It's all become real because of two agents from Acorn Properties, Phil and Paul.
Before I met these guys, I had already had some experience with other agencies (I had been looking for a house for a few months).
These guys are real professionals who understand their clients' needs and help them achieve their goals.

I had a very disappointing experience renting through this agency and would strongly advise others to stay far away.
Throughout the entire tenancy, it was very clear that the agency prioritised the landlord’s interests over the tenant’s, to an unacceptable degree. The letting manager and property manager were consistently unprofessional, rude, and extremely disrespectful. Communication was poor, issues were dismissed, and concerns were met with attitude rather than support. At times, the behaviour was genuinely shocking.
Promises made at the start of the tenancy turned out to be misleading or outright false. We were effectively sold the tenancy on lies, then locked into an agreement where the agency became completely unhelpful once the paperwork was signed. Any problems raised during the tenancy were either ignored or handled in a way that clearly favoured the landlord, regardless of fairness or reason.
I am not surprised to see that the same staff members have been mentioned repeatedly in previous reviews… unfortunately, my experience reflects those complaints exactly.
If you are looking for fair treatment, professionalism, and honest communication, do not use this agency. Save yourself the stress, frustration, and disappointment.

Acorn Colindale has just completed the sale of a property that had belonged to a late family member. Paul Harwood dealt with our account and was fantastic from start to finish. They were one of the local Agents we used for valuation for Probate and it was clear then that they knew the local market better than some of the others that we contacted. On the sale itself, Paul offered realistic, insightful advice from the outset, including on valuation. Whereas others appeared to be suggesting unrealistic and inflated values, Paul's valuation attracted genuine interest in the property from the outset. His support through the process was then first-class, providing regular updates on progress and advice on a variety of topics. I doubt I will need to use the services of a local agent again but if I did I would have no qualms about using or recommending Paul and Acorn.

I rented with Accorn properties from September 2023 to September 2025 and after two very poor experiences with landlords and letting agencies in London Acorn Properties was a much needed breath of fresh air. We first went for a viewing of a different property than the one we ended up with but Acorn kept us in the loop and recommend us the flat we ended up living in, they didn't have to do this but they care about the people they deal with. During our tenancy although nothing severe ever happened they were always quick with responding and attending to fix whatever needed fixing. Then when the time came to move out they didn't over flood the flat with possible new tenants instead they had two well organised viewings and later on helped us in communicating with the new tenants about selling some of our furniture to them. All in all we had a very good time renting from Acorn Properties and an extra special thank you to Roisin who was our first person of contact.

I have been renting in the UK for over 10 years and never experienced such poor treatment from an estate agent. Unfortunately, this office has shown little respect for tenants’ rights.
• Maintenance issues were ignored for weeks, despite repeated calls and emails.
• Staff, particularly Holly, were consistently rude and unhelpful.
• On one occasion, I even caught them entering the property without giving notice, which is unacceptable.
• When I moved out, I hired a professional cleaning company for £250. Despite this, they still charged me an additional £490 for “deep cleaning,” which felt completely unreasonable.
My experience has been very disappointing. In my opinion, this agency makes promises it does not keep, and the way tenants are treated is unfair. I strongly suggest looking elsewhere to avoid the same frustration.

I moved to Acorn after I wasn’t impressed with another local agent. From the outset I wanted to ensure they truly understood my property and knew every last detail that only the owner knows and wants shared with buyers. They absolutely delivered on this, communication was excellent throughout and I felt the standard of customer service was very high. I’m sure the buyers also felt the same when they realise that Acorn know the properties well rather than hosting a slightly subdued viewing. Additionally, as Acorn are a local agent they know the Colindale area brilliantly and can highlight all the benefits. Their photography and sales pack was also great, including drone photography. Having originally met the owner Jed, his experience was paramount and expert to ensure every detail of the listing was perfect and reflected what buyers actually look at or ignore. They found a buyer within 4 weeks of it going on the market and held my hand throughout the process, kept the buyer engaged and helped me to chase up solicitors both sides when needed. I’d absolutely recommend them for your property sale, as a bonus their fee is competitive too.

Horrible experience, I went to see a flat and the girl that had to show me it was sooo rude, ruling even her eyes when ever we asked anything, very uncomfortable moment… however the flat was ok and we decided to fill up the form to rent and can u imagine what they did? They increased the price, £200 more without any notification, just because the flat was having many viewing they decided to increase it, a fourth floor flat without lift and asking for £1400….. wouldn’t recommend this people at all, They wastage my time.

Rented a place from them for two years and only experienced poor management and very low care towards us as clients. We were without a working living room light for a month. We had moss growing in the bathroom as the bathroom ventilation wasn't working to which we were told it's just the way it works. We had the landlord speak extremely aggresively towards us and Acorn only pushed us further. Avoid them at all costs if you have self respect.

After having such bad experiences with Haart, I was so pleased to have Acorn Properties take over managing my property. Despite being a small local company their level of care, attention and expertise beats those commercial estate agents by miles. I was kept in the loop about everything and nothing went ahead without my knowledge or consent - unlike the previous agents I dealt with where I had to keep chasing and emailing and even when I put in a complaint, nothing was done about it.
