Avoid this company, they are thieving bunch of amateurs that lie and try to con you.wjen ever they can.If you rent from these idiots then you will be attempted to be conned out of money at some point. They didn't put our top up deposit in the deposit scheme when they took over the management of oir rented property and claimed we owed the money, but gave them proof that it had been paid via bank statements and suddenly it was found and this was the so called Director what a joke .They even tried to get us to bring in cash for an upgrade from washer to washer dryer despite the landlord agreeing to supply a washer dryer when the property was supplied with it. They are con merchants and you will be stung, lied to and stabbed in the back, all whilst they smile to your face. AVOID AVOID AVOID AT ALL COST. They are useless and don't give a damm about you, only money. Each team member are fraudsters and they use drug dealers as property maintenance. Wouldn't let them in if you already rent from them. My advice? Avoid and rent from one of the other many rental agents about. *** UPDATE ***... Firstly wife has never done a review, secondly, iriversable damage? Don't think so ,landlord was very happy when we left with the condition of property, thirdly... Bad character? You only met me twice, totalling all bar of 2 minutes, and you only say this because of a bad review some 6 months on lol Not heared a word in 6 months and landlord still keeps in touch and states also there was no damage and furthermore, the deposit was not award back to us, as planned it covered the last month's rent we owed. Stop trying to blame tenants for your total incompetence at trying to run a business and your staffs utter lies and attempts of fraud, oh and to mention a VERY successful business below us? The business is about to be dissolved at Company House, so not as successful as you make out is it Richard....and anyone can look up Drizzys on there and see for themselves, and then realise everything you have said about us is pure lies, your a Pratt Richard, maybe instead of buying your pathetic title of Lord you should of looked on the list and bought the title of Pratt, far more suitable.

Right Richard Crosby with reference to Ur reply to my husband's review firstly get Ur facts right I have NEVEE done a review on urselves, secondly, we withheld the final months rent due to being informed u have a habit of not giving deposits back therefore given the deposit and rent was the same u got the final months rent via the deposit scheme as planned ( which all proof can be provided) thirdly irreversible damage???? This appears to be a habit of URS when a tenant has moved out if this is the case why remained in contact with both previous landlords of which both have given us exceptional references and of the property u mention y did the latest landlord request us to stay if the property had so much damage I don't think so we have photos and a video and still do of the property from the day we left & there is NO irreversible damage or damage done to that property so I suggest u get Ur facts right maybe this is because the landlord didn't want u dealing with his property anymore and if we decided to stay we were only to deal & pay him......as for shop below u call that a successful business when it's already been taken over, wish I could talk out of my backside like u it's a raw talent and all the reviews can't be wrong but any bad review ull turn it bk on them to be horrible!!!!! Also if this is true then y have we not heard from anyone in 5 months????!!! Since WE gave u notice and this has only been said since my husband's review??!!! Lies all of it and u know it....

There's a drip in my property. Water is pissing through the window and previously through the ceiling light. The gulleys were cleaned but the issue persists and they have put my rent up before sorting the issue. As others have said, please avoid if you can. I've heard other stories in and around town from speaking to people in local shops about how bad Lovett's is. Unfortunately for them, I am very persistent, and if like the previous reviewer they try to keep hold of MY deposit when I leave, well they are in for some fun ???? AVOID AT ALL COSTS!!!! After I left the property clean, I was hit with a cleaning bill. As I disputed this, the Deposit Protection Service had to be involved - Luckily, I had taken photos/sent messages, as evidence beforehand to prove that it was already in a ridiculously filthy state. Obviously, I got my full deposit back but I had to fight for it.
Honestly, I wonder how the people that work at Lovetts can live with themselves, purposefully attempting to fleece unsuspecting tenants, as a career. And all behind your back, with a smile on their faces. ABSOLUTELY DISGUSTING CONDUCT. WILL BE REPORTING THEM.
Update - I've also heard others complaining about Lovetts, so I'm far from the only one.

Bailey who works in the office has found us a lovely Tenant and got him moved in so the property wasn't vacant for too long.
Bailey was very professional, he checked in with us every day updating us with progress and advising us on everything we needed to do, making the whole process stress-free.

“I have been using Lovett’s rental services from 2000 when we bought an apartment in Broadstairs. As we moved abroad thereafter we rented out the flat which was managed initially by Gail Thatcher, an efficient, caring woman beyond description. I still miss her letters with the latest updates in Broadstairs weather and her wry insights into life! She was ably followed by Richard Crosby who seamlessly took over the helm where he continues to steer the ship to success. Richard is a gentleman and has managed the vicissitudes of the property business with professionalism, acumen, care and equanimity. He has not been fazed by failed attempts to sell, to rent, differing viewpoints of co-owners, council tax or exploding boilers. Lovetts staff are unfailingly friendly and easy to deal with and procure new tenants with a minimum of fuss, providing a clear report on debits and credits in the account on a monthly basis. All this in my view for a very reasonable fee. Believe me, I would not be ‘behind the door,’ to use an adage, in expressing the contrary view if I felt differently about Lovett’s. Therefore my praise and positive review is real. Based on my experience I couldn’t recommend the company highly enough if you are planning to buy, sell, rent or let out a property in the Thanet area of Kent. Kieran Moore.”

The task of moving can be daunting, especially when experiencing that a number of agents can be unreliable/unresponsive in getting back to you.

Updating my review as i didn't have the time when i posted it,
We have been with this business for quite a while, and after we've got to know that the house in which we were living in was sold, Lovetts were more than helpful with their property offerings at that time, we were able to get a few viewings quite fast which i was impressed by, and we were able to sign the contract very fast and we've moved with a property that they managed again. We had some issues with the boiler at the last property but some people have to understand that the letting agency cannot change things to the property until they get ahold of the property owner. They've contacted her every day until she's been avaliable and the issues were fixed. Greetings to Richard for being available at reasonable times to discuss about the issues that we faced and keep up the good work^¬^

Have been left over 24 hours with no heating or hot water which is illegal.
My boiler was deemed dangerous by an engineer. Something to do with carbon monoxide as well! Didn't have detectors nor smoke alarms for years, until I recently kept on at them.
Issues I've reported over the years have been completely ignored. I've had to fix stuff myself where I can. Property I rent is still damp, roof is leaking, no insulation in the loft, sockets hanging out of walls...many other issues plus the house is in terrible decorative state (were talking artex and woodchip wallpaper) and they are still trying to raise my rent by almost £200 per month.
They also have previously sent repair men to my house which not only did botched jobs but proceeded to flirt with me, stalk me and then harrass me.
Legal standards aren't being met. Basic work isn't being carried out. Staff lie and gaslight. Whole business is a shambles.
Can tell it's one of the budget options for Landlords.
Will be perusing legal action.

Whilst it's clear I hit a nerve with my review, Many of the above issues I am still having. Some stuff has been fixed (more patched up, only to get past the council inspection I arranged) some not. No accountability taken for being left without heat for a week or provided with heaters until I asked umpteen times. It was agreed that my electricity would be paid for that week due to running these electric heaters...Still waiting and they've refused. Still waiting for rent back for that one week my house was uninhabitable too. Whilst maybe the last 7 (not 6) years that I have been here wasn't Lovetts responsibility, they were made aware of many issues over those years and neglected to do anything about. Since they've managed the property, the treatment from the staff has been shocking. Comical that he neglected to address the gaslighting, lying and rudeness from himself and his staff.
I said I'd be happy to pay the increased rent IF and WHEN the house is up to BASIC living standard. If we're talking "Market Value" the whole house needs thousands spent on it.
All in all, many other reviews say the same thing and just a quick Facebook search will tell you all you need to know about this "business" and it's operations.
Looking forward to getting my section 21 soon ????

Would leave 0 star review if it would let me! Very disappointed with the attitude of the senior staff in this agents, no contact made to my elderly grandmother and mother when they requested viewings on a vacant property and then when they chased it up were told the property has been let already despite not having had any emails or communication with my mother, she was obviously upset with the lack of efficiency and questioned why she wasn’t contacted and the owner/manager came out in an abusive manner with no apology and really upset her. Awful customer service especially in a situation where two vulnerable adults are facing homelessness due to landlord selling their property. A little understanding, customer care and some acceptance for the mistake that was made would have been nice.

Lovett's managed my flat when it was rented out and then managed the sale (which was quite complicated due to leasehold and landlord issues) - they have always gone above and beyond to make sure they are doing everything they can to help. Richard was instrumentally in getting some parts of my sale closed and Josef was extremely helpful for all my tenant questions. All for a very reasonable cost as well. I would not hesitate to recommend Lovett's.

This company is sorting a building at Granville Avenue broadstairs and accidentally they hit my cat and broken the back window plus few scratches , they have left a letter and I’ve called few times to discuss this and all they said is I’ll get someone to urgently call you but they never seems to come back to me !
I shouldn’t have to write this review but I’m really angry and upset with what’s happening , hopefully will hear from you with in the next 24 hours!!
