ABSOLUTELY AVOID THIS PLACE.
If there was only zero stars… A couple of weeks ago, water from the men’s toilet on our floor was literally flowing down the stairs and also through elevator shaft. The smell was disgusting, and there was visible sewage which we have to step into to be able to exit. And no - this wasn’t the first time something like this has happened.
We had no choice but to walk through that filthy water just to get out of the office. When I went to reception to ask for the bare minimum - reimbursement for cleaning my shoes - the regional manager, Farah, couldn’t have been more dismissive. Instead of helping, she snapped that they “aren’t liable for damages,” talked down to me like I was her child, and then turned away mid-conversation as if I wasn’t worth her time and said ‘you clearly don’t understand’ then turned her head towards display. This one clearly loves drama, seeing what other residents have to say. Maybe some management or how to deal with people classes... I just wanted to find some base ground as the damage was made from their fault, but they clearly don’t care. I had to spend £30 from my money to clean my shoes.
If this is how management treats people, it tells you everything you need to know.

**BE ALERT! Before renting an office at 17 Hanover Square**
Speaking from my own experience, this building has been one of the most frustrating and poorly managed places I’ve ever worked in. The management felt completely irresponsible, and the manager in particular was extremely rude and dismissive. Sending multiple emails and reminders about urgent issues but she often wouldn’t respond at all, even when the problems were affecting our ability to run our business.
We dealt with a major water leakage from the second-floor bathroom, where filthy water poured into our office and even down to the first floor. It was a disgusting mess, and unbelievably, it took them more than two weeks just to dry the carpets. No temporary workspace, no solution, no urgency — nothing.
From over a month, our office is having problem with lights, and despite reporting it again and again, no one from management has taken any action. Working in the dark is completely unacceptable, yet they still ignore the situation.
On top of that, we’ve been experiencing constant internet problems — even though we pay separately for it — and the service barely works. Security is another huge issue: the main door is often left wide open, allowing anyone to walk in without a card. The lifts are almost always under maintenance, making it a daily struggle just to get to the office.
Overall, based on my experience, the building is mismanaged, unsafe, and completely unreliable. I strongly warn anyone considering renting here to think twice and investigate these issues thoroughly before committing.... Read more

Extremely poor service and zero proactivity
We’ve been renting an office with Regus and honestly, the service has been consistently disappointing. Most of our emails are ignored unless we chase repeatedly, and even then updates are slow. For a paying client, the tone in some of the interactions, both in person and over email, has been surprisingly unprofessional.
Operational issues are constant. One lift is frequently out of order, and the male toilets have had recurring problems, including a full waste-water flood across the floor. We had to demand professional cleaning because this issue has happened before (though not on that scale) and was never properly cleaned.
To make things even worse, they once decided to close all toilets on all floors in our section of the building as a “precaution”. Absolutely wild solution to an ongoing problem.
We’ve also had a lighting issue in one of our offices dragging on for nearly two month. Instead of resolving it, they dropped off a few lamps as if that’s a serious solution. They did offer an alternative office, but it wasn’t workable for our operations. And still no actual resolution.
Even basic essentials like toilet paper take nearly 24 hours to be refilled. How that’s acceptable in a commercial workspace is beyond me.
Overall, the lack of proactivity, slow responses, and poor customer service make this a genuinely frustrating place to operate from. Would not recommend.... Read more

Dear Sir/Madam,
I am submitting a serious complaint regarding the conduct of two reception staff members at Hanover Square.
During my visit today, I was spoken to in an extremely rude, dismissive, and unprofessional manner. One receptionist ignored my initial question, picked up the telephone, and failed to respond until I asked again. This was unnecessary and discourteous. Another receptionist then said to me, “You’ve been here 100 times, just go upstairs,” in a severely disrespectful, underestimating, and dis-honouring tone.
Their behaviour completely ignored basic customer satisfaction, care, and consideration towards me. I felt intimidated, unsupported, and placed under severe and unnecessary pressure.
No one seeking assistance or information should be spoken to or treated in this way. I request that this incident is formally acknowledged, reviewed, and that appropriate action is taken to prevent this from happening again.

Unprofessional and Disorganised Experience
I had an office space with [Sanaee ltd ] and unfortunately, my experience was far from satisfactory. From the start, there were numerous issues that made working with them incredibly frustrating.
First, their communication was poor and inconsistent. I often found myself chasing them for updates or solutions . It actually started giving me mental health issues and I just left in one month’s time .
Customer service was another significant disappointment. Staff were either unavailable, dismissive, or outright rude when I brought up legitimate concerns. Instead of working collaboratively to resolve problems, I often felt ignored or brushed aside.
Ultimately, renting with Sanaee ltd ] turned out to be a regrettable decision. For anyone considering their services, I strongly advise caution and recommend looking elsewhere for a more reliable and professional provider.... Read more

Our company had the great misfortune of working from Regus 17 Hanover, I joined the team after they had been settled to the office for a bit, to me it was apparent that the team their are about making money rather than customer service, although some of the team are lovely! The Community Manager needs to get more training on time keeping, conflict and customer service he doesn't react well if you challenge him. He laughed in the face of directors when they complained about the AC in the office being broken for months this summer, then basically saying take this up with my senior manager, the windows were also locked the toilets were constantly leaking or out of service or disgusting, the kitchens are not tended and dirty they often not cleaned before lunch, hot water boiler is hardly cleaned #Legionella, trash overflowing in the kitchens/ corridors. When you complain regularly you are treated like your the problem. The team will be friendly if you are not a problem, if you are a problem they try to reverse the situation and make out that you are not professional because you are asking simple questions but they get defensive or give vague answers. When you leave make sure you hand all cards back even the ones you have lost and already paid for otherwise they will charge £30+VAT per card, wipe the walls down of marks or they will charge redecoration, don't clean or move furniture as this is included in their restoration fees that you are tied in to as this is part of their agreement. All in all they are out to make ££ off you but not to deliver any kind of customer service in return for this or compensate for problems. They may offer cheaper price for the offices, but you are better going to a provider that will be transparent and honest and communicate with customers.... Read more

The overal service during the rental period was great.
The support team and reception always reacted to our requests like office furniture, repairs etc.
However, I'm deeply dissapointed with how Regus hides fees in the agreements. We received the invoice with restoration fee. This fee is mentioned in the contract, however, the amount of the fee is not shown in the main terms and conditions.
I only found it in the "House Rules". In our case when we received the House Rules document it stated £20 per m2, however, the invoice had higher number - £24/m2 and also increased office surface, which is not correct.
Even though fee increased we were not informed about it. Additionally, the office surface is calculated incorrectly. These resulted in higher charges which are not expected from a good business partner like Regus.... Read more

Regus staff at the office are good they do the best they can but have hands tied, however their accounts and operations teams are simply unprofessional, expect sums debited without approval and fines/charges without reason, accounts department is awful, no one can resolve anything, I have a 2 month issue which is still unresolved due to their incompetence, unfortunately service is getting worse.

The receptionist hardly acknowledged me and just gestured for me to sit down.
