I was with a company called Lock 8 in Colindale and it then got taken over by Fraser and co. Initially I did not have a good experience until Robert Bizgan took over the management of Fraser and co in Colindale. Since then the service has massively improved!! He is very professional, knowledgeable, helpful & would communicate everything to me so I know what was going on. Nothing was too much for him and you could tell he was genuine & full heartedly trying his best to help to get things fixed at the property as well as source the right tenant for us. Exceptionally good and reliable service. Robert went above and beyond what I was reasonably expecting.
He was realistic and honest about how long it was likely to take and what the rent would be.
He actually got me a very good professional tenant within a week, just before Christmas!, which is incredible.
He was open about what fees they charge and the associated service. No pressure sales at all.
Robert also helped me quickly get a reliable trades person to carry out required repairs and liaised with the tradesman on my behalf at no additional cost

[Update on July 23] DPS gave us almost the whole deposit (amount in dispute) back! Deducted a minor sum for a minor fix. So please be careful about the unfair practises by the agency and fight for the deposit if you think they're adding unnecessary charges/deductions. Please read the whole review to learn about our horrible experience.
We are extremely disappointed with the Fraser and Co. Colindale branch! They are trying deduct almost our entire deposit. Despite renewing our lease and accepting a rent increase, several problems were not addressed. Damaged items in the apartment, documented in the move-in inspection report, were never repaired or replaced despite repeated requests. Upon leaving after 1.5 years, we used their recommended cleaners for a deep clean, but were charged extra without receipts, which we reluctantly agreed to. Additionally, we agreed to pay for minor damage repairs. However, they are now trying to unfairly deduct unreasonable charges from our deposit, even for documented pre-existing damage. We have shown them the inspection report, but they are ignoring the evidence. Instead of reasonable repairs for minor damages, they are proposing extensive and unnecessary work throughout the entire apartment. It seems they are attempting to charge us for a complete renovation of an old flat with worn-out furniture and floors. This is unacceptable, and it appears we are not the only tenants who have faced such issues with this agency. I am now forced to raise a dispute with the desposit scheme to force Fraser & Co. to return my deposit!

Complete SCAMMERS and very unprofessional agency. They chase you until you move out and stop responding to your messages after you move out. Trying to rip you off for non-existent “damages” for which they don’t provide proof of expenses. It’s been now been more than 3 months couldn’t get my deposit back! Shame on you . I am the landlord an apartment in Bellow House, Frasers kept changing staffs to monitor my account, they didn’t collect the rental as the tenancy contract stated for increment nor the final payment, the shortage has been taking a year and still not resolved.
They used my money without my consent to solve the heating issue of the apartment.
For vacating, it has been taking two months and it comes to the end of the contract now, I am still waiting for their response.
The only one tried to help is Edward but he is always too busy to response either.

Most of the end of tenancy charges are unfair (requesting nearly £300 deductions for mainly wear & tear after 3 years living in the property). Unreasonable asking and trying to pressure tenants into accepting the deduction after taking 2+ weeks to review the inventory check out report that was generated the day after vacating the property. Rabia refuses to review our comments and hides behind TDS, forcing us to raise a dispute with them after 3+ weeks of submitting comments to them. Will report the company to TDS, as they are refusing to review/consider and negotiate.

The experience was just easy! We viewed a house that wasn’t really for us but the agents kept our information and literally the next day called us in for a new place to view that fit our criteria. Stephan was very swift with the arrangements and a contract was drawn up in very few days. Sami very kindly read through and explained the terminology in the contract for us first time renters. Every question we had was answered with sincerity and care hence why the process was so quick. They are nothing if not nice and efficient and very good at open communication. We’ve had a lot of viewings at different agencies this summer but Lock 8 (now Fraser and Co) has been the best. Jeyda and Sami made sure our renting process was easy, efficient, and stress-free. They also care about the tenants and address our issues very promptly. I have to say that Colindale is such a lovely place to live and the Lock 8 team make it even better!

Today, the moving out day, the boss found me and my daughter hard to carry lots of luggages by tube, and was nice to take us to London Euston Train Station. What an impressive and kind person. They’ve been very efficient and helpful, they work on weekends too, helped us get tenants in within a week. They charged us commission of one year’s rent up front tho even we just got 6 months rent from overseas tenants, not sure if that’s how agents work? But overall, very helpful!

I would say They’re one of the best. I request Saturday night for one of the property for viewing and Sunday morning they quickly responded back and told us we can do viewing on Sunday even. They’re open on Sunday’s as well. That’s good thing for the professional people. We viewed property Sunday and within 5 days everything worked out and less then seven days I got the keys. They are very helpful for paper work and they gives you guidelines for other things. They also helps you to find property in your budget at good location.

Lock8 generally provides a good service to landlords but there are several areas where improvements could be made; such as more frequent updates on the status of credit checks and viewings conducted. Also had an issue with the dating of a contract but this issue was remedied relatively quickly upon notifying the agent of the mistake. The rates offered are relatively competitive compared to others in the area and Mustapha is always there to give a dedicated, personalised service! Thank you again for your hard work boys!

Meeting Lock 8 Estate agents has been a blessing. We turned up without an appointment and Mustafa was ever so helpful, took us to view a property and took time to answer our questions. TL;DR: Everything were successful and I'm quite happy with the offer, however, Lock8estates should significantly improve their service, processes and transparency.
Details:
- Initially, everything started pretty well. I had a viewing, I didn't like the property and the agent (Zine-Eddine) asked me on my preferences. Once I told them, they proposed another property straight away [Things could be done better, if they ask before the viewing, not after]
- When I decided to go with the offer, Lock8estates proposed me to make a reservation payment (that's fine) and then to make the full payment (deposit + first month) before signing the contract. That looked like a scam, tbh.
- Then we had backs and forths with signing the contract. It took around a week to do everything. And even then Lock8estates didn't send me a normal docu-sign link, rather I needed to do it myself!
- Finally, only 10 days after I moved in I received my inventory check-list

Worse I ever dealt with !!!
Agent Zine-Eddine Medjaoud is totally incompetent for his job and has no idea what it means to be an agent.
I had a viewing in one of their property more than week ago.I send the offer via him to the landlord 1 hour after our viewing.Their price of £2500 was very high anyway like for 3bedroom(they said it’s 4bedroom in advert as they count living room as a room.Other Agencies that same house advert as 3 bedroom)but never mind.
After sending my offer of £2200 and happy to sign contract for 2-3 years) even then I didn’t get any respond so I called him the next day later afternoon and I asked if he got any respond from the landlord.He said “yes I actually got it in the morning”.....what!?and no time to informed me??!! I said fine and asked him what I’d the answer.He said: “landlord is very happy about your family but need to put higher offer around £2400 to the landlord”,so I did it as I like this house a lot.
I asked to let me know ASAP with answer as I need to organise everything.Unfortunately no respond since then.
Absolutely ignored me,my time and my emails!
If he have any manners at all,he should at least respond kindly yes or no,that’s it.
We use other agency in the meantime which is absolutely amazing.
Agent is contacting me about everything and replying on my message very quickly so I know that you can be professional if you want but in this case he probably had some private reasons why he ignored me,my husband and my child.
Avoid ! We have other Agencies in London which is much better and professional.

The team was accomodative enough to all my requests for property viewing and the BEST part is that they are open even on sundays, which really turns out to be a convenient option for working professionals.
