If you want an estate agent that actually knows how to communicate, go with Reeds Rains. We wasted months with Manning, got absolutely nowhere, switched to Reeds Rains, and -shock- our house sold in days.
Manning’s communication was, frankly, a joke. They cancelled viewings without bothering to phone us, never seemed to know what was happening with our property, and we could never get a straight answer about who was even responsible for it. They even gave us information that turned out to be totally wrong—twice.
If I could give them zero stars, I would. The place runs like no one there has the faintest idea what they’re doing.

Codie was absolutely fantastic with the way she supported us through our house moves. Unfortunately, two houses we were buying fell through due to issues in the chain, but Codie kept us up to date with what was going on and she always kept on top of everything to ensure things happened as quickly as possible. The part year has been really challenging for us, we had a newborn baby and had to move into my in-laws house whilst we waited for our houses to complete. If it wasn't for Codie things would have been much harder to cope with. We are now living happily in our new house and we couldn't recommend her or the Manning Stainton Rothwell branch enough. Wow what a breath of fresh air, Manning Stainton at Rothwell are.
My Son has completed on a purchase through them today. I have worked in the industry for 20 years as a Mortgage Broker. Working with Manning Stainton on both a personal and professional level I really can not fault them. No pushy sales staff and all working positively for the same goals.
The updates from Codie have been very regular, helpful and informative.

We had a very disappointing experience with Manning Stainton Rothwell branch.
After months of viewing properties with them, they initially accepted our offer on a house. They then asked us to provide our mortgage details and deposit proof. Once they saw that we were able to afford more, they increased the price and told us we had to match it in order to proceed.
Even though we agreed to the higher amount, they later informed us that the property had been sold to someone else. This process felt completely unfair and lacking in transparency.
Throughout the whole journey, it seemed that the agency only cared about the seller’s and their own interests, without any respect or consideration for us as buyers. After nearly three months of working with them, we feel extremely let down.
I would not recommend Manning Stainton to anyone who values fairness and honest communication.

Recently used Manning for a house sale. To be clear you are paying for their name to sell your house and not the people showing them around your house.
Unfortunately not the best experience but joy the worst either, had an example of viewings cancelled without them informing me, turning up an hour early to viewings without warning us.
The lack of knowledge of our house was a bit disappointing from the house viewer, we witnessed her a couple of times and she did not have great knowledge of the house nor show the full house (e.g garage)(Naturally I will be more passionate about the house than someone else, yet for the price you pay I do not feel it was up to scratch). When she wasn’t showing people round it was a sporadic bunch of people - one person could not even find the house despite it having a for sale sign outside of the house).
Ultimately, in the end we were the ones in the end who showed the people who eventually bought the house the property and not Manning Stainton. The process once we sold and had an offer was basically redundant as well, would have occasional updates from the move manager (who in fairness was polite and responded when needed). However, I was phoned a day later to say that the solicitors had agreed to exchange (despite me obviously knowing this the day before) so all in all - you are paying for Manning Stainton the brand and basically for a bit of advertising on Rightmove as opposed to really good service in selling your house. I believe the buyers had a good experience with Manning Stainton in general, however, they were shown around the house by us and not them.

I wasn’t sure what to expect along the way but found that no matter the question the team were professional and responsive. Special mention to Codie Hazelwood who kept me up to date with things no matter how big or small. I don’t always have access to my phone due to where I work but she made an effort to drop me an email so I didn’t feel I missed anything. The team have a mortgage adviser to link in with and Callum was great and supportive. Never chased up viewing requests, for example they would ring and ask when im free for a viewing and never call back to arrange it. Also never called to offer help/advice when house wasn't getting much attention.

The worst Manning Stainton branch. I had a viewing booked on the Saturday but hit a pothole on the way to the viewing so I had to cancel the viewing due to flat tyre. I called to rearrange the viewing for next week Saturday and in that time, not only did they ignore me, they then had the audacity to leave a VM asking for my thoughts on the property and that I should act fast because an offer has been made... How can I give you my thoughts on the property if I haven't even seen the house and you've made 0 effort to help me rearrange a viewing??? Useless agency and you put the Manning Stainton name to shame. I am so glad your other offices aren't that bad. Also, there is this bloke who answers the phone to transfer calls and he's always chewing and eating very loudly whilst speaking... disgusting.

The whole team at Manning Stainton have been a pleasure to work with from our first interaction all the way through to us successfully selling our house and successfully bidding on our new home (which was also a Manning Stainton property). I had the pleasure of dealing with Fiona whilst buying my first home. The process of moving house is very stressful and solicitor's can be a nightmare, but having Fiona to help was a massive plus. She constantly chased the solicitors for us, always called me back when I left messages and her guidance throughout the process made it far easier. Finally, she was a particularly warming and pleasant person and I always enjoyed speaking with her. If only solicitors were as on the ball as she was, I am sure the whole process would have been much quicker ! I will be recommending them to friends/family based on the excellent service I received.

I have always dealt with Laura, although anyone else who I have spoken to has always been friendly and polite.
Right from the initial viewing with Laura, I found her to be friendly, professional and enthusiastic.
She has gone out of her way to work towards the sale of this house, has maintained contact with me throughout, and I have always felt that she has understood just how I have felt.
I cannot recommend them highly enough. If I was ever selling a property, I would definitely be using them.

No problems with the recent purchase of a house. Plenty of staff so if someone wasn't free someone else would ring . Sometimes difficult to reach Fiona however I found the out of office head office a good service as I could contact after work and someone could come back.
Straight and to the point I found useful myself if I ever understood things incorrectly.

The team at this office provided a first class service, they were aware that we had found a property and were keen to sell our property quickly so we did not miss out on purchasing the property we had seen as we had done a couple of years earlier with an Internet based Estate Agents, anyway they delivered we got an offer after the first viewing and we were STC within a fortnight, thanks to their hard work. We recently purchased our first house which was up for sale with Manning Stainton. The communication throughout the whole process was appalling, leaving us constantly chasing and calling, waiting on responses. Our move manager, Fiona, was somewhat argumentative with myself and my partner over the phone regarding legal issues. She was unhelpful in resolving issues which emerged during the process, taking four days to get us no further forward. However, we spoke to Debbie on the fifth day who managed to help us with the same issue within half an hour. The handling of our case caused added stress to the situation, and ultimately took away the excitement of buying our first home.

Sadly having to give a low rating based solely on the workings of the move manager Fiona Blackburn. Unfortunately she failed to communicate messages properly during a protracted move, she lied, ignored requests for action whilst also having a great ability to talk over me and not listen when on the phone.
Her professionalism was summed up by her resorting to text messaging rather than calling or emailing, clearly unhappy at me complaining about her direct to Mark Manning. A more positive review will be left for the Crossgates branch whose staff have been nothing but magnificent and I have resorted to dealing with them now to complete my purchase rather than the move manager which says it all.
I think Fiona's attitude is best summed up by an incident when the sale was close to falling through she suggested it didn't matter as Manning Stainton would get their money anyway as they would resell it for the vendor. If the vendors experience with Fiona mirrored mine I am not sure they would have wanted to relist with them. All round poor!
