**READ BEFORE YOU RENT WITH THEM**<br><br>I don't know where to begin with this awful, incompetent estate agents. From start to finish of the tenancy it was nothing but problems, before we had even moved in there was major communication issues. We was not told that not all of us could be on the tenancy which then took a extra three days to fix, during this time our estate agent Giovanna was rude and unhelpful to the point we had to get another estate agent from the company involved.<br><br>When we finally got the keys, the entire property had not been professionally cleaned and the mould that we was promised would definitely not be there on our move in was still there. The mould alone was horrendous and disgusting, above our bathroom sink on the ceiling was COVERED in mould making it a health hazard. Two bedrooms also still had mould in them. Not only this but one of the fridge freezers had blatantly not been cleaned, orange marks from who knows what was left inside the front of the freezers drawers which we then deep cleaned ourselves so we could use them.<br><br>It took them a further week to 'fix' the mold which wasn't properly done and then painted over with apparently anti mold paint but that didn't work properly because you could quite clearly see that mould was underneath.<br><br>The furniture that was included in this furnished flat was less then desirable. One of the small tables in the living room had a gigantic hole in it as if someone had punched it. I'm not sure how anyone could do a pre check of this property before tenants moved in and deemed it habitual for anyone to live in, a pig stye would of been more clean then this property.<br><br>Getting our deposit back was then also a issue, I've never dealt with a estate agent who requires you to show proof that you've paid all your bills in final but we showed them all bar one which was the council tax as we didn't have it yet and Giovanna again was rude and incompetent in her job with this. Eventually we just conceded and said we would wait for our deposit (although legally no estate agent can withhold your deposit unless there are damages to the property/furnishings) as we was so exhausted with dealing with them. I've dealt with a fair amount of estate agents many good, some bad but NONE have compared to this company, I'm shocked that such a company can even operate! Fair warning to anyone considering dealing with this company, do it at your own risk because you would have more help talking to a brick wall then communicating with this shambles of a company.

I've had a very challenging experience with this agency. Our agent, George, made commitments he did not keep which led to our deposit not being returned for months. Also, they attempted to deduct large amounts from our deposit for problems that existed prior to our tenancy, which we had to dispute in order to have voided.<br>I was also hung up on during a call with one of the agents while trying to check the progress on our deposit return, which I found very unprofessional.

I have dealt with their repair service for the properties so far, and I can say that overall, it is reliable, though it may require a bit of patience. They have a big team of skilled repairmen who know what they’re doing, and in the end, the job gets done well.

Very bad experience.<br>We had a scheduled property viewing with George, who never showed up. We tried calling him multiple times, but he didn’t answer. We also called the agency, no response.<br><br>After waiting 40 minutes, we went to their office. The door was closed, but the manager was inside on his phone and simply ignored the office calls. When we finally spoke with him, he said the agent would contact us to reschedule in two days. No one ever called.<br><br>We followed up repeatedly, each time being told that George wasn’t in the office but would arrive “in an hour,” then “in the afternoon,” and so on. After three days of chasing them, the manager said the landlord no longer wanted to rent the property…<br><br>A complete waste of time and energy, and a total lack of professionalism and respect. Avoid this agency.

Terrible experience from start to finish.<br>Me and 4 friends rented a 5 bedroom through Lawsons and Daughters a few years back and they were unhelpful, deceptive and at times even threatening. It started from pretty much day one, we went into their office to sign the necessary paperwork so we could secure the property. After doing this we were told that we "forgot" to sign one of the documents, even though we only signed what they had given to us.<br><br>When it got to the move-in date we were asked to sign a document that meant they could give us the keys. We signed this only to find out that what we had actually signed was the inventory check-in before we had properly had a chance to inspect the property. We also discovered that they had removed the bed from one of the rooms, so our flatmate had no bed to sleep in.<br><br>The bed frame in my room was also heavily damaged, unfortunately I did not realise this until I sat on it and it compeltely gave way under me! When I raised this with Lawsons & Daughters they said there was nothing they could do about it and I would have to buy a replacement.<br><br>When the first rent payment was due we all sent our share over to Lawsons & Daughters seperately, we didn't think this was an issue as this was how we had paid at our previous property. Lawsons & Daughters said we had to pay from a single account (fine, not an issue) but then want on to say that if we did not do this we would be evicted immediately! A bit extreme if you ask me.<br><br>We had a fair share of issues with the property, nothing major, but everytime we raised an issue we were always challenged. For example, the upstairs shower when used would cause water to drip down from the ceiling below. When we raised this they replied "this never happened before you guys moved in. You must do something wrong".<br><br>The contractors they used were not great either. One of them showed up at lunch time to look at a fault, told us he would be back in a bit and then didn't return till almost 6PM. His friend then also showed up and the two of them spent most of the evening drinking beers on our stairs! When they had finished "working" they left the bathroom in a terrible state. Dust and loose screws everywhere.<br><br>Many times when we emailed Lawsons & Daughters they would argue with each other over email with us still copied in, it was extremely unprofessional!<br><br>We were on a 12 month tenancy agreement but for various reasons decided we all wanted to move out early. We asked if we could end the tenancy agreement a couple of months early. They said they would put the property on the market and if they were able to secure new tenants for the proposed date then we could move out early with no issues. After a few days of viewings they advise us that they have secured new tenants so we are free to move out early. Fast forward a few weeks and one of us gets a phone call from one of the estate agents saying "oh because you guys have moved out early I will have to take some deductions from your deposit to cover our commission." Obviously this is not legit and I imagine is probably illegal! We send an email baiscally saying what's going on, and they immediately back down.<br><br>The only positive thing I can say about Lawsons & Daughters is that when we did move out they did return our deposit in full, which we were all very surprised about given the number of reviewers who have unfortunately not had the same luck.<br><br>I definitely do not recommend this company, they are unhelpful, rude and probably breaking the law with same of their practises.

The worst agency I’ve ever encountered in my life. Took them to the Property Ombudsman and I was awarded a compensation of £300.<br><br>Khash and Armin lied to pressure me to move out of the property mid contract, or sign a new tenancy agreement with a £300 increase pcm, after signing a contract only two months ago.<br><br>The contract states they would be responsible for paying council tax but they didn’t and collections officers from the council attended the property. What a nightmare.<br><br>Mariam lost the keys to the property and had to beg me and let her make a cut. Never seen another agent more incompetent than her.

Where to begin. Although the staff at Lawsons & Daughters were generally polite, our overall experience was unfortunately riddled with deception and unprofessionalism.<br><br>Before moving in, we were handed a property in poor condition. It was dusty and the oven wasn't cleaned. We chose to overlook these initial issues as they were minor, but they set a troubling precedent for dealing with this company. When signing the contract, we specifically inquired about any upcoming major construction, and were reassured that only minor works were planned. However, we were subjected to eight months of construction. The constant noise, lack of natural light due to the scaffolding and frequent disturbances were not only frustrating but detrimental to our day-to-day living.<br><br>Towards the end of our tenancy, viewings were scheduled as expected. Unfortunately, these were poorly managed. Agents regularly exceeded their allotted time slots, arrived late, or, on one occasion, turned up without any prior notice.<br><br>The most infuriating part of our experience, however, was the deposit recovery process. Despite submitting all requested documentation multiple times, they tried to charge a ludicrous £250 cleaning charge for pre-existing issues—such as dust and an unclean oven—that we had documented upon moving in. After presenting our evidence and threatening to escalate the matter through deposit protection services, we eventually received our deposit, though it took nearly a month and was still short by a few pounds. While the missing amount was small, it reflects the overall lack of professionalism. If Tesco wouldn't accept short payment for something as minor as a fanta, why should tenants tolerate this?<br><br>In short, we found Lawsons & Daughters to be dishonest and unprofessional. They are very good at finding unjust loopholes to take your money in whatever way they can. I strongly advise future tenants to exercise caution. If you do choose to rent with them, make sure to document the condition of the property thoroughly, record all conversations in writing through email and be prepared to take legal action if the situation calls for it.

A deceitful and law-breaking letting agency.<br><br>Two agents named Khash and Armin are an absolute disgrace to this industry. I moved into a house share which was then managed by another letting agent. As the landlord terminated their contract, my tenancy should technically be taken over by Lawsons and Daughters (s19 of the Housing Act). However they refused to recognize my tenancy and claimed I was a trespasser as the agreement I had with another agent would be invalid.<br><br>They constantly came to the property and harrass and coerce me into signing a new tenancy agreement with a 30% increase in rent. I refused to move out or sign any new agreement and they attempted illegal eviction by shutting down the boiler so there was no hot water and took away the wifi router resulting in no wifi. They threatened to go into my room and threw my stuff away.<br><br>One of the companies they are using to sublet is called ‘my property solutions limited’ so that Lawsons and Daughters did not have to bear any legal ramifications if things go south, but run if you see this agency.

When people say that not everyone in business is genuine these lying , stealing scum are who people are referring to. They go out of their way to lie and steal and will do everything they can to keep your deposit.<br>So if you have a strange wish to not only have your deposit stolen but to also go through unnecessary headache and drama then please do work with these people. But if you want good ethical business with good ethical people then stay far far away from these people. Take a couple minutes and read through the reviews before deciding to do ANY business with these people.

They didn’t register my deposit and then falsified damage reports to keep my money. This is an illegal operation with intent to steal my deposit and keep it for themselves. They are very unprofessional. If you are a seller, I would suggest do not use them. If you really want to, try using their service as a buyer first before you sign the contract with them. If you are a buyer, I guess you have to choice but to use their service if you want to buy a property they are selling. Make sure you double or triple check appointments with them before hand to avoid any disappointment. Also, always remind yourself that if you want to buy the property you will have to deal with them. Just remember do not use them to sell you property in the future.
I booked an appointment for a flat on 10am 27th Jul. The agent emailed me in the afternoon of 25th Jul and I replied their email to confirm my attendance 2 minutes after I got their email. But at 10am 27th Jul, when I arrived at the flat, there was no one. I called the agent, who then decided to drive to the flat after getting my call. The agent took 38 minutes to arrive but without a key to let me into the flat. To be honest, sometimes when you buy flats with tenants living in them, it can be tricky to schedule appointment or things can happen during the viewing. But this is the first time the agent is almost 40 minutes late and I was not notified beforehand. I had to call him 4 times from 10am to 10:39am. When the agent finally arrived, he was OK although not giving me any solution. He explained the situation, asked me to make a complain. But one thing I find very unprofessional was that, he tried to irritate me. It was both me and my husband there for the viewing, he was only talking to me, trying to irritate me so I increased my voice. Then he accused me of shouting at him, not sure if this is to give them an excuse for their extremely bad service.

The agent took 38 minutes to arrive but without a key to let me into the flat. To be honest, sometimes when you buy flats with tenants living in them, it can be tricky to schedule appointment or things can happen during the viewing. But this is the first time the agent is almost 40 minutes late and I was not notified beforehand. I had to call him 4 times from 10am to 10:39am. When the agent finally arrived, he was OK although not giving me any solution. He explained the situation, asked me to make a complain. But one thing I find very unprofessional was that, he tried to irritate me. It was both me and my husband there for the viewing, he was only talking to me, trying to irritate me so I increased my voice. Then he accused me of shouting at him, not sure if this is to give them an excuse for their extremely bad service.

Extremely poor service, I wouldn't even try contacting them again, they made appoint and not contacting you and just before the appointment they told me it's cancelled and come next week Thursday. Not recommended working with them.

A group of us rented a property from them in Putney about a decade ago. Two of us within the same property reported mould issues. One of their agents, Sanjay, if I recall correctly, told us to sleep with the window open and that our exhaling was the cause.<br><br>He was both abusive and aggressive.<br><br>After today's ruling regarding the tragic case of Awaab Ishak which should set a precedent that this type of ignorance, laziness and incompetence should never be tolerated.

Lawsons & Daughters have been managing my flat since 2014. While there was a hiccup with them at the beginning (with an employee who I believe was then let go for misconduct), once that was smoothed out everything went well and I have been very happy with their services since then. They are friendly and very professional and I would highly recommend them for property management.

very unprofessional people! I never got my deposit back! They asked me for any kind of documents and everytime I gave to them the following day they were saying the lost them or the could not find them. They were always making an excuse to not give back the deposit. Absolutely frastruating and irritanting! A real ripoff!

Poor customer service.. unfortunately we having lots troubles with the agency waiting to end my contract ASAP and move out after sorting it lots issues .<br><br>However I would say Giovanna Saif and Kash been always helpful with us many thanks to these three heroes.<br><br>Their director danan tried kicked out and determinate our contract without any notice or for any reason due to be complaining about bed bugs that we been suffering from since we moved in .<br><br>Sorry but I had to leave 1 star ??????

Lawson and Daughters are incredibly nice at the beginning of every contract but when my client faced financial difficulties and was late in paying the rent, they charged them extortionate fees. Even worse when it comes to leaving the property as it is extremely difficult to get their deposit backs. Danan who is one of the directors of the company is the person who leads by bad example of his employees by deliberately charging ilegal fees. They also refused to send a boiler engineer to repair the property during winter until the rent was paid up. I WOULD NOT RECOMMEND THIS AGENCY TO ANYONE

If there is a zero start I would give them zero. Very unprofessional estate agents. Moved out of the property and still waiting for the deposit back. Everytime I tried to contact them they say talk to Brian, George etc etc.<br>I have provided all the final paid bills. Still they didn’t release the deposit.<br>Very unprofessional. I’m going to report this company.<br>Without any prove they can’t hold the deposit.<br>Please think twice before you use this company.

Illegally evicted me from my property and change the locks on my door when I wasn't home and cleared all my stuff out of the property without telling me and threw it in the rubbish and also took my hamsters and now wont tell me what they have some with all my stuff,horrible agency horrible people I highly recommend that nobody in there right mind should use this agency
