I have let my property through Leaders for several years now, and I have to say that I have always been very satisfied with the service I have received. Recently, there has been several issues that have arisen regarding the maintenance of my property, and I have to say that Leon Parker and his team at Horsham have dealt with the situation admirably. I would have no hesitation in recommending Horsham Leaders to anyone.<br><br>Update: 19th February 2026.<br>I would just like to mention that after almost 26 years of letting my property, largely through Leaders, I have decided that the time has come for me to sell the property.<br>I must mention special thanks to Kerry Walton and her team for their hard work and dedication in helping me with numerous legal matters over the years and to David Saunders for his hard work and dedication in assisting me with the sale. It's my second time ever renting, Leaders seemed friendly and transparent, only when my partner and I moved in, we saw the entire place was a mess! Nothing had been cleaned.
We then discovered the whole place had been freshly painted over only to hide BLACK MOULD from all the bedroom walls upstairs.
Not only would the mould grow back within days no matter what treatments we put on the walls, there was also a whistling sound in the bedroom whenever it was windy. We found out that the top part of the wall was falling away from the entire building!! There was a gap large enough to let birds through!
We were told nothing could be done. We couldn't move out, we couldn't ask for repairs to be done, nothing at all. I ended up in hospital multiple times because of the mould. Leaders acted dumb, so did the landlord. They knew it was a dangerous flat and they still took our money and let us move in there.
My partner and I had to abandon the upstairs completely as it was too dangerous and we slept in the lounge with all furniture pulled far away from the walls. It was the worst experience. Clothes were ruined, furniture was ruined, I couldn't believe how badly this was all handled.
Absolutely disgusting. And when we did manage to move out, they wanted to dispute the deposit in order to tackle the mould that was there before we moved in!

Unfortunately, our experience after completing the purchase was disappointing. On the day we moved in, we were not provided with the garage key, which meant we had to store everything in our living room — including bicycles — making the move unnecessarily stressful and impractical.
What made the situation worse was how difficult it was to get in touch with the sales team afterwards. It took six days for us to finally receive the garage key. In our view, this is not an acceptable or normal procedure when buying a house, especially after completion and move-in.
The one positive aspect of our experience was Natalya, who was genuinely kind, helpful, and professional throughout. Her support stood out and is appreciated.
Overall, the post-sale handling needs significant improvement.

I had a bad experience in an another agency like speaking rude, I was really disappointed and difficult to find a house at last minute. Then I got a call from leaders and saying we have a flat if I like it they will arrange a viewing the property. I was very happy and viewed the property. Tamzen Hoather was the one who callled me and showed me the house. Same day she showed me two houses, I liked the first one and I was very happy to see the flat with her, because she was very polite and straightforward. She explained everything clearly and very kind. I told about my situation so she tired to get the flat for me, after two days the flat landlord accepted us. At the moment we finished all the process , through this process whenever I called leaders she and her colleague Amy was so helpful and kind to me. Having only 6 days to vacate my current rent, I woke up early morning on a Tuesday and moved from one Letting office to another here in Horsham. They all took my contact details and made promises but Leaders was the only one who contacted me and helped me secure a new apartment within this 6 days.
They considered my work time and made adjustments to suit me and ensured I had a smooth transition.

Absolutely would not recommend – avoid if you can
The reason I’ve changed my review is because of how poorly we were treated after signing the contract. Our experience with Leaders in Horsham (ref: 1 Park Terrace East Mews) was nothing short of awful, and I would never recommend them to anyone.
After the fire at the local DIY store just two doors down from our property, we were forced to vacate due to the overwhelming smell and fumes. Our neighbour, who also rented through Leaders, had to do the same. When we tried contacting Leaders via their out-of-hours emergency line, it was completely useless. I was told that the managers couldn’t speak to me because it would be considered "overtime" – an actual emergency, and they refused to help.
Thankfully, the local council stepped in and put us in a hotel for three nights. Leaders never called to check in on us, never offered support, and left all the chasing to us. There was zero urgency or care shown, either from the agents or the landlords they represent.
We were eventually able to return after weeks away, thanks only to my own insurance company, who had to arrange cleaning and temporary accommodation in an Airbnb. And what was our reward for dealing with all of this? A two-month eviction notice. It’s pretty clear the landlords just wanted to increase the rent – it’s since jumped from £1,475 to £1,600, which is just laughable.
I’m relieved to say we’ve now found a better letting agent in Horsham and can begin to move on from what was a truly stressful and frustrating 10 months. Do yourself a favour and avoid this company at all costs. It's only now that I have received our deposit back that I am able to write my feelings.

I've just needed to effect a short notice move out of a rented apartment in Brighton to one in the Horsham area. Within hours of contacting Amy at Leader's early on a Saturday morning I had a viewing of the apartment. As it was ideal, the rental process was put into effect first thing the following Monday morning and 3 weeks later my rental starts. Just wanted to leave a review for a lady called Louise Mc Evoy who works for Leaders Horsham . From experience Most agents serve the landlord and often over look issues tenants may be experiencing.. This certainly was not the case for this amazing lady (Louise) who went above and beyond to help support us as tenants . Louise was kind and approachable and dealt with all of the issues we experienced both professionally and immediately, communication with was brilliant and very effective and we felt supported by Louise from the moment she kindly got involved . If you are a tenant, avoid using Leaders. Our tenancy ended on 21st April, and our landlady authorised for our deposit to be returned in full on 24th April. However for some unknown reason, Leaders are holding onto it and five weeks later we still haven’t had our deposit returned. We are in the process of raising a dispute with the Tenancy Deposit Scheme to get our money back. Appalling!

Do not use this company, they are just interested in taking your money. We rented a property from Leaders for 2 years and the rental was okay, however we were told that we had to use the No Deposit Scheme which we did not want to do but cost us an additional £1.400.00 (approx) over the rental. When we left there were a few issues which we were aware of and happy to discuss. However once the "Depository" got involved there was no communication. We were told not to ask any questions via the "Depository" but to ring the branch, which we did on many occasions leaving numerous voice-mails or if we did mange to talk to someone they promised to get back to us but never did. So we are now left with a bill of over £700.00 to pay having already paid £1,400.00 over the odds. We were mis-sold the No Deposit Scheme, as admitted by one of Leaders representatives but no consideration given to this at all. So avoid this company if you can unless you want to be ripped off.

Just moving into a property which needed some interior decoration work completed prior. Was initially told carpets being replaced throughout the property. The kitchen was covered in protective sheets which we were not allowed to see properly. We were reassured the kitchen was not being replaced but being refurbished to a good standard. When we viewed the property the day before moving in after the decorators had completed their work, we found that only upstairs carpets had been replaced and the kitchen is in very poor condition with damage and being held together in some areas with tape. There are other multiple, maintenance issues throughout that will need resolving. Georgia was professional, polite and friendly but there was lack of information to manage expectations. If Landlords are paying for a service to a company to manage their property to a good standard, this not what we have experienced as they seemed to be more focused on turning them around to get the tenants in as quickly as possible.

A big thank you to Amy and Josh who provided a seamless service between Tenants reletting the property swiftly while refurbishments were being carried minimising down time. Very clear open communication between us, them and the new Tenants when an unforeseen delay occurred which still enabled the new Tenants to move in on time. Unfortunately my experience with Leaders Horsham branch was been nothing but a headache. As an overseas Landlord I have been paying them for a fully managed service expecting them to do especially that - fully manage my property. How wrong could this be. With missed property inspections and lack of communication when issues arrive leading to damage to my property. This has happened on more than one occasion with email communications taking not just days to respond but sometimes weeks.
As a landlord I want to feel relaxed and confident that my property is being managed as expected and as paid for but unfortunately all I get from this service is stress and frustration. I now have a formal complaint sitting with their Customer Care team and if not resolved I will be taking this further with the TPO and further after that if needed. Do I really need this headache I ask myself, not really but after months and months of total frustration I have no other options.
After raising a complaint and not getting anywhere within Leaders I am now forced to take this to the Property Ombudsman (TPO) for their review.
I am writing this to make readers aware of my experience. As soon as I am able to I will not use Leaders anymore. Would I recommend them - you probably know my answer but I would leave that decision down to you.

It's quite difficult to put into words how absolutely woeful the people at leaders are so all I can do is list some of the standout gems from our time dealing with them:
• Seemingly forgetting which property we lived in
• Confusing the bedroom with the kitchen (hint, the bedroom doesn't have an oven in it)
• Giving less than 24 hours for an inspection and not turning up anyway
• They take so long to arrange repairs that I got a phone call from an electrician a month after I'd moved out
• We tried to arrange for a cleaner and leaders didn't pick up the phone to allow us to collect keys, they then decided to lie and say no one ever called them
All in all they were so consistently terrible that we eventually just started going over their head and going direct to the landlord, effectively undermining the point of their very existence.

I have to put one star because zero stars is not a option. Worst experience of my life. Very bad service, poor communication. In our apartment, the end of the contract. We requested a change of one tenant and an extension of the contract. For more than two months, we have been calling the office, writing e-mails and even visited them in person. No one is able to help us and advise us on what to do. Their answer is always the same: we have to wait what Landlord will say. Really? Is it really that difficult to contact him by phone or e-mail? We have been waiting for more than 2 months. Two months full of stress and uncertainty. This Friday we have to give a two-month notice in the apartment, even one of the tenants wants to stay in the apartment, because we don't want to pay extra fees.

18 months on and we are back house hunting ???? This time I need to give a massive shout out to Samantha Foster in the Lettings Dept. She is that rare thing: a non-jaded agent who goes the extra mile and more. Honestly, I could not be more grateful. She has single-handedly restored my faith in estate agents in this nationally brutal rental market where so many agents are prioritising the fees they are going to earn due to increased rents, 12 month lets (because a short "longterm" let means they can earn more through the re-letting process), and unrealistic landlord whims, all of which go to destroy tenants' security and well-being even when they are the most ocd and reliable of perfect tenants. From my children and I, thank you, Sam ???? You're the best.

What a lovely and charming young Lady. Amazing from the start to the end. This is kind of person who will go 10 miles for you in order to make you happy and accommodated
She welcome us at the property and showed around without rushing and being able to answer every single question.
She comes across as a person with outstanding customers service. She was able to replay to every single email within hours and speak with Landlord on our behalf in regards to our requests. Nothing was too much trouble and she always available if I phoned her.
Even after let has been agree she kept us posted in regards to the referencing and work progress on the property. Such a pleasure to work with from the first viewing to moving in.

The staff at the Horsham office were friendly and helpful but unfortunately they rented to us a property of substandard quality which after 5 months we are being allowed to vacate early as its a health hazard. After 5 months of problems where the Romans Group staff were much less helpful and pretty much entirely useless where we were left to deal with an increasing difficult cold damp issue that was caused by a shoddy renovation actioned by Romans (who own leaders) we have incurred significant property damage along with health complications which caused a trip to the hospital and missed days of work all to be offered the insulting compensation of £75 which doesn't even cover 1 of my missed work days.

*Update for end of tenancy at end of review* I wouldn't like to be overly critical of anything but I feel the communication between departments within leaders is extremely poor. At one stage we were told our water rates were included within the rent. The day before moving in we are told it's not.
We were emailed relevant safety certificates, none were attached.
We were told we could move in on a certain day, only to get an email the week before saying we won't be able to gain access. Considering we had hired a van for this date, that wasn't the news we were hoping for.
Then....again on the day before we are due to move in, we receive an email telling us the property manager wants to paint the bedroom. Can these things not be determined sooner? Surely the day of moving in could have been moved slightly later to allow this painting to happen or the decision to paint the room made sooner therefore not affecting our tenancy or moving date.
At the initial stage of enquiry, you get bombarded with phone calls-probably with the focus on securing a holding fee. Once we agree to take the place, the emails were non stop with paperwork, it feels this could have been done in a more structured manner.
The saying a first impression is a lasting impression certainly has given me doubts about leaders for future use and the fact 99% of their replies to negative comments are copy and paste jobs makes me feel not a lot will change going forward.
**Update during tenancy**
We were called whilst I was at work. I missed the call, no voicemail was left. I then receive an email indicating that I'm being reminded of my property inspection in 2 days time. We had not been informed of this. I asked about the initial booking and they replied with, " we have attempted to contact you numerous times." You haven't it was once.
They tell us the inspection will take place between 9-10am on Thursday. It reaches 11.10 and nobody has arrived. I call them. They tell me the lady has gone sick. I certainly hope she gets better and wish her well.
The issue here is that the team didn't bother to inform us that there would no be no visit. Will they reimburse me for lost earnings today? I doubt it.
Steer clear of this letting agent. Professional conduct does not exist.
**Update after tenancy ends**
Not only do they take a rent payment for when we no longer live there but they also take a payment for a leaders membership scheme and charge us an extra days rent for some reason. The team, all except for the young man that eventually sorted it for us were so clueless as to what was happening. The total lack of training and communication between them all is so bad. Do not use Leaders whether you are a landlord looking for tenants or a tenant looking for a new place to live. They are by far the worst estate agent I have ever dealt with.

Actually I was asked to help let a property for a friend from abroad who was accompanying the children to study in England. I was turned down by a couple of agents for different reasons until I came across a property listed by Leaders. Jasmine Barnes was the main contact and she was very helpful and responsive. I want to lead this updated review with a massive thank you to Joshua and Josh at the Horsham Leaders - estate agency services. I doubt we would have completed on this property had it not been for their professionalism and for keeping the sales momentum going at times when the solicitors were hard to reach and uncommunicative. They were always accessible, helpful, friendly and professional. Most importantly they were effective and we crossed the line, again thanks to their last minute intervention when it was looking increasingly likely we would not complete on time. Brilliant service guys, thankyou and well done.
This has proven to me that both sides of Leaders - lettings and sales are quite simply fantastic. I will sell further properties we own through them and continue to use them for lettings. Brilliant gold star service.

We have been with Leaders as landlords for years now and they do an excellent job at the Horsham branch getting good tenants for our properties. Of equal importance they are always there to offer advice and guidance to the many questions I always have up my sleeve. Chloe in particular at Horsham is always friendly, dispensing wise and clearly experienced advice with a smile on her face and I love the fact that on some days dogs are welcome in the office. I never worry about getting a tenant with Leaders Horsham - they always deliver, are supportive, friendly and never take your custom for granted. Our flats are on the market for a matter of days and then a tenant comes forward so we don't have long periods of time without rent. Why would we go anywhere else? Another lettings agent would not come close!

The service Sam have provided us, has been to a very high standard. I have found that no question has been a issue or a problem for Sam. Sam has gone out of her way to make sure everything has gone smooth for us and even let us know when she was due to be out the office. I have not received this level of service before. I found that the last agent we used, would not give us the time of day and found that asking questions was the last thing they wanted to deal with. I was with leaders one year and they were very responsive with any kind of water issues or anything. Their maintenance department is excellent. However it’s the letting department that has much to leave desired. I had put a weeks deposit on a rental property recently advertised by leaders. I had signed a contract which I thought was also a rental contract. I received a call a day after signing that the Landlord had decided to sell her house. I had already put my notice in where I live currently. I was devastated as I had already booked a moving company and put in my notice. I was told that I did not sign the rental contract and that comes much closer to the date. I ran this by the citizens advice bureau this was correct. I think this is because if there’s any issues they’re not held responsible. But you could be homeless, even when you are a full-time working professional like myself. I have pets and was looking for a pet friendly property with a garden. These properties are not easy to come by. I was worried as I had put my notice in already but luckily I was able to rescind it.
Today I got an email from the same Letting Agent saying in her email how excited I must be to be moving into my new place tomorrow! It talked about the keys and picking up and everything. Obviously meant for someone else. It said at the bottom to give a review on Google so I thought I would just do that. I think that sometimes there’s a lot of disorganization as should not be a property listed that is going to be sold. My point here is that they let me down and even after that I have not been placed on the priority list for a new property despite this property following through with all my reference criteria and everything was met.I was also on the list to receive notifications about pet friendly properties and there have been a few that have come up and have not received any notifications. Then when I called after seeing it on Zoopla, the agent told me that it’s already been let and they didn’t think I would like the property because Landlord wasn’t willing to do anything to it. And the two agents were busy that afternoon so they couldn’t let me know about this property at two other people knew about it.I said that it would’ve been nice to decide this for myself.. I don’t think this is very good service when they know my situation and I’m looking for a place for pets & the garden.
The best thing about Leaders is a no deposit option but be careful as at the end of your tenancy they both try and find things that they want you to pay for. If you are very passive you’ll probably end up paying out a lot of money but I made sure that these things are reasonable and did not have to pay anything. The house I was originally supposed to move in after this one had a flood in it so I couldn’t move in. I had 10 days grace I had allowed with the property I was in and leaders pressured me to move out when there’s nowhere to go and during Covid. And they knew I didn’t have a property and I had a pet. This is illegal to do and they knew I was a good tenant and professional and could not foresee the circumstances. Thank goodness they did extend the tenancy for me as I only needed it for another week and found another property. But it’s very stressful during this time having them say to me I need to be out by noon without having a property found and they didn’t help me find one.
Hoping others have more pleasant experiences.

Leaders failed to market my property correctly and informed potential buyers it was much lower. They failed to progress my sale in a timely manner and failed to communicate delays to the chain. They effectively put me on hold for nearly 2 months causing expensive to myself and my seller next up in the chain. They even failed to follow their own complaints process and didn't respond to a written complaint for 7 weeks. Over 2 months later I am still awaiting a final view point so I can escalate to the Property Ombudsmen / NAEA.

Renting with Leaders was a remarkably painless and stress-free experience! Moving homes is usually difficult, moving countries doubly so. But with Leaders the process was very simple and straightforward. I always knew what was expected of me, all the steps were clearly laid out and there were no nasty surprises at any point.
A big part of that is thanks to Samantha! She was extremely professional and responsive, made sure that I understood what each step would be and was always quick to answer my questions. I never had to doubt or worry about anything for too long :)
I really want to stress how easy the process was for immigrants especially. I've moved countries twice before and I know that finding accommodation before you enter your new country is usually next to impossible. But Leaders were super accommodating and made it not just possible but even enjoyable. For that I am very grateful!

This is our first time using Leaders and the team were amazing in helping us secure a move in the middle of a pandemic and were more than accommodating with questions and help considering we took the property without seeing it.
Leon, the property manager has been nothing but amazing. We had some issues with beeping house alarms and broken boilers and Leon couldn't have been more helpful. He talked us through the online reporting system and then was immediately onto rectifying the issue. There was constant contact from him from the start of the reporting process right through to completion and he was always fast and efficient in his replies. He has really helped the stress levels stay low in this household. 10/10 would reccomend.

Leaders have been fantastic throughout, from finding the property we liked, to getting the keys. Annabelle was so friendly and welcoming, and at a particularly busy time in the market, made what could have been a very stressful experience, incredibly easy going. Nothing was too much trouble and all our questions were answered. They genuinely seem to have the best interests of tenants and landlords at heart.
The only small bump in the road was the part of the process not done by Leaders - admin by The Lettings Hub was a bit frustrating. But, Annabelle was there to sort this out very quickly and get things moving again. Also, the Home Move gift box they give out is a really nice touch.
We are now in the extremely capable hands of our Property Manager Charlene who is friendly, responsive and helpful. A great team!

I had quite a few concerns in the beginning but Rebecca and the team went above and beyond to make the move-in process an enjoyable one. There were a couple of stand-out moments for me: 1.) Beware, tenants ! you will have no peace.
As soon as we left for France in June 2020, different contractors had access to the inside of the property without our knowledge or consent prior to the checkout being completed when we were still liable for it.
The checkout done in July, had everything included in it (scratches, stains, black spots on the carpets …), highlighted every tiny flaw with the property and cited remedial steps which would effectively put the property into pristine condition. Also, we realised that the landlords were present at it whereas we were not invited to attend it or have a third party representing us.
In addition, once we were settled in the property in September 2016, it was dealt with by property managers at Leaders who were clearly on the landlord's side and behaved in an unprofessional, bullying and unethical manner. They increased our rent in September 2019 by 5% and tried again to increase it unfairly in June 2020; we refused, so, they wanted to put back the tenancy on a 12-month fixed term contract, (we had been on a periodic contract for a year). Then, without going into too much detail, the number of emails we had to exchange with them is unbelievable due to problems with the house.
In the end, we had to go through the adjudication process with TDS and we won our whole deposit back.
In conclusion, I’m putting one star but if I could I would put none. Also, I’m amazed by the number of positive reviews that there are here. Based on my experience, I believe that they can only be fake, or made by landlords…Cécile Godinot

Overall several years I have been dealing with Jake Fisher and would like to place on record my appreciation for this help.
Jake is unfailingly polite, knowledgeable and helpful. He is willing to assist and resolve any issues that occur if he possible can. If he is unavailable and I leave a message, he will always ring back and I do not have to keep calling. My decision to keep my properties with Leaders is largely due to the assistance Jake provides.
I am well aware of the service some of my friends receive from agents. I also have commercial properties so my experience is not limited to Leaders.
Jake is always cheerful and, in my opinion, he is an asset to the company.

I’m a landlord and have used leaders for several years. Despite paying for their premier rent guarantee from the outset, as soon as Covid 19 hit leaders moved the goalposts and have reneged on their original agreement, changing it to exclude pandemics, although still charging for the service. Furthermore they have been slow to respond to any enquiry. Very frustrating and feel very let down when they should be stepping up to the mark and proving their worth.

We have worked with Leaders for a number of years. Initially as tenants in a property managed by them; and then for the last 10 years + we have used them to manage our own property whilst we are based overseas. The service provided has always been excellent, from the aspect of tenant and owner.
Most recently Leaders, and Jake Fisher specifically, have overseen the refurbishment of the backroom and kitchen in our leased property. Help included getting a number of quotes for us to review, setting up alternative accommodation for our tenant, and finally acting as project manager to oversee the work to successful completion.
I am very happy with the services provided. This relieves us of a significant worry whilst working overseas.

After having a really really bad experience with Leaders 7 years ago I was really worried about using them again. But I received really great service from Jake, I had a few issues when I moved into my new flat and Jake helped me with all of them quickly and effieciently and in a really polite and professional manner. Overall I have been please with Leaders this time around, but Jake and Chloe are assets to the team and have changed my mind about Leaders. Well done to you both, and thankyou.

Professional, reasonably thorough and we would use them again. Everything was well explained and prompt. We are giving 4 rather than 5 stars because we felt there was a lack of support after the rental went through. Perhaps there is a grey area there that needs to be resolved between the estate agents and landlords. Where does the responsibility of one end and the other begin?

The service we received from Leaders, and specifically from Annabel, was very good. All my calls were always returned promptly and my questions and queries always responded to in full. Annabel was cheerful, helpful and very informative. Unfortunately Leaders outsource all the paperwork and references to a third party and the service we received from them was sadly not of the same standard we received from the branch.

Fantastic service from Emma at Leaders in Horsham. Nothing was ever too much trouble and she did exactly what she said she was going to do and always quickly and efficiently.
Also Lucie in Worthing who handled the dealings with the solicitors was fabulous.
Overall I’m extremely happy with their wonderful service and wouldn’t hesitate to recommend the staff at Horsham !!
