cleaned prior to move-in. The property was not adequately cleaned and we have spent two months now coordinating with property management services to remediate issues ranging from security system maintenance and repair, to appliances not working/needing to be replaced, to multiple electrical issues (yet to be remediated). The excuse we were given is that this is down to the property’s size (it’s large). Additionally they asked to show the property to an investor multiple times in the first month of our let, outside of the terms of our agreement. For the price and the promises, this has been less than ideal to say the least. At bare minimum, we expected regular maintenance issues to be flagged and remediated prior to our move-in within the six week time frame Knight Frank had to do the job. For a firm of this size and resources… well.
TL/DR with a near 100-page inspection report, I don’t understand how Knight Frank could let someone move into a property of this stature and there could be so many lights and appliances not working.
I renovate old homes for flip/rent for a living in the states - including but not limited to sloshing through flooded basements to assess bottomed-out water heaters - so I’m just beside myself with the lack of attention on these basic issues from such a large letting agency.

From the very beginning, both agents were prompt, attentive, and highly efficient. They made the entire process smooth and stress-free, ensuring we were well-informed and moving along rapidly at every step. From viewing the property to having a signed lease it was only a week!

My tenancy was coming to an end so I was contacted by Brigette Bulan from the Renewals team at Knight Frank in Notting Hill. It was a complete pleasure working with her - she’s professional, polite and very prompt. She managed the process swiftly and has had my tenancy renewed with absolute ease. What is generally a stressful experience for most people was easy for me as during the negotiations she effectively communicated my offer to my landlord and helped me secure an extension on my tenancy for another year.
Additionally, I had another concern with my property and I voiced my distress to her and she took it upon herself to look into it and has resolved it so I can have a comfortable experience going forward. She is an absolute asset to the company and I can’t recommend her enough!

After living in three different countries and dealing with a number of real estate agents I have never had such an extremely negative experience as working with this branch of Knight Franc (KF). The staff in this branch behaves in a completely unprofessional and a somewhat dishonest way. For instance, I was renting an apartment in the west London via KF and I had an issue accessing the meter readings when switching the utility supplier (the meter in the house in inaccessible for the tenants). The agent first ensured me that they will provide the meter readings for me. However, after several weeks they have changed their mind and refused to provide the data. When I asked them to share the contact of the landlord with me so that I could discuss the problem with the landlord directly, they have refused to do so as well. I then suggested KF to ask the landlord (in my name) to provide any means to access the meter. While KF promised to do this, in fact they have never followed on their promise. Applying to the more senior staff in this branch did not help as well - my emails/complains were basically left unanswered. Overall, I have never had such a negative customer experience and would strongly discourage anyone from collaborating with this branch of KF (luckily, there are many other real estate agents in this neighborhood working with the same inventory).

I was expecting a lot more from Knight Frank! The owners of the company need to be aware that serious
staff training in required in order to maintain their exclusive public profile. The sale went through without any
problems. However, customer service leaves a lot to be desired. James who was dealing with my transaction
Simply did not go the extra mile. In actual fact he showed up almost an hour late for an important appointment at the property
with the architect and did not allow him to stay and complete his task. James was generally dismissive. But the most shocking encounter was when he asked my 25 year old daughter where my (Iranian) mother was from. Once the sale was completed, I asked for him to drop off the keys property that I just purchased. We were hoping for a “walk through”. He refused and told us to pick up the keys at one of Knight Frank’s offices. He was not even there to hand the keys over to us. These are just some of the examples of why I was surprised that he actually thought it was Ok to ask me to write him a review. I also run a business that deals with the public and customers. It is not fun when you are the recipient of a negative review. But, I truly hope that this particular review is used is used
to improve customer care and to provide staff with training.

Abigail Thurston in the Notting Hill Lettings office has done the most amazing tricky deal for my private client and help with absolutely everything to the highest standard to make this tenant and landlord VERY happy. Abigail Thurston from Knight & Frank was perhaps the third estate agent we had gone to see after having looked to rent for weeks. She not only took us to see very relevant properties but always made sure to adjust what she showed us as the process developed. We almost received daily updates from her and as soon as something new came on the market she would notify us. Even adjusting her personal schedule to meet our own work restraints. In the end she found us the property we currently rent and was extremely helpful throughout the paperwork and rental agreements. We have since recommended her to over friends looking for property and will continue to do so.
